Still great food and drinks with the finished updated look!!! Too bad they couldn't all look this nice. Though I will say one thing, the tables got smaller.

Friendly service. Delicious variety of boba tea cold or hot. Snacks are our family's favorites. Liked the chicken #1 snack and the waffle pancake with condensed milk.

Oolong Milk Tea

I come to this place at LEAST once a month and my kids and I love it! This is the only place we get boba in Alameda. The workers are really nice and charismatic! There is one worker specifically that we love, my kids love seeing her. One time my daughter forgot my son's order and was getting nervous, but the employee somehow remembered it! Love this place. Highly recommend.

Unfortunately I need to start double checking my orders after they've been made. I was holding my toddler with me so I had to just grab and go. I usually don't mind it enough to leave reviews but the frustration of tipping beforehand as a regular and particular it being a larger order this time. $4 tip and came home to realize they still didn't even get it right. Overall no huge issues with how drinks taste and staffs are usually friendly for the most part but service can still be better though.

Ordered their signature boba milk tea no sugar no ice. Found out that this means they top it off with water because the drink was kinda watery. Id recommend not adjusting the ice level if you want a decent drink. Service is good though; the staff is pretty nice. Place is clean.

So sweet, it was hard to drink - even at 50% sweetness level. Next time, I'll go with even less sweet or zero. After a few sips, I had to stop and take it home for dilution. Tea quality seems to be ok but average given significant competition in the Bay. Service was functional/transactional like most bbt places. There is plenty of indoor seating for groups and this location also serves food/snacks. Note there was NO restroom for customers; this was extremely inconvenient and we were fortunate we could return to subpar mini golf next door to use their facilities. Overall ambiance was not great altogether. There's a large parking in the strip mall but with extremely narrow compact parking spots - consider parking on the street to avoid some hard dings on the car.

We ordered the chicken cutlet with rice and curry, ramen, and two drinks. We spent over $40. Yet, when we requested for additional curry because of how stingy they were with the serving, they told us it would be an additional $1.50. When we told them that the portion was so small to begin with, the staff responded saying our request is the same as asking for extra boba in a drink. Even the drinks were not made well. They had little to no taste. Additionally, the older female staff member we spoke to was very rude. She behaved as if we were crazy for our request. It's a very poor way to treat your paying customers. Not only that, but the staff does not even clean the tables. They put Clorox wipes on each table so that the customers clean the tables themselves. It is an extremely lazy operation this I-Tea is running and very disappointing to see how something as simple as customer service is neglected today. We will not be coming back to this location.

Love the milk tea with grass jelly and that goes well with some egg puffs or popcorn chicken. Go to place for me.

Also, they have three new items - chicken katsu bowl, chicken katsu sandwich, popcorn chicken rice bowl (price range $8.75 to $9.25). Eats: Chicken katsu rice bowl with a side of pickled radish. Beverage: lychee green tea with lychee jelly. (4 star) Chicken katsu has a crispy outer texture, yet moist and tasty. Lychee green tea is on point, refreshing with bits of lychee jelly. Service is quick and employee is friendly helpful. Seating capacity: about 20 people. Ambiance: casual and comfy. Three menu board mounted on wall. Lighting is perfect. Lunch counter has five chairs facing Park Street. Lunch: $17.44 (tax included). I must admit choosing T4 over Starbucks is better. Glad I made the right choice. Future visits: yes. Eager to try the avocado milkshake and a snack.

The smoothies and acai bowls can take a little long to be made, they are a small shop and have a lot of customers at once, so be prepared to wait if you come! She greeted me right away and even recommended a smoothie which I appreciated. Unfortunately, the smoothie itself wasn't blended well and had large chunks of fruit and ice, making it difficult to drink through the straw. Since the shop wasn't busy and the smoothie was over $12 I politely asked if it could be blended a little more. The man working there (white pants, black shirt, black bandana, glasses) rolled his eyes, stared at me and said in a rude tone, "I can't blend your smoothie I'd have to make a whole new one." His attitude made me feel uncomfortable for even asking so I said "ok just forget about it." He responded with "ok good" and walked away. I completely understand if there's a policy about not re-blending drinks after they've been served. That's not the issue. The issue was the unnecessary attitude toward a customer who was being polite. I ended up leaving the smoothie there and wasting my money. Hopefully management sees this and addresses how customers are treated.
