Black mold in unit. I stayed at the Rogers Ave property, specifically unit B. DON'T rent that unit, if you are conisdering it. I'd recommend looking at NON Miller Properties to rent because overall the management and maintenance aren't reliable. Main gripe would be with maintenance because the guy did a subpar job with the makeready to begin with and then even worse job at responding to urgent requests. I have lived at a miller property since 2019 and the apt is small, but I really liked the mom and pop style of management. I'll never forge that they didn't raise our rent once during the covid pandemic. Then, the inevitable happened...Rainier Management bought out Miller Properties and with them a whole new team of apathetic and downright cruel management. Currently, I am dealing with a situation in which my psychotic and potentially dangerous upstairs neighbor keeps trying to break into my apartment at all hours of the day and night, scaring me, beating on my door, and then covering up the peephole with his hand so I cant see that it is him. I called the police. They didn't do anything, shocker right? And I thought that Jody, the property manager of Miller, would care, but he essentially told me yesterday that he did not and, quite honestly, he seemed very annoyed and treated me as if it the entire situation were my fault. He also gave me the ok to write this honest and scathing review, as to warn others, so they do not suffer the same problems that I currently am. Out of complete frustration, I asked him, do you want me to tell the city of Austin that Miller Properties does not care at all...at all...about the safety of their tenants? And again, using a very annoyed tone of voice, he said, 'Blake. Do what you have to do.' So I am. Because no one else will. read more

Oh boy, where do I start... I've lived at Miller properties Chimney Park for 8 months now. It's been horrible. I moved in with joy and hope and I'm leaving depressed and broke. Please rent ANYWHERE ELSE. First month was fine - I put a LOT of money into the apartment and garden. I don't have much to begin with, but I was investing into what I was hoping would be my forever home. About 2 months in, construction starts, and the contractors DEMOLISH my patio along with around $300 worth of plants, an heirloom mahogany table, and a planter my grandmother gave me when she died. Priceless items treated without any regard, and my plants were trampled as in the workers literally stomped on them. My apartment is infested with roaches to start. The hot water only runs for about 10 mins. My fridge Is so old and broken, the seal doesn't work and lets bugs in. I have to prop weights against it so my food doesn't go bad immediately. Months 1-7 I had upstairs neighbors that would pace, stomp, and drop heavy objects almost every night, all night - no joke. They'd turn on and off their shower about 2 dozen times as well. Hey, I've worked in bars and restaurants and I empathize service industry folks have tough hours, but I had neighbors who could witness across balconies that they were using illegal substances throughout the night. They would get high and scream in the middle of night in the courtyard. I couldn't sleep for weeks. I pleaded with Miller properties to please address the situation, but it was NEVER resolved. I adapted to sleeping with white noise, music, earplugs, and melatonin just to get a few hours in. This is nightly. Now I'm dependent to sleep aids. These same upstairs neighbors littered my lawn with their trash and cigarette buds. I would collect them in bags as I swept my patio weekly. I'd genuinely collect dozens. It was discussing. I witnessed my upstairs neighbors peeing into ny garden too. I communicated all of this with management - they never got back to me. No resolution. Recently, my unit lost a/c on the summer that has record high temperatures. My air conditioner broke the 2nd, and management sent maintenance with a little ac unit that would give me migraines, make me throw up, and jacked up my utility bill from $6 to $18. Im sure there was a health code violation because I was only getting violently sick when the temporary ac unit was running consistently. If I didn't have it on the apartment would heat up to 99 degrees. My food was going bad. My indoor plants are dying. My service dog was suffocating. I couldn't afford it fiscally or physically so I stayed at a friends house until management fixed it. They didn't fix my unit until the 22nd!!!! I begged that they please not charge me full rent as it's Texas law they replace parts for livable circumstances within a reasonable amount of time (3 weeks isn't reasonable with 110 degree heat), and todays the 1st but my bill is for full rent. They said "if I complained anywhere else, they wouldn't help me." Lastly, I pay 1050 for a 450 square foot space now. New management came in, and told me they're trying to renew for 1400!!! There are NO utilities, and I pay SO much money out of pocket fixing the crap management dodges. Y'all avoid this place like the plague. Management pay seem friendly. I adore Gerald. But they are morally and ethically backwards. They are evasive, and dishonest, and unhelpful. Please save yourself the trauma. PS: I've caught the contractors on ladders to peek over the fence into my bedroom window on 3 separate occasions as well. I got home from work and changed out of my work clothes only to see men Miller Properties hired staring into my bedroom at my naked chest. I pay for this space to be a safe space. Well it pretty much sounds like a new review is in order for Miller Properties. I think the people there are not the same as those mentioned in these old reviews. I have currently been with Miller Properties for about a month of renting. I have not had any major issues so far and I am actually very happy with the response time to any maintenance requests that I have put in. Overall, I think the people that work there are very nice and willing to help you out. They seem to want to be able to do what you need and actually contact you to see how some of the maintenance requests went. They allow pets in most of their properties and they don't have a size limit like most places. Only a breed certificate of discipline and training if it happens to be a breed prone to violence. To me, that rocks! I have not rented for a long while having been in the military and Miller properties has made my experience great so far. The huge management companies throughout Austin can be a pain to rent with and tend to have too many stipulations they will not budge on. I decided to mention my "red flags from some of those big management companies and they quickly informed me that they are a small family owned company that believes in 2nd chances. I was very happy about that and proceeded to look at their locations. The 3rd one was perfect for me and I jumped on it. They promised to do some remodeling and sprucing to it and they were true to their word. My move and renting set up was hassle free. Josh was an awesome person to work with and he has great customer service skills. They can sometimes get too busy to reply to emails, but are good about handling issues over the phone. I prefer to present issues in person and they all happily greet me and take care of me when I do that. I do happen to enjoy the online maintenance request process too though. My recommendation is to check them out to see if they might have what you need, especially if you've been denied by the bigger apartment complexes out there. read more

