Scammers. Leased from them for 3+ years. Move out time, i had cleaners come, retouched walls where hanging items had been, etc. They kept all of my deposit but about 1/5 for all the moveout work I had already done. I submitted a maintenance request for black mold on August 27th. They ignored my request for an entire MONTH during which time I got extremely sick. I told them this and they did not care. They then tried to send someone out who is NOT licensed in mold assessment and remediation to remove the toxic black mold and tried to tell me that it was algae. I am an ecologist. That is just laughable. I gave them several attempts to correct the situation and they continued to gaslight me, did not thoroughly evaulate the extent of the mold as I had to keep calling them back out there for more mold that was discovered, neglected and ignored all communication from me for six weeks until I went on a social media mass embarrassment campaign, and tried to send in someone untrained to remove the most toxic mold there is. They are still refusing to work with me. Beware! They are lazy, negligent, incompetent and do not care about non-luxury listings. If you find mold in your house, report them to the Texas State Health Department and call out a Code Compliance Officer. read more

Twelve Rivers Property management is the most unscrupulous Property Management firm in Austin. I rented a property for 3.5 years, and it was a steady flow of replacement workers throughout. The final act, was that they stole personal property OVER $5000 from us upon move out. The move was delayed, but we still leased to cover, and their employees...obviously failed hairdressers, rifled through our wrapped belongings and stole watches, jewelry and artwork. Holy inpetitude Batman! If thinking of using them for your investment, DON'T. Thinking of renting from them, DON'T. We have been in our house for almost 3 months and are still fighting to get maintenance work completed that was sent in on day 1. Adding to that, our house was NOT move-in ready. We had to get cleaners back the day we were trying to move and the lady they sent did not have a vacuum or a step stool (she was very short so this is a required item in my book). There were tailor's pins and glass beads in the carpet (awesome for our 18mo old), glitter everywhere, and the kitchen CAKED in grease, to name a few. My wife and I probably spent 10 hours getting it livable. Very unprofessional staff full of humans incapable of making decisions. I don't understand how they are still in business but anyway just beware. They also will lie to you easily or tell you something then change their minds just like that!! They will also try to take as much money as possible and will work the hardest to keep your deposit from you. I only got 2/3 of my deposit after I almost took them to court, when I actually fully cleaned and fixed everything and paid a lot from my own pockets, and all after they promised me not to take any of my deposit. We never really got any response for our requests for repairs. Had to keep emailing and calling them. Absolutely no reason we were not contacted for several weeks at a time. The follow up is non existent and when you do get them on the line, they apologize for not "seeing emails". Our lease ran for 2 years and we gave them written notice 60 days in advance with registered mail. Upon moving out Feb 1st. 2019 we were told to provide receipts for professional cleaners to "make ready for next tenant". It was cleaned and receipt was emailed. Even after the property was re leased to new tenants, we could not get an answer as to when we could expect our deposit to be returned. Call after call, email and more emails, (all contact records available for anyone at 12 rivers to view) and still nothing. Now it is March 12/2019 and they send me a PDF of check that was sent "a few days ago". It shows on Feb 18th 2019 they already had inspected and signed off on the property as ready to be relisted. Why, if on the 18th they were ready to sign a new tenant, did they wait almost another 3 weeks to send deposit back? We got an itemized bill for "make ready charges" in the amount of $672 plus $90 for "landscaping". Things like new blinds they installed, (we bought all new blinds and have receipts) fan hood, (was never there) and other mystery items. This house was not move in ready when we got there. It was pink and green everywhere and we repainted entire interior. The investor/homeowner did reimburse us at the time for paint materials. All the other 1 star reviews on this company are very believable and describe exactly how you will be mistreated if you sign on with their company. I would be willing to bet someone from 12 Rivers will read this and answer with a scripted " sorry to hear your situation was not a good one". Don't reply now that we are out from the nightmare you put us through. The time to reply is when tenants are being treated like garbage and you are not following your lease guidelines or state regulations in regard to timely and accurate accounting and return of security deposits. read more

