Super unprofessional company. It all started when I cosigned on a duplex for my boyfriend. They said the place would be cleaned...there were provisions in the lease agreement for maintenance...blah blah blah.... The place had cob webs every where after they supposedly "cleaned" and the carpet was filthy. Any time something broke, it took days to get anyone over to fix it...and the people they sent were incompetent. It's a good thing my boyfriend is able to fix things himself because while he lived there his toilet stopped working (had to turn the water off after flushing or it wouldn't stop running) and the garbage disposal also stopped working. The guy they sent to work on the garbage disposal was obviously hung over and after showing up hours after he was supposed to, he asked if he could come back at another time to finish the job...which he never did. Fast forward a year later and my boyfriend just moved out after finding their next renters for them. Not to take over his lease...his roommate wanted to stay. So, basically they got the place rented for free and without a period of time where it wasn't being rented. The roommate who stayed also paid his full deposit. My boyfriend's lease agreement says that he should receive his deposit 30 days after giving written notice of moving out. He did that two weeks before his lease was up at the end of October. Today he goes to get the deposit and the first trip there, the place is locked. He goes back a second time just as one of the employees is walking in. He tells him who he is and that he's wanting his deposit back. The guy tells him he's busy showing houses and that if he comes back tomorrow he will have the check ready for him. Get this....my bf goes out to the car and calls me to tell me what's going on and while he's sitting there, the guy leaves...only to return a few minutes later, while we're still on the phone....with a 12 pack of Coors Light. Apparently that's why he was too busy to write him his deposit check. And he had the gall to get out of the car with it in his hand right in front of my boyfriend who he just told he was too busy! Ridiculously unprofessional. Save yourself time and money and don't deal with these people. (update: He got his deposit back today...exactly 30 days after his lease was up, but he had to go pick it up.) read more

AVOID AVOID AVOID!!!! I have been renting in large cities for over 15 years and this was the absolute WORST experience of my life. Pros: They stay out of your business. Cons: EVERYTHING ELSE! They don't care who rents from them, as long as you have money, which they will keep when you move out. When we moved in, there was a laundry list of items that needed fixed, they never were. The bathtub started leaking terribly and it took them 2 weeks to fix it, causing the carpets in the hallway and living room to mold. They wouldn't fix it. I was pregnant at the time and it was causing health issues. We had to change the flooring ourselves. No reimbursement. My duplex neighbors were the nastiest, dirtiest people. They never took out their trash and they caused a pest problem. C. Choice could not do anything about this apparently. We had to take care of that ourselves as well. Gross. They will also blame you. For everything. They told me that my verbal move out date was fine, until it got towards the time, then they said I indeed had to have 30 days written notice. NBD. I wrote out notice, I paid for half the month as agreed upon. When I got my deposit (which I gave them a total of $1200) back they told me I owed THEM money!!!! They charged me $480 releasing fee, but conveniently didn't tell me... when I could have stayed the whole month and paid less! They also "forgot" about one of my pet deposits, which I was told I would get back immediately when I called them out on it... still waiting. They also charged $169 to clean blinds (that I had to clean when I moved in AND when I moved out!) and $125 to clean light fixtures. Funny, when I moved in they admitted that it wasn't very clean. Hmmmm... I will be taking legal action if my deposit is not resolved very soon. *AVOID* read more

The one thing good about C-Choice can also explain everything bad about them: they don't get in your business. I lived on one of their properties in San Marcos for nearly three years and it was a mostly pleasant experience, but the property was managed like a slum. Severe pest problem upon move-in (that I was than obligated to remedy upon move-in via the terms of the lease), dilapidated conditions, and several violations of rental law. They try subversive tactics with their tenants, often "forgetting" to give them forms that works to their benefit. Advice: have a detailed Inventory and Condition form handy and pictures of the property before and after you move-in. I was nearly screwed out of $500 of my $700 deposit for preexisting conditions and cleaning that fell under normal wear and tear. We lived with a rotting hole in our ceiling for nearly two years that existed before we moved in before it was finally fixed, no security eye-hole on our front door, a lack of proper ventilation in the bathroom or the kitchen, and several electrical fixtures broken and useless. They don't screen applicants. Only criteria: have money. Their properties continue to lessen in value while they adamantly jack up prices, ensuring the only people who will move in are those that don't know any better or reckless college students who don't care. They advertise their properties with pictures several years old, misleading customers on the condition of the property. I fought tooth and nail for nearly two months after moving out trying to secure the rest of my deposit, and it was only after I threatened severe legal action against them that they gave in. This is a company run by money hungry amateurs who care more about your payments than your well being and satisfaction. I would HIGHLY suggest looking elsewhere and only doing business with them if their is no other option. If you do...protect yourself. If they don't give you an inventory and condition form, make your own and require the landlord to be on the property during it and sign it in your presence. And take plenty of photos! read more