I lived in one of their buildings for over 2 years. In that time they ripped out the carpet on the unit above me and had 2 small children move in- more like a freight train that started at 7am every morning. Not a smart move. My place was falling apart and they upped the rent on me so I moved out. 2 months later I still don't have my deposit back. Every time I call the office they are training new people & highly disorganized. I was never late with my rent! Must be terrible to work for them with such a high turnover! read more

The reputation of any company seems to rest on the shoulders of a friendly and competent staff. These people used to give me nightmares. But now that they've hired Tim (and more than one maintenance guy) everything seems to be running smoother. There was a time when I was so disappointed with my apartment and Miller properties' ability to respond to maintenance issues that we almost broke our lease agreement. They have since improved vastly and earned my respect. Three stars taking into account past trespasses. Would be four or five if I had moved in last month. read more

Unless you're like their positive reviewer Roy, the ex-con with the pit bull who can't find anywhere else, AVOID THESE PEOPLE. As of tonight, I have Miller Properties to thank for being a HOMELESS, disabled, student veteran. When an apartment finder first took me to this property to see it, I was unable to see the unit in question. They one I could see had a broken window, a door that had been torn from the hinges, and trash and stains everywhere, but it's tough to find a place in Austin and the other building looked better, at least from the outside. I applied for a studio on July 15th. The application says it is automatically denied if not explicitly approved in 7 days. I called after 6 days and was told they were too busy. On the 27th I called again. They then asked for documentation that I had turned in with my application and that they had right in front of them. I went into the office on the 29th and got an approval face-to-face, 14 days after applying, 7 days after being auto-denied. The application EXPLICITLY says they will return the deposit in this case. They then told me that I should push my move-in date back because the building was too roach-infested to live in. Ok... When they finally prepared a lease to offer, they refused to add my wife (who is in Germany and was listed on my application) as an occupant. At first, Nicole Valencia said this was "per Texas apartment law," but when I asked for the law, she admitted that she was lying. Since they refused my application as it was written, and because I have no inclination to deepen the relationship I have with this unprofessional gang, I chose not to sign the lease they offered. I'm not up for having an apartment where my wife can not legally stay more than 3 days. I am literally going to be sleeping outside during the first days of this semester until I find a workable situation. Despite the fact that my application was twice denied, Nicole vehemently refused to return my deposit. Knowing how loaded students are, she just said "You can have your lawyer contact me." I have now contacted Veterans Affairs and a local lawyer for legal assistance. I guess I should get the legal folks at UT involved for good measure. Surely someone can help. Another thing: This company includes a paragraph in their lease (paragraph 28) by which each of their tenants signs away all of their property rights otherwise guaranteed as a tenant in Texas. If you sign their lease and are home, "repairers, servicers, contractors, law officers, government representatives, lenders, appraisers, prospective residents or buyers, insurance agents" and more can just come in without so much as knocking. So cops, politicians, and bankers can walk straight through your front door without asking permission. ...and you thought Texans loved their property rights. TLDR: If you hate property rights, don't care what your lease actually says, and like to cuddle up to a pile of cockroaches, Miller Properties is for you! read more

