There are New York Minutes and there are New York Moments. A New York Minute is when something happens REALLY fast. A blink of an eye. AKA - how fast apartments move off the market in NYC (as I learned the hard way). If you don't act fast, the apartment you want is gone. A New York Moment is when things just line up perfectly. This is how I describe my experience working with David at Lang. I had contacted him about a listing and when he wrote back to me, it was already in contract with someone else (I told you - these things go fast!). A few days later, on a Sunday, he emails me out of the blue with a listing saying that apartment was just getting back on the market. Did I want to see it? Of course! So because I knew first hand how fast things go, on a Sunday night, last minute David met me to show me this listing. I saw my 27th (yes...27. That's how fast apartments go in NYC) apartment. And took it on the spot. Since I'm self employed, David walked me through exactly what extra/other paperwork I would need to show my qualifications for the apartment. He was super communicative with me throughout the whole process - texts and emails were answered surprisingly fast. I never felt like I was bothering him with questions or requests. He worked with me to move up the start date of my lease and facilitated getting me in touch with the super to get keys in (my) hand 48 hours after signing my lease. It was truly a whirlwind experience, but in moments of unease he assured me he was with me every step of the way, and even ended an email with how excited he was for me. Unprofessional. I worked with a broker named Moe who was aware that I had a newborn baby with a flooding emergency in my current apartment. I saw a couple of properties with him & finally applied. He was charging me a huge broker fee even tho the city of NY got rid of broker fees. Once I sent him all of my info & documents, he ghosted me. Very unprofessional. Even if I got declined, he could've just said that. I believe I didn't get declined, I think he just saw that I wasn't a fan of the ridiculous broker fee he was charging. read more

On Seth Miller and Lang Reality - I took the gamble and worked with him. I did extensive review reading and background research. He is NOT, to my knowledge, a literal scam artist. What he IS, is just extremely bad at his job, and is enabled by a crazy market and desperate renters. In my experience, he did his job, I paid him the anticipated and agreed-upon amount (actually a lower brokers fee it was nice), and he submitted and coordinated what needed to be, between the building and him and I, AKA his job. I was extremely panic-attack level worried about scamming and legitimacy, which I told him straight up. I was overly researching and panicking and expressing a ton of doubt. He was super responsive with me, but got a little better when I called him directly, try to skip the texting with him just call him and ask all your questions. Obviously if you stall too much early on then you'll lose the place and that would be frustrating! I think that the bad reviews are accurate for people who experienced his shittiness and backed out, or didn't get the apartment so the experience worsened and ended on a bad note. But for me, he followed through and got me the unit because he IS a legitimate broker and obviously WANTS to close the deal. The steps were that after touring and a bunch of communication, and tons of paranoia, I signed the lease and FaceTimed with the landlord and Seth, then within a couple of days I Zelled, yes Zelle, the security deposit, brokers fee, and first months rent to his employer, Lang Reality's Zelle. This is normal, legit, and fine! I even moved in early and it's great, super happy. He basically quit responding to texts after I paid him and was in contact with my superintendent, then of course he has minimal incentive to give you time of day. I called him a couple more times and over the phone he is helpful and willing, but I noticed the moment the texting was ineffective, soon after my payments and move in lol. Would I recommend him? No. Is he going to literally scam you, no. Did I find a place to live despite the horrors, yes. Do whatever makes you comfortable, ask every single question you'd like, and know your legal rights and legal process of renting. Good luck! read more

