Most of the grounds at Kohl's ranch are beautiful. The room I had on 5/4/13 was not all that well kept. There was a giant hole in the carpet in front of my door in the corridor. My message light on my phone was constantly on and I was told that it it broken and does not turn off, message or not. The sliding screen door on our patio was mostly off track and by the end of our stay was fully off track. The plants in the patio planters were 1/2 dead and a big eye sore. The planters on the parking lot side of the patios were mostly dirt. My friend made the reservations and she told me that I would have the larger of the 2 rooms reserved with a kitchen and 2 beds. Upon check in we were given a king room with no kitchen. At least it had a microwave and fridge. With 3 kids with me I knew that 1 king bed was not going to work. I went back to the front desk and was told that they were sold out and no other rooms were available. The staff offered me roll away beds. I asked for a pack n play and 1 roll away and they were promptly brought to my room. They worked. There was no lounge chair or love seat in my room. Other than the bed the only seating was a small 2 top table. When my friend arrive we got to check out her room. She had a king bed, creek view, lounge chair, fireplace and full kitchen. So much for me getting the larger room with a kitchen... The hotel/resort staff was very helpful with everything from extra towels to band-aids and coloring books for the kids. The toiletry items were Diamond Resorts branded and I expected them to be awesome. The shampoo smelled horrible like hospital anti-bacterial soap and the conditioner didn't smooth out the hair at all. I recommend you bring you own if you go. The room had a nice wall mounted TV and DVD player, which was convenient since we had brought movies with us, however some maintenance had to be done before we could successfully watch a move. I had to unplug and re-plug all of the AV cables from both the back of the TV and DVD player before we could get decent sound. AVOID THE RESTAURANT!!! Food there is terrible unless you order only fried foods or salad. You might also want to bring your own drinks as theirs are yucky. read more

The service was terrible and they weren't following COVID guidelines. We checked in and the front desk staff told us our rooms weren't ready and wouldn't be ready until after the check-in time of 4pm. Then, customers behind us checked in and were able to get rooms. We ended up leaving and staying elsewhere because they made us wait around for our rooms to be ready. Not only were they inconsiderate of our time, but the staff were straight up rude and didn't apologize. To top it all off, one of the women at the front desk wasn't wearing a mask when interacting with guests. read more

This is a really nice place to stay, we bought a groupon and it was totally worth the money. We got there to check in and the young lady at the counter only had two twin beds available. My wife expressed that this is our honeymoon and and that we would prefer not to sleep in separate beds. The lady helped us out by giving a very spacious room, I think it was meant for someone in a wheel chair. The lobby was warm and inviting, wood furniture doors the works. The staff was super nice and they have coffee machines and water dispenser in the lobby. Getting to our room we have a personal refrigerator a queen sized bed, a nice sized TV, a desk with all the free stuff on it, a safe for valuables, an iron, a ironing board, a hair dryer. Man just a upscale place. The bathroom was very spacious and was really nice it has all the little bathroom stuff needed for a weekend stay, like shampoo and conditioner and hand soap. The bath tub was very small. There was hardly any water pressure and the shower head was a retractable one and it didn't work very well. The bathroom had a small Heater which my wife tells me is common in cold places. The grounds were nice they have games outside like shuffle board, putt putt golf a huge chess set, bocce ball, basket ball. Needless to say you shouldn't be bored. There is a horse ranch up the road a bit and for a nominal fee you can take a hoarse guided tour. The pool and spa were very clean and after a hard day of hoarse back riding that hot tub was the bees knees. There is a restaurant adjacent to the check in counter. The food is a bit pricey but dang was it good. I have pics of that. Well I will be staying here again. I truly enjoyed my stay and only wished I wax hear for the entire 7 days of my honeymoon. read more

After my experience with Kathy at the front desk, I am extremely displeased. They do not know how to manage high volume occupancy. When we arrived I verified with her that I did not want the account charged on file, she said oh okay no problem I have the one you want everything is good to go. We then were expected to check in at 4 and the room was still not ready. Proceed to Sunday when I realize the wrong account was charged and I was over drafted. When I went to speak to Kathy she basically told me it was my fault and that I was wrong, she verified the last four. She then proceeds to tell me she can't do anything about it and if I have a problem I should speak to the manager. After spending over 500 dollars staying at this place, you would think the customer service would be a little more classy. Very displeased with them and quite honestly I won't return after that experience. read more