This staff was extremely responsive to my occasional issue. In fact, the property manager even provided me with some flexibility regarding my lease renewal by happily extending my lease by 4 months at the same price when I knew I was only going to be living here for 4 more months. Beyond my wonderful experience with the community and management of the complex, my spacious apartment was perfectly fitting for me and my dog (who absolutely loved the spacious interior courtyard). Ultimately, I would still be living here if I did not move due to a job relocation, and I would highly recommend the Telluride complex to anyone who is searching for an apartment in Austin. read more

After seeing a lot of blistering reviews for other property management companies in the Austin area, I think it's necessary to give credit where credit is due. I've been with Miller for about a year now, and they've been the most responsive property manager I've dealt with in all my years of renting. They respond amazingly quickly to service requests (usually faster than the time they estimate over the phone). My one issue with them is that they're not always the friendliest on the phone, but they more than make up for the occasional surliness by being so great with repairs. read more

For the most part, living in one of their properties (Telluride) was okay. Miles ahead of lots of huge predatory landlords around campus. I loved our usual maintenance guy; he was so helpful. All of the correspondence I had was polite and to my knowledge, they complied with their legal duties as landlords. However, there were some recurring issues with management of the property that prospective tenants might want to know about. - At Telluride, there are frequent random water shut-offs all the time. Several in a month, even. The water will be shut off for an hour or more with little or no notice, sometimes a text after it has already happened, and often this happens in the morning when people are getting ready. I think maybe this is because they replace the hot water heaters when people move out, which I guess is good since our hot water only lasted 10 minutes max. - Miller advertises that it is family-owned and operated. This is NOT the case anymore, as all management is now through Lee Properties, whose office is a good 20 minute drive from where my Hyde Park apartment was. It's where (in non pandemic times) you have to refill your laundry card in person (a bizarre system) in order to do laundry at your own complex. I just started doing laundry at a laundromat or a friend's place because the refill system was so inconvenient for me. If you don't have a car to get to Cameron Road, forget about it. When I moved in, the refill office was only 2 blocks away and in the same neighborhood as the apartments, so I could walk, but the office location changed twice over the course of my time there (3 years). Not to mention, there are only 2 driers and 2 washers at Telluride and one was out of commission for almost 6 months, so the entire complex was sharing one drying machine. We had an AC issue for over a month, causing water to seep through our floor, ruining my roommate's furniture. It took several requests before they put in a long-term fix, which ended up being a pvc pipe running across our kitchen ceiling, out of our exterior wall, and dumping water outside right in the middle of the walkway (and on the heads of anyone passing by). To reiterate, there was just an ad hoc pipe running through a hole in an exterior wall...... - We were just glad water didn't seep through anymore. Unfortunately this was not the only leak issue we had (recurrent bath water coming through our ceilings), and most of the fixes were temporary, bandaid solutions. On the plus side, the usual maintenance guy was awesome and so kind. - One of the AC repairmen they sent once, however, came into my apartment from the back patio door even though someone else had already resolved the problem. He didn't knock on the door, just slid it open. I was in the apartment and thought he was an intruder and completely panicked. Other contractors also came through my totally private patio, not in any uniforms, without any notice, before, and scared the daylights out of me. - We had $175 withheld from our security deposit refund for cleaning. Even though we spent 8 hours cleaning to avoid this, I understand they needed to still do some professional cleaning here and there. However, they remodeled parts of the apartment, so I think they would have had to clean even if we had left it perfect, so I think withholding the cleaning fee from our refund was borderline shady. - For Telluride specifically, the fixtures and lighting and windows are really aesthetically nice, but before you sign a lease, I recommend you consider things like nails sticking out the patio wood fences, the fact that upper level patios sag so much, consider how much your utility bills will be for those high ceilings, and just generally consider whether the apartment is super functional. Ours wasn't. Our oven couldn't even open all the way due to its size and proximity to our door. Also, this is not the fault of Miller at all, but if you live on the north side of Telluride, the neighbors in the house are really loud. Hope this helps! read more