Run, don't walk away from using Twelve Rivers as a property management company. Multiple issues with receiving payments from them on time blamed on "accounting software", not responsive to simple tenant requests and communicating status of repairs, and most importantly not able to handle scheduling of relatively simple authorized repairs. What's really scary is Twelve Rivers also manages the building for our HOA and still could not perform basic property management functionality for my unit in the building. One of the "highlights" of my Twelve Rivers experience was being told that resolving our repair request after three failed attempts by Twelve Rivers to get the work done (which happens to require shutting off water to the whole building at the inconvenience of a commercial tenant and all residents) was top priority. Apparently top priority means assigning a receptionist to look after the work which not surprisingly turned into failure number four. Our tenant, the vendor scheduled to do work, and I were all told inconsistent stories with nobody at Twelve Rivers acknowledging their failure to perform. Understandably, the commercial tenant is sick of all of the repeated water shutoff requests during the week so now I get to pay overtime rates to handle this item over the weekend since they are not willing to do anymore weekday slots. After letting several issues slide, what finally made me terminate their services was the complete lack of ownership to resolve issues and not taking responsibility when things went wrong. Problems will happen, it's how people react to them that matter. Companies with integrity step up, take ownership, and do not repeatedly make excuses. The lack of ownership and constant excuses came from more than just one or two bad employees, this problem exists at the management level which has shown zero interest in properly addressing concerns and comes up with their own creative excuses. Based on my interactions with Twelve Rivers as a landlord, I now have significant concerns with Twelve Rivers ability to manage the building in general. There are relatively complex repair and maintenance tasks that must happen for the building over the next year or so and Twelve Rivers have proven themselves time and time again to not be able to handle even the simplest items. read more

I'm writing this review on a realtor named "Crystal B" from Twelve Rivers Realty". I found a listing that was on the MLS for several weeks...it was a "First Qualified App", so I contacted the agent on the sign. She sounded like a sweet lady at first. I had explained my situation to her BEFORE the app. She insisted that everything should be fine. So I put my fees and deposits and played the waiting game. She was texting and calling back and forth at first. Suddenly, I didn't hear from her, she hadn't return my calls, no texts, nothing. I looked back on the MLS the next day, and see that it's pending- taking backups. So what gets me is, if something is "First Qualified" then it'll be just "pending". Or if I'm mistaken, she could have at least notified me and explained what was going on. I had no further communication with this woman. She just made herself seem shady now that she has collected fees that are "non-refundable". I wouldn't have been upset if she had simply communicated with me first. She should have kept in contact and had up-to-date info on the listing...instead, I had to find out on my own. If she's going to be this way now, she would probably be this way when you're actually leased and trying to get repairs done and nothing happens. I cannot stand a non-communicative person who is in the same position to assist others! Just a non-convenience to myself, and my family. Just an inconsiderate woman. I hope she reads this because I would love to tell her, if she was simply honest, I would understand. But ignoring people, isn't polite and is very rude. If I could give her NO STARS I would. read more

I am so grateful to Lara Pavanelli at 12 Rivers Realty for helping our little family find the perfect house. She was tireless and took all of my concerns seriously. I met her by emailing the realty company inquiring about a property I saw on their website. We emailed back and forth a lot so that she could get an idea of what we were looking for. Then BOOM, she makes and sends us a spreadsheet of properties to look at. Next thing I know, she has contacted all of the realtors to get the inside scoop on all of them. She was available at my convenience to look at the properties with me. We went all over town, no kidding. She had such helpful inside knowledge on the neighborhoods, the homebuilders, the other realtors, and she even picked up on things that I didn't think to notice. She was super organized and arranged all of the subsequent meetings. She even came with me to a meeting despite the fact that she was about to fly out to Disney with her family. She was a Godsend. Paul was always available to answer my questions, which were many because I was a first-time buyer, and he took his time to walk me through the ins and outs of ownership. It certainly helps that he is friendly, eager to accommodate, and committed to customer satisfaction. I plan to purchase additional Austin properties in the future, and Paul will be my agent. While I currently have no direct experience working with the property management side of the house, based on my experience with the realty side, I will look to Crystal and company first when I have investment properties that require management. read more