In short: C Choice did very little to get rid of the MOLD in the duplex. It took 2 emails, 2 voice mails, 2 calls to the office talking to the office manager and a certified letter threatening legal action to get part of my deposit back. If C-Choice tells you they will do something, don't believe them. C-Choice does not care about their tenants' health and will rip you off if they get a chance. A more detailed account of what C Choice is about: C Choice took over the property from my former landlord after I told her there was mold in the duplex. I come home to a rude note, in all caps, that said C Choice was now managing the property. "CALL WITH ANY CONCERNS!" I called about the mold and the owner, John called me back. They did get the maintenance man and two assistants to come out and look at it. The lead maintenance man told his assistant to go scrub the mold under the carpet, the guy had no mask on. My sinuses were clogged by the time they left and I was in the other room. I can't imagine what that guy's sinuses were like. All they did was spray the mold with bleach or other compounds on that visit and subsequent visits. The mold was embedded in the carpet but I could never get them to replace the carpet. I closed the room off and never used it again. I had two more maintenance requests the rest of the time I was there. I never got a call back on either request. One of which was for a few shingles that had fallen off the roof, obviously another problem that could cause mold growth. Concerning deposits, etc. Michele told me that she would make an exception and pro rate my rent for the last month. She told me to pay the whole month and they would refund me the rent for the days of the month that I was not actually living there. When I finally got my deposit back, I called and asked why they didn't refund the partial month's rent. John said that if I didn't have the agreement I made with Michele in writing he couldn't refund it. They also charged me $200 to clean the 70's era carpet, $75 to mow the lawn (I had it mowed a few days before moving out) and $150 in cleaning fees. Save yourself the headache, don't give them your money. read more

The east Austin property I viewed was in decent condition with new cabinets & counter tops in both the bathroom and kitchen. I was willing to overlook the tiny bedrooms and closets for the fact that it was super close to my work and the school had a decent rating. All in all I felt like I had found the perfect east Austin gem, free ranging roosters and all. That's where the one star for this rating comes from. My realtor contacted C-Choice late on Saturday, communicating with their leasing agent Lori all weekend and several times Monday morning. He prequalified me and submitted my application Sunday evening. My bank wasn't open on Sunday and neither were they so I came by their office just before lunch on Monday since that was the soonest I was able to get away from the office [I have to open at 8 am unlike some people] to drop off the cashiers checks for the app fees and security deposit. At no point did she inform my realtor that another applicant had submitted their application fees and deposit when they opened their office at 9 am Monday morning. She didn't say anything when he called her for the lock-box code at 10 am. She didn't say anything about the other applicant when he called to verify who to make the cashiers checks out to at 10:15 am. The MLS listing showed the property as Available when I left my office to go look at it and get the cashiers checks at 11 am. I spent the next hour driving to the east side to view the property and all the way south to their offices to drop off those cashiers checks. All the while they were approving another applicant for the same property. The receptionist who was there at their office couldn't answer my simple question of "Are y'all processing any other applications for this property at this time?" Of course she couldn't be bothered to call the leasing agent to get an answer to my question telling me, "Lori will be back soon" when I asked her to call. She couldn't tell me how long "soon" was. As if I had the time to hang around their office and wait, I was due back at my office 15 minutes prior. I don't know why but on my way out the door I noted their instructions for whomever is closing up the office to "arm the alarm, turn off the AC, and forward the phones"... When I got back to my office I checked the MLS listings and saw the property was now showing as Pending. I called my realtor and asked him to verify that it was my application that had changed the MLS status, hoping they had already run my application and approved it once I paid the fees. I quickly received the news that it was not my application and that they were signing a lease on that property with another person. When I called to express my frustration at being led on, Lori claimed she emailed my realtor as soon as the other application was approved. Which just so happened to be right around the time I left their office and that was when she changed the MLS status. I suggested that the next time she has someone calling her about a property and she is actively processing an application for it she should A ) list the property as AC [application in progress] on the MLS list, and B ) disclose that fact to anyone calling about the property so they don't lead on their client or waste their time running all over town. I asked her to hold my cashiers checks so I could come by in a few hours to pick them up. She said that's fine, the checks will be up front. I arrived at their office at 3:15 pm to find the doors locked and the office empty. If you look above you'll see their hours say they are open until 4 pm but that is a lie. As I sat there in their parking lot fuming over a 2nd wasted trip down S. Congress, I called the office and their automated phone system doesn't even list their office hours nor could I reach anyone in sales. I called their office at 10 am this morning and had to leave a voice mail message because no one answered the phone at that time either. When I got a call back around 11 am I was informed that their office is only staffed until 3 pm and that from 3 pm to 4 pm the leasing agents are working from their cars. As I found out the afternoon prior they do not forward their leasing/sales line to anyone working out in the field so they are for all intents and purposes closed at 3 pm. When I got there this morning my checks were sitting on the front desk where anyone could have picked them up and walked off with them. No envelope, no one sitting at that desk, just laying out on the table. I picked them up as the "couldn't be bothered" receptionist popped her head around the cubicle divider without saying a word. From my limited experience with C-Choice Properties I have found them to be unprofessional and frustratingly inconsiderate of anyone else's time. read more