I lived in the Chimney Sweep complex for a year in 2015 and really enjoyed my time there. It was a great location with friendly neighbors surrounded. There were almost no maintenance issues with my apartment, but when there were the requests where filled out quickly and to a very high standard. I really loved this apartment and would have stayed longer if my new job permitted. I would highly recommend anyone to live here. It's an excellent place to live, with great staff, location, and facilities. read more

My experience with Miller Properties was amazing (and there must have been a change in management judging by the previous reviews)! My old property manager would take forever to respond to emails and repair requests, and even took two weeks to repair my air conditioner in the summer! The Texas summer! I couldn't believe it. Miller properties is the complete opposite. They are always very kind and friendly in emails, and repair requests have always been filled on the next day for me. They also have an online system that makes thing very simple and easy! I'm moving out because my living situation changed, but I would definitely come back if that weren't the case! Oh, I lived in Pecan Square btw. Very cool apartment complex, and my apartment even had a small backyard! Very unique for an apartment. read more

I lived in a Miller property fall of 2006 to summer of 2007. I'm not sure how things are after the fact, but my dealings with them: I signed a lease with Marquis management for an apartment and soon after I moved in (with many annoyances from Marquis) the property changed hands and Miller took over. In the days I lived in Miller I: - had a broken stove and oven that was fixed a month after I moved in. - had a dishwasher that was so broken that maintenance approved a new dishwasher, which they installed, but it was such a crap model that it misted the glasses, smeared soap on my dishes, and was so bad at washing things I just hand-washed everything for the remainder of my stay there. - had a broken toilet (in a 1-1) and the maintenance guy they sent came over, turned off my water, tinkered with it, then left... without leaving me with a usable toilet or running water. I called to complain and had to use a neighbor's. I was without a toilet for a day! NOT OKAY. - had ROACHES. So many tiny roaches that no amount of traps would kill. I notified the management multiple times and they assured me that "exterminators come on x, x, and x days" but I never witnessed or saw any evidence that an exterminator ever showed up. I lived with the tiny roaches and spiders that would come up out of the bathtub drain. There was a hailstorm that shattered all the windows on the property, and it took 2 weeks for them to replace my windows. My venetian blinds got all messed up so the maintenance crew threw them away, and told me they'd come back with replacement blinds. For months, until the day I moved out, the blinds never arrived. I wrote a letter to them stating that I was not going to pay for those blinds out of my security deposit. (Luckily, they gave it back to me in full.) As I said, this review is probably outdated, so maybe things have changed. But I feel that apartment managers for student housing know that they can give shoddy service to university students because they don't know any better or because they will live with the convenience of the location instead of trying to find a better management company (or, because they just don't know). I had quite the time with Miller properties. Firstly, they "forgot" what day I was moving in even though they had given me the key the day before my lease began. But when I got there, nothing had been cleaned, or fixed, or anything that they had promised me (like new counter tops and working drawers). Thankfully I had a few days left at my old apartment so I wasn't homeless, but if I had hired movers or didn't have a couple days of leeway on my old apartment, I would have really been screwed. I was calling them all day, and they wouldn't return my call and trying to blame ME saying I wasn't SUPPOSED TO MOVE IN YET. My lease started that day, why wouldn't I move in?!?! Their only solution: Did I want to break my lease agreement? Are you kidding me?!? YOU GUYS BROKE IT! Leases work both ways: property management agree to have the apartment in moveable conditional when your lease starts and they failed to do so. I finally move in, and still nothing has been updated. I have no working drawers anywhere in my apartment, they're all NAILED SHUT. They gave me the wrong mailbox key. After weeks of trying to CONVINCE them that my oven was broken (it was over 40 years old and did not heat up), they finally replaced it (YAY!) but did so without telling me so I lost all my bakeware that was stored in the drawer underneath the oven (BOO!). Yes, they entered my apartment without my knowledge or consent and now I'm out a hundred bucks for my baking supplies. But hey, I have a new oven... Also, I've been here for over two months and have yet to get a water bill. I received one but it was in the former tenants name and the billing period started before I moved in. I've been with Miller Properties for about two years. I know Tim and the property management got good reviews from another reviewer but I've found the new management to be rude and unprofessional at times. Beware of them tricking you into signing strange leases for odd numbers of months. This is so they can get their occupancy rates up during the slow months but will have no consideration of your needs. (We signed a 7 month lease, followed by a 9 month lease followed by a 12 month lease.) The maintenance is slow; requiring multiple follow-ups verbally and in writing. The interior needs many updates so if you move here make sure all of your windows close and lock and that all your appliances are working. With all of these negatives I'm still giving it 3 stars and would consider leasing from them in the future. It says more about property management in general than the quality of this particular place. read more