Twelve Rivers is a rock-solid full-service real estate company. I have known Paul and Kevin (the primary brokers) for over a decade. I finally needed to sell one of my investment properties and decided it was best to hire someone that was really knowledgeable of the downtown Austin real estate market instead of just one of my family members. Wow, do these people work fast and hard. I had my place listed and on the market within 1 day. Paul even went to Home Depot to fix a couple light bulbs and stuff that was not working (without me asking him to do it!) Such a huge stress relief as I assumed I would be the one getting a laundry list of items to repair on my own before listing. My condo sold very quickly and they kept me informed the right amount during the sale. I have used a lot of different real estate agents and companies but believe me fellow Yelpers - these people are some of the best in the business (in Austin and beyond!) Use them! BEWARE Twelve Rivers Realty! This is a TERRIBLE company and to call them "property management" is a major stretch. We rented a property for 2 years and had a number of minor issues that turned into larger problems due to how they were handled by Twelve Rivers. Our first nightmare situation began right when we walked through our property for the first time since we had viewed it prior to signing our lease. As I walked through the property with my wife and newborn son the whole house reeked of cat urine and I realized that after walking through the carpeted upstairs and back downstairs onto the laminate wood flooring I was tracking footprints all over the place. It was then that I realized that my socks were soaking wet with carpet cleaning solution as they had JUST cleaned the carpets and did not have any windows open or fans blowing to dry the carpets. I walked back upstairs to see just how wet the carpet was to find it was completely saturated. As I descended the carpeted stairs I slipped with my baby in my arms and slid down 5 stairs on my butt. As my child screamed and my wife cried, I got Allison (who no longer works there) on the phone immediately to let them know the situation and find out why they hadn't had the carpets cleaned with enough time to let them dry (the previous tenant moved out 1 MONTH before we moved in). She told me that it was due to the rain and humidity and that the carpets not drying were out of their control and that she had to come out to "verify the smell." We had to stay 2 nights at an AirBnB and couldn't unload our truck until the carpets dried, which then became our responsibility. They did eventually replace the urine soaked carpeting, after 1 month! Things didn't get better. We had multiple failures: 1.) The fan above the stove didn't work (They sent their general handyman out who made a GIANT mess all over our kitchen, all over our stove and did not clean it up), 2.) There was supposed to be a refrigerator per our lease, there was not. They had no idea. (We had to wait another 3 days after moving in to get a fridge) 3.) The AC wasn't working and it turned out the air filters hadn't been changed in a year! (we had to replace all of the air filters from the previous tenants), 4.) The screens on almost all the windows were broken or didn't fit securely (they sent a bunch of workers out to make new screens, only they didn't replace them on the windows that needed them), and on and on and on. Everyone that was sent out to "fix" the problem wasn't qualified or professional, made a giant mess for us to clean up, never called us to schedule an appointment and would just show up, usually didn't fix the problem. We would give this feedback to Allison and she just gave us lip service. FINALLY when it came time to move out, nobody contacted us to do a final walkthrough or give us a checklist to make sure we got our security deposit back. I contacted their office requesting this over and over the final week only to be told "it's coming". I received it at 2pm the final day of our lease. In their checklist it included that we were responsible for changing all air filters, getting the house professionally cleaned and providing them the receipt, getting the carpets professionally cleaned and providing them a receipt and other items it would have been GREAT to know about prior to the final hours of our move out and after I cleaned the carpets and house myself. I called them immediately to let them know we shouldn't be held to those stipulations as they didn't communicate them to us with enough time. They said to send them an e-mail so it's "on record" and told me not to worry about it. I also included that we shouldn't have to replace the air filters as we didn't get new air filters when we moved in and had to pay out of pocket to replace them. Again, "no worries." I requested that they send me a copy of the final invoice before mailing us our security deposit with any deductions so that we can make sure that it is correct. They ignored that request. They ended up charging us $546.19 for everything from air filter replacement, carpet cleaning, replacing light bulbs (we replaced all light bulbs prior to move out), re-grouting the tub (this was necessary when we moved in) and more...I fought them and threatened to take them to small claims court but ultimately I am too busy and that's what they were banking on. I received a slight credit but still had to pay for things that we shouldn't have. Thankfully, Yelp exists and I can now tell our story to warn others before they make the same mistake we did. Also, we rented that property at $1,900/month and they wanted to raise our rent by $250 if we wanted to renew our lease. We declined and found a nicer place in the area for even cheaper! They have been so desperate to get someone in there over the past 4 months since we moved that they have lowered the rent to $1,750. Ha! read more

