My experience with Darwin Homes was extremely disappointing and stressful. I applied for a home, paid $255 in application and administrative fees, and a $1,956 security deposit after being approved. I then signed a 12-month lease with a confirmed move-in date of April 11. Just one week before my move, I was informed the property would not be ready--completely disrupting my plans with little notice. They offered an alternative property, which I accepted in writing. I was told I would receive a new lease after their office reopened following a holiday closure. Instead, I was later told another applicant was being considered for the same property and that I would need to wait 48 hours--despite already being approved and having paid my deposit. After this, I was told I would receive a full refund. However, communication was inconsistent and difficult. I had to repeatedly follow up, and while I was told on April 7 that my refund had been processed, as of April 15 I have still not received any funds. Overall, this experience reflects poor communication, lack of organization, and a failure to follow through on commitments. First, he told us we had to set up our trash service- Well after days of back and forth we find out it's his responsibility to pay for it and set it up. Then he told us our dryer had to be electric- nope it's gas. No apology. He couldn't even provide us with mailbox keys/ took DAYS just for him to figure out we have to go to the post office. I am an active duty service member who rented a home managed by Darwin Homes in Kansas City, MO. My experience with the company has been deeply disappointing and financially unjust. Upon signing the lease, I paid a $2,200 security deposit. In preparation for my move-out on July 2, 2025, in accordance with the terms of my lease, I went above and beyond standard expectations. I paid over $800 for professional cleaning services, including a full carpet cleaning, and completed all necessary minor repairs such as patching pinholes and repainting with matching paint. I also invested over $250 in lawn care, improving the condition of the yard from when I moved in. Additionally, I left behind the original trash cans that were present upon my arrival. Despite these efforts, I was refunded only $815 from my security deposit, which I received on July 21, 2025, nearly three weeks later and only after multiple unreturned calls and emails requesting clarification from Darwin Homes. No timely or clear communication was provided. His lack of accountability and communication was a major factor in the mishandling of my move-out process. This experience has left me feeling taken advantage of, particularly as a service member relocating due to duty. I am requesting a full and transparent accounting of the charges assessed, and a refund of the unjustified deductions from my deposit. I applied for a rental home through Darwin Homes, and my experience was extremely disappointing. The property was listed as available, the system accepted my application fee immediately, and then -- with no warning -- the home was suddenly marked as "leased." I received no communication, no update, and no explanation for why they continued accepting applications for a home that was clearly no longer available. When I reached out for clarification, I was given vague responses and no one could confirm whether the home was even legitimately still on the market. At this point, it feels like they are taking application fees without proper verification of availability. This is unprofessional, misleading, and financially harmful to applicants. A management company should stop accepting applications once a property is under review or pending. I should not have to chase updates or fight to understand where my money went. Darwin needs better transparency, accurate posting updates, and a more honest application process. People shouldn't be paying $55-$75 per application just to be told after the fact that the home was already leased. read more

