Super unprofessional company. It all started when I cosigned on a duplex for my boyfriend. They…read moresaid the place would be cleaned...there were provisions in the lease agreement for maintenance...blah blah blah.... The place had cob webs every where after they supposedly "cleaned" and the carpet was filthy. Any time something broke, it took days to get anyone over to fix it...and the people they sent were incompetent. It's a good thing my boyfriend is able to fix things himself because while he lived there his toilet stopped working (had to turn the water off after flushing or it wouldn't stop running) and the garbage disposal also stopped working. The guy they sent to work on the garbage disposal was obviously hung over and after showing up hours after he was supposed to, he asked if he could come back at another time to finish the job...which he never did. Fast forward a year later and my boyfriend just moved out after finding their next renters for them. Not to take over his lease...his roommate wanted to stay. So, basically they got the place rented for free and without a period of time where it wasn't being rented. The roommate who stayed also paid his full deposit. My boyfriend's lease agreement says that he should receive his deposit 30 days after giving written notice of moving out. He did that two weeks before his lease was up at the end of October. Today he goes to get the deposit and the first trip there, the place is locked. He goes back a second time just as one of the employees is walking in. He tells him who he is and that he's wanting his deposit back. The guy tells him he's busy showing houses and that if he comes back tomorrow he will have the check ready for him. Get this....my bf goes out to the car and calls me to tell me what's going on and while he's sitting there, the guy leaves...only to return a few minutes later, while we're still on the phone....with a 12 pack of Coors Light. Apparently that's why he was too busy to write him his deposit check. And he had the gall to get out of the car with it in his hand right in front of my boyfriend who he just told he was too busy! Ridiculously unprofessional. Save yourself time and money and don't deal with these people. (update: He got his deposit back today...exactly 30 days after his lease was up, but he had to go pick it up.)

I found her through serendipitous luck on the internet and I'm so thankful at my good fortune! One of the things I like most about Judy as my apartment locator is that she's incredibly honest. I still remember walking up to the front of an apartment complex long ago and her asking the employee if they were going to do something about the dead foliage out front because it wasn't attractive. I thought this was great because this complex is home for a lot of people and it should look nice! This honesty moves into the apartments themselves as well...if SHE wouldn't live there, she'll tell you (or won't even take you to a place she wouldn't live if she knows she wouldn't live there ahead of time). No amount of commission from any apartment complex would compromise her integrity nor her commitment to her clients. She knows what's a good deal because of the length of time she has been in this business. If a 1-1 with detached garage at such-and-such apartment is currently on special for $699, girl you better take that because it hasn't been that low in ages! Working with Judy takes the stress out of apartment hunting. I send her an email with the specs I'm looking for, such as number of bedrooms, bathrooms, pets, washer/dryer connections or in unit, if I have a floor preference, garage or covered parking, etc (it could go on and on if you want to get really specific); the location parameters, like between I-35/Mopac and 183/2222; the date I'd like to move in by; and the amount of money I'm willing to pay. She does all of the legwork by making the calls to apartments to get prices, availability, and amenities. We meet up to take tours of the apartments I've selected from her list, I make a decision, and that's it! Or, she goes back to the drawing board if I don't like any of them. But I don't owe her a penny because the service is free. I will continue to use Judy for all of my future apartment-locating needs, although here's hoping I won't need her services anytime soon because the most recent apartment she found for us has been awesome thus far.

He has nearly 30 years of apartment locating…read moreexperience (he probably started when he was 10), and everyone who knows him and his staff, know that they really not only know Austin WELL, but can tell if they can help you right to away find a new apartment home (translation=they are not going to hem-haw you around). Louie helped my friend when she was relocating from Oklahoma to Austin, and thanks to Louie, the whole process went beautifully. He drove her around Austin, found her the best place, closest to her job, and she and I both were ecstatic! PURE SUCCESS! If you need his cell phone number, I know it, so please hit me up on here, and I can give you his info should you or anyone need an apartment and would like for someone with tact, honesty, and experience to help you out. You will not be sorry! I could never say enough good about this man! He also helped give me and my better half great advice on apartments when we first moved here, too. Louie truly knows no strangers and absolutely cares about everything he does, which is why this is the perfect business for him! With so many of us relocating to and from Austin, this really is a wise thing to do for yourself!

