I used Bella RE for a little over a year. Ah, how would I describe it? The best way to describe it was if your house is PERFECT and you want it to remain perfect, then Bella is a great property manager. If your house is not perfect, then you will be very, very poor working with bella. I had a water heater go out on me during their watch. The going rate for the water heater is between $1,000 to $1,500 on the high end. My bill was almost $3k. Yes, $3k. My houses are not and never will be perfect. Thus, I could not afford to stay with them. So if you want to feel like you are talking a Beverly Hills botique, then this IS the place. If you want to make money from your rentals, this is NOT the place. read more

TERRIBLE COMMUNICATION! They would lie to charge us more money due to miscommunication. Karen the office manager told us that we wouldn't be charged for certain issues with the house. Then a month later they would charge us. Upon move in, they told us we were going to be given a grill. Upon move out, they told us this was trash and charged us for leaving it. Upon move in, they told us certain items would be missing from the house. Upon move out, we were charged for the missing items. They wouldn't return phone calls. They were rude and disrespectful. They are TERRIBLE to rent through! They only would remove the charge when we would get them to send IN WRITING what they were charging for and we had to call 10+ times each time to contact someone! Bart, the person I was put in contact regarding moving out and services/utilities, was the easiest person to get ahold of and communicate with. He would email me immediately and work with me to address issues. He seemed to be the only person who was worth getting hold to get things done but even he would be left out of the loop regarding charges to our account. read more

Would not trust or work with these people. Things started out fine and we rented with them for three years. They were always quick to send us renewal forms at first. However, that was where the pleasantry's ended. [Short Version] Despite knowing that (1) We were buying a house and not renewing, (2) The owner was selling the house we were renting, and (3) That we had been asking for help and guidance on exit procedure for MONTHS; Marissa McCracken ghosted us until just after that 30 day window had passed at which point Bella tried to put us on the hook for another months worth of rent. Thankfully, since we had been in contact with the owner himself we were able to negate the shadiness on Bellas part. This process involved the owner having to terminate Bella obligations. We were lucky to have the owner on our side, but I know most people won't have that luxury when dealing with Bella, so I would recommend people make sure that they give Bella VERY CLEAR documentation that 'They will not be renewing past the date listed on their lease'. It doesn't matter how you get it to them; email, letter, passenger pigeon you just need documentation in your corner. It doesn't matter if you aren't getting a response back; you don't have to play all courteous with them because they aren't going to do it with you, just be direct. Remember, in your contract they have it set up so your lease goes month-to-month at the end, so if you give them any wiggle room to try to exploit that and fork more money out of you (Even if that involves them purposefully ignoring you) they will do it. I had no idea before this incident how shady a company could be and still get away with it. Don't let it happen to you. read more

Bella real estate / Bart / Marissa Mc Crackin / was a smooth and relaxing, professional experience from beginning to end. Wish we had never left. Had been dealing with them for 5+ years between two different properties. They made the transition from one home to the other super easy! Last place we leased before no longer being with bella was a home in the fairways of blackhawk in Pflugerville. Upon moving in the central air went out, the house was a huge one story, so it was hot. But they got right on things and it was repaired by the following day. The only drawback back in those days was driving wayyy over to their office to pay rent. We were almost 1 hour away. So we just moved here to Texas and got a rental thru Bella real estate. They have been non communicative with us as we came in and asked them if there was a working washer dryer in the unit so we didn't have to bring our own, Bart the owner said yes. We get here and I start the laundry, the washer is broken. They refuse to fix or replace it and now WE the new tenants have to haul this shit away and once I started being a little nasty...no response. I'm definitely sharing and reporting to the BBB because their service is garbage. read more

This company is looking out for #1...themselves. When we started our relationship with Bella we should have realized what it was going to be like. First, they asked for extra money on top of our security deposit just because we didn't have a perfect credit score. Moving in from out of town we didn't realize this wasn't normal, so we went along with it. Next, they would send out piss poor contractors to make repairs in order to save a little money. Of course resulting in multiple trips for the same problem and even then it wouldn't be right, just enough to be livable. Thirdly, approaching our lease term to end we are told we could rent month to month for a $100 on top of our rent, odd but doable so, we went with it. Only to receive our 30 day notice to move out or renew and we are then told, "Oh yea, the owners decided they didn't want to do that so you need to fill out the form." As we all know house hunting and going through with a sale takes longer than a month. Oh wait, it doesn't stop there, after emailing and calling them there was no help in trying to get us one additional month...just ONE!!! They were not concerned with making a family homeless, only concerned with churning out one to bring in someone else to trap. Marissa in their office had to be hounded to even get a response from to see if the landlord was willing to work with us. She was short with us and not friendly AT ALL! Also, upon moving out we had to hire professional cleaners to come in and clean the whole house including carpet cleaners!!!!! That was an extra $500 we took care of only to be swindled out of another $1000+ when we moved out. Lastly, and this is icing on the cake, they found things to take out of our deposit that were apart of usual wear and tear on a house. I'd like to see the places they live in and see how immaculate it is. $20 to remove a wall decal, which is made to be taken off the wall, give me a break! The front door window was cracked and had to be replaced, we get that. However, instead of replacing the window they decided to get a WHOLE NEW door...and voila $975 dollars later the window is fixed!!! When we called local companies to get a quote to replace a window on a door, the highest it could have possibly cost would be $400. Tell me why they purchased a whole new door? Oh, because they're CROOKS!!! Don't get into bed with this company unless your ready to bleed money from everywhere. And good luck if you already are. Miserable company. I guess they may be all right for owners, but terrible as a landlord. Bart routinely spoke to me as if he were my parent. He loses his cool and is seriously unprofessional. Marissa does absolutely nothing in the interest of the tenant. They do not fight for tenant satisfaction at all. They are all about squeezing every single dollar they can from the tenant. I guess an owner would like this, but that is why there is turnover in their properties, because tenants hate BS landlords. I went through an EXTENSIVE screening process, which I did not mind because I was under the impression that I was entering a top-notch professional relationship. Think again! I have been renting a house managed by Bella Real Estate for about 8 months now and they have been nothing but kind and helpful. I put my first maintenance request in today and it took all of 30 minutes for me to get a text from their maintenance guy asking if he could look at our sink that was leaking. An hour later he was here! Sink is fixed and while he was here he asked if there were any other things that needed fixing. He unclogged my drain, replaced our smoke detector with a brand new one because our other one was old and kept going off for the littlest things, and fixed a ceiling fan that was wobbly. Joe is a rockstar maintenance man and Bella Real Estate has been wonderful thus far. I have rented all over Austin and this is by far our best experience. read more