The property is situated in a very beautiful area. Loved the surrounding forest and being near Tonto Creek. The place has a lot of history and was probably a fantastic destination at one point in time. I could have done without the cowboy kitsch and the rooms were a bit dirty. Also, it's owned by a corporation with a CEO that gave himself his own tv channel: complete with his yapping face 24-7 (kinda creepy). We ate dinner in the canteen which was pretty sub-par, except for the elk chili. The staff was helpful and friendly. The room had a nice private patio. Another plus was that the place is dog friendly ($20 a night if they stay with you, $5 for a kennel). read more

Before I rant about the negatives, the venue and staff were really nice and we enjoyed our stay there. Too bad we won't be coming back. My negative review comes from the billing nightmare we've gone through since staying there. They charged us for 2 nights when we only stayed one and after being pushed around to 8 different departments and an hour of phone calls, We finally talked to the front desk. They told us it could be a few weeks before the reversal credit would process. The fact that the "international" Diamond Resorts company couldn't even handle a simple billing inquiry doesn't give me faith in this company. Attended a wedding and stayed 2 nights. The front desk staff were great. The restaurant food was good and the wait staff were attentive and friendly. The kitchen staff were very accomodating and the food for the rehearsal dinner was amazing and well presented. The hosting crew did a great job for the reception. The hors d'oeuvres were tasty and well sized, and the staff was friendly and helpful. Guests appreciate the small gestures like taking notice of what the chidren in the party like and making them feel special, even just green olives to a little girl! We hope to go back soon. read more

This place was fantastic! Our family took our first road trip to Payson Arizona this week. After staying in this adorable 2 bedroom cabin (#205) this week we can not wait to return. My husband and I loved having our morning coffee on our private deck that over looked the creek. Breathing the fresh morning crisp air really made the moment sweet. Then at night enjoying a glass of wine while watching the fire after the kids went to sleep. My daughter loved having her own room, swimming in the pool and playing the outdoor games. My little guy loved the swings. We had dinner at the Country BBQ joint in the lobby area. Fantastic!!!! Clean plates all around! Just wish they were open for breakfast during the week. That would have been the 5th star. It all worked out with cooking our own food once we hit the store. Bottom line, we love it here and can't wait to return with more friends and family. read more

The property is nice, and it is right on tonto creek, so you can hike right by the property. Also, Derrick & Horton Creek trailheads are about a mile north. It's beautiful country. The accomodations were good, we were in a cabin, it was roomy and would have slept us & the kids if we chose to bring them. Check-in was a charlie-foxtrot. Like most places check-in time is 4pm. We arrived early and were told that while our cabin was not ready yet, it would be ready by 4. So we went for a walk and came back at for. Oh, goodness, we're so sorry... your cabin isn't ready yet. Another walk. Back at 4:45. Oh, so sorry, they're still cleaning it. So they let us put our stuff in the cabin while we went to grab a snack. Came back at 5:45. They're still cleaning it. Seriously. But we'll give you your keys... which were for a different cabin than we'd put our stuff in, because they'd given that to someone whom they had managed to check in. We expressed our discontent, they moved our things and we were finally in our cabin at 6:30. We wasted most of an afternoon we could have spent hiking. Had dinner at the restaurant and breakfast the next morning. Dinner was awesome and the service was good. Went to breakfast the next morning, were seated promptly, and waited 20 minutes to place an order (2 wait staff on duty, and 3 occupied tables). Then our food came out somewhat piecemeal about 30 minutes later. Scrambled eggs and oatmeal... I'm not kidding. I don't think I would recommend this establishment, or stay there again. read more

If given the opportunity, I'd rate this property a 2.5. My wife, son and I stayed there for the Fourth of July. The positive: beautiful property with lots to do (hiking, swimming, volleyball, basketball, horseshoe, bocce, etc), nice staff, comfortable bed, and a nice porch/patio for each room. The negative: when we visited, the restaurant and pool were both closed (yes, on the Fourth of July!). For a Diamond resort propriety, and one that's quite a drive from other restaurants, such negatives are pretty bad. We stayed there because it looked like it had everything (a one-stop shop), but that wasn't the case. read more

We love staying at Kohl's Ranch! There's so much to do on the property for the whole family. We'll come back year after year.

