We recently completed a major home renovation and addition project with Innovative Design Build (IDB) and I want to share our experience for anyone looking for a contractor they can actually trust. This wasn't a small job. The project cost over $700,000 and included adding two bedrooms, a full bathroom, and major upgrades throughout the house. We were nervous going into something this big but now that it's done we can honestly say we're really happy we went with IDB. From the start Shayna was super on top of communication. She kept things organized, always responded quickly (even late at night sometimes), and helped us stay on track with material selections and city permits. Jordan was involved in every major step especially inspections and site planning. He always explained things clearly and gave us real answers. No fluff, no pressure. During demo we found unexpected mold in one of the walls. It could've thrown the whole schedule off but they handled it professionally. Brought in a remediation crew, walked us through the plan, got it done. No games. Same thing later when we had a plumbing surprise behind an old wall. Jordan just handled it. The construction itself came out beautiful. The new bedrooms feel like they were always part of the house. The bathroom is our favorite room now. Custom tile, high end finish, just really clean work. They even paid attention to the small things like trim lines, outlet placements, and closet framing. And whenever we had small fixes at the end they came back quickly. No excuses. They also stuck to the budget. Any upgrades we approved were clear and documented. No surprises. No chasing. Every payment was tied to real progress. After two mediocre experiences working with contractors on a couple of other home remodel projects, we were bracing ourselves for a similar experience when we decided to shuffle around our existing space to add in a bedroom, bathroom, and laundry room. But after working with Jordan and Shayna from Innovative Design Build, we are so happy to say that we've found a business that we'd go back to again in a heartbeat whenever we decide to pursue another home project in the future. From the very beginning, we appreciated the time Jordan spent even during the initial consultation brainstorming ideas that fit what we were looking for. Unlike other contractors we talked to, he was not afraid to be upfront with us and tell us when something was not feasible. We had initially wanted to carve out space in our existing living room for a new bathroom, but our living room is built entirely on concrete slab that would make introducing plumbing there a nightmare. We had suspected this might be an issue but Jordan was the only one who was very upfront with us and said we can't put a bathroom there, and then proceeded to find a better spot for it in an area of the house we previously hadn't considered. The other contractors we talked to brushed off this concern, didn't provide more details around how they would work around it, and also didn't spend much time trying to think of other options. Even before we signed the contract, we appreciated the thoughtful back and forth with Jordan finalizing plans for carving out the existing space, and we ultimately decided to move forward with them. Their pricing was also very reasonable. The experience from then on was very smooth! Of course not without a hiccup here and there but we appreciated their honest feedback up front (again, not being afraid to tell us when something we wanted was not a good idea and providing thoughtful alternatives), the great communication, and the seamless coordination with the construction crew. The crew was great about sealing up the construction zone within the house (floor to ceiling plastic with zippers) since we were living there during construction and put down covers to protect existing parts of the house. They were punctual, friendly, and did a great job on the remodel. We appreciated how Jordan/Shayna engaged with the crew directly so we did not have to constantly monitor the work and answer questions about measurements, materials, etc. Jordan also stopped by at least weekly and made sure the work was up to snuff. When there was an issue with paint matching (lesson learned, exact matching is impossible), he told the crew to repaint everything - walls, ceilings, everything. Other contractors might have tried to patch the paint here and there but Jordan had them just redo it entirely to make sure the final outcome looked good. As the project progressed we also really appreciated how Shayna kept us on track with selecting finished materials - everything was tracked in a word doc and she provided great suggestions based on inspo photos we provided and made sure we ordered everything on time so that it lined up with the construction timeline. Speaking of timeline, if it wasn't for a delay with one of the doors that we ordered (outside of IDB's control), we actually would have wrapped up the project 2 weeks ahead of the quoted timeline. I feel like that's almost unheard of with construction projects!! Our previous projects ran way over and from talking with friends, that seems to be the norm. But we appreciated Jordan and Shayna's very realistic timeline estimate. In the end, we basically wrapped right on schedule. And we are so pleased with the final outcome! See attached photos. We hope this review helps prevent others from going through the same frustrating experience we had with Innovative Design Build "IDB" for our 300+ sq ft master bedroom addition. First off, I hate that I have to leave this review. I have never left a bad review on Yelp, and even when I've had disappointing experiences, I felt it best to just stay silent instead of leaving a bad review because I'm not the type of person to bring others down. But anytime you're spending a couple hundred thousand dollars on a service, I figure its best to give our honest review and allow others to make the decision given its such a big purchase. Maybe it will help someone else balance a decision with the numerous 5 star reviews IDB as we chose IDB for all the 5 star reviews they've received. However, we are giving a 2-star rating due to the following issues: 1. Lack of Communication & Poor Planning - They submitted plans to the city before sharing a draft with us for review. There were some errors in the plans that could have been corrected by us if we were provided a draft. - The architect was unavailable when needed, despite city inspectors requesting their presence twice. - We had to chase down answers and solutions rather than receiving proactive updates. 2. Lack of Supervision & Quality Control - Neither Jordan (the GC) nor Shayna conducted proper reviews of the work. Multiple times, we were told by Shayna that work was completed, only to find out it wasn't, wasting our time in constant rechecking. - You will need to act as the supervisor if you hire them. We were the ones that found several issues before the GC did (e.g., siding placed over electrical outlet, incorrect baseboards installed, everything in Section 3, plus more). 3. Serious Quality & Safety Concerns - Sprinkler Pipe Issue: Left a sprinkler pipe open under the new addition. We caught it just before cement was poured. - Leaky Pipes: We discovered a leak in the basement after the plumbing inspection. - Water Hammering Issue: A loud, concerning noise started after new pipes were installed. We reported it in September 2024 and requested this to be prioritized, but they didn't address it until January 2025, despite warnings from another plumber about potential pipe damage. - AC Relocation Not Up to Code: As part of the contract, they relocated our properly installed AC unit, but they didn't reinstall it correctly three separate times --it wasn't even bolted down. 4. Lack of Transparency & Accountability - When mistakes were made, fixes were sloppy and required us to request the same items to be fixed multiple times. As I write this review I'm still looking at a 4 foot length of drywall tape on my new ceiling (which is a Level 2 drywall finish, not a standard Level 4). - Jordan and Shayna were not present at the final city inspection. Instead, they sent someone they had previously told us should not be speaking on their behalf. 5. Prioritizing Payment Over Completion & Quality - Shayna demanded payment for bathroom tile installation before grout was completed--then argued that grout was not part of the tile installation. (A simple Google search or conversation with a reputable contractor proves otherwise.) - Pushed for siding installation payment when the contract clearly stated payments were due upon completion of work, not partial completion. At this point, several of the issues in section 3 were still ongoing and it felt like they were prioritizing payment of new work instead of simultaneously working to resolve issues identified. - Shayna noted that city signed off on the project on 2/11 and so we paid them the next day. When we reached out to confirm directly with the city inspector who had requested us to confirm with him directly when the work was completed, he confirmed they hadn't signed off. - After final payment to IDB, we had to chase the city inspector for two weeks to make sure the permit was approved. I guess IDB won't make sure the permits are approved after they complete the work. Final Thoughts - Look Elsewhere We understand that no construction project is perfect, but what sets good contractors apart is how they handle issues. We've worked with multiple contractors for various projects (bathroom remodels, shed-to-office conversion, AC installation, electrical panel replacement), and every other contractor took pride in their work and stood behind their results. Unfortunately, Jordan and Shayna lacked accountability and ownership, which made this project far more stressful than it needed to be. Save yourself the frustration and choose a contractor who values quality, communication, and integrity. read more
