Both of them along with the rest of…read moreWG's team did an absolutely spectacular job of helping me prep the house for the sale, finding me contractors to do the prep work necessary the maximize the value of my house on the market, and guiding me through every last part of the sales process from listing to close. They did such a great job helping me prep and price the house effectively that we went under contract only x2 days after the house went on the market. Their process is truly best-in-class. There were several curveballs that came up in the closing process that, frankly, without Schuyler and Jennie's guidance and attention to detail would have otherwise prevented the deal from closing. Words can hardly express how grateful I am for their team and I can't recommend Williamson Group highly enough to anyone buying or selling a home.

I first met Schuyler Williamson at an Oracle-sponsored property investment workshop. This workshop…read moreprovided an overview of the market in general, & highlighted specifics about the Austin, TX market where we lived. He also shared some guidance on how to think about investment properties & what to look for. The session was informative & sparked my interest in working with Schuyler & his team at Williamson Group. From first meeting Schuyler in '17, both he & his team were literally as professional, courteous, thoughtful, & helpful as one could possibly hope a realtor to be. For example, he has an excel workbook property calculator that he updates frequently to help a buyer determine if a certain property mathematically makes sense to purchase given your investment profile. He gave that away for free after that workshop. Upon engaging him to sell our Austin house, he first visited our home & did a walk-through of the property. This walk-through included suggestions from him on things to do to ensure we had a quick sale at a fair price (i.e. great pictures, strong house "launch" weekend, furniture, etc.). He then invited us to meet at his Austin office to go over our goals for the sale of our property (i.e. timeline, price, buyer type, etc.). Here's where their team went above & beyond: 1) They hired a photographer to take pictures of our home. Her pics came out beautiful & put our property in the best light possible - highlighting key features of the property like the large backyard, natural lighting inside the home, curb appeal, & got just the right angle to showcase each room in the best light. 2) He then walked our entire neighborhood & knocked on 100+ doors, letting our neighbors know we had a showing coming up the following weekend in case they had any friends/family moving to Austin who might want to live nearby. What he didn't tell us was that he broke his foot a few days before this door-knocking session, so he performed this task in a walking boot. 3) They also posted our house on dozens of listing sites, like Google Base, Trulia, Zillow, Facebook, & others. We had 20+ families come through to look at our house that Saturday. This created an environment that encourages people to submit higher offers quickly due to the perceived demand of the property. We got a few offers that first day, including a cash offer that was less than our listing price, & a full-price offer with financing. 4) Now came negotiations with the buyer(s). The cash offer fell through, but the full-price offer looked promising. That family came to walk the house a few days later & provided feedback to us relayed via Schuyler. Most of their requests were reasonable to accommodate (i.e. painting scuffs on the walls, fixing a sprinkler), but they also requested that we replace the driveway that had cracked & noticeably shifted. 5) Schuyler coached us on options throughout this negotiation. We ended up working w/the Lennar team in Bradshaw Crossing to replace 2 sections of the driveway at their expense. While out of warranty, Lennar did the right thing & replaced it which would have cost us likely $7k-$10k if done at our expense. 6) The sale closed, & the Williamson team gave us some celebratory parting gifts & hugs as we parted ways to move to FL. In summary, there are very few people whose character shines through in the way they do business every day. Schuyler & the team at Williamson Group are in that select group who treat others the way they want to be treated. While never pushy, they made sure to speak up when they had an idea they thought worth mentioning. I would trust this team to sell a TX house in a heartbeat. They'll make your buying & selling experience as smooth as you could hope for, & help you put your "best foot forward" when you list your property. Highest compliments to the team - Gracie Edwards, Taylor Wilson, Kristen Williamson, Stephanie Ramsay, Mary Simpson, Sharon Kennedy, Max Leaman, Cory Older, & of course Schuyler Williamson. You guys keep up the great work, & may God continue to bless all that you do!

We met with a couple of realtors before Nikki, but it was a bad experienced for us. Nikki is honest and hands-on (she even met us during her day off and to show us a house at 7pm.), and she really helped to take the pressure off our shoulders. Nikki made the process incredibly easy and took extra steps many other Realtors don't (but should). The best part about working with Nikki was that she was always more focused on answering our questions, giving us good advice, and finding homes that met our needs than she was on closing a deal. Nikki explained that her job is more about helping a family find their perfect home. She proved that time and again with her thorough knowledge of home construction and the local market. Every time we viewed a new property Nikki would perform a methodical inspection, looking for signs of problems and commenting on the quality of construction, finish, appliances, etc. Nikki also helped us to negotiate and get the price we were comfortable with. In the end we found the house that was perfect for us and are loving it so far. We highly recommend Nikki O'Rourke as realtor and JB Goodwin Realtors San Antonio to anyone looking for their perfect house. Thank You and God Bless, Nikki!! - Joan and Travis

However, we unfortunately learned some difficult lessons that ultimately cost us our earnest money. Even though our agent filled in all of the contract details, he did not alert us to the importance of the 21-day financing deadline. We were working with Veterans United, and our financing was ultimately declined due to their policies around mineral rights--something we didn't find out until after the 21 days had passed. Neither our agent nor the loan officer warned us that time was running out, or that we were approaching a critical deadline. As a result, we missed the window and lost our earnest money, which was a significant financial loss for us. Ultimately, I take responsibility for trusting without verifying. However, I relied on our agent to look out for our interests and to guide us through the process--especially on key contractual deadlines. That trust, in hindsight, was misplaced. If you choose to work with The Stacy Group, I strongly recommend reviewing every line of your contract yourself and tracking your own deadlines. Do not assume that the agent will alert you to time-sensitive requirements unless it benefits them directly. A bit more communication and proactive guidance from our agent would have made all the difference in this outcome.

This year, we went to an open house on our own and texted her on Easter Sunday that we wanted to make an offer. She jumped right in, helped us navigate a multiple-offer situation, and we got the house. A few months later, she helped us sell my first house in a much tougher market. She helped us figure out what was actually worth doing before listing and how to price it, and we were under contract by the end of the first weekend. Her whole team was great to work with, too. Haley on the buying side and Candy on the selling side were ON IT with emails, information, deadlines and every question we threw at them, no matter how asinine. We've now bought two houses and sold one with Nicole, across some very different Austin markets. The fact that we've gone back to her every time probably says it best.
