I give this place the five star review. Had breakfast there today. It was very clean and organized. The atmosphere was very friendly. Our waitress was a lady by the name of Laura. She's very professional, friendly and is very knowledgeable about the menu. She had many good suggestions and is very fast with Service. We had the value menus and they are very affordable. This IHOP is conveniently located in Spring Branch across the street from Walmart. We came here after our Easter service and expected a huge wait. Apparently the rush was already over and we were able to snag a booth upon our arrival. Restaurant was clean and decorated appropriately. Shortly after looking over our menus Tristan came to take our orders and they were delivered within 10 minutes. We each ordered the 2 egg breakfast with sausage or bacon and 2 pancakes. So yummy! I had scrambled eggs and hubs had eggs over easy. Both orders cooked perfectly! Tristan checked in with us a few times throughout our meal, filling our coffee carafe as well. I moved our men's bi-weekly breakfast here as our other place was closed for some kitchen renovations. Upon entering, David sat me down in an area in which the server wasn't in yet. Because I asked him to. Our breakfast isn't scheduled until 9 am and I was early. The server also wasn't going to be in until 9 am, so it wasn't an issue to me. He asked if he could get me a drink. Coffee is fine. As he was bringing me a coffee, Sarah came up asking me if she could get me a drink. I asked if she was our server, she said yes. I said coffee is coming, but a water would be great and 2 hot pots for the other men coming. Once David had my coffee to me he told me the server for my area was late and he had asked Sarah if she'd be willing to be our server. The service Sarah and David provided was over the top excellent. It's the best service I've gotten at this location. Our men's group has decided to swap out our men's breakfast as a result. Doing each location once a month. Wow! I can't remember the last time I ate at an IHOP. In fact, I can't even remember what state it was in or what I thought of that experience. I have to admit, it's about time I went back:) So this location opened up near us a couple of years ago. We had intentions of trying it but just never did. What a mistake! This location is easy to get in and has many parking spots. The morning we drove up we didn't get a front door parking spot, but it was not far from the front. Walking in, we were greeted immediately and taken to our table. Menus and water were brought out quickly, and they asked if we wanted coffee. Upon hearing yes, it was retrieved faster than I could look through the menu. My wife ordered eggs and hashbrowns. I went with the blueberry pancakes. Our orders were brought out quickly, and I was pleasantly surprised with mine. It was LOADED with blueberries, and I love blueberries:) In fact, that ended up a problem. On my first bite some blueberries rolled off the fork and ran straight down my shirt leaving a nice blue trail. It ended up that I had to go home and change shirts before going to our meeting. Thankfully I live nearby. However, that didn't take away from the good experience we had. Will I return? Service was impeccable, food was excellent, atmosphere was nice, and the coffee was good. Good value for your restaurant dollar experience. Food was great, service equally good and the facility is clean and well kept. We've had two wonderful and pleasing experiences at this IHOP. The first thing I want to note is that this is a fairly new IHOP built within the last 2 years, I believe. The atmosphere and ambiance is roadtripper like as it is right off Highway 281 in Spring Branch. The interior does not smell like only syrup, LOL. The first time we had the $7 breakfast (egs, bacon, pancakes) and it was delivered nice and hot, not warm, so we enjoyed every bite to the end. The second time was for dinner and we had hamburgers, which also came out hot and cooked to order. The burgers are Angus beef so you can't go wrong (and we didin't). Our server happened to be Tristan both times. We cannot say enough about this young man and his true care for the customer. read more

Ventured into this iHop due to have several gift cards on 12/2/2023. Upon entering the restaurant, it was clean and newly constructed. The waitress was very prompt to come to our table for drink orders. We just got coffee and water. They have French vanilla creamer upon request, just so you know! I ordered the 2x2x2, 2 eggs, 2 bacon, and 2 pancakes. My food was less than warm when we received it. My significant other got the biscuit pictured with hashbrowns. The biscuit was dry and crumbled apart when he tried to eat it. Waitress kept our drinks full. Food wasn't bad just could have been warmer and fresher. Second visit was on 01/06/2024. Went with my mom this time. She ordered from the senior menu, and I got the 2x2x2 again with hashbrowns. Food once again was less than warm. Waitress seemed a little overwhelmed and it really was not busy that day. Not full in there by no means. Booth wall was a little dirty, maybe a kid was in there with syrup playing around? I'm sure we will be back to this location as we have to go to Spring Branch/Bulverde every month and we still have gift cards to use..... I will update if things improve. read more

First off, one of the cleanest and organized IHOP I have ever been too. And the host was very smart in seating us every other table so that no one was on top of each other. Very well organized seating. I wish more restaurants would do that. Usually they seat everyone on top of each other when the place is empty but not IHOP. They did a great job. And our server was right on top of things. We got our food really quick and love having the little pots of coffee and hot water so we don't have to ask for refills. Now on to the food. The eggs, bacon and pancakes were really good. The hash browns were really greasy. And fried so much that there was no taste of potatoes. I couldn't eat them. But other than that everything was very good. Maybe check the hash browns because they need less frying and more potato. read more

