BEWARE Twelve Rivers Realty! This is a TERRIBLE company and to call them "property management" is a major stretch. We rented a property for 2 years and had a number of minor issues that turned into larger problems due to how they were handled by Twelve Rivers.
Our first nightmare situation began right when we walked through our property for the first time since we had viewed it prior to signing our lease. As I walked through the property with my wife and newborn son the whole house reeked of cat urine and I realized that after walking through the carpeted upstairs and back downstairs onto the laminate wood flooring I was tracking footprints all over the place. It was then that I realized that my socks were soaking wet with carpet cleaning solution as they had JUST cleaned the carpets and did not have any windows open or fans blowing to dry the carpets. I walked back upstairs to see just how wet the carpet was to find it was completely saturated. As I descended the carpeted stairs I slipped with my baby in my arms and slid down 5 stairs on my butt. As my child screamed and my wife cried, I got Allison (who no longer works there) on the phone immediately to let them know the situation and find out why they hadn't had the carpets cleaned with enough time to let them dry (the previous tenant moved out 1 MONTH before we moved in). She told me that it was due to the rain and humidity and that the carpets not drying were out of their control and that she had to come out to "verify the smell." We had to stay 2 nights at an AirBnB and couldn't unload our truck until the carpets dried, which then became our responsibility. They did eventually replace the urine soaked carpeting, after 1 month!
Things didn't get better. We had multiple failures: 1.) The fan above the stove didn't work (They sent their general handyman out who made a GIANT mess all over our kitchen, all over our stove and did not clean it up), 2.) There was supposed to be a refrigerator per our lease, there was not. They had no idea. (We had to wait another 3 days after moving in to get a fridge) 3.) The AC wasn't working and it turned out the air filters hadn't been changed in a year! (we had to replace all of the air filters from the previous tenants), 4.) The screens on almost all the windows were broken or didn't fit securely (they sent a bunch of workers out to make new screens, only they didn't replace them on the windows that needed them), and on and on and on.
Everyone that was sent out to "fix" the problem wasn't qualified or professional, made a giant mess for us to clean up, never called us to schedule an appointment and would just show up, usually didn't fix the problem. We would give this feedback to Allison and she just gave us lip service.
FINALLY when it came time to move out, nobody contacted us to do a final walkthrough or give us a checklist to make sure we got our security deposit back. I contacted their office requesting this over and over the final week only to be told "it's coming". I received it at 2pm the final day of our lease. In their checklist it included that we were responsible for changing all air filters, getting the house professionally cleaned and providing them the receipt, getting the carpets professionally cleaned and providing them a receipt and other items it would have been GREAT to know about prior to the final hours of our move out and after I cleaned the carpets and house myself.
I called them immediately to let them know we shouldn't be held to those stipulations as they didn't communicate them to us with enough time. They said to send them an e-mail so it's "on record" and told me not to worry about it. I also included that we shouldn't have to replace the air filters as we didn't get new air filters when we moved in and had to pay out of pocket to replace them. Again, "no worries." I requested that they send me a copy of the final invoice before mailing us our security deposit with any deductions so that we can make sure that it is correct. They ignored that request.
They ended up charging us $546.19 for everything from air filter replacement, carpet cleaning, replacing light bulbs (we replaced all light bulbs prior to move out), re-grouting the tub (this was necessary when we moved in) and more...I fought them and threatened to take them to small claims court but ultimately I am too busy and that's what they were banking on. I received a slight credit but still had to pay for things that we shouldn't have.
Thankfully, Yelp exists and I can now tell our story to warn others before they make the same mistake we did. Also, we rented that property at $1,900/month and they wanted to raise our rent by $250 if we wanted to renew our lease. We declined and found a nicer place in the area for even cheaper! They have been so desperate to get someone in there over the past 4 months since we moved that they have lowered the rent to $1,750. Ha! read more