Incompetence abounds. I live in the building that shares their leasing office. Despite the pressence of their office, ostensibly to attract new tenets, the place is a dump. There is a shattered window on one of the apartments and the trash dumpster commonly overflows (resembling a slum). They may have the lowest rates in Hyde Park, but you get what you pay for. Paper thin windows, loud window cooling units, and incompetence. My favorite incident: they drained the entire building of water at 9am to fix one sink, water we pay for communally. No warning, no apologies. If you had to shower for your job or otherwise, no dice. read more

They really dropped the ball when I tried to move into my apartment. The office told me that my apartment would be ready by the 15th, and my family and I arrived on the 16th to move in. Well, the apartment was nowhere near done (partially painted, open electrical sockets, and filthy with dust and debris). We drove back to Houston and called the office the next day. They apologized and said it would be ready to move into by 1:30pm that same day. We drive back to Austin and get there at 2:00 pm. The office was closed and our apartment was the same as it had been the day before. I wound up finding another place to lease that same day. After requesting a refund on my security deposit and application fee, the office called me to tell me they were willing to do that. When I asked for compensation for the time my family wasted, the portfolio manager Janet started talking over me in a firm voice. I told her she was not in a position to talk over me, and she got offended and hung up on me. Absolutely not impressed, go somewhere more professional. read more

I've been leasing with Miller Properties for 1 1/2 years now, and I've had an overall very good experience. They're usually very prompt to answer service requests, and grounds maintenance isn't bad. A nice bonus is that they let tenants have their packages delivered to the leasing office so they don't have to sit outside on your doorstep. I live in the Greenwood Square complex, and I consider it a hidden gem among campus-area rentals. It's walking distance to campus, a block away from the #5 bus, and very quiet. The price for the area really can't be beat. I'll be in this apartment as long as I live in Austin, and I always recommend them to friends looking for campus-area apartments. read more

After living in Telluride for roughly a year now, I can confidently say that I've had an incredible experience living there, and I thus want to take some time to review my apartment complex. Other than the incredible location in Hyde Park, the staff is both very kind and competent. I love the balcony on my unit and the ample interior grass is perfect for my dog to run around.  I would argue that Telluride is more than an apartment complex, its a community filled with friendly people. My neighbors have literally become my friends, and I have never been annoyed by excessive noise or noise late at night. Truly, I would highly recommend anyone to come and check out this apartment complex if you're moving to Austin. read more