NO HOT WATER FROM DAY ONE!!!! They couldn't make sure there was hot water BEFORE we moved in? Then the house was a wreck and we were provided a 10+ page inspection sheet to complete that included us having to go ON THE ROOF and inspect the shingles and take pictures. Being 70 years old, they wanted us to go and rent a ladder to climb up on the tall roof. That is beyond unreasonable. Why would a tenant be responsible for roof issues anyway? As someone who has rented my house out in the past, it was my responsibility as the owner to inspect, document, and make sure things were functioning before a tenant moved in. Darwin Homes does not do this. They lay this at the feet of the tenant. The form took a long time to complete and you better catch every last item, or you will be zinged. If Darwin was doing their job in the first place, we would not have suffered through days with no hot water when we first moved in. The stove broke and was NEVER fixed after numerous requests over a 4-month period. Only one burner worked and it would trip the breaker. Terrible fire hazard but that didn't seem to matter to them. We finally just gave up on getting that fixed and used our barbeque most of the time. I guess tenants being able to cook food is not a high priority to them. They don't provide telephone numbers and it is impossible to talk with anyone. We had to submit maintenance request after maintenance request due to all the problems with the home - mainly due to a lack of upkeep. When we moved out, we cleaned the place from top to bottom because I wanted all my security deposit back. But they hit us with a huge cleaning and landscaping fee (no explanation whatsoever, just a giant charge taken from our security deposit). We couldn't get anyone to tell us what was wrong and we even offered to provide videos showing the condition of the place when we moved in versus when we left, to no avail. Just silence and a giant charge with no detail. When we left, we even cleaned the gutters after leasing the place for only 6 months. Those gutters had vegetation and a small tree growing out of them and hadn't been cleaned in years. We went to this level of effort because their exit instructions indicated we would hit us with a $400 fee if they were not clean. So no doubt they charged the last tenant a $400 fee and then left them dirty. Despite all our work, we were charged with yard/landscaping fees. Now I know they just slap fines on all tenants and never do any upkeep. Since they will slap huge fines on you when you leave no matter how you leave the place, I wouldn't bother doing anything. Also beware all the added charges they tack on after you sign up - such as monthly air filter charges (never saw one but I got charged for it every month anyway at about triple what it costs to buy one at Home Depot), charges to maintain website to pay the rent, large service fees tacked on top of all utility bills, plus a bunch of others that are just a scam. It really adds up. Horrible experience and I WILL NEVER RENT A HOME FROM THESE PEOPLE EVER AGAIN. There are good management companies out there, so keep your rental search to someone other than these guys. They are the worst. Unfortunately, I cannot give them less than one star. read more

This was a copied and pasted email that I have seen before from other HR teams. 1- you didn't take the time to read my application 2- relied on a machine to do it 3- have the decency to send a well written response as to why. However, those days are over, the organization does not care about the candidate. They are loyal to the organization. BEWARE. THEY WILL TRY TO SCAM YOU OUT OF YOUR SECURITY DEPOSIT. When I arrived at my home there were dead animals in my back yard, closets, AND attic. DECAYING. Leaving blood stains and remains in the sheet rock above my garage. All the insulation around the attic had been consumed by these animals (looked about the size of a possum), and there were holes in my AC ductwork. Residents in my home became ill, and this is probably related. The backyard was a WRECK, broken limbs everywhere, unkept. The floors, tubs, etc were uncleaned. Mop water was coming up BLACK even after 3 passes of the entire home. Door knobs were broken. The fridge water had not been connected. We had calcified particulates in the water when they did hook it up and they still marked the job done. Had to reopen. Windows were left unsealed. No cabling to any internet hookup in the home. There was a bee infestation they were slow to respond to IN THE HOME. The sprinkler system leaked causing massive water bills. Oh, and because the insulation had been consumed by animals my electric bills were huge as well. They didn't remove the feces, THEY BLEW INSULATION OVER IT AFTER I REQUESTED MULTIPLE TIMES TO REMOVE IT. Response time was slow, but I was patient through all of this, and all of these issues were resolved after 6+ MONTHS. Some personally by me. I CLEANED UP THE YARD, I CLEANED THE HOUSE METICULOUSLY. And when I left the property it was cleaner than it had ever been. Spotless. The yard was managed. The only evidence I left of living there were some nail holes from portrait hangings. AND WHAT DO THEY TRY TO DO? THEY TRY TO TAKE $1300 FROM MY SECURITY DEPOSIT TO REPAIR DRYWALLS AND PAINT, CLEAN THE PROPERTY, MANAGE THE YARD, AND REMOVE TRASH! I already reached out to residentsatdarwinhomes.com before their comment on this review; their response was that they had other more important maintenance requests to deal with and they would get back to me later. Service Request Original Date: 9/23/24 Current Date: 11/18/24 I requested a service request to address a soft spot on the kitchen that was due to a possible leak with the dishwasher. After some back and forth, Adoor sent someone out who took a look and said some tiles and the dishwasher needed to be replaced. On 10/29/24 a dishwasher was replaced but the floor was still soft and showing signs of mold. A tech arrived on 11/6/24 and pulled up some tiles and as you can see from the photos is covered in mold and rott. The tech said he was only approved to replace a couple sheets of tile and spray the affect area with mold spray. Then tried to scrap it up which he did a horrible job doing. The photo was taken after the scraping and spray. He then left saying he has to pick up his kid from school. Week ending 11/16/24. The tech came back to the house and tried completely more work but said he was only approved to replace the tiles and a small portion of subfloor under the dishwasher. Adoor said they were replacing 1 to 2 sheets of sub floor which conflicted with what Adoor approved. This same tech reminded me multiple times that he was not a floor guy and he would do the best he could. After having a conversation with Adoor. They said they would not be able to get a different tech out till 11/18/24. The house reeks of mold. We can't cook in our kitchen and have been confined to our rooms because of the smell. The company has no sense of urgency and will only communicate through email. Sometimes go days with no responses. I've taken multiple days off to be able to accommodate Adoor yet I've received nothing in response. Avoid Adoor property management. They will not assist you in a timely manner. read more

