    We hired Sami & Sons to add a 1 bedroom and 1 bathroom to our home, including a full remodel. The project from start to finish (including drawings and working with the city) was a nightmare and we had to resolve with legal help. Every contractor on Yelp has 5 stars, so it is hard choosing a team to work with. I suggest you review ALL reviews including the 1 star reviews to understand how a company responds to poor feedback.

    Bathroom renovation

    We recently renovated a small bathroom. Sami gave us decorating tips (where to end tile, pocket door, where to buy fixtures). This was a difficult install as we relocated the shower and toilet and needed larger pipes to pass inspection. Sami and Tom were responsive and helpful. The bathroom looks amazing. Highly recommend.

    Sami review This was our first remodel experience and we had an exceptional experience from start to finish with Sami and Sons. We moved into a home built in the 70s that we love, but we wanted a few rooms and closets reconfigured to meet the needs of our growing family. Sami came out to walk through the project - he took the time to understand our concerns and wish list and helped us evolve our initial design ideas to achieve something that we would be comfortable with both from a design/function perspective AND a budget perspective; his quote was itemized, easy to understand, and fairly priced. Tom was our project manager and we loved working with him; he independently handled the back and forth with the city permit department (including getting architectural drawings when they asked for them); he was responsive, kind, and helpful throughout the entire project. Daniel was the foreman on our project and his work was exceptional - he worked efficiently and produced very high quality work (which Tom reviewed in great detail); I especially appreciated how tidy/closed off Daniel kept the work areas to minimize dust because we were living in the other part of the house. We will definitely use Sami and Sons in the future for any remodeling project, big or small. They make remodeling less scary. Highly recommend!

    After living in my condo for over 15 years, I decided it was time to completely redo the outdated layout (built in 1960) including a complete gut of kitchen and bath, new flooring, paint, lighting, and doors throughout the unit. Finding the right contractor was key for me to make this type of investment. After interviewing 4-5 contractors, I decided on Sami and Sons. Not because they were the cheapest (which they weren't), but because Sami came in person to meet with me and spent over 2 hours going over the possibilities of the redesign and pros and cons of different options. At the end of our meeting, there was no hard pressure sales tactics; as a matter of fact, when I told him he was my guy for the job, he wouldn't take my deposit right away and asked me to spend a few days thinking about whether I was comfortable with the investment I was making. Other contractors were quick to try to lock me into a contract with fuzzy math on the final numbers. Again, Sami gave me a quote and a guarantee that his number would not increase during the project due to unforeseen issues or challenges. So, with that as the backdrop, I can tell you no project of this size goes smoothly and without a hitch. Sure enough, there were unforeseen issues such as the need to drill through a concrete subfloor to relocate the kitchen sink as well as swapping the location of bathroom sink and toilet (needed to make my tiny bathroom more functional - who ever designed the bathroom with a toilet staring you in the face as soon as you walk or walk by wasn't thinking...) Anyway, as mentioned, to drill through 18 inches of concrete and rerun all the plumbing was a herculean task that would have been an immediate change order with any other contractor. Sami kept to his word and took on the challenge. Sami and his team were also there to make things right when one of the work crews began to struggle with the size of the project. While the delays were frustrating, any time I picked up the phone, I got a call back from Sami or his son. Once again.... not everything was perfect, but I appreciate someone who keeps their word and takes responsibility for any issues or errors that may occur. Through the ups and downs, I came out on the back end of this project very confident I made the right decision to go with Sami and Sons and now enjoying coming home to a beautifully updated condo.

    I went to Sami & Sons to change the recessed lighting in the kitchen since the previous lights were too old and didn't work anymore. I also requested to install a new toilet in my bathroom. Both tasks were conducted perfectly. The project manager, Ti Lin Nagwin, is amazing. She is not only professional and serious about every details of the project, but also makes me feel that she really cares about me as a customer. She is very approchable and treats me as good as a family member. Tom, Riko, and other team members were also very helpful in the whole process. I am very satisfied by doing business with them. They are very honest, professional, and reliable. Highly recommend!