I lived at Duval for about a year. It was the best decision in terms of Austin living that I have made this far. When you're looking for an apartment, you want a staff that is quick to help you out whenever you need, but one that almost feels like they aren't there. This is exactly how I felt with Miller Properties. They would always respond promptly to my needs, but otherwise took care of the building and everything behind the scenes in a professional manner. I had moved over from New Zealand for business school at McCombs. I was originally staying at another apartment in the West Campus area which was not so enjoyable for a variety of reasons. Switching over to Miller Properties was great because of the highly attentive staff and great location of 506 W 37th St in Hyde Park. I am really glad I was right in the centre of Austin over the past year, with such close access to shops, restaurants, and nightlife. I would absolutely recommend it to any other foreigners coming to study in Austin. read more

This is the first real apt I've lived in Austin because of my previous experience of slum lords, but my friend who's lived in Miller properties for years said they were always on point, and they have not disappointed. Highly recommended. I lived here at Duval Court for the past year. The location is perfect, the bus line is literally right in front of the complex so its easy to go wherever I want. They even have storage lockers to rent where I stored my golf clubs and suitcases. The main office let me deliver my passport there, that I needed desperately, when I wasn't available to sign for it. Living in 108 Place Apartments has been a pleasure over the last year. The location is great-- just a short walk from Guad and everything I need. The pool is also a huge plus. You may not think so, but it really is a luxury to have in this Texas heat. I would really recommend this place for anyone, but especially UT students and grad students. As I'm writing this, gross, brown water is dripping down from my bathroom ceiling, through my built-in cabinet and on to my counter tops and floor, ruining and staining all sorts of things along the way. Miller has known about this leak for THREE WEEKS. They sent a maintenance guy out a few days after my first complaint, but he was also here to look at a clogged up, LEAKY, bathroom sink, and didn't really pay much attention to the ceiling. By the way, we apparently needed a new sink and that took TWO WEEKS. It's kind of sad because I've been in this apartment for a little over a year and my boyfriend and I decided to renew our lease about a month or 2 ago because we love living in Hyde Park and really had no complaints about our building or management team. Then a few weeks after we signed the new lease, a BUNCH of stuff starts to wrong all at once! Some issues they've handled okay, others - NOT SO MUCH. It's Austin, so it's pretty much slim pickings for any decent apartment, esp in Hyde Park, and this place isn't too bad (as long as nothing ever goes wrong) but... I'm over it and can't wait to move. read more

