This is one of the worst property management companies in Austin. My building was bought and was transferred to them. Ive had to deal with Joanne, who was awful. I would email, I would call, I would get absolutely no response. When I did get a response she was crass and rude. Then I find out she moved into my building. This seemed really sketchy. Upon her immediate arrival, we started getting emails about noise complaints. This had never been an issue until she moved in. The tenants here, who she knew, are all in the mid 30s, shes double the average age. Everyone in this building is friends. She knowingly moved into a building with people who she knew had issues with her, and started immediately creating complaints. Twelve Rivers puts plants in buildings to kick people out so they can make more money. They are a horrible company with corrupt people. I suppose this is what Austin is coming to. Do not go with them. They don't care about tenants. Only money. read more

STAY AWAY! We dealt with their realtor Mark Thompson. He seemed to want to do everything possible to cause problems between us. Mark never negotiated for repairs. He never tried to get the price down. A good realtor always takes the inspection report and negotiates on behalf of his clients. Not Mark. We have had to spend $24,000 on repairs so far. When we got to the closing we found out that the owners were still living in the house. No reputable realtor would allow a closing to proceed while the seller is still occupying the property. In my opinion Mark was trying every trick in the book to get his commission even if it meant trying to cause a divorce. After the sale he kept emailing my wife to complain about me. If he had any kind of backbone he would have talked to me instead of hiding behind others. What makes this even worse is that when I tried to talk with Mark's boss all I got was a big "f--- you". A decent realty company would refund the commission we paid to Mark and issue an apology. Decent companies don't go around trying to cause problems. Maybe 12 Rivers wants to have a reputation as the realty company that tries to destroy families,, or maybe the managers just don't know what some of their realtors are doing to their clients. read more

Derrick Gonzalez helped us lease a home in Austin in just about a week! He was so helpful and patient - we saw multiple places and he listened to any concerns to find our ideal home. He is one of the few realtors that will now forcibly steer you to a property directly under his agency. His communication is top notch and replies SUPER QUICK with helpful answers. I recently rented a nice home for a year from Twelve Rivers. I left it immaculate - even hired professional cleaners to be sure it was perfect. Twelve Rivers charged me a $250 cleaning fee and other bogus charges, cheating me out of over $500. I have tried to go through proper channels to retrieve this deposit money and have met with a silent wall. read more

Amazing is the best word to use when describing Paul Smith and 12 rivers Realty .. I have used other agents in the past that where fairly good and Paul was 10 times better than any of them. Paul and his staff helped me in every aspect of my purchase from start to finish . There wasn't a request that they did not fulfill and their commitment to my home buying experience was second to none . When issues from my loan arose Paul took the time to help me get the loan back on track and made my closing possible. As my purchasing agent Paul protected every dollar of mine as if it where his own. Not only would I recommend Paul and his team if experts but I will also refer any family or friend to them with out thinking twice . Julie Biel @ Twelve Rivers Realty is incompetent. I met her at the property on Tuesday, Oct. 17th and immediately liked it. However, I had to wait a few days for her to e-mail me the application, because for some reason she didn't bring it *with her* to our meeting. I finally received the application on Friday, Oct. 20th. Unlike other real estate agents & property owners, Julie was unwilling to meet me at the property for me to give her the completed application & fee. She insisted I meet her at Twelve Rivers instead. However, due to the building's inconvenient location & my busy work schedule, the earliest I was able to make it down to 700 Rio Grande was Friday, October 27th --- only to be told: "Sorry, but your application won't be considered. The property has already been booked." This is a terrible way to treat potential tenants. read more

I just wanted to take a moment to share my positive experience with Lara Pavanelli at Twelve Rivers Realty as I engaged in my search for an office this summer. Lara responded to my phone call about a downtown property I considered leasing, but because the property was for residential use, she referred me to a commercial broker within the firm. Lara asked specific questions to make sure she understood exactly what I needed and passed this information on to the other broker. Meanwhile, Lara mentioned a potential lead for a commercial office space and followed through with me until we determined that the space had been leased without coming onto the market. After that, Lara stepped back to allow the other broker to try to find leads for me, but even then Lara kept in touch and offered to connect me with potential office mates to share space because I had mentioned this was an option I might want to pursue. Ultimately I found an office space on my own, and the property owner declined to pay for real estate broker fees because we moved into the contract negotiation stage without documented involvement of a broker on my behalf. I asked Lara about the cost of employing her and paying the fees myself in case I needed help with negotiations or interpreting the contract. Lara was extremely accommodating and offered to cut her customary fees significantly to provide the service to me at an affordable rate. Overall, Lara demonstrated a high level of responsiveness and attention to detail that made me very comfortable and confident that she was working in my best interests, and I would be very comfortable referring a friend to her. This level of service is exceptional and I wanted to make sure you were aware what an excellent job Lara is doing. read more