THREE EMAILS sent to three email addresses with NO response from said leasing team-either for my emails OR the alleged escalation. Conveniently, the link to the notice I was sent stopped "working". Very disappointed. The carpets were not cleaned before we moved in and eventually the smell appeared after vacuuming them. We went without AC in 100 degree weather for several days due to them trying to find the cheapest repair service. They charged us the for a convenience fee after move out which did not make any sense. ( no explanation of what that was ). They also charge for nornal wear and tear as damages and there were NO damages when we moved out. BEWARE the landlords they serve do not care, they just collect money. They tore out the drywall, fixed the pipe, then they told me they would send someone to fix the drywall. In the meantime, they had a cardboard box screwed in over the hole. All of the negative reviews about this company are very true . I am a current resident of one of the homes I leased last year which was first managed by Renu management and now managed by Darwin homes . I have placed several work tickets for them to make repairs and no one has returned my calls or sent me an email on the status of these requests. Additionally, to my surprise they have also billed me retrospectively for repairs made to the property that they never made claiming that the repairs were as a result of the tenant when in fact it was their problem because the work was done performed correctly the first time. It was improperly installed in the home. So they are billing me for things retrospectively while never actually fixing anything in the home. This is a complete nightmare. They never call you back and they will not give you the property manager phone number or email . I never had this problem with Renu. read more

They basically charged my fiance and I to renovate the entire home so it could be move in ready for who came afterwards. They took several photos of the wall and carpet and when I tell you the photos showed NOTHING ... I mean nothing. We lived in the home for almost 2 and a half years and it was obvious normal wear and tear but my fiance and I are being charged with close to $5k worth of damages and it's RIDICULOUS. We tried to dispute but this what their email said back to our dispute "Thank you for your response. We have reviewed your statement and inspections, We will not be able to credit the account for any damages, as they are valid charges. and in accordance with the terms of your lease agreement. My current roommate was without water for over two weeks in October 2022 and the repairs have not been addressed and reparations have not been made to compensate our household for the violation of our lease agreement. The individuals responsible for managing the property we live in are named Andy Villiorente and Kendra Long. The company refuses to provide a copy of the lease agreement with a request to have me sign a Change of Tenancy Addendum, which is a legally binding contract directly referencing the lease agreement. Since my property has been taken over it's been a nightmare. The best thing is finding out this evening at 6:45 by a construction worker that he will be draining my pool tomorrow. Man comes to my living room window, knocks on it and tells me he will be coming back the next day to drain the pool! A pool that wasn't serviced for five weeks but I still was paying for maintenance on the pool. Here are just some of the experiences here. This guy looked at the pool and I let him know it is a saltwater pool, it gets phosphate remover due to the paint chips that cause algae growth. If you want to waste your time and money use them. Not only are they slow to begin with but their vendors have no skill. They left my home in a worst state they received. I had signed a contract to manage 3 properties with them in early december. 2 of the properties were brand new and it still took them a month to get them "rent ready". I don't know if they don't market or bother to entertain requests the properties didn't rent for a long time. Eventually I decided to rent one of them myself and was able to rent it in a week. If that wasn't bad enough on my older property they suggested to put deadbolts and their guy damaged all my doors where he installed them. Firstly they installed a bunch of golden and silver locks on the same door which look hideous. Secondly they don't align with the holes in the frame and don't work properly. They also damaged all 3 doors. Look at the pictures. For any of the dry wall repairs they didn't bother to put texture before painting and their painter could not match the colors and did a half ass job. I will never recommend them to anybody. As soon as we moved in, an employee (BD) called the police and reported that I had burglarized the home. Thankfully, I had the lease, or I would have gone to jail. No apology, nothing. Then when it came getting the rental ready for a new lease, that's when the nightmare started and still hasn't finished. They are slow to respond. The absolute worst PM company I have ever come in contact with in my 15 years as an investment property owner. While Darwin started out in Austin, they appear to be much more interested in "going national" than they are buttoning up their processes and communication- and taking care of their clients' properties and tenants. Two of my tenants were so frustrated at Darwin's maintenance team's lack of attention to their needs that the tenants looked up my phone number and called me directly for help. One tenant sent me pictures of the awful state of affairs in their home- almost none of which were accurately captured on the "property inspection report" I had received from Darwin just a week earlier. Upon reviewing the tenants pictures (which I forwarded to Darwin), Darwin's head of Customer Service was at a loss to explain why Darwin's inspector failed to note any of the issues the tenant had been complaining about in those pictures! It appears Darwin's own employees see a lot isn't right with the company, either: I had 4 different property managers (PM) assigned to me in 2022 (none of whom were located close to where my homes are). One PM- who promised to finally get her arms around my issues- lasted only 2 weeks! Also, despite repeated requests for improvement, Darwin's financial reports were always so difficult to understand that I had to create my own Excel reports to try to piece together what was going on since I frequently couldn't "tie-out" Darwin's numbers. While they claim I have received "final disbursements", since their reporting is so convoluted, I will never know for sure if I received everything truly owed. I finally had enough- and fired Darwin at the end of June 2022. read more