We stayed here one night this week, and recommend that everyone avoid this place. Check in is 4 PM with 10 AM checkout. We were pretty tired from driving all day and stopped in a couple of hours early t ask for an early check in. The young male had a one word response: "NO". that was it. No explanation, no suggestion about when a room might be ready. So we came back at 4 and checked in. During the lengthy check in this same process the same young male informed us there was a $200 "security deposit", plus, per usual, he had to scan our credit card. We then had to sign off/press "accept" on what must have been 10 pages or so of a contract. We have stayed in MANY different properties over the years, and this large security deposit and massive rental contract were a first, We went to the room, to clean up to go to the pool. The rooom was nice enough, but in the TINY bathroom there was one small, 28 oz container of shampoo/conditioner. Thats it. For two people, my wife having a full head of long hair. Oh, and two small bars of motel soap. So we showered and went to the pool area. There is a Jaccuzi/spa there, that was green, and had a small 8" X 11" sign, "out of order". Soon, there came 3-4 families with small children. The adults proceeded to get into this spa, and allowed their small children to enter this health hazard. We report this to front desk personnel, who did nothing, had no reponse. When we checked out the next morning (oh, and there is a sign in the lobby that says there will be a $100 fee for checkout after 10 AM), we made sure to take many photos of the room to document that it was in excellent condition, and I made sure to get a written receipt. So this morning, I went online to check my credit card statement, and there are TWO, $200 charges pending for this place!!! I called, and the person talked to said she couldn't log on to their system, and would call me back. I still haven;t heard anything. Obviously I can and will dispute these charges. But we STRONGLY recoomend you avoid this place at all costs; there are plenty of other lodging options. read more

First time here and we loved every second. Had a creek facing studio room with a cute kitchenette. Perfect for bringing your own food and saving some $$. Room was darling and very clean. Grounds were beautiful. Staff was very friendly. We ate at restaurant one night and food was great! Bartender Taylor pours great drinks. If they are offering the S'More Cones in the lobby in the evening, get one! They're amazing. Easy hour and a half drive from Chandler. We love Kohl's Ranch Lodge! This was our second time staying here and we will definitely be back. We stayed in one of the studio rooms and it was quiet, comfortable and perfect for our needs. The grounds are beautiful with plenty to do and explore. And you can't beat the location, we played up on the rim for the day. We've been going to Kohl's Ranch for years as Diamond Resorts owners. We love it....however...over the past two years it has gone to the dogs....the creek is overgrown with weeds so you can't even see it now. Maintenance in general is almost non existent. read more

We came up to celebrate my daughter's birthday. I called the staff several times with random questions making sure they could accommodate and each and every time they were more than helpful. The 2 bedroom cabin we rented it adorable. Kitchen is fully stocked with anything you'd need to cook a meal. A full size fridge is also in the kitchen. Awesome place to stay! read more

3 stars, I loved the fact we were in the outdoors enjoying the fun stuff to do around. They have bocce ball, tennis, basketball, horseshoes, hiking trails, creeks, hammocks, and just beautiful forest. The service was also phenomenal, there was always over the top service when I asked a question or asked for help (I was blown away by this). The negatives were the poor WI-FI internet service and the beds, although the beds were pillow tops I still had a terrible back pain after sleeping there for a few days. I hate to only give this place 3 stars because we really had a good time but I cant go back if I cant sleep. I maybe a little over-dramatic since my bed is heaven at home but for what you spend and they didn't put that much money into these cabins (not like it had granite counter-tops), they can spend a couple of dollars on a nice mattress. read more

