We previously used MMM for a small job fixing a beam that had a crack allowing rain to leak in our house. Artin and his team was on time and meticulous in repairing the beam. So when we finally had our main bathroom redone after the Eaton fires he was the only contractor we called. And the results were amazing. Artin was very responsive to our texts and questions. As with any big project things can surprise you. We went shopping at Home Depot for our materials (tile, vanity, mirror, window). Along the way Artin gave us good feedback and direction as to what worked. He had a team of skilled workers (tile guy Jimmy was AMAZING, often working late to cut tile and finish off the floor and shower tiles) and all of his folks were a pleasure to work with. Artin and his team taped off our bedroom to keep dust off our room and was very careful about cleaning up as they went. We did encounter a few "ooopsies" like discovering shoddy workmanship from the prior builder and leaks causing wood rot over the years. Artin showed us everything and gave us options. He always was transparent about price and options. Because of the surprises the job took longer than anticipated but we wanted it done right. And MMM did it right. Artin Manoukian is The Best Contractor EVER! Listen, I have been through my share of contractors and builders. Over the 5 years of magical home ownership, I have repaired walls and sections of my 1938 original old cranky house. I gutted a whole moldy section and built an ADU - I learned a ton about permits and befriended half of the LA inspectors. I had to repair an outdoor patio roof that had a secret LA covenant attached to it... insane. We went through A LOT of construction and we met with many people. First we worked with one contractor, who we chose after 3 meeting with friend referrals. That guy ended up spending twice our budget and did low quality work. he suffered some sort of mental breakdown as soon as he spent all of our money and disappeared. We wish him a speedy recovery and we hired a friend to fix and complete his work. our friend (contractor #2) was forming his own business, and did great work for us, but then he gave it up to take a corporate builder gig. Cool. Good luck. Maybe it was a good time to be contractor free for a moment, get to live in my house for a bit...? The rains of 2024 landed. I had to replace a cursed door that was leaking lots of water into the house. That door was installed by contractor #1, repaired and replaced by contractor #2, but it was still leaking. and I had had enough with mold!! So I met with 5 different contractors, just by researching the reviews of various contractors in the Eagle Rock/Glendale area. I was no longer trusting my friends. This had to be fixed properly, by a grown up with No Drama. Artin was the only contractor to stare right into my face and tell me that whoever built this doorway was "Mickey Mouse". He did not give me a cheap work around, he did not lie to me and tell me it was no big deal, and he did not over charge me. He said he would have to bust in and really see what was going on. He gave me a schedule that he stuck to and he was kind and patient with my stupid questions. He gave me detailed proposals and invoices and his crew was just as solid as he was. The first contractor had indeed done terrible work - ignoring the house's foundation. HELLO!?! Artin and his team did a great job on our garage. We were looking to get our pit of old storage and spiders turned into a space we can actually use and looked for a year for a contractor. After speaking to many, I came across MMM on Yelp and thought I'd give them a call. Artin answered promptly and was at our house in a few days. I immediately knew this was a no BS contractor who will be easy to work with (I've worked with a lot and the right fit is very important!). He gave us some great ideas and his pricing was very reasonable. Within a couple weeks he started work and they did a fantastic job. They worked through the week, they cleaned the work area each day, and they were on time and Artin communicated frequently. He's the owner and he's also on the jobs himself working which was great comfort to us. He is a very easy guy to work with, got his subs in on time for electrical and HVAC and they were all respectful and did a clean job. No back and forth on the price and the job came in as budgeted. He even got us a custom sized pedestrian door. He also worked well with the vendor who was doing my garage door and everything went smoothly (I've had a lot of situations where vendors don't play nice with each other and causes problems with the job). Artin was not just the first contractor who got back to us around our project when we began making inquiries, he was also the fastest to come onsite to discuss the reno, and gave us a realistic estimate of the scope of work and timeline. As soon as we have him the green light, he had his team deployed to our condo and working within a few days. MMM manages their multiple projects very well, as we felt that they were on top of our project all the time, with constant updates and communication flowing from the team leads and workers towards us, even though we knew they were tackling some intense renovations elsewhere. Change control and unexpected adjustments (we had an issue with a wall the previous tenant had removed and shouldn't have) were communicated promptly, Artin would send us a message and would consult every little change, which was great for control freaks like us. MMM seriously saved the day. Prior to MMM, we had a totally unprofessional, grumpy general contractor working on building us a closet by breaking down the master bedroom wall and building into the adjacent garage, something he said we did NOT need a permit for. Well, turns out we DID need a permit so after the county put a hold on our project and it was apparent grumpy GC couldn't handle the project professionally, I went on a search on yelp. I messaged about a dozen contractors, met with about six of them, and while MMM gave us the 2nd lowest bid, Artin (owner of MMM) was incredibly responsive and hungry for the work. He actually called me while on vacation with the family to answer my yelp follow up questions while I was seeking bids. So we decided to work with Artin