The gross rent the Nooklyn agent gave me was significantly more than the base rent. When I had simply asked where the fees were from, I got no response. If I could give Nooklyn a negative amount of stars I would. They are a fraudulent company that preys on people and holds their money hostage. Our agent, Gift, attempted to persuade us on multiple occasions to pay more than first months rent and a security deposit (illegal in NYC). We called Gift out continuously over this and specifically pointed to the Housing Stability and Tenant Protection Act of 2019. They pushed us to give them a $1,000 good faith deposit to take the apartment off the market... we gave it to them the same day and guess what? The apartment remained available and open to applications on their website and was only taken off one housing app. They are liars - just another one of their greedy money grabs. Additionally, they asked us to pay $6,800 without having even sent over a written lease or any sort of confirmation that our application was even accepted. When a lease was eventually sent over, it had multiple illegal clauses. Aside from the shady illegal activity - throughout the entire process their communication was poor, answers vague, and we at no point felt represented by any means. We would rather be denied an application, than have our own agent push us to pay 2 month's security deposit with a landlord that has an active/reopened lawsuit against them. This situation happened in the early Summer of 2024 but I am back to write this review after multiple of my friends have shared the SAME experience with Nooklyn. It truly disgusts me that they continue to do this. I believe they have a very specific method of poor/vague communication and initially denying people their applications. I believe they then wait until your move in/out date gets closer and you become scared and therefore desperate about your housing situation. Then I believe they take this as an opportunity to push for more money (multiple months worth of rent as a security, etc.) to get you to agree. Nooklyn does not care about you. I've never left a negative review in my life. I've been in New York for 10 years and have never had an experience like this. I put down a deposit for an apartment and submitted an application. 2 days later the agent (Mike) reaches out to me and says that the landlord would like to raise the price by almost 25% because "they felt it was underpriced." Of course I'm told that there's another application waiting if I don't agree. I asked for 3 things. 1. Clarity on how long my deposit holds the unit off the market. 2. A request to speak with the landlord directly. 3. Written documentation of the new price and reason for the change (all of this was verbal and an attempt to coerce me into a higher price). The agent delivered on exactly zero of my requests. Nooklyn claimed to be representing both the landlord and the potential tenant (us) but I've never seen a more one sided favoring in my life. I'm not sure if this is specific to the agent (Mike) or not, but I would be very cautious in working with a Nooklyn property moving forward. I would leave zero stars if I could. read more

We didn't even get our apartment through Nooklyn and my roommates and I still want to rave about the agent Ricky. He was communicative, fast, supportive. He showed us multiple places, one of which we applied for and were approved for, but there were several aspects of the contract that we couldn't live with (a problem with the landlord, not with Nooklyn or the agent), so we backed out. Throughout that entire process, Ricky worked so hard on our behalf. It was our first time applying for a place so we were slow to gather the required stuff and had lots of questions, and at one point had a guarantor who also had many questions, and in the last stage we tried to negotiate for a better contract. Although we were rebuffed and thus had to walk away, throughout every stage, Ricky was an excellent guide. We still remark at how impressed we were. And, btw, the $1000 good-faith deposit was returned instantly when we withdrew. (You do lose the $20pp app fee.) Highly recommended, and ask for Ricky! read more

This is the worst place to go if you want to get an apartment in NYC . Not only is it impossible to speak to a human being on the phone but also trying to set up a tour is an infuriating experience, I keep getting sent copy and pasted emails with questions I've already answered dozens of times. Not sure why it's so difficult to simply tour an apartment but if you are thinking of using this service just go somewhere else, and if you see an apartment listed by MIKE WEINSTOCK , don't even try cause all he does is send copy and pasted emails and he doesn't pick up the phone . I will start by saying I love the apartment I'm in and I appreciate the agent we had helping us to get it. He was relatively responsive with the application process however - once our application was approved he seemed practically no where to be found- never replied to a question the guarantor had about the lease ... Until day's after we signed the lease when he wanted to make sure we paid the Nooklyn application fee. No mention of not responding to emails. I understand that's his money and he should get paid for his work but not if you blow us off for a few days. And then he called us from his dads number or something to ask why we hadn't sent him the copy of a guarantor contract- it's like uh we thought you didn't want to be involved in anything that's not your money. I just found him to be overall wildly unprofessional. Oh and big deal HE was NOT wearing a mask in the first meeting with the landlords. I noticed all of the Nooklyn agents I met through this process looked VERY unprofessional and either did not wear masks or wore them incorrectly. How am I supposed to trust anyone who can't even wear a mask properly or have basic consideration for the health around people. I looked at a not as good apartment from a different agent and almost went with him simply because he wore a mask right and looked professional. He was not from New York, but did not remind me of the gentrification Nooklyn does. Nooklyn seriously reminds me why I consider leaving New York even though I'm from Brooklyn. All of the agents I met or worked with were clearing NOT from this city. Our agent specifically came off as a super entitled trust fund kid. Nooklyn to me represents gentrification and general disrespect for the residents of this city. Please consider which agents you hire, hire less gentrifiers, hire people who have a deep care for the communities in this city... and at the minimum wear your masks correctly. Please be more professional and stop having your agents look like sloppy dudes in some smelly ass, not cared for, building in Bushwick. Please avoid Nooklyn at all costs. These guys and the buildings they work for are crooks. Michael showed me an apartment that looked too good to be true - and it was. The application process was extremely shady, and I was asked to put down an $1,000 good-faith deposit to "secure the unit". I naively did so, and waited almost 6 days to hear back from Michael about whether or not I was approved. The deposit agreement states that you can only receive your money back if you're denied for the apartment - but Michael was barely responsive about whether or not I had been approved while I was practically homeless. I felt as if my money was being held hostage. After waiting so long, Michael told me I had been approved for the apartment, but that he had mistakenly told me the security deposit was $2,500, when it was actually $2,900. He blindsided me with this information at the last minute while I was scrambling for housing. This has to be illegal in some way, shape, or form. I cannot say it enough - do not use Nooklyn. UPDATE: The building is now withholding our deposit from us despite there being no proof of damage or repairs needed. Please please avoid. Nooklyn is a nightmare. read more