This company sucks!!! Carpets really filthy. Lots of things broken in the place, we called so many times, we gave up, never showed up to fix anything. The place is falling apart and they don't care, they just want the money!!! So unprofessional company, a tree fell down and broke the gate, they showed up 2 days later!!!! Our roof was leaking and they showed 1 week later!!! We were leaving with a bucket that was holding the water from roof!!! Now we have a HOLE on the ceiling! Moving out NOW. I don't understand the negative reviews this company was great. We lived in a property managed by C Choice for two years. If we hadn't moved out of state we would have continued to live in this property until we were ready to purchase a house. When we moved in the property was very clean and looked to be maintained well. Throughout our residency we had some issues with the property, water heater, dishwasher, fence issues etc etc. Whenever we had an issue we called or emailed for maintenance and they were there within a day or two. If they needed approval from the property owner it would take a little longer but Lori in the office always let us know what was going on and that they were working towards fixing whatever the issue was. When we moved out we tried to leave the property in as good of condition as we received it although I know we might not have. Regardless, we received our FULL DEPOSIT back. Even the dog deposit that we were sure we wouldn't receive. Every time we had to call the office or email we were treated with the utmost respect and understanding. Once again I don't understand the negative reviews because we had nothing but the very best experience with this property manager. Five stars all they way! read more

Awful. Would give it 0 stars if I could. Twice they "lost" payments for rent. I rented a duplex in San Marcos. Refrigerator did not have an adequate seal. Requested maintenance due to inadequate temp control in fridge. Finally someone came to "fix it." (Look it up ... once seals are bad, it's hard to fix them.) Once fridge was replaced, noticed the rat droppings behind the old fridge. "New" fridge was refurbished with rust damage. Moved the stove, more rat droppings. I paid out of pocket for pest control because they refused to provide service. A washer that leaked and a dryer that didn't work was left in the unit when I moved in. Initially i was told it wouldn't be there when I moved in because I notified them I had my own to replace it. I sent three emails before I was even acknowledged. The emails were sent as a courtesy. Whoever removed old washer left the water on and left the duplex flooded. I walked in after a 16 hour work day to standing water on the floor. Pilot light frequently went out during the winter due to holes in the attic (Rat chewed holes.) This resulted in heat not working; I would come home to cold house. Holes in the attic were never fixed. I had to relight my own pilot light using dry spaghetti and a lighter more than once. Used the fireplace and stove to keep the place warm for me and my pups. Please please use caution when using this company. read more

Bad rental experience. We rented a house from C Choice properties for 6 months. The house was filthy when we moved in. The walls desperately needed painting. Very poor or no response on getting repairs done! We thoroughly cleaned the house and had the floors professionally cleaned. C Choice refused to refund our $250 pet deposit claiming that they had to clean excessive dog hair from the carpet which cost $250. The handwritten receipt they gave us could not be confirmed by the cleaning company. The management was very unprofessional. We would never recommend doing business with C Choice properties ! read more

