Before them, I had tried managing the property myself, which quickly drove me to reconsider, given the amount of time and attention it needed. I outsourced it to another property management company in the area. Unfortunately, that left a lot to be desired. After finding 360 Properties, my view completely changed on what it felt like to own a rental property. From the moment they took over, everything became easier, simpler, and significantly less stressful. 360 Properties has always been incredibly transparent, their bookkeeping and communication are fantastic, and they have an excellent network of people they trust to work on the properties they manage. Everyone I've dealt with through them has not only been reputable and professional, but genuinely a stand-up person. Most recently, that included Dakine and North Face Exterior, both of which did excellent work. What impressed me even more was getting to work with Nicole when it came time to sell the property. Initially, I decided to go elsewhere for a realtor and spent roughly a year to 15 months trying to sell without success. Eventually, I made the decision I probably should have made from the beginning and turned the sale over to Nicole. Within about a month, the house was under contract. The difference was remarkable. Nicole understood the market, how the property needed to be priced, the area, and the value that the specific location brought to the table. From there, the entire process moved incredibly quickly and smoothly. After working with her for years, I've always felt that Nicole manages the properties entrusted to her as if they were her own, if not better. That same level of care, knowledge, transparency, and attention to detail carried directly into selling my home. Whether you're looking for someone to manage a rental property or help you sell one, I couldn't recommend 360 Properties more highly. After experiencing property management myself, working with another management company, and trying another route to sell the home, I have plenty to compare against.

Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would highly recommend 360 Properties and if I keep and lease my condo in Cat Hollow, I will definitely use 360 Properties!!

Working with Teresa Carson was a wonderful experience. As I searched for a home in a new city,…read moreTeresa offered her wisdom and insight without ever trying to steer me in any one direction. She was not only professional and knowledgeable, but also thoughtful, forthright, and always respectful of my time (which was very limited) and my budget...also very limited. What really set Teresa apart was her sharp eye and honesty. She likely saved me from a serious financial loss (and potential health problems) by identifying a critical issue in a home I was ready to make an offer on. That alone showed how much she truly had my best interests at heart and not just to make a sale. Beyond that, Teresa was responsive, attentive, and a lot of fun to work with. Thanks to her, I was able to make one of the biggest decisions for me and my family with confidence and peace of mind. I highly recommend having Teresa on your team--whether you're buying, selling, renting, or even building a home.

It's unfortunate with all the good reviews for this place, we did not receive that same service…read more However, this is specifically about Michael Said who represents himself as part of this business. We were waiting on a house to move into and needed a temporary place to stay. Initially we felt fortunate to find this place as it was reasonably priced and we could rent it for six months. It was freshly painted but infested with cock roaches. Each time we notified Mr. Said, he did ultimately arrange for pest control. There were light switches that did not work, a closet door that would come off it's rails, missing drawer handles and we would find mice/rat feces in some cupboards in the kitchen. Mr. Said would have a maintenance person come out and fix things but typically not without multiple requests. But, we were only going to be there for a few months and we figured we would just tough it out. We barely unpacked since we were going to move again in a few short months. More than 30 days prior to our lease ending, we did notify Mr. Said that we would be leaving and not extend the lease. We also requested a "walk through" with Mr. Said. While he acknowledged the 30 day notice, he never responded to the walk through. On December 19th, more than ten days before the lease would end, we vacated the property but Mr. Said would not agree to meet. Ultimately, we left the keys under the door mat on December 21 as per Mr. Said's request. This was a full days before the lease was to expire and more than enough time for Mr. Said to walk through himself or with me to identify anything he felt should be addressed before the leased ended on December 31. But Mr. Said did not do this. On January 28, 2023 we received our refund and it was minus: - $150 for cleaning - $300 for "touch up paint" - $300 "yard cleaning & dead landscaping replacement" Given the constant cock roaches and rodent feces, I find the $150 cleaning to be excessive but we are not asking for that back. However, the place was newly painted and we never hung anything on the walls. There was absolutely not damage done to any walls that would necessitate any "touch up painting". The $300 is absurd and the lease specifically states "normal wear and tear expected". But there were no areas that needed touch up paint. It was winter when we moved out; Austin had just experienced several days of temperatures in the teens. You cannot possibly ascertain between landscaping that was dead versus dormant. However, there is no landscaping so I'm not even sure what they are claiming. There are two trees in the front and a big tree in the back. There are no shrubs, flowers or what they call "landscaping". While there might have been leaves on the ground, that's unavoidable at that time of year and no matter how often we could have cleaned up leaves from the trees, there would always be leaves. But there was no landscaping that arises to the $300 deduction Mr. Said took. I am a disabled Veteran who served 30 years for this country and it's appalling when people like Mr. Said take advantage of people. Again, I am posting this as Mr. Said represents himself as Realty Austin and for anyone who might do business with them, just to be aware of the practices of some of their people, specifically Mr. Said.

