We got a nice house, have no qualms about that. But we hate the HOA and it's management and I've even served on it. The home had floors improperly installed on it and the floors are cracked but the builder refused to do anything about it saying it was outside their timeframe. It was improperly installed! There is no timeframe for that. The builder dragged it out until the statuate of limitations was up. I'll have to sue to get that rectified. Not going to use Redfin again because the Realtor was told what We wanted and gave me something else and we had a tight timeframe and we had to live with it. Have one good neighbor and one horrid neighbor. We could afford land and we think the builder just gave the Realtor too many perks and kickbacks for her to really dig in and find the land and home we wanted. I did however 2 weeks after we moved in, found the land and house I wished she had shown me in my price range that was on the market for months, but I am sure that builder cash and incentives were just too enticing instead of getting our family what we asked for. We are not as secure as i wanted to be with land and the ability to grown our own food. The HOA went nuts when we put up shadecloth to protect our vegetables from the scorching Texas Sun that bakes everything into shriveled submission. All the neighbors want to lollygag into our yard. Another reason we wanted to be out in the country. We put up a scaffolding around the garden that they've no problem with but once you put up black shade cloth they want to tell you what color and how high when other people have trampolines that look much the same as the shadecloth and are visible from roads far away. People could mind their own business and I have a right to grow vegetables. We have a way around this involving the American flag as you can have that on your property and it will be suspended over the garden, but we'll cross that bridge when we come to it. Had we been put into land with a house I would not be complaining about the HOA. So make sure your Needs and Wants come before your Agent's desire to collect builder incentives and shove you into a pretty house that fills your needs for a roof over your head, but not your need to be left alone by your neighbors and community. Recently went looking for another home in the Dallas Area and there is a redesign feature on their website. I'm sure it is AI driven. It doesn't understand the function of furniture, doors, floor mats & plumbing in a bathroom, but it does understand the types of items and different styles of homes like, Modern, Rustic, Industrial, Coastal, Beach etc. Now, mind you all these photos are for the same space. The AI is wildly imaginative about how big the space actually is and I'm thinking that the "tool" isn't really tweaked enough to be ready for primetime as the results are pretty hilarious and entertaining.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

We came in not knowing the areas, the differences between neighborhoods, or even what type of home made the most sense for us long term. Julie helped us break it all down in a way that was easy to understand. She was very knowledgeable about different neighborhoods, school districts, and what each area actually offers. That helped us narrow things down quickly without feeling like we were guessing. One of the biggest things she helped us with was understanding the pros and cons of new construction versus existing homes. She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. She also did a great job balancing both my preferences and my wife's. That's not easy, but she stayed patient and helped us find common ground without ever pushing us. We also spent part of the process renting, and she supported us through that phase too, which we really appreciated. Overall, she's thoughtful, informed, and genuinely cares about helping you find the right fit. Highly recommend.

Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.
