I moved in my apartment in March of 2025, my very first day (actually weekend) I noticed my upstairs neighbors in apartment 1482 were EXTREMELY loud (stomping, moving furniture, running, dropping things) , they were so loud that I assumed they must also be moving in at the same time. So I just dealt with it the first weekend assuming it would stop after a week or so. I was completely wrong, I have lived in this apartment for almost a year now and the insane amounts of noise have never stopped. The noise starts at 7 am when they wake up and continues all day until as late as midnight. It's 7 days a week, every single day. I have wondered to myself this entire year how it's possible for someone to walk around their apartment all day, move furniture, stomp and drop things consistently for 365 days. I still don't know. I have brought this up to the leasing office 4 times and they simply do not care. I've sent them video footage of the excessive noise and they rarely respond to my emails. They claim to have had "internal" correspondence with my upstairs neighbors but they have followed up with me exactly 0 times about their correspondence. They have not been proactive in addressing the issue and checking in with me to see if the problem has been resolved. The only time I received an update was when I went to the office to complain again at which point I asked for an update on my last complaint. I lived in a previous apartment for 3 years prior to moving to the Guthrie, also on the 3rd floor with upstairs neighbors and I didn't hear or think about my upstairs neighbor a single time in those 3 years. I'm sure other apartments are probably fine but from talking to other residents here as well the leasing office is either incompetent or they don't care when it comes to issues beyond a simple maintenance request. There are new apartments popping up all over Austin, take your money elsewhere.

Special shout out to Stephanie Rogers who is just amazing. So responsive, understanding, and is just overall great to work with. The Cons: For those who don't have a reserved spot, the spots SEEMED to be a bit tight (We bought a reserved spot) Do NOT live in one of the units on South Lamar. They are single pane windows and it sounds like you are living on the street. You will hear every car whiz by, Dog park sucks - tons of dog shit there (not sure why folks don't just pick it up) Mixed feelings on the people living here. One of the main draws was hearing about how great the community was. We've met some good people here and others who won't say hi or wave back. Your experience will DEFINITELY depend on the unit you are staying in. We have a balcony that backs up to and overlooks a bunch of trees which is really nice. Overall, a very solid place to live.

When it was time to renew my lease, the required paperwork was not sent to me on time. I was then told my lease could not be renewed and received a notice taped to my door requiring me to vacate within five days. During my entire residency, I paid my rent on time without exception and never had a single issue. I explained the situation and provided a documented, time-stamped email showing that my renewal notice was sent after the required sign date due to their delay. Only after this documentation was shared did they offer to "make an exception," which felt reactive and unprofessional rather than supportive or accountable. Beyond the lease issue, the mail and package LUXER room was broken into multiple times, creating repeated and unresolved security concerns. There was also a significant leak in my ceiling that I reported on three separate occasions. Each time, the service team brushed it off and downplayed the issue, despite it being persistent and clearly serious. The parking situation was equally problematic. My car was hit multiple times while parked on the property. Residents are required to sign a disclosure stating the apartment is not responsible for any damage, even though parking is on their property and strictly controlled. Parking is limited to designated areas, and residents are charged questionable fees for the three so-called private parking spots on each floor. As a female resident, this raised additional safety concerns. I was often forced to park far from my unit and walk multiple flights of stairs to reach my apartment, especially at night, which did not feel safe or reasonable. Taken together, these experiences reflected a consistent lack of care, communication, and responsibility, ultimately making it unreasonable to continue living there.

Our leasing agent, Melanie, was incredibly patient and relatable. We toured in the early afternoon and ended up coming back near closing to sign the lease with her. We also met Rich and Eddie, who were just as professional and helpful from Day 1 of move-in. When we had an issue with our PODS delivery, the Facilities Manager, Nick, went above and beyond to help us get it resolved. He also walked through the apartment with us to address a few concerns. The location of 700 River is unbeatable. It's right next to Rainey Street, by Lady Bird Lake, and close to downtown. You can walk, run, or scooter everywhere, and rideshares are super affordable. We're on the 30th floor facing Rainey and can still hear music some evenings, so just something to note if you're sensitive to noise. We've been here about five months now and have loved every moment. The staff is amazing, the amenities are great, and the architecture and design are beautiful. Courtney hosts fun and creative events that helped us meet other residents and try new things like paddleboard yoga. And we have to give a special shoutout to our favorite security officer, Ozornia--he truly goes above and beyond. He's always cheerful, remembers most of the residents, and clearly loves what he does. We've lived in several luxury apartments across the country, and 700 River is the gold standard. The management genuinely cares about resident feedback, and that makes all the difference.

My move-in was delayed by over a month because the unit wasn't finished, and I only received a $1,000 rent credit despite having to find temporary housing with only a couple weeks notice. And then when I finally moved in, the apartment was still an active construction site with contractors constantly coming and going. The biggest issue was the flooring. It was poorly installed, with large gaps and loose floorboards throughout the unit. Despite months of complaints, it was never properly repaired, and I was eventually injured because of it. I was also promised blinds before moving in, but they weren't installed for over two months, making it difficult to sleep in a penthouse full of windows. I ended up paying for a hotel for about two months just to get proper rest and was never reimbursed. Also I was forced to extend my lease by months to get these blinds installed, even though they promised to have blinds in the unit before moving in, which having blinds in any apartment, let alone a $20k a month penthouse, should be standard and not charged extra for anyways. Other issues included scratched countertops, cheaply built closets that gave me splinters, an AC system that never properly cooled the primary bedroom, and months of construction while repairs were attempted, all without any compensation. When I finally decided to leave because the unit was unsafe, ownership attempted to charge me roughly $100,000 in early termination fees. For a property marketed as luxury, the quality, service, and actions by the ownership fell far below expectations. If this is how ownership treated someone paying nearly $20,000 per month for their premier penthouse, I would be concerned about how other residents are treated as well. For all these reasons, and more which I didn't even mention, I would not recommend this property to anyone.