Just had an amazing experience at Kohls ranch lodge. New staff Christina, Sherri, Tory and Tyler. They all did an excellent job. Friendly and out going. Tyler was exceptional. He was able to accommodate our every need. What a great new addition to a fabulous Gem like Kohls. I read a number of traveler reviews on other sites as well as these on Yelp before we went. So, first, we exchanged into this resort with our timeshare and had limited options. It sounded like a nice out of the way location. But, we were worried about the accomodations nonetheless. So the cabins look really nice and remote and woodsy, but you apparently need to be an owner, not an exchanger to get one of those. We got one of the lodge rooms, an efficiency, which had a mini fridge, a cooktop and dishwasher. It faced the pool. It was like we checked into Motel 6 in the backwoods. The bathroom was about 25 years old, as well as the rest of the room minus the dishwasher and cooktop. Lord, people, update the place for God's sake. On the upside, the reviews for the restaurant were fairly off. The food I had.... Chuckwagon steak dinner and the chicken fried steak breakfast were very good and well done. Service was good as well. Wouldn't go back... wish it was nicer and had so much potential. read more

Stayed here for the weekend and was pleasantly surprised! About 20 miles east of Payson on Tonto Creek. Upon check in the lady was very nice and knowledgeable. Let me start by saying we are from Northern Arizona and were invited here by a friend, so to us, it wasn't really THAT much of a getaway (as opposed to someone from the city) as we live in a similar setting but that's not to say it wasn't a beautiful place! Our friend told us it was a cabin with a fireplace so we brought our own firewood but it turns out our "rustic cabin" was a newer modular home/cabin (which was perfectly fine, just not what we expected) and the GAS fireplace came one with the flip of a switch HaHa......Understandable as I'm sure the management wouldn't want city people trying to start fires in their cabins! The 2 bedroom cabin was spotless and had nice western decor. Was nice to sit on the porch and hear the creek. The grounds were all very clean, has FREE onsight laundry for guests, great pool and spa, horse shoe pits, volleyball area, basketball etc. Plenty for kids to do closeby if mom and dad want to relax at the pool. Even had a firepit (with real wood haha) that they light each night for s'mores! The last night we decided to eat at the saloon and seriously, the food was DE-LICIOUS! I totally expected it to be mediocre since it was the only place to eat on the property (but we didn't want to drive 20 miles to town.) But dang! We got a little bit of everything and shared it (brisket, ribs, pulled pork, porkchops and veggie pizza, and don't even get me started on the hot peach cobbler for dessert, it was the BEST I HAVE EVER HAD!!!) The service was great. Jasmine was a doll and put up with our boisterous group!! Overall the staff were awesome (even the maintenance guy collecting our trash asked if we needed help with anything, and did it with a smile!!) however, Kevin at the front desk is another story! I am sorry to call him out on Yelp but our entire party had to deal with him at some point in our trip and each time he was anything but helpful, did not seem to know anything and seemed as if we were impositioning him! When the rest of our party checked in, he told them "you don't have a reservation with us." My friend was like "Um, I'm pretty sure I do since I made it and have the confirmation # and the rest of our party is all ready in the cabin!" That was just one example but no one wanted to deal with him. We joked about calling Undercover Boss but they have all ready done a Diamond Resort episode LOL But if management is reading this, please give Kevin a happy pill and some additional customer service training. His motto seemed to be "we love to say NO instead of Yes" and it was a damper on our stay..... =( A few notes: Cabins 301-310 are the 2 Bedroom Deluxe Cabins (newer modular cabins, not rustic) and we assumed being they were "Deluxe" they'd have a private jacuzzi on the porch but they DO NOT!!! The 5 cabins next to that are the "2 Bedroom Cabins" and THOSE have the hot tubs on the porch. It's a bit confusing but good to know so you weren't confused like us. No biggie, we enjoyed the main jacuzzi at the pool but next time we will make sure we get the right cabin with a private one. Overall, a really nice place to stay. While the property is BEAUTIFUL, we had such a negative experience with check-in that it really tainted our stay. After a long 8 hour car ride, my family arrived at 5:00 pm to check-in to our room that had been booked for 6 months. We were told that our room wouldn't be ready for another 1.5-2 hours because they had allowed other guests extremely late check-out. With not even an apology, we were forced to go to our event without the opportunity to freshen up or change clothes. When we returned at 9:00 pm we were given key cards for our room. Once we got to our room, we discovered that our room required an actual key. Another trip to the front desk and no one had any idea where to find the key. It truly was a bizarre experience. read more