I have been a tenant at Chimney Park for almost 4 years, and their current management is wonderful. My maintenance requests are generally completed the following day. The staff is on site repairing and cleaning the complex multiple times a week and are genuinely nice, helpful people. I lived in Duval Court from Sep. 2014 through May 2015 and Los Arcos from Jan. 2016 through May 2017. Miller Properties is one of the better apartment companies in central Austin. They also have shown consistent improvement during my time living in two of their apartments. With that being said, there's much Miller can do to improve. I have some advice for their management and warnings for anyone considering renting from them. The new management is pretty good, and definitely better than the old management when I lived at Duval Court. This review only concerns the new management. One recurring problem was that their maintenance folks and contractors would enter my apartment fairly frequently without my permission. This occurred much more frequently than any other place I've lived. They would even go into rooms that had nothing to do with their stated purpose. I know because the door to my bedroom was clearly opened one time I came back when their stated purpose had nothing to do with the bedroom best I could tell. I called about this and the manager started arguing that there must have been a good reason the contractor entered my bedroom rather than apologizing for it. If you value your privacy, you want to look for a different landlord. I understand that it would be very difficult if the maintenance folks could only enter when tenants wanted, but that doesn't mean that they can enter any time they want to and go places unrelated to their task. Financially, I thought Miller's rents were acceptable in 2014 to 2015, but the increases were definitely well above inflation in 2016. The increase was about 3%/year. My pay is not increasing that fast. As far as I can tell you get no extra value for this. Miller also fails with one of my pet peeves: surprise unfair fees. Be careful about documenting every inch of your apartment's condition when you first enter. Miller Properties charged me $45 for a missing smoke alarm in my bedroom after I moved out. There never was a smoke alarm in my bedroom. The manager I spoke with on the phone was not willing to drop or reduce the charge. They said that I never reported the smoke alarm as missing on my apartment condition form at check in or check out, therefore I am responsible for it. Normally I take photos when moving into any apartment, but I lost them and don't typically take photos of the ceiling. I won't make either mistake again. I remember checking when I moved in and there was only one smoke alarm and it was not in the bedroom. I would say that almost no tenants check all rooms for smoke alarms when they move in. It's not listed under each room on the standard form given out, just whether any exist in the apartment at all. Because I wrote "works" under the single line for smoke detectors, that apparently means that smoke detectors are present in all rooms. It appears to me that they hold me to a higher standard than they hold themselves. They're fine checking for a smoke alarm when I move out but couldn't be bothered to check when I moved in. The surprise fee alone made me knock off one star. If anyone from Miller is reading this and could refund the fee, I'd increase the rating but not remove this warning. As far as I'm concerned this is theft. $45 is not a problem to the business, but it is a problem to a grad student like myself. Edit: Someone at Miller emailed me to refund the money. Thanks. I'll discuss the specific apartments a bit. I liked the size and location of the studio Duval Court apartment I was in, but it was facing the intersection of 45th and Duval. I'd be reliably woken up by loud engines and honking starting around 7 or earlier. The business right in front of the apartment also regularly had their dumpsters emptied in the middle of the night. The noise was the main reason I moved out. I think if you're looking at any of the apartments that do not directly face the intersection, you'll be fine. Los Arcos was a better location for me noise-wise. The water and water heater were somewhat unreliable. They would turn off the water essentially randomly in the middle of the day, often with less than a day's notice. I also can recall several times when I had to take a painfully cold shower because the water heater wasn't working and I was dirty. The water problems were perhaps a once a month thing to give you some perspective, so it's not that bad. The apartment was much larger than I wanted and also much more expensive than I wanted. The expense, particularly after they increased the rent, motivated me to leave. I wanted another studio from Miller but they unfortunately had none in my time frame. All in all, I think Miller Properties is a good option if you want an apartment in central Austin. It's a shame that their rents had to increase so quickly, or else I'd still be in one of their apartments right now. read more

Affordable,cozy and close to UT campus! I stayed at pecan square apartments for 2 years July 2014-September 2016. I was pleasantly surprised to see that the description was accurate on the website and the agent was honest about the amenities and the distance from UT campus.My apartment was a one bedroom apartment very cozy and at a great location. It is only one bus stop away from UT campus if you take 801 or just 20 minutes walking distance. I am very happy with the management because they were flexible and understanding. My son had to move out of his apartment after only 3 months of his 12 month rent for personal reason. Much to my surprise, Miller properties advertized his apartment and sublet it for me in less than 2 weeks. Nice to have a company do something for you they really don't have to when there was really nothinng in it for them. read more

I lived at DJ House, managed by Miller Properties, from 2012-2013. The blinds in my bedroom window were broken when I moved in, and despite numerous calls, were still broken when I moved out a year later. If anything broke and I called to let them know, unless I called several times and literally yelled at them, it would stay broken. The actual property was cute enough, but definitely had a bit of a roach problem. At one point my refrigerator broke, and when they moved it out to replace it there was an old dead mouse underneath the old fridge. The maintenance people left it in the middle of my kitchen, and my boyfriend had to throw it out for me. When I was moving out, since they knew I had an apartment leased and ready to go, they tried to give my number to a potential new tenant and total stranger so she could call me and come look at my place and move in during my lease term. Uh- no thank you. After I moved out I had to hound them for my deposits and prorated rent, since they did end up leasing out the place before my actual lease was over. They kept putting it off and putting it off, then when I let them know that in the state of Texas if you do not return a security deposit by 30 days you are actually liable for three times the amount of the security deposit because I had talked to a real estate lawyer they said I could pick up the check that afternoon! These people are incompetent, and I would never recommend renting with them to anyone. read more