    When we purchased our home we had a little project we needed completed involving replacing both bathrooms due to water damage. Luckily we found Sami and Sons on Yelp, and based on their great ratings, reached out to them for an assessment. Immediately we were very impressed by their professionalism and communications. Shayna, our project manager, was on top of everything - materials, labor, change orders, etc and we were able to track all progress in the Buildertrend mobile app. In this app you can keep track of all invoices, to-do items, change orders, and daily logs. The crew were all great and very professional and Shayna kept us in the loop of every little detail so we were never delayed except by city personnel in charge of inspections! The work was top quality and worth the price! They were able to build us beautiful bathrooms which our family (with two young children) is sure to enjoy for many years. Always get a licensed builder/contractor for your large projects as the peace-of-mind that comes with it is essential. We will definitely keep Sami and Sons on speed-dial for future projects! :)

    We chose Sami and Sons over 3 other contractors we interviewed with to remodel our bathroom, and we couldn't be happier. After meeting with Abel and Sami himself we discussed a very reasonable cost estimate for the work that needed to be done. Abel even took us out shopping to several tile and home improvement stores to fan our imaginations of what could be possible for our new bathroom. Throughout the entire process the staff from their front office to their onsite project manager Paul were always very responsive and helpful. This was our first major remodel and laborers were very knowledgeable about creating the bathroom we wanted to achieve while keeping up to date with building codes and city permits. Mario and Erick always asked us questions on how we wanted details in the bathroom to turn out. Always gave us suggestions when we were clueless, and always advised us properly when choosing fixtures and other materials for the build. It was very helpful and reassuring that the managers used the BuilderTrend scheduling app so we knew what tasks were to be completed and on what days so my wife and I could plan things ahead of time. There was a miscommunication about the work at one point, but once we were able to talk to the project manager and other managers on the job they were able to resolve the issue very quickly and to our satisfaction. Scheduling work per day could've been more efficient, but overall we loved the results and our bathroom turned out exactly the way we envisioned and we've been loving it ever since it's completion.     We hired them to redo a staircase at a residential building. 16 months later the staircase post has rust already and the staircase railing is loose. Per the contractor, this is normal wear and tear after 16 months. In response to Sami's reply: Water doesn't pool here. It appears that it wasn't properly primed and painted by your workers. In addition, if you recall, you didn't draw the plans and pull permits as you claimed the city told you that it wasn't necessary. If you recall, your team built those steps with varying dimensions after you didn't draw the plans as indicated in your quote. We had you go back and fix some of the steps due to this issue.

    I hired Prime to renovate my kitchen - countertops, backsplash, cabinets, electrical, freezer, etc…read more They also helped install a new bidet toilet for me. Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