Excellent before you sign the lease. Very quick to respond and answer any question, but after you sign that lease that's when you really get to know them. Good luck trying to reach them. They won't answer your emails or phone calls unless its something related to you owing them money. Never got my security deposit back, and they didn't respond to any of my emails after I moved out. read more

I have had Darwin managing my home for about 6 months now and so far, everything has been great. They have treated my home as if it were their own investment and have taken great care of it. I would definitely recommend Darwin to anyone! read more

If you are considering going with this company as a home owner. DONT. If you are thinking of going with this company as a renter PLEASE DONT. They are a literal nightmare to work with! I have been trying to get in contact with someone that can help me regarding move out for well over two weeks, asking specifically to speak with management. I have email proof (with ashley) that our move out date was June 30th and now they say I owe them $4,000 yet NO ONE is willing to call to discuss the matter. terrible communication, false charges leading to an eviction notice even when I was trying to call email and submit support requests several times weekly to contest charges, finally 9 months later I finally got in contact with someone who reversed the charges... they have deleted their google reviews 2x in the last year, when their reviews get below 2 stars read more

This is by far THE worst property management I have ever seen. They truly do not care about their tenants, please do not rent from them. I have been renting for quite some time and have never seen something so mismanaged. We have paid our rent and utilities in a timely manner and our water was shut off with no notice. Their emergency line rarely answers when you have an actual emergency. When trying to get our water put back on they were unhelpful and because they force you to keep utilities in their name there's basically nothing you can do. Because their name is set up on the utilities bill you cannot directly fix the problem with your utilities company. So if you pay your utilities portion of your rent your SOL when DarwinHomes doesn't actually pay the bills on their end. Their tenants basically get stuck in the crossfire of their negligence. They also create all of their emails and phone calls to go through a system that doesn't allow you to actually contact someone until days have passed. Darwin homes property management is set up solely to make money for their investors and themselves, they do not care about their tenants. DO NOT RENT FROM THEM. read more

A joke. Our air conditioner has been out since May 25. They've sent three companies over. Major repairs. Claim that owner is the hold up. We looked up property on tax records and found the owner. We turned it over to our attorney. This place is a joke! read more

Their customer service sucks. They bought a property I was living in. They took over with 3 weeks left on my lease. After moving out I reached out to find out about my deposit. First I was told they had 30 days to complete their end of the move out process and then they would return and portion of my deposit. Now it has been over the 30 days and I emailed again. Now they are basically ghosting me. Beware ir you rent from there people. read more
