We used DevArt8 for updates to the main bath and kitchen of our (new-to-us) 1960s era home. The designer we worked with, Liran, brought her own ideas and expertise while still making the process flexible and collaborative. The final design meshed nicely with the surrounding existing elements. I had worked with the project manager, Johan, once before on a previous home. He was the reason we went to DevArt8 for this new project. He is a strong communicator and a creative problem solver. For example, during demo we learned that the soffit above the shower was hollow, and he recommended we knock it out for some free added height. Knowing we have young kids, he also suggested swapping out the shower fixture we had chosen for a hydro-rail in the same finish, which has since been very useful during the kids' bathtime. The subcontractors he used were all professional and detail-oriented as well. The project stayed on budget and largely on schedule, with the exception of some doors we were replacing. After buying an old house in my dream location, I had to find a GC who could help me build my dream home. I talked to no less than 8 GCs and after looking at the proposals I decided to go with Devart8 Builders, and it was arguably one of the best decisions I ever made. I am a "measure twice and cut once" type of guy so early planning was a big part of my selection criteria. From the first day, Devart8 set themselves apart from the others because their quote went into a level of detail that gave me confidence that their numbers were rooted in reality and not hand-wavy estimates that could balloon over time and destroy my budget. As someone whose day time job involved planning and executing on large projects, I was quite concerned about stories of GCs taking twice as long and costing twice as much so the planning details were very important for me. I also appreciated the fact that Ray (their owner) was super transparent about the areas where cost could potentially spill over and what the upper bound for that may look like. But above all, I loved the fact that their estimates were very formulaic and allowed me to reasonably price out any changes I wanted to make to the original proposal. Overall, their transparency in their process allowed me to put together a plan that gave me the highest ROI for my budget. Next came the execution, which involved tearing down a 3300sqft home and rebuilding it into a 4400sqft home. The demolition went fast so we started the construction, and this is where I want to give them shoutouts for their craft. The structural engineer on this project happened to be my cousin so I was fortunate enough to have someone who can keep a close eye on the work and give me an objective evaluation of the construction quality. My cousin was quite impressed with Devart8 and he especially appreciated how they reached out to him for structural details in areas where they could have arguably taken short cuts (at potentially lower cost to themselves) but Sebastian (my project manager) made sure that no suboptimal choices were made at the expense of quality. I often feel that the biggest risk to craft comes from what happens when no one is looking. It's the stuff that happens out of sight and that is deeper in the foundations that concerns me the most. With Devart8, I always felt that they could be trusted to maintain a really high bar for quality at every level of the project and that was something I felt gave me peace of mind then and still gives me peace of mind living in this house today. I actually got to know a lot of the guys over the course of the project and I eventually learned that most of them are people of faith (I know that sadly doesn't always mean much these days) and it was refreshing to see how honest and forthcoming they were in every conversation I had with them. My foreman Johani was a rockstar and he was probably a little stressed at times from my obsession with timelines and such, but I couldn't have asked for someone a better person to oversee the day-to-day for this project. We broke ground on my house in June and I moved in with my family 9 months later. Objectively speaking, this was a month or so behind schedule but I always felt the original timelines we had were hyper ambitious to begin with so I was thrilled with how fast we completed the project. I'm also very proud of the fact that we were able to keep the project 2.5M construction project just 25k over budget, which speaks to both how good the original estimates were and how well managed the entire project was end-to-end. The project drew the admiration of many neighbors for how quickly it was completed, and they actually got at least two more gigs in my community following the completion of my house. Ray was consistent with every wrinkle we ran in to. What irritates me to no end is when contractors do not give me options and just tell me that they will have to tear everything down, for example, and say they have to start from scratch which will implicate a higher cost. To me, those contractors don't have or even worse don't want to give solutions and would rather go down a path that would lead to disappointment. Ray is allergic to disappointment and he will go out of his way to ensure he has given his best to explore all options. Ray always assured me that this was my home and at the end of the day, I have to live with what I chose. Thank you. Yes 100%. I prefer this than being given no choice. I identified imperfect tiles where there were cracks and unevenness with the grouts and had marked them so they can be replaced. When I was away for work travels, Ray ensured that the fixes would be done. After a week away from home, I come home to see that indeed Ray followed through with his word. Ray will ensure the project is finished top to bottom, beginning to end. Ray will not cut corners even if it's easier for him and his team to. It is not in his bone to skip quality control. Johan is another MVP on the team and in fact he is an artist. All original floor trims were removed because I was trying to achieve a minimalistic look. Johan and his guys installed my European invisible doors and the last finishing touch to these invisible doors is compounding the wall seamlessly to make them "invisible". My past experience with contractors is that they use terrible subs who don't care and are simply new or just unskilled. Johan noticed that one of the doors was installed in a slight slant. For invisible doors, the line has to be perfectly straight vertical down and perfectly horizontal. No slants. He noticed there was an ever slight slant. He told the sub to reinstall the door, "I don't care, redo it, it is not straight". That is leadership and principle that Johan did not want to compromise. For the walls, watching the skills of Johan and another guy smoothly finish the walls with brushlike strokes, it's like an artpiece being put together right in front of you. Johan has an eye, and he corrects them himself or commands the sub to fix the quirks. You need this and every homeowner would appreciate this level of detail. At the end of the whole project, one of their guys had accidentally dropped his tool on my tile which made a small dent on the new tile floor. It was really unfortunate that this happened. I recognize that it was an accident and it is not a reflection of the quality work that Devart8 team had delivered up until now. However, this could have left a sour experience for me had Devart8 team just simply moved on because this project was now complete. This dent was not worth their time. The dent was so tiny about less than a quarter of an inch in diameter but the fact that it happened and that I could see the dent, it would forever bother me. Ray assured me that they would fix this even when they had started other projects. Ray and Sebastian had gone out of their way to make sure that they found the right colour to fill in that dent. They went back and forth from my house to the hardware store 3 times in between projects to ensure that they had the right colour to fill the hole. To me, this was the final closure to complete the project. San Francisco brings a lot of hustling entrepreneurs to the market and unfortunately also comes with unskilled workers and many crooked business management which have been my past experiences with vendors and contractors. It has been a breath of fresh air working with Ray and devart8 Team; I can trust them. Renovations are never a linear smooth process and there will be moments that will require discussion and renegotiations. I can logically communicate and reason with Devart8 team because Laura is logical and honest which you cannot do with the many crooks in the bay. I can trust that Laura can be honest in situations where the process has not been as planned and so would require readjustments to cost and timelines. I can rely on Ray and Johan to ensure the level of work that their teams bring is excellent. It is up to you as the owner to do the quality checks as well. Not just on the contractor. It is up to the owner to communicate to the contractor not just complain at the end. Communicate to the contractor and allow the contractor to present solutions. It was a small remodeling project and for some reason incredibly hard to find contractors willing to take up that size (most wanted full house remodeling only) but I'm glad we found Ray because he and his team did a great job for a fair price. Finding the right contractor took my wife and I over 3 months. We interviewed 7 contractors, and they all sounded the same until Ray came along. During the first 30 minutes of our consultation, we knew he will be the one. He suggested his ideas and immediately changed our perspective. We signed up for the design and preliminary plans on the same meeting even though Ray insisted not to; and less than 4 weeks later, everything was ready for submission. We started the project 3 days before our scheduled start date, and the price stayed fixed as promised!!
