I gave Jordan the phone number to the management properly that I eventually rented from! I would not recommend Jordan or his company for two reasons. 1.) After explaining to Jordan what I was looking for a lower crime neighborhood and less transient people. Jordan recommended The Summit apartments where residents expressed numerous transient issues. (Jordan does not know the properties at all he is just in sell mode to get his commission) 2.) They, Jordan and Smart City, are just interested in "closing the deal" and have very little sway with the properties. They, Smart City, doesn't hit multiple properties. Smart city just pushes the properties on a preselected list where I suspect Smart City gets the most commission. The leadership cannot be that great if this is their business plan! Push the properties on their preselected list! Like I said I had to go to the neighborhood that I liked, 45th and Guadalupe, and get a flier from one of the properties and then call the properties listed on the flier. I ended getting the apartment on my own. DO NOT WASTE YOUR TIME.. Smart City only wants to close the deal and collect full commission on the least amount of effort on their part. I will not do business again with Smart City! Such a waste of time!

It's a really quiet area and the tenants are friendly, but keep to themselves. I've never had to file a noise complaint or had to complain about a neighbor. The pools are nice and generally speaking it's a no-frills complex that's conveniently located and feels safe. I lived in one of the pre-renovation units which is the only reason it's four stars instead of five, but I have seen the newer ones are absolutely gorgeous, and he even still enjoyed my own with the bit of disrepair it's in. On top of that, the pool is being misused -- residents have been engaging in sexual activity in it, and management has not drained or properly addressed this issue. If you are considering moving here, be aware that both health and sanitation concerns are not handled responsibly.

This place has had multiple break-ins, cars stolen, and property damage -- yet management seems…read moremore concerned about stopping residents from using personal cameras than actually protecting us. Their excuse? "Privacy." Privacy for what? People not picking up dog poop? Selling drugs in the parking lot? Let's be honest, cameras pointed at our cars aren't invading anyone's window. What's worse is the selective reinforcement. They ignore pets off-leash, cats roaming, and dog feces everywhere, but suddenly cameras to protect property are a huge problem. That's not only unfair, it's illegal. Tenants could easily come together and get a lawyer, because you can't enforce some rules and ignore others. Meanwhile, the "security" here is just a gate anyone can get through. Instead of targeting residents who are protecting their own property, maybe management should invest in real solutions -- on-site security or cameras that actually deter crime. Until then, it's clear they're more worried about appearances than tenant safety. Remember that your lease is a binding contract between two parties. Both parties have to live up to their portion of the contract. The management company has to follow that lease just like you do. Selective reinforcement is a breach of that.

We lived at the Park at Monterey Oaks for nearly two years. First in a unit in building 4 where we…read morehad zero issues and genuinely loved it. Then we paid a lot of money to "upgrade" to a larger unit in building 7, starting January 2026, which turned out to be a complete lemon with multiple problems. From day one in the larger unit, we discovered a severe German cockroach infestation. We asked to move back to our old apartment and were told it had already been re-leased. What followed was months of bi-weekly pest control visits, and disruptions, and while the result was definitely less cockroaches, still, there were cockroaches. We kept all food in airtight containers and cleaned obsessively to keep them at bay, but they we're ultimately impossible to eradicate. We also moved into an apartment with improperly installed carpet in every room, where it was curling up at the corners because they didn't cut it long enough or tack it down. There were holes in the drywall in the kitchen and laundry closet. We were also given a broken refrigerator that took maintenance weeks to replace after multiple attempts to repair. A month or so after moving in, a sprinkler line was accidentally severed by a maintenance worker doing a sprinkler inspection. This flooded our closet, and resulted in us having to have an extremely loud industrial fan and dehumidifier running in our home for several days, preventing us from working, as we both work from home. Later on in the year as it heated up outside we experienced back-to-back AC failures that required a full unit replacement, with welding done inside our home that caused us serious breathing difficulty. The straw that broke the camel's back came in June, when we returned from a trip to find our kitchen flooded, water dripping from the ceiling light fixture, and a powerful mold smell throughout the unit. The leak had apparently been coming from an upstairs neighbor's AC unit undetected for approximately two weeks, despite the property's smart home leak sensors. When a maintenance worker later cut open the wall to dry it out (with another industrial fan and dehumidifier left running for 6 days) I experienced immediate throat tightening and difficulty breathing and had to stay outside on our back patio, even though it was close to 100 degrees. I eventually had to purchase N95 masks and a HEPA filter air purifier, just to breathe inside my own home. We couldn't work, couldn't sleep, couldn't use our kitchen, and our dog with Addison's disease required extra medication from the stress of the constant noise and disruption. We formally requested help many times. To be moved to another unit. To be reimbursed for lodging while repairs were being done. And ultimately, to be released from our lease without penalty given these extraordinary conditions. Management acknowledged the issues but declined help of any kind besides "repairing" their own property. We had no choice but to pay the early termination fee and leave. Throughout all of this, maintenance responded quickly to every request. Carlos and Elmer are great! I want to be fair about that. But the response from Britnee was cold and transactional. She refused to even acknowledge my reports of mold in the unit after repeatedly asking for mold testing. My suspicion on that is that it would have admitted something that would have given us a legal way out of our lease, so she just flat out ignored multiple formal requests for testing. Even Melissa who had previously always been so friendly stopped saying hello when I saw her out while walking my dogs. That part really hurt because I kind of thought we were friends. I realize these ladies work for Northland, a heartless corporation, and are probably stifled by company policies and not allowed to show human compassion when it comes to a situation that might cost the company money instead of make it, but I don't know how they can live with themselves or sleep at night. I used to recommend this community to everyone I knew. I won't be doing that anymore. If you're considering renting at the Park at Monterey Oaks I would strongly encourage you to ask pointed questions about your unit's maintenance history before signing anything.