    We engaged Jay Construction Company for a large-scale home remodeling project that encompassed…read morenearly every major living space in our house. The scope included a complete renovation of the kitchen, master bathroom, family room wet bar, and powder room, along with extensive upgrades to electrical systems, plumbing fixtures, flooring, drywall, and interior painting throughout a two-story home. Project Scope & Timeline The project spanned approximately nine months, from Q3 2025 through Q1 2026. This included: * 2.5 months for contractor selection and contract negotiation * 2 months for permit application * 3 months for construction and implementation * 1.5 months for finalizing the paperwork and permit status Jay and his team handled the permit application process and completed the construction phase on schedule and within budget. Notably, change orders were kept under 5% of the total contract value, which is commendable given the project's complexity. Overall Assessment Jay Construction delivered solid results in terms of execution, cost control, and quality. While there were some challenges--particularly around communication and project management--issues were generally resolved in a collaborative and reasonable manner. Based on our experience, we assign an overall rating of 4 out of 5 stars. One important consideration for future clients: Jay manages multiple projects simultaneously and may not always be readily available. Electrical Work (9/10, weight 20) Handled by a licensed team (Caesar & his team, Alpha Valley Electric), the electrical work was efficient and well-coordinated. Rough and finish phases were completed in a day each, with additional visits for inspection fixes. High marks for responsiveness and execution. 2. Plumbing Work (8/10, weight 20) The plumbing contractor (Mark) demonstrated strong attention to detail. While this area generated the most change orders due to unforeseen issues with existing piping, problems (including two leaks) were addressed promptly and professionally. 3. Carpentry (9/10, weight 20) * Kitchen Cabinetry & Ventilation (9/10, weight 15): Kornei & team, high-quality installation with complex ventilation work executed to code. * Wet Bar Cabinetry (9/10, weight 5): Viktor, excellent craftsmanship and attention to detail. 4. Countertop Installation (8/10, weight 10) Mario & his team of three. Quartz countertops were installed cleanly across multiple areas, with good overall results. 5. Master Bathroom Renovation (9/10, weight 10) Viktor. This portion stood out for its quality. Waterproofing, Wall & Floor tile work, and fixture installation were all completed to a high standard. 6. Flooring (9/10, weight 20) Navruz Flooring, team of 3. Luxury vinyl plank flooring and Baseboards were installed throughout the home, including stairs. The results were consistent and professionally finished. 7. Drywall & Painting (Mixed Results, weight 20) * Initial Work (6/10, weight 10): Ali & team. Drywall texture quality was below expectations, though painting was acceptable. * Redo Work (9/10, weight 5): Smart Painting. After concerns were raised, Jay allowed us to bring in an alternative team (paid with contract dollars), which significantly improved the outcome. * Final Touch-Ups (9/10, weight 5): VitaIy and Viktor. Excellent work. 8. Demolition & Debris Removal (8/10, weight 10) Dimitri (Kitchen, Mater Bath), Vladimir & his team (Rest of the project including all carpet, hardwood floor removal). Their subcontractors are generally skilled and reliable, and the company demonstrates flexibility when addressing problems. All prior interior work in our house had been done by handyman. I really appreciated the communication from our project manager Marc. He created a WhatsApp chat with me and the incredible designer Jocelyn. They were both consistently responsive to any of my questions or concerns -- and opened my mind to design options. Jocelyn spent time in our home, drafted plans, took me shopping, and sourced all the fixtures. From her spreadsheet I was able to find less expensive options for some items. I appreciated the input and control I had on these expenses. Since we needed to move out, I had a tight timeline for the project -- mid October until Thanksgiving. Marc and the team did their best despite City of San Jose delays with inspections. We were able to move back in before the final inspection. Every member of the team was kind and courteous. Marc also did a great job working with the window vendor that specializes in older homes. I'm rating the experience a 4.5 out of 5 for two reasons. I was disappointed that the medicine cabinet, switch plates, and hooks were initially installed unevenly (it was corrected). I expected more attention to detail. And I was disappointed in the wear & tear that happened on my wood floors as well as the overall dust in my dining room. I was warned that things would get dusty -- but didn't understand the extent and would have packed away more things. WISE offers lots of support with design -- they could also offer as part of their package a full cleaning! I offer this feedback to help others calibrate their expectations. Overall it was a positive experience. I waited several months to post this review until I returned from travel and could see how things were settling after regular use. I'm loving the new bathroom and recommend WISE.

During the process of removing our old flooring, Daniel discovered that our staircase wasn't up to code and could've caused injuries or become a liability. Thankfully, he caught it early and quickly came up with a plan and design mock up for a brand new staircase. The new stairs look incredible, feel super solid, and are up to code, even the nosing and measurements are perfect! Daniel's craftsmanship and attention to detail really show. On top of that, he even fixed our front French doors that had been rubbing by tightening the frame just right. Something that had been bugging us for months... Daniel and his crew were punctual, professional, and easy to work with. Their pricing was very fair, the quality was top-notch, and they even finished the job ahead of schedule. I'm beyond happy with how everything turned out. If you're looking for a reliable contractor who delivers great results and genuinely cares about his work, I highly recommend Daniel and Modern Construction & Remodel. Really pleased with how everything turned out! From the start, Zion's quote was more detailed than other contractors we talked to, which gave us a lot of confidence that they truly understood the work involved. The team also worked really well alongside our other third-party contractors and designer, making the whole process feel coordinated and smooth. One thing we really appreciated was how they handled changes along the way. When our requirements shifted, they adapted easily and offered great feedback on ways to simplify our design to save time and money. The team showed up on time each morning, cleaned up before leaving every day, and were always respectful and courteous. They made a point to ask questions and check in to make sure everything was being done to our satisfaction. Their attention to detail showed in the finishing touches, and whenever something wasn't quite right, they were more than willing to fix it. The project finished on schedule and mostly on budget.