In our experience, we tried to rent in the craziest market that NY has seen in its past few years (August 2021), from across the country, making it even harder. We communicated this to Bertide, and she has gone above and beyond to help us with our chances of being the first to tour and apply. She's so thoughtful that she even forwarded us listings she thought we would like that had no broker's fee, nor were her own listings. Please stay away from this agency, they're trying to deceive apartment seekers and solicit 2 months of rent before applications are even reviewed by landlords. The Housing Security & Tenant Protection Act (photos included) that was passed in NYC last summer states that it's ILLEGAL to ask for these fees in order to process an application. Application fees are capped at $20 for credit checks, and deposits and first months rent are due at the lease signing after you're approved. Sadly, Nooklyn is attempting to circumvent this law... In my search for an apartment through Nooklyn, I was matched with Matt Weinstock who showed me a beautiful apartment that he pressured me to put a ENTIRE MONTHS RENT of a "security deposit" down for...at the viewing. I was told that this deposit would secure the apartment. Come to find out the next day, the apartment I was shown wasn't even on the market. It had been rented three days prior. Red flag number 1: these con artist "agents" will pressure you to put a deposit down so they can secure their commission fee before they even know if the apartment is available. A deposit at Nooklyn means literally nothing because they're open listing rentals. After asking for a refund, Mike dodged my request and proceeded to send me other apartments to view. He said that he could easily transfer my deposit to another apartment. I said that I would rather just have the money back in my bank account in case I found an apartment I liked that wasn't on Nooklyn. After going back and forth, he sends me an apartment that I liked, and after viewing it, I told him to transfer my deposit. However, there was a broker fee that my guarantor was not on board with. He told me that the landlord would "likely" pay 25% of the broker fee...but we'd find that out only after we applied. In Nooklyn's app agreement, it flat out states that if you are approved for an apartment and decide not to move forward, the deposit is non-refundable. Based on my first experience trying to secure an apartment with him, it was clear that he doesn't communicate with landlords before trying to rob you, so why in the hell would I trust that he spoke with this landlord who had apparently already agreed to pay 25% the broker fee? Oh, and that would only be confirmed AFTER we forked over another $3800? I told him to cancel the app and refund us. Once again, constant going back and forth with both him AND his wife to get a refund, dodging my requests and responding with math equation after math equation proving that the broker fee came out to the same monthly rent as the first apartment I wanted blah blah blah HOW MANY TIMES DO I HAVE TO SAY THAT I WANT A REFUND AND TO CANCEL THE APP?? Now back to the Housing Security & Tenant Protection Act...after doing my research, I sent screenshots to Mike informing him that asking for a security deposit AND first months rent in order to process an application is illegal. He responded with snarky remarks saying that he's "well aware of the laws" and that they were incorrect... LMFAO!!! This is what happens when you have hipsters posing as real estate agents. Clearly you're not well aware of the laws because I actually took the time to READ THE DAMN LAW and find the exact clause that states that. There is even a news article where an assemblywoman says that it's illegal. Finally, I ask for a confirmation that the refund was processed. He says that the request was put in that day. Great. 8 days later and still no refund. I call the Nooklyn office to see what was up...turns out HE NEVER PUT A REFUND REQUEST IN THE FIRST PLACE. The woman I spoke with told me she had just put in the refund request!I I ended up finding an apartment with a lovely agent at Bohemia Realty. They ask for a $500 deposit (not the same as a security deposit) to actually take it off the marker, and that deposit is refunded within one day after you're approved. Once you're approved, you pay the actual apartment security deposit and first months rent AT THE LEASE SIGNING. 1 star for attempting to deceive apartment seekers, Mike's snarky attitude when I sent him evidence that this process is illegal, oh and for literally lying about putting a request in for a refund. read more