TLDR: Do not EVER sign a lease for any property run by All County Capital (ACC)!…read moreMy advice for anyone reading this who is in the unfortunate circumstance of already signing a lease with ACC, is keep all communication in writing. If a fee seems unlawful, it probably is, and you should not pay it. You have to be relentless in following up with them. Don't be intimidated if they send you eviction threats (see my note about illegal notices below). It's hard to tell with ACC where the scam ends and the pure incompetence begins. I have been renting for 20+ years at multiple properties and this is BY FAR the worst property management company I've ever dealt with. For context, our building was originally owned by a different landlord (who was great!) who sold the property in early 2024 to a landlord who contracts ACC. This is not even a comprehensive list of our grievances with ACC; just a few highlights: - They entered our deposit as $0 in the ledger when the building transferred owners (which we were not aware of) and ghosting on us when we asked about our deposit. We knew that they were going to give us trouble, so when we moved out, we sent a detailed email with all the receipts documenting that we paid the security deposit of $1,375 and paid a pet deposit, which had a refundable portion of $150. We left the place in immaculate condition and even paid $250 to have it professionally deep cleaned (which was not required). When the 30 days after our lease ended, we received an automated notice that our deposit is available and I called the ACC office and they confirmed they had our new address and would mail the check to us. We never received a disposition stating that they were keeping all of/part of the deposit as is legally required in the state of Texas. Two weeks went by with nothing, so I emailed them and reattached all the receipts. RM, the manager, said he would "Look into it." I emailed three more times in the coming weeks and he never responded. We later received an automated email saying our deposit was $0 and we owed them $6 (see below about admin fees). So, we sent another email again saying that they had three weeks to give us our money or we would sue for three times the amount of the deposit, as was our legal right under the Texas property code. The next day, RE, another manager, said sorry, explained the issue with the ledger and said that we can come by to pick up the full deposit. We sent three emails saying when we wanted to go by there, and asking if they would be in office, and to confirm the check amount. RE never responded. So, my husband shows up one day and the employees reiterated that our ledger was $0 and had no idea that RE had promised us a check. They text us the next day to say that the check was ready. When my husband returned, the check was for the $1,375. We had to go through more hoops to receive the $150 pet deposit, but eventually they cut us a check. - No transparency, ever. We'd get insane $300+ bills for "utilities." Mind you, we paid electricity to the city directly. So this was for (we assume since we never saw an itemized list) the electricity in the shared small laundry room (on top of the $2.50-$2.75 we paid for every load in the washer and dryer), gas, and water. We asked for an itemized receipt repeatedly and never received one. - Random fees with no explanation. When we texted the landlord about the fees, he said that he had nothing to do with it and that ACC set all the fees and he washed his hands of the matter. When we went back to ACC, to demand more transparency around the fees, they said that the landlord set all the fees and that we would have to go to him. Hard to say who was lying. The fees varied in size, sometimes $200+, but there was a consistent "admin fee" of $6. We already paid the processing fee for paying online and no where on our lease was a $6 fee, so we just refused to pay it month after month. - Because we would refuse to pay illegal fees, once a month, we would receive a "final warning" that we were about to be evicted. We would ignore the notice. The eviction notice never came, because what they were doing was illegal. We'd keep fighting them until they would wipe away the fees, usually weeks later, sometimes accumulating thousands in late fees. - They claimed that we had clogged the toilet and charged us $384 for a plumbing visit because it did not count as a standard wear and tear. We did NOT request the plumber for the toilet, nor did he unclog it. We had asked for a plumbing visit to fix low water pressure that was due to ACC turning off the water for maintenance. The water pressure was never fixed. They said that the plumber charged them $600+ for the visit, and we were getting a "deal" only paying $384, but did not provide a receipt. This was early in our lease and paid it in good faith to avoid late fees and thinking they would refund us. Big mistake. We'll never see that money again.

While I was always happy with service I got from the "other guys" ( a very respected local Austin Realtor) I often wondered if the service was worth 3%, especially as a seller. Turns out it wasn't. After failing to close a deal with my former realtor, I hooked up with Jovio in order to lessen the blow of fees. I was concerned that I wouldn't get good communication or that I would somehow get lost in the cracks. Nothing could be further from the truth. I had a team at my disposal, they answered every text, email or call (often within minutes) and we ended up getting a sale and closing with no issues. It saved me a ton a cash. Lets face it- a lot of industries are changing (when is this last time you called for a cab??) and Jovio represents a new way forward for real estate deals. Thanks again!

We, as anyone would, were skeptical at first with the commission structure and how much we could save, thinking there had to be a catch... but there never was. We were in and out of town throughout the process of selling our house and the team at Jovio did an amazing job being the eyes and feet on the ground while we were away. Their communication was clear and spot on from beginning to end. Our house ended up being on the market for less than a week, had multiple offers and sold for 10k over asking. We were confident in the pricing strategy, as Jovio's recommended selling price was actually higher than that which was recommended by a local, reputable luxury brand real estate agency. There were no compromises working with Jovio! In fact, compare to other realtor experiences, we felt we got far better service, attention and communication. They are definitely on top of their game when it comes to marketing and using new technologies to get the word out. I highly recommend using Jovio when selling your home!