Found me a great apt with a friendly manager, and I'm really happy about it. I've had not great experiences with brokers in the city in the past- this was definitely a positive experience. I would use them again and recommend them if you're looking for an apt right now! Especially in a rough time for so many people, it was nice to feel taken care of when finding my new home. Update- the apartment Seth found me was a complete nightmare (upstairs tenants were psycho, harassed me and played blasting music nightly) and I ended up having to move out within only a month of living there. I lost so much money on movers, broker fee, security etc twice within a month because of not being told this apartment came with terrible neighbors. If a bad review posts mentioning a specific agent, a couple of five stars go up mentioning that same agent almost immediately. What are the odds?! Tried reaching multiple different agents about several different apartments. Never received a call back from one person. Left a message at the main number. Same thing. Whoever is writing all of these positive reviews for Seth Miller must have gotten paid. He is one of the most rude and condescending people I've ever met. Not only that, he is not very responsive. A few weeks ago there was an apartment I wanted to view and I gave him the date I was available, days go by and I get no response. Then his coworker tells me he went out of town. Why couldn't he communicate that himself?? Then he contacts me and tells me that I must view the apartment in person before being approved? Why? If I had showed up with pink hair and piercings all over my face, would that have changed my income and credit score? Several people are doing video viewings right now because of Covid. 3 years ago Lang Realty came in and saved the day for myself and my roommate. They got us an apartment, they even went to bat for us with are bad credit and no guarantor by getting management to let us be our own guarantors with extra months paid. They were great. Fast forwarding to today. I'm apartment hunting again, taking the plunge to live on my own and trying my best to deal with Seth. I've emailed, set times, confirmed, done every this guy has asked me to and yet he can't be a mensch and keep his word about meeting times. I'm pissed. Moving, in general, is a nightmare but Mushka is an absolute dream to work with. She showed me the apartment of my dreams within hours of my inquiry. From there, she helped me through the approval process and worked closely with me answering any questions or hesitations I had. After signing a lease for my first ever apartment on my own, I went to the bar on the corner and drank champagne (unrelated but that was the mood I was put in by how amazing this process was). I will be calling her number if I ever want to move again, but I don't know if I will ever want to move from this amazing building. I chose Lang Realty after seeing multiple places with a few other agents. I found Seth and from the start he was very helpful and, believe it or not, enthusiastic about helping me find the right space for me. I am a tad picky and its really hard for me to settle on a space to potentially live the next few years. I felt that Seth understood that and did not get annoyed with my request to see several spaces. We worked together for about five days and he was SUPER responsive and accommodating with time and not so convenient travel. We eventually found the right space for me and I put down a deposit as the application was processed. We did run into a little hiccup as the landlord took longer than I had expected, but unlike the bad reviews here, Seth was super responsive and transparent the entire way through. I really appreciated that. He was nice and professional the whole way. I actually didn't read the reviews before choosing Lang...(I know, crazy right?) It was only after i applied that i read the reviews and I was shocked to see that the were polar opposite the the experience I was getting. Even as the landlord delayed things, Seth made me feel comfortable and I never felt like I was getting scammed AT ALL! I had confidence that the landlord would either accept me or not..( such as life), but that in no way reflected the professionalism of the broker and Lang. I waited about two months to write this review, just to make sure that my incredible (easy!) experience with Lang Realty wouldn't sour. What can I say: my arrival in New York was awfully bumpy, and after bouncing around between four sublets, it felt suspiciously easy to work with David. Well, only one part of that sentiment was valid: the ease and pleasantness of every interaction. David scheduled two showings of an affordable two-bedroom apartment for my roommate and I, so that both of us could see it, and from the get-go I got the sense that he's not your typical realtor (read: counting dollar signs at night instead of sheep). His warmth and genuineness was honestly shocking. Like: how are you still like this, in this city full of people who literally try to squeeze you for every penny? On their site, there are apartments (like ours!) for which you don't even have to pay the standard agent's fee, which was so refreshing. The end of this very nice tale is that my roommate and I couldn't be happier in our cozy spot right off Prospect Park, and the rent pricing (cheaper than most of what we found on Craigslist) and interactions with our super and building manager couldn't be better. It felt really nice to be treated like an important customer, even if my roommate and I are on the "salvage furniture off the street" budget, and David showed concern for our future well beyond his obligatory duties. read more