The room was great and the location was beautiful. That's why two stars are given. However, check in was near nightmarish. I arrived slightly before check in and was eagerly pre checked in by the person at the desk. At check in time, 4:00, I was told that my room wasn't quite ready yet. Having just gotten in from Phoenix, that was pretty inconvenient as I had a car full of things to unload, a dinner to be at and groceries that needed refrigeration. I continually checked in with the desk and it wasn't until 5:30 that I was told that my room was ready for check in. I was told I was being given "complimentary" (I don't think that word means what they think it means) late check out for my trouble. I told the front desk person that I really didn't want late check out, and asked if there was anything else that could be done. I was basically given a goody bag with water bottles, pop corn and candy bars and sent on my way with another explanation about late check out. Another thing, their bar closes really early, what a bummer. I checked out at the end of my stay only to check my email receipt and find an additional charge of nearly 40 dollars. I had to call the resort again and was given the run around until they finally figured out that I was inaccurately charged at the beginning of my stay and charged an additional time to make up for the full amount. It would have been nice to have been made aware of that. read more

We have been coming here for 3 years straight and never had any problems until our last visit. We called 5 months in advance to reserve our creek view cabin. We were set, until the day we arrived. Apparently reserving a cabin doesn't mean you actually reserve a cabin it just means you get what ever is available. We arrived last around 7 pm and were told that the only available cabins did NOT have a creek view. Strike 1. We walked into our cabin that has no creek view and it was a pet friendly room. My family is allergic to cats and dogs. Strike 2. We ask for another cabin apparently the last cabin available and we find out that the second bed room only has one bed. All other cabins have the second bedroom available with two beds. Strike 3. No one on the staff ever tried to explain or apologize for not giving us our reserved cabin. Very disappointed. read more

Wow not the greatest place. We requested a creek view room. When we arrived, the check in person saw that we had asked to be by the creek but could not accommodate us. After an academy award winning whining session, they suddenly found a room at the creek. Dinner at the restaurant was an event. We ordered Prime Rib medium rare and it was honestly raw. It grosses me out just picturing it on the plate with all the blood. The chicken and steak kabobs were not any better. First of all, they were completely chicken. Where the beef? The portions were super small. They should have been called chicken toothpicks instead. We now have a new joke. When we feel "ripped off", we say we got KABOB-ED! I told my wife for my birthday I just wanted to go fishing and have a relaxing day, she found this cute Lodge in the middle of nowhere in Payson I had never been here before, it was perfect Catherine at the front desk help us out greatly with movie choices and directions on what's around here. You can literally fish off of the back patio, when I woke up at dawn the next morning and went outside there was another man out there fly fishing with me it was perfect highly recommend this place great food in the barbecue get the sampler platter. read more

We were so excited for our stay at Kohl's Ranch Lodge it looked adorable. About a week before our departure my husband asked you better make sure they have high-speed Internet or we are going to be in trouble. I called the hotel and spoke with a female who told me I would definitely not be able to stream from the hotel. Because we own our own business it is it is impossible for us to operate like this. I told her that I would need to cancel our reservation. She said that made sense. At this point she mentioned nothing about their no cancellation policy. We were shocked to return home and find this on our credit card statement. When we called to have it removed they told us they will call us by 3 PM which they speak to management. I will change this review, when and if I get a more appropriate response. I have already called back once. Nope we were just informed today that even though she told us we could cancel and mention nothing about us not being able to get a refund they will not refund and we were charged 250 if you need Internet go anywhere else but here this was the biggest waste of money in our entire life and from a customer service perspective there is clearly none read more

We are in the process of getting a timeshare here so we went to visit. The staff allowed for us to check out one of the units so we know what to expect. The place is beautiful and definitely rustic. We ate at the saloon and it was so yummy and the staff was great. We loved this place so much that we went back the next weekend for the day.