This place opened a couple of years ago, It's not like we're dying to go to iHop so had never been. But we went for breakfast the other day after dropping our daughter off at a school function. It's pretty new so the place is clean, bright and modern. Breakfast was good. But, I mean, it's breakfast...eggs, toast and pancakes. So not much to screw up. That said, I've been to some pretty sketch iHops and Denny's so this one is exceptional from that perspective. Not a lot of sketch factor. CHECK YOUR TO GO ORDER BEFORE LEAVING RESTAURANT!!!!! I say this in the most kindness and serious way possible. Eating in restaurant is way better than to go. In restaurant, you get good customer service and you get your complete meal order with proper condiments. To go orders straight suck. I have ordered at least 3 times and none of those orders were ever correct and/or the condiments were missing. Super disappointing. So fair warning if you choose to order to go. I was told "everything is in your bag" so I said, no it is not. It's missing hash browns. The face I received was a proven point that I may never order to again after today. I don't eat at IHOP very often and because of that reason I decided to take my kids there for an early dinner, after a long day at work. I wanted pancakes, hash browns, eggs and bacon. I saw on the menu you can have that a a combo, so I asked our waiter for that specifically, he said that I would have to order the hash browns separately as that does not come with the pancakes. Confused I asked what combo comes with eggs, bacon, hash browns, and pancakes--he said the 2-2-2. Which I can clearly read, does not come with hash browns. In an effort to end the annoying conversation I settled and ordered the 2-2-2 without hash browns and eggs over-medium. Our food arrived and my kids enjoyed their food, which is what mattered the most. My eggs were undercooked--the whites were not set and internally runny. I don't return food because I don't trust what happens when it goes back to the kitchen, so I ate the parts I could stomach and wasted the rest. I was hoping for a stress-free dinner with my kids and got the opposite. They enjoyed it, so that made me happy. read more

I ordered a big steak omelet with small stack of pan cakes. The steak was nothing but gristle. Otherwise the omelet was good as were the pan cakes. The place is fairly new at around 2.5 years old so it looked new, modern and not nasty like my area IHOP. The service at the door was quick and initially the waiter but she slowed and seemed disinterested in waiting all the tables. The restroom was clean and did not look like those in foreign countries and points south I have seen (nasty-dirty-smelly). Just a mediocre experience at this IHOP! We're so happy they put the IHOP in right here in Bulverde. Anytime we're feeling up for some pancakes french toast or coffee this is the place we go. It's so cool that everything is new and I even liked the design of the building So many different kinds of pancakes it's hard to choose... Buttermilk blueberry and my all-time favorite the Mexican tres leches pancakes!!! We also love the crepes.... It's so cool that they have them. Scrambled eggs and hash browns were over cooked. The top of the eggs looked fine until I tried to cut into them. When I turned them over, they were connected together and overcooked (caramel brown color) on that side and tasted like paper with paper like texture. The top of the hash browns were very dark brown and it was difficult to cut into them. I only ate one bite because it was somewhat painful on my teeth. I'm a culinary student and understand dry heat cooking methods, time/temp, etc. I personally wouldn't have let that plate leave the kitchen (back of house). We were on our way to a late night run to Taco Hell when I got the "sweet" idea to go to IHOP instead... My husband immediately said they weren't open when I reminded him they're open 24/7/365. .. which he still doubted. So I called and was greeted by an energetic Renee who confirmed the above and asked if we'd be coming in for the night and let me know about the "65th anniversary ALL-YOU-EAT pancakes for only $5!" I repeated everything Renee just said aloud to my husband like an overly excited wanna be cheerleader (... never made the squad, flashback). At which time my husband flipped a U-turn so quick I nearly got whiplash!!! Renee was there at the hostess stand to greet us when we approached the front doors. The parking lots were clean and well lit on a Thursday night at 11:30ish... Renee gave us our choice of seating and we compromised on a half booth (me)/ half chair (grumppa) and put in our order. Food came out quickly and I tried a new blue drink Renee recommended with blueberries and strawberries in it. "Razzle something-delicious!" Even our to-go pancakes for the kiddos were so neatly packed like some genius Sugar Engineer! We will most definitely be back as we only live 10 min away and this was only my second time in an IHOP in the past 7y!!! Renee you literally changed my mind about IHOP! I can honestly say I love IHOP again and will bring the kiddos next time to start their IHOP memories. My only complaint is the cheap silverware which a toddler could bend in half and makes guests think you don't trust them with the "good silver-look-alike stuff." Our 2nd time to this ihop and today was not a good visit. Order was wrong. My husbands over hard eggs were runny. My medium eggs were super runny. I ordered a biscuit and got biscuits and gravy. Pancakes were tough and cold. Pancakes came on same plate as runny eggs so asked for an extra plate. I do not think we will go back. Then our bill was charged for biscuits and gravy after they had taken those back and brought me a plain biscuit. We didn't even argue about the bill We gave up asking for help!!! As an Uber driver receipt for my customer; I should not have to wait an entire hour for a delivery order #D24D1 intended for 3 guests. Just because you're "short staffed" doesn't make it okay to delay service for this long. There weren't even drinks included in the order, just food. Time matters especially for delivery drivers and every pickup we do, we risk delays which mitigate our potential earnings; every dollar counts as a delivery driver and the longer the service takes, the lower chance of tips from customer. I counted 5 staff members tonight, why is there such a delay? We are limited to 12 hours every day of delivery service, and I just spent 1 hour here for a $2 delivery transaction. This is completely unacceptable, please figure it out for the betterment of your guests and delivery customers. read more

Why bother reviewing an IHOP? This is a new franchise in Bulverde and the new decor is great. It's open and airy which is much improved from some I've seen. Food? Well it's standard chain fare, but it came out hot and the flavor was good. Our waiter was attentive and we had no problems. There are so few breakfast options north of San Antonio so a new, well run IHOP is certainly welcome. read more