I still have a drawer that was broken when I moved in. Over two years later it is still broken even though I have spoken to them so many times about fixing it. C. Choice has been great! I can not speak to the negative reviews as it does not match up with my experience. I have been a long term tenant going on 4 years. The property I have been in has changed owners twice. Not knowing if the new Owner will want you to stay or will raise the rent is a stressful position to be in. In both instances John of "C Choice" went to bat for me and let the new owners know that I was a reliable and desirable tenant; someone they would want on future leases. This eased my tensions and the transitions went smoothly each time with minimal disruption to my life. John was courteous, personable and involved. In addition over the years any repair issues that have come up were addressed in a timely order and fixed. I would not hesitate to recommend C Choice Properties. read more

I would stay far away from doing any business with the folks at c-choice properties. My experience has been very negative. The property I was to rent was a mess. Ceiling fans were caked with dust. There was mold growing in the bathroom/kitchen. Huge pest problem. None of this was taken care of prior to my move in date. I have been renting a house in the Tanglewood area, in Austin, TX, from C-Choice Properties since end of July. I am pleased to say the management has been very responsive. To begin with, the house was very clean and well touched up at move-in. Even more impressive is that my e-mail inquiries and requests were promptly attended to. Lori H. has been stellar in making sure I am never kept waiting. Granted it's too early to pass final judgment, but I thought I should give credit where it's due. My only uneasiness is that they do not give receipts for payments made. Other than that, I say keep up the good work! read more

Their staff has been responsive to requests over the years and made it pleasant for me to stay on as a renter. This is the single worst company I've ever had the displeasure of encountering. They have HORRIBLE customer service, including very rude, unresponsive, argumentative, accusational staff, an absent owner, and generally bad attitudes. I moved into a house that was left HORRIBLY, DISGUSTINGLY dirty. Like, never cleaned from the last tenant who obviously had several dogs. There was no make-ready done on the house, as evidenced by the multitude of bug issues and holes in the walls. Michele in the office is literally the most incompetent person I've ever had to deal with. She is rude, does not listen, and only communicates via text message, which is incredibly frustrating. I was a property manager in San Antonio for five years and have been HORRIFIED by this experience. If I could give negative stars for this horrible company I absolutely would. I am beyond in shock by their unethical practices. I looked at rented one of the homes that Michelle was offering for lease and was planning to move in and the move in date kept getting pushed back without even a heads up to me. I had to contact her and ask why I still hadn't received a lease to sign. After deciding to not move into the home due to the move in date being pushed back several times and too far out I then tried getting my $1100 security deposit back and Michelle is refusing to do so. I NEVER signed a lease and the only document that was signed clearly states if no lease is executed I am fully refunded my deposit but will lose my application fee. I have been contacting their company for weeks with no answer and am now taking legal action. Texas Deceptive Trade Practices Act will hold up in court and I will not allow them to take advantage of me and hopefully no one else is taken advantage of by this awful company. They never answer your calls back. You always have to harass hem for anything and when you finally get ahold of someone about something they are super rude! My review would be for NO Stars if that is possible. After renting for two years from them and always paying rent on time or early, I get a notice out of the blue that they are selling the property. while the notice was 30 days , there was no advance warning. Then I get hit for $700 to help replace the carpet that the owners should have replaced when I moved in. I even offered to clean the carpet at my own expense and was told no because they would want to clean it before being put on the market. Then I am told that is was not possible to clean. Did they even try? How would I know! they just used the $1000 deposit to help pay for replacing the carpet. This company is really poorly run and will not do the right thing. Rented a property in the Bee Cave area from C Choice properties and they were very professional. My husband was relocated towards the end of our lease for business and they immediately found a new tenant and were very fair about us breaking our lease early. I received my entire deposit back and had no issues vacating the property. I would definitely rent from them again. read more

If I emailed with a question I would always receive a timely response back. We were very excited to get a call this past weekend that will be receiving our full deposit back because we kept up our end of the lease agreement. :) We have been pleased with our experience and it's unfortunate that are some bad reviews on here. read more