The management team at Twleve Rivers helped me lease my home along with the make ready process in a quick and timely fashion. Crystal, the manager was so sweet and on point in her direction in doing the best for myself and my new tenants at my home. I live in another state and she really helped me feel at ease with putting my home on the market. Anytime there are any issues regarding maintenance for my home, their staff is on top of it within 24 hours to make sure everything is up and running which is fantastic when your A.C. goes out in the Texas heat! My tenants feel like they can communicate easily with their staff and they are always so friendly and helpful when I call up and have questions. Kevin and Kelly were instrumental in our home acquisition. We moved cross country, which can be quite stressful! Kevin and Kelly were clearly experienced in enabling long distance transitions: their communication was timely, consistent, and invaluable. We actually switched to Twelve Rivers Realty after working with another agent. We weren't very familiar with the Austin area and our previous agent wasn't giving us the real estate background we needed to make an informed decision. As a result, we decided to try out Twelve Rivers. We couldn't have been more pleased! After the first hour with Kevin, we were delighted! He gave us the history of Austin's real estate market and discussed current zoning and future zoning proposals that correlated with long term real estate value. With his information, it made our targeted real estate search areas quite obvious. Kevin had a planned vacation, so Kelly stepped in and continued working with us. She helped us to find a home and go through the standard purchase process. She was professional, punctual, and helpful. AWFUL management company. They deserve ZERO stars. They give you an extensive to do list upon move out (one item mandates that you must pay for a professional cleaning and provide them a receipt as proof). We completed all items on the checklist prior to move out (even paid $200 for the professional cleaning) and left our apartment in great shape. Twelve Rivers refused to give us back our security deposit and wouldn't respond to emails and phone calls. If we hadn't moved across the country I'd have been at their office throwing a fit. They are completely unprofessional and are miserable to deal with. AVOID renting from Twelve Rivers at all costs. read more

Horrid management. My roommate and I signed a lease and guarantor contract for a south Austin location, and then were told a week later that the management changed the lease to a short term agreement, there by making it much more expensive. Oh and might I mention this was 5 days before we were set to move in and after I notified my work that I needed to transfer to the south location. We don't have the resources nor time to fight this very sketchy and dishonest maneuver, so looks like we're back to square one. They said they'd return the deposit and other fees but still have yet to see a dime. read more

This is literally the best property management company I've ever dealt with, and I've been a renter for years. They are prompt to respond, prompt for repairs, are fair in their assessments of 'wear and tear' vs culpable damage. They also are polite and professional. I highly recommend this company. Twelve Rivers is an excellent homegrown Austin brokerage. Just from working with them I've learned a ton about the Austin market and buying houses in general. Our agent is Paul Smith. My wife and I found out we were pregnant and needed more space, on sort of short notice, and Paul's been a great coach for us. We got excited about a couple of houses right away (and nervous about where we were going to live) but he convinced us to be patient and stick to our priorities. When the right house did come up, he helped us make an offer that stood out among a group of multiple offers. So excited for our first home! Paul lives Austin real estate, and I highly recommend him, and Twelve Rivers as a whole! Both Paul and Kevin Bown, the coowner, are masters of the Austin investment game. read more

The recent Onion Creek flooding is reinvigorating my hatred for this company, so two years later, I'm finally writing this review. My roommates and I were looking for an apartment around this time in 2013. We tried using Twelve Rivers to help us find a place to rent. I'm going to try not to put a specific person on blast, but the person that worked with us was either a liar or criminally bad at her job. She showed us a house in Onion Creek that was nothing spectacular but serviceable. We noticed the neighborhood looked kind of run down, though. On our way out of the showing, we saw several houses had big green X's spray painted on their garage doors. We asked the realtor what the deal was around here, and she said she didn't know. A week later was the 2013 Halloween Flash Flood in Onion Creek. Those houses were marked because they weren't safe in a flood plain. We would have lost everything if we had taken that place, and the realtor didn't say a word about it. I could have forgiven being shown places that weren't a good fit, and she showed us plenty of those, but the dishonesty/gross negligence behind pushing a place in Onion Creek in a marked neighborhood pisses me off. read more

Wanting to share my specific experience with Tim Landy of Twelve Rivers Realty, as I know how important word of mouth can be in this business. My girlfriends and I began looking for a place near Allandale to lease so we would be closer to work and farther from our boyfriends (a joke.) Time was of the essence so we took to sites and apps like Trulia, where we were overcome with scams and frauds at every turn. Always skeptical of a good price, we reached out to a few properties with various realtors and scheduled viewings on the same day so we could quickly make our decisions. By far, Tim Landy was the quickest to respond and the most welcoming to the process. Always patient and informative, Tim let me reschedule twice on our viewing and even moved his own personal appointments around to accommodate my tiny window of availability. He was prompt to show up to our viewing and was attentive and kind as we made our inspection. He made sure to handle our questions and concerns every step of the way and dealt with my sarcasm with a humor of his own. All in all, I consider this to be an easy going and positive experience and appreciate the help he provided us along the way. read more