I was looking for my first home and was not only excited, but also very nervous to start this process for the first time. Little did I know that Paul had been selling, investing and developing not only all over Austin, but especially in the East Side for over 10 years, which was the exact area that I wanted to buy in. After countless showings, multiple offers, terminated contracts and a lot of back and forth, I closed on my new place just 2 days ago and am now moved in. More than anything, I appreciated and respected their knowledge and patience through this entire process. I trusted Paul's experience and knowledge of the market, and ended up getting a great deal! We have been renting a property that is managed by Twelve Rivers for the last month. Upon move in, we reported several issues that needed to be addressed, some of which were needed soon due to security issues. Calls have been unreturned, my husband has been told one thing and I have been told another on several different occasions. We have been given the run around, told that they are in progress, or told that someone else is addressing it and then they say it's someone else. We have called, spoken to in person, and emailed them and to date still do not have any of the issues resolved. If I were looking for a property management company to manage my rental property, they would be my last choice. Not impressed with them at all. read more

We leased a house through Twelve Rivers in late 2015. We needed to find a larger place quickly and our agent showed us the house. It was listed a three bedroom, but technically a 2 bed with office; we were in a pinch and decided to lease anyway. Problems started during the contract negotiation, we asked for the owner to provide lawn service. She agreed, but the clause conveniently disappeared from the contract. Fortunately, I caught it and got it added back. When we needed the negotiated landscaping service (initially, just mowing), Twelve Rivers went back and forth and never actually sent someone until we threatened to take money out of rent to pay for it ourselves. Ultimately, we had to contract a lawn service and invoice Twelve Rivers separately. When we needed landscaping, it took months of angry emails to finally get the contract negotiated, for roughly $200. Complete waste of my time and theirs, but we weren't going to pay for something that took so much effort to obtain. Finally, when we moved out, they charged us exorbitant fees for items that weren't in their move out list. Things like $50 for cleaning the dishwasher drain. On top of that, they didn't pay us for a washer and dryer we purchased and had approval to sell to the owner. It was only $100, not worth fighting, but indicative of the character of these people. If you have to work with Daniele, be prepared to deal with a scummy person. I own commercial property in Florida and work with a property management company. They don't nickel and dime tenants and operate in a professional manner, so my property stays occupied. The rent on the house was not cheap, so I had hoped for better service from this company. From reading the reviews, it appears they run a good real estate business. If I were the owner, I would reconsider my involvement in property management or at least replace most of the people involved in that side of the business. read more

I've used Twelve Rivers to manage a rental I own for the last 3.5 years. I've had the chance to inspect the property between renters and they have done a good job keeping it in good shape. And it hasn't all been on the tenants' dime, either. I've had requests for repairs needed, and I've approved each one - most minor but a few more involved things - all of which they handled quickly and managed thoroughly. They handle the day to day on my behalf, and relay needs and concerns from customers quickly. From my viewpoint they take a fair and balanced approach between tenant needs and owner interests. Overall, they have been well worth the management fee, and have treated my tenants well. I have recommended them to people on both sides of the landlord/tenant equation. read more

If I could give this company zero stars I would. These people are the absolute worst to deal with. Run Far away from her and her company. These people do not deserve any business that they receive! We had anticipated a move to Austin about six months ago and agreed to be added to their mailing list. The move never took place and we have asked numerous times to be removed fro them email list. We have unsubscribed multiple times and yet---Julie Beil and her emails keep showing up in our email in box. I called Julie today to expressed my concern and frustration. Instead of apologizing and offering a solution to the situation she was indignant and rude. I asked her if she would like me to call her and interrupt her for every inconvenience she has caused my husband and I. Just like these other terrible reviews, these are the type of people that blame every problem on everything else and everyone else. She wanted to blame constant contact. Just fix the problem.