I will not go into much detail how our apartment rental last year went with Mike Pond of Nooklyn - everything went excellent, we were shown the apartment, we signed the lease, we lived there happily for a year with no issues. Classic 5 star rating and well deserved as Mike is a professional and that was how me and my wife were treated. It was after we already moved out from the apartment out-of-state what makes me write this review as I feel like our story need to be shared to see how incredible human being Mike was. Several months ago while still living in our NY apartment our son was born and we were expecting his birth certificate. Unfortunately due to COVID issues everything was slower than expected and we moved out before we ever got it, expecting USPS to forward that important document when necessary. Few months have passed and the birth certificate was nowhere to be found and we could not figure out where it ended up. During this time we have been in touch with Mike with the idea that it might be delivered and not forwarded to our new address, although the chances were low as new tenants were already in our previous apartment. Long story short thanks to Mike's proactive approach, he found our birth certificate and promptly sent it to us to our new address. If it weren't for him, our son would never get his original birth certificate in his life and we would never find out what happened. Mike has passed the "Shopping Cart Theory" on more than 5-star rating. With Mike you can rest assured that you are in good hands. Please, if you are new to the area AVOID this business when looking for apartments. They work with owners who want absolutely nothing to do with you if there are issues with your apartments. I began my search doing what most do, checking out open houses, but it's a slow process in Brooklyn. I figured I'd use nooklyn from hearing good things from friends. When messaging on the website I was directed towards an agent Mike Weinstock. He was friendly and super helpful, lining up lots of places to look at. But the issues start piling up after a few places. I finally found a place I liked, but it needed some work done. Things were broken, it was dirty, and some things needed replacing. My biggest request was a new fridge, as the old one seemed to be on its last leg, and the lease stated the tenant would be responsible for the fridge and oven, as well as the heating unit. After telling them I wouldn't sign without a new fridge, it felt like I was getting gaslighted. I got a sarcastic text from the broker about the landlord okaying it (the joke's on me, its been a month and theres no update besides its "ordered"). After expressing my worry about the lease verbiage, as the landlord would most CERTAINLY enact these clauses (they aren't stupid). I was told this is the "new york experience" by the liaison James Wilson and every lease is the same. I contacted multiple friends who live in NYC, this ABSOLUTELY isn't the case. I was pressured to sign the lease, told to put things down on the welcome letter I needed resolved. That never happened, and once they had my deposit and money it felt like I was sending paper mail out about issues. My lock wasn't functioning correctly until the 3rd day of my lease. My smoke detectors and carbon monoxide alarms were also not functioning and was told "I have hot water and heat I could move in". The building owner/manager Rupert is SUPER unhelpful and his workers either do not show up (they seem to forget) or show up hours late. For the first 2 weeks of my apartment I was stuck waiting around at night for them to come to do simple fixes to the place. I still do not have my fridge, a representive reached out to me from Nooklyn, but seemingly did nothing. I originally wrote a one star review, but from that communication I deleted it hoping for it to be resolved via the HR rep. This isn't the case. Remember folks, always do your due diligence. Make sure you read through your lease fully, don't let brokers strong arm you or make you feel bad about not signing. I will be avoiding nooklyn in the future, it felt like I was dealing with 16 year olds who didn't care they were dealing with thousands of dollars investments. read more