seth miller was the person that replied to my outreach via a craigslist ad. He asked to used whatsapp to communicate. I asked him if he could show me the apt he said no because of Shabbat which I totally understand, so I asked him if he could show it to me on Sunday, he said no because he was going on a trip. He didn't offered a different date, instead he insisted for me to go by myself and ring the bell to different apartments until somebody picks up and lets me in. I went and waited for somebody to open the door of the building and checked the apt that was unlocked. He wanted a broker fee higher than the rent, I argued that it was unfair that he didn't answer my questions nor showed me the place but he told me he won't process my application so I accepted the $1500 broker fee. I tried calling the agency and they told me he was still on vacation and he is the only one that deals with that apartment that I can't change agents. I kept reaching out to him, he said he would process my application when he gets back. I kepted reaching out since thursday every other day until Wednesday when he told me he finally got back to work because he couldn't go due to the storm on Monday or Tuesday to work either. He then told me he has another applicant and that the landlord refused to my request to replace the floor. I told him I didn't ask for the floor to be replaced, I asked for some lacar to be put in a newly replaced 20in sq of wood and basic questions like where is the trash shoot, why the hot water is not working on the bathroom, if he could add knobs to the drawers in the kitchen, or glue the loose kitchen faucet. Non of these concerns were passed on to the landlord. The Broker, Seth, refused to take my call, and replied via text that he was too busy to text him. He would reply to some texts like the ones about making sure he gets his money, but not the ones with questions or requests. I felt so frustrated that I was held hostage by a broker who refused to do his job and just wanted to get paid. He did reply the following day the landlord decided to go with the other application. I wonder how long did the other applicant was there and if he used me to rush the other applicant to sign like he tried to do with me. Terrible service. Please if you are a landlord consider using a different Real state agency that doesn't hire incompetent brokers. read more

He's rude, refuses to conduct business in a professional manner (will only text), and he will not pick up the phone once he has your deposit. Mind you, he will try to force you to sign a lease when the apartment is not in a healthy livable condition. I'm talking mold, dust, rust, and cracks for creatures to come through are all very evident in the unit. All I asked was that they were fixed before I moved in (I wanted to see it), or to reflect in the lease that they would be addressed. He would not do either. I didn't think it was his call, but rather the landlord's. Yet, he told me no. Be careful about doing business with anyone who represents this company. I know because: - I contacted the agent and he arranged a meeting with me to check it out the following day - On the day of the meeting, he cancelled saying the apt had an application pending - I moved on with my search but kept a link to the listing - One week later the apt was still showing as available - I contacted the agent again asking about it, he didn't reply (I waited 24 hours) - I reported the listing to streeteasy and they took it down The only way to stop these behaviors is to work exclusively with honest agencies. So kind and friendly, it felt more like apartment-hunting with a gal pal because I was expecting a dog-eat-dog real estate hellscape. We had a great experience with David Crombie! We were not new to the process of moving in NYC. We know how hectic it can be! We contacted David to view an apartment in Crown Heights and he responded quickly and was on time! (He was so kind to wait for my boyfriend for 20 minutes who was late to the meeting). We felt very comfortable with David, and it didn't take too much to agree that we'll take the apartment and start the application process. David sent us the application along with an organized list of things we will need to show (the usual things - w2, bank statements, ect.). I saw a awesome place on street easy, Naomi was the person listed for contact. I emailed her and she emailed me back ASAP - which I'll have you know if you don't already, getting into contact with a good broker in NY is half the battle!! Anyways, we set up a viewing seriously next day, early morning. She was already waiting there for us and we moved on it super quick because the apartment is great and just happen to have no broker fee which is always great. I would def work with Naomi, if you decided to work with this reality company because through the whole process her communication with me was great, text and calls for updates and info. She's also very reassuring and understanding because you know you get worried about this and that. And brokers are really your only tie to speaking with the management company of the apt your trying to rent or the landlords, so having someone able to tell you the truth and explain things to you is the best.