All these positive posts regarding Bella are suspicious, since I've not had the same positive experience with Bart in any of my dealings with him. So much so, that I refuse to talk to him with regards to my properties because of his attitude toward owners. I've had Bella manage my real estate for a few years and have gone thru several tenants that were not of the highest quality, and several have trashed my newer home causing a high outlay of cash to re-rent the property. Marissa has been spectacular to deal with. However, Bart forgets who he works for (the property owners) and treats them with disrespect when confronted with any issues or concerns in need of attention. His lack of professionalism toward the owner is unacceptable and borders on insubordination. Bella appears to be only tenant-oriented, not owner-oriented, in that nothing gets charged back to the tenant unless pushed by the owner. This has happened on several occasions with utility bills and other small related expenses. They also have no problem giving back the deposit even when expenses well exceed the cost of making the property ready for the next tenant. I will give them credit for getting tenants into a property relatively quickly; however, the quality of tenants is questionable and a better screening process should be implemented to ensure prior 'bad tenants' are not placed into nicer properties. Their cost to 'manage' a property seems high because it's not entirely 'hands off' for the owner. I find myself constantly checking miscellaneous expenses that occur from time to time, so if you want hands off, it isn't going to happen -- unless you trust them implicitly to manage your money (which you shouldn't). They never do site visits of the home, even when requested. They have no problem spending the owner's money on petty expenses. I often find errors at the end of a tenant's term and waste hours reconciling with Bella. Their cost to re-lease a property is also high compared to other property manager's I've worked with. Why do I stay with them? Because Marissa has been so nice to work with. Being the biggest property management company in Austin doesn't make them the best, and Bart is certainly the reason I would choose to leave them entirely. His disregard for the owner's that pay his salary is unacceptable. read more

Me, my wife and my cousin rented a house for two years from this real estate company. The rent was fair. They did provide maintenance when it was needed in a decent time frame. We had a roof over our heads. Can't complain. The property managers didn't bother us too much. So fair, is fair. It wasn't a bad experience. However, I have to knock off a few stars and I'll explain why. They put in their contract you have to hire a professional cleaning crew when you intend to vacate. This may not be Bella Real Estates fault. But the company they most commonly used aren't very good. The place was not as clean as I would have liked when we moved in, but it wasn't a disaster. Also to be fair, after we moved out, the cleaners they hired, broke a toilet letting water out all over the floor creating damage. From what I understand, this is not something we are being held responsible for, so I will credit Bella Real Estate for their understanding. Once, again , this wasn't their fault, but the cleaning crews fault. So in short I'm taking off two stars,for not being more clear about the end of lease procedures, and I question their judgment on their choice of professional cleaners for their property. Other then That, not a terrible experience. I just feel their was room for some improvement. I feel this is a fair assessment of me and my wife experience with Bella. read more

DO NOT go through Bella Real Estate unless you plan to have them make it difficult for you to get another home in the future. I rented a house from them for over 4 years. Never was late on rent, never complained, and was nothing but a great tenant. I was just in the works of getting another house and they ruined that for me by saying to another PM company they would not sign over another lease to me due to property damage. That is RIDICULOUS!!! I lived there for 4 years. It was not in the best shape when we moved in. In fact, it was in better shape when we moved out. It was nothing but wear and tear. My security deposit was $1,300. After 4 years on my itemized receipt it stated...carpet (well duh, I would hope they'd replace it after it not being replaced for 4 years), paint, and cleaning. The others were minor fixes no higher than $20. If there were damage to the property they would have charged me more than the security deposit. Being a god tenant did nothing good in return for me. All they care about is getting their money. It took more than 3 months for someone to come out and fix my fence. I'm sure the only reason they FINALLY came out was because I kept calling them. Sorry, but I have a dog and paid that deposit so if the fence is broken it needs to be fixed asap. Nope, not with this company. Good luck if you decide to use them. Just don't plan on using them as a reference, even if you are a great tenant. Because they will consider carpet and paint (even after years) property damage and I've learned unless you want to pay double a deposit, it's hard to get approved.