Frontier Title is a small company with an office in Cedar Park, and another one in San Antonio…read more I've worked with dozens of different title companies, some of which have been good, some not so much. A lot of of it depends upon the agent. I highly recommend Frontier and Becky if you're trying to decide. If you are an agent, I also recommend Lori, their marketing person. Everybody else here is also good, although I have not worked with all of them at this point. For agents, they have lots of swag, including nice yearly planners, big desk calendars, and some other things that personally I don't really care that much about, but some people do. I refer all of my clients to Frontier, and so far none of them have had anything but good things to say. They have nice closing rooms, and a good place to take photos afterwards, along with some confetti things that are pretty fun. They have lots of snacks for your clients at closing.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

We hired Austin's Texas Electrical Services of Austin (TECL #29127). One part of this was…read moreinstalling an outdoor outlet, which requires running a conduit. For this they used a flex conduit and to hold the flex conduit outdoor-rated fasteners need to be used. This was clearly not the case, as there is corrosion and rust clearly visible on the fasteners that were used to hold the conduit (see pictures). I'm sure of this because we also had conduit installed by another electrical contractor for another purpose on a similar exterior wall on the other side of the house that has zero corrosion on it. I reached out to them several times over the span of 4 weeks regarding this, and didn't hear back once. I also specifically remember that the person sent out to do the work was very rude and difficult to work with. This was particularly relevant for hanging a chandelier, since it ended up crooked and he didn't ask for feedback until after he had already taken down his scaffolding, and wasn't willing to put it back up. So to this day we still have a misaligned chandelier. Cost isn't all that matters. For what this level of quality you're better off either learning to DIY, or paying more to hire a better company if you want everything done right and good customer service.

They cracked the drywall and will not reimburse for the repair…read more I had a new direct line ran for a new outlet to the circuit box. When they were in the attic running the wire down the wall to the circuit box, for some reason they had a issue getting the wire down the wall. Whatever tool they used cracked the drywall directly on the other side of the wire. It was a pain having the drywall fixed. I had to remove my TV for the dry wall guy, take time off of work, and have the whole wall painted so it would blend in and not look like a patch job. The owner said he would reimburse me for the bill for the repair. I sent him a copy of what I paid the drywall guy but he has not gotten back to me. It is very hard to contact this company, if you call you will find you always get voicemail. I should of known better. Very dishonest company, I would stay far away from these guys even for a simple job like mine. Update 1: The owner texted me to let me know he intends to reimburse me but he has just been to busy. It's been over a week and I have not gotten any refund, so I feel there is dishonesty in this. Update 2: The owner never reimbursed me. As I suspected, he was lying. I lost quite a bit of money for a relatively simple job. If only I chose another company.

He said he'd find me someone here in Austin that I can trust. This turned out to be Steve Shire. The things that I liked most about Steve are: 1. He is very accessible. That was big for me. From previous experience with another guy, I realized that I wanted someone who would constantly keep me updated on our progress. In fact, when I mentioned this to Steve, he told me that if there was any issue it would be that he would provide me with too many updates. That, to me, was a good sign. 2. He is thorough. He took the time to explain things to me, and he seemed generally interested in actually helping me get the best deal I could. I didn't feel like I was just another transaction. I felt like he enjoys helping people and he offered me suggestions and ideas for ways to save money on any future work that I have done to the place. 3. He is a martial artist and has helped a lot of others find a gym.