and are SO grateful we made that decision. We secured blue prints and the building permit from my husbands coworker, an engineer, and Artin took over after that, scheduling meetings with the county inspector and handling the process from A to Z, while paying attention to what we wanted (types of materials in our closet, the type of grey shade of paint we wanted in our bedroom vs family room, etc). He was so easy and professional to work with that after the closet, we also asked him to change our electrical panel and paint a couple of our rooms. All projects took less than one month, as his crew was consistently working on completing them (something you don't always see from contractors). And we're so incredibly happy with the results. I highly recommend him to anyone looking for a professional job done by a communicative and consistent GC. We interviewed well over 10 general contractors before deciding on MMM. Artin did work previously for our family members and they were very happy with his services so we felt comfortable using him. He came over a couple times before we signed the contract and made sure to answer any questions we had to our satisfaction. They worked on our house for well over a year and while that was a bit longer than expected, we also had many surprises once construction began that could not have been anticipated until walls/ceilings were opened. Artin was great with communication and keeping us up to date. His team was also very reliable and helpful especially David. Artin was good with providing different options and has a whole group of people he works with if you need help with roofing, electrical, AC/heating, stucco, concrete work etc. While we could have probably saved some money by using other vendors for each little project, we hired Artin as our general contractor so we didn't want to have to go through the stress of coordinating projects/working with too many different vendors and he took care of all of that flawlessly. We are so incredibly happy with the finished product. Our bathrooms, kitchen, and the whole house looks amazing. The tile work is really first rate and the workmanship Artin does is very precise and not mickey mouse like some contractors who will charge a lot less but you will get what you pay for. The kitchen cabinets were custom made and we got to design our dream kitchen with every storage device and organizational element you can think of. There were a few items we ended up questioning on the final invoice and Artin was understanding and more than fair. My wife and I first met Artin at our condominium complex in West LA where he was the preferred contractor. Our unit was damaged by a burst pipe and his company performed the repairs. What struck me immediately as something unique about him was that he did a lot of the work with his own hands and that he always showed up to supervise even when it was something he brought in a specialist for. In other words, he's dedicated to whichever job he's on and does not just haphazardly schedule a bunch of projects that would spread him out too thin. Fast forward a few months: we sold the condo and bought a single family home; we needed to perform some serious upgrades as well as expand the house. The work included, but was not limited to, new foundation, major structural changes involving load-bearing walls, plumbing, flooring, HVAC, electrical, exterior walls, roofing cabinetry, and paint. Artin essentially gutted our house and then rebuilt it to our specifications from top to bottom. Him and his crew always showed up on time, put in a full day's work each day (even weekends), and tidied up at the end of each day. Just like our experience with him at our former condo, he performed much of the work himself and was always around to supervise, making sure everything was done to his professional and our observational satisfaction. Communication was a cinch as he was always prompt with text messages and email replies, as well as readily available by phone. If Artin didn't build houses, he could teach a course on Professionalism & Work Ethic 101. The bottom line is this: for most people dealing with the contractor is the most difficult part of the renovation experience, for us it was the easily the best part. Hands down, this was the most professional, high quality experience we've ever had with a contractor. Was closing on my condo in a brand new development and needed someone that was licensed and bonded for condos (which is a rarity these days) to take down a wall and create and install a custom closet. They searched for hours to find the leak, and tested it multi-times to ensure they identified all the weak spots. Working from the interior they were expedient and thoughtful in covering and protecting my flooring and furniture from the front door to the area of the leak, as they repaired the roof, closed in my bedroom ceiling then sanded and painted. Artin was present everyday and showed me every step of the way the work that was being performed. Where to begin about MMM Remodeling and Construction ... They are professional, reliable, pay extra close attention to detail and very good at what they do. My husband and I purchased a brand new home but hated the finishing work on it. So we decided to hire MMM to take care of all the remodeling work we wanted done. Artin and his crew re-did our entire downstairs floor by ripping out the ugly tile that was there and installed beautiful hardwood flooring with a custom designed foyer with porcelain and marble inserts. (This was not an easy task. Not only did they have to rip out the tile, but also the concrete that was underneath in order for the ground to be leveled with everything else.) They built us a custom powder room, installed beautiful base and crown moldings all over the house, changed all the door frames, and painted the entire house ground to ceiling including all doors. (3,700 square feet with high ceiling) They also built a custom fireplace for us that I'm absolutely in love with, and took care of so many little details all over the house. My husband and I are very meticulous and we are blown away at how much of a perfectionist Artin is. He truly saved us a lot of stress and agony through the entire process by being our only point of contact for everything.