I was in a situation where I needed an apartment ASAP and reached out to her asking to see a place that day. She was extremely communicative from the beginning and was able to fulfill my request. Ying was extremely friendly and personable. I felt very comfortable asking her questions and she answered them all very honestly. She was also very generous with her time. She offered to show me another apartment, which I was not originally planning to see, to compare places. She knew I wanted to move out fast and was very quick at responding with all the information needed to complete the lease signing. She even stayed up very late assisting me with the process. Nooklyn are a waste of time and money - they're scammers. between the $1,036 for the "in good faith" deposit to move your application to the front of the line. Then the $9.95 application fee - PER application, meaning if you have a guarantor or roommates, every person must pay the $9.95. All in all I paid $74.48 for absolutely nothing. Our broker Ying Lo was in and out of communication, she didn't answer questions clearly. At one point she called me a liar when I reported her to the messenger query on their portal. As I was moving out of my apartment, these guys somehow got my contact information and shared it with the incoming tenant, and they not only expected me to share the details of the apartment with their client FOR them, but they also completely misrepresented the apartment to the incoming tenant and promised the incoming tenant that I would give them the keys/access multiple days before my lease ended while I was still paying rent for the place. Horribly unprofessional, borderline illegal behavior. In a matter of days, Ying Lo, our Nooklyn broker, gathered up a list of apartments fitting our needs and arranged plenty of viewings. We planned to visit the area for two days and all of the apartments that Ying showed us fit perfectly within our budget and wishlist. We picked one, and Ying worked diligently with us to make sure we were approved while also advocating for the rental company to make a repair to the apartment. Within a week, we had viewed apartments and signed a lease. My partner and I highly recommend Ying and the Nooklyn team. I would recommend Nooklyn to anyone (and do!) who is looking for an apartment in NYC. I've used Nooklyn 3 times now for apartments in Bushwick and have had the absolute best experience. I've found a studio, a 4 bedroom, and a 2 bedroom apartment all using Nooklyn. I LOVE their website for browsing. It's one of the best ones for apartments I've ever seen. With only a few exceptions, all of the apartments I've viewed with agents have been super similar if not identical to the photos advertised on their site. The agents are also super transparent about which apartments have fees. And a good amount of the spaces on Nooklyn actually do not have any sort of broker fees associated with them! With that being said, the NYC apartment market is not an easy one to work in. There are going to be landlords that are just plain terrible and it's not going to always be predictable by third party companies. I had a terrible situation with a landlord happen a few years ago in the studio that Nooklyn helped me find. I ended up reaching back out to my original agent to find a new place with roommates in like 2 weeks time. She even took note of who my landlord was and went the extra mile to make sure that I had a place to live ASAP. Hopefully I won't be moving again any time soon, but if I do I will 100% continue to use Nooklyn. read more

Clint Gillenwater found us our first BK apartment, thus I felt he would be great to use again for a new apartment. That was my mistake. His first strike was more or less forgetting our appointment, thus inviting us to meet him at a bar for a rather unproductive meeting. His second strike was calling me and asking if I "ever do what I'm told" and if I "always handle business at the last minute." Clint hung up on me before I could get a word out. HE HUNG UP ON A CLIENT. I called him back, left a voicemail in yes, a rushed tone, but no cuss words or abusive language were used whatsoever. His response was via text (a group text to be exact) and rather hypocritical. I found him fairly unprofessional the first time I worked with him but he really put the icing on the cake this time. I'll admit I was hesitant to follow through with this apartment for personal reasons. There is no structure to Clint's way of business. He told us a check/money order is acceptable but then quickly requests payment via email for no apparent reason. He expected us to pay first/last without even seeing/signing the lease. His $500 was not accepted nor was it even wanted/expected. I will not allow him to have that leverage because how he handle our apartment hunt was rather poor, disturbing and undeserving. Bertide on the other hand lacks communication skills in that it takes her two days to respond to an email. I've asked for receipts/list of payments for our personal records four times and still have not received them. Apartment hunting really is not the most pleasant but it's especially ugly when your brokers lack organization and communication skills. I will not be looking to Nooklyn again. read more

I used Nooklyn years ago to find a decent apartment with roommates. The experience was decent and just a normal NYC/Brooklyn grind to find a place. It wasn't a terrible experience so I went with them again when moving places and moving in with my partner. We went to the office looked at a few places and found one that was being newly refurbished. They assured us it would be done in two weeks (it only need finishing touches and appliances and having worked in renovations myself in the past it seemed doable.) We signed the lease gave the deposit, took the keys for move in day and walked over to the place...it was still unfinished and the door was broken open. Good thing we arranged to move in on a different day. Turns out the landlord, "Rupert" is actually Deodat Lowtan and is LITERALLY RANKED the 19th WORST landlord in the city. If you see black beams and molding and dark cabinets in the unit you're looking at, RUN AWAY. He is being sued by multiple organizations and uses racist tactics to evict tenants of color and then flip them to white people. And Nooklyn knowingly works with him and just calls him a "quirky" guy. He's a total POS. If you're looking for a place, go somewhere else and do the grind yourself. Nooklyn is not honest at all. Disappointed about an unprofessional agent in this real estate company. This agent made me lose my time by giving me an appointement (and she never came). After few phone calls and 4 hours of waiting, I didn't see any of the apartments she was supposed to show me. I don't recommend this real estate company's services. read more

Worst group of people I have ever worked with. Zero communication and fraudulent. Broker was an hour late then didn't even have the keys. Applied, deposited, and paid to take off the market then had to literally hound the agent (who never met us) to get updates. Only to have the management ILLEGALLY reject our application after proving we make over 80x the rent. Now they are holding our money. BEWARE THEY ARE NOT FOLLOWING THE NEW HOUSING LAWS AND ALLOWING LANDLORDS to as well. read more
