I have not even lived in my rental for a full year, and my experience with the management company and property owner has been extremely distressing. Based on my experience, I do not believe the condition of the property or the extent of these problems was accurately represented to me before I moved in. Had I known what I would ultimately be dealing with, I would have made a very different decision. Throughout my tenancy, I have repeatedly dealt with water-damage and repair issues. Repairs have not always been completed in what I consider a reasonable or timely manner, and some promised work has still not been completed. I have documentation of my communications, repair concerns, water-intrusion issues, and agreements made regarding the condition of the property. Communication has been another major problem. In my experience, I have received information that I later found to be inconsistent with what was actually happening or with other communications I received. I have also felt pressured to sign documents while dealing with unresolved problems at the property. The entire experience has left me feeling that protecting the tenant was not a priority. What makes this especially disappointing is that tenants depend on property management companies to be transparent about a property's condition, respond promptly when serious problems arise, and communicate honestly when something goes wrong. I am now dealing with the consequences of issues that I believe should have been properly disclosed and addressed before and during my tenancy. I've had nothing but pleasant experiences with this team, who are always on point with setting and communicating expectations, whether it be about my lease terms, renewals, or repairs. Major props to Sherry, who has been nothing but outstanding and wonderful from start to finish. I had many questions on my lease; Sherry got back to me with clear answers on each one, and followed up with me as she promised on items requiring further clarification from the landlord. It's also nice that she remembers me and greets me personally anytime I stop by their office. It's hardly (if ever) fun dealing with landlords or property management companies; the Ontario team does its best to keep both myself the tenant, and the landlord happy and satisfied, which is better than other management companies I've encountered. I rented a house through this company. They were horrific from the beginning. The owner, who lives in China, agreed to let me and my two children rent the house. When I met the representative with my realtor in order to give them the deposit, he said the owner changed their mind. I had already scheduled the movers the next day and have notice to my previous landlords. I was in a panic! Luckily, my representative knows the business and was able to send a clear message about their violation of the agreement. I lived there for four years. They sent the worst people to fix the house. They were not professional plumbers or handimen. I had to use Google translate to speak Mandarin with them. After 4 years, they gave me a short notice, that the owner was selling the house. My kids and I were devastated because we really loved the house itself. They actually cried. They promised the neighbors that they were selling it to a family who wanted to build a life there. They even asked the neighbors if they could build a mother on laws quarters in the back, for their "mother". Well, just as expected, they sold it to another Chinese investor who is now listing it for rent at a staggering $1200 more than when I first moved in there. Stay away! I rented a home from Harvest. Terrible experience. Tried to give me a lease where I was responsible for pool maintenance and repairs- while they KNEW the pool required $5,000 of repairs! I refused those terms- thank goodness!! Property repairs were painful. Refrigerator broken for two months before repaired. Same with the range! Zero responsiveness. Those that came to make repairs were unqualified, unlicensed and often only spoke Chinese(?). They DO NOT CARE about the residents. You'll find that out right after you move in. read more

Not good is an over statement. I used Harvest Realty to sell my home. The home was sold to another Harvest Realty agent representing a buyer. I rented back the home for one year and Harvest Realty was once again the property manager. The house was sold as is. Harvest Realty still required I paid a deposit to protect from failing to pay rent. 30 days after moving out, I had to contact Harvest Realty about the deposit. Their initial claim was that I didnt pay one because the house was sold as is. I corrected them and they demanded proof. Once I provided, they said theyd need to get back to me (really to buy themselves time). A few days later they send me a bogus invoice of the exact amount of the deposit citing damages. Once again, I asked my agent (harvest realty) for photos of the home when i sold it to show them that their (harvest realty) claims were once again false/bogus. Now I wait for a manager to get back to me because they are still trying to hold onto about a 1/5th of the deposit. Absolute joke of a process, from a home seller and renter process. I couldnt possibly use them in the future to either buy / sell or property manager my next house. read more

She was extremely mean and unprofessional throughout our interactions, constantly displaying a superior attitude as the seller's agent -- acting like buyers were beneath her and treating us with clear condescension. She showed zero respect or patience toward mobility-impaired elderly family members and children: she was dismissive, impatient, spoke down to them, ignored their needs or discomfort, and made the whole experience humiliating and stressful for my family. The listings also felt misleading (renovation materials looked much better in photos than in reality), but her rude, mean behavior was the real problem. Everything from tree problems to irrigation problems to landscape costs, HVAC problems, now we have flooding and I'm waiting on any response to email and voice mail - they don't answer the phone. I tracked them down from one office to another phone number (you'll have to do this every time) and talked to "Alice" she said she had so many Service Request emails she couldn't tell which on was mine. I said it was flooding. She asked for my email. No good. Then phone number. No good. Then address. Oh! Yes. She said she got that one and would process it. I said - it's flooding - so I should just let the property continue to flood and wait for your call then? She said OK yes thanks you and hung up on me. Be aware of their unprofessional and unreliable agent such as Ms. Angela Zhao. Below is the story to why I've decided to write such a statement about her professionalism. We toured a house in the morning in Irvine on Saturday, 9/4/2021. Angela Zhao was our agent. My friend and I have firm requirements of a house when we do house hunting. We need the fridge, washer and dryer installed on the premise in a house. Otherwise, we will not rent for sure. The house Angela showed us does not meet our standards for house appliances. So, we didn't proceed further. We told her about our deal breaker and said we will look elsewhere instead. 6:20 PM on the same day, she contacted us again, saying the property owner has agreed to install the appliances (fridge, washer, and dryer) that we require before applying. She said if the tenants take responsibility of the maintenance part, the appliances will be provided. We liked what we heard and said yes. Based on this updated information she gave us, we agreed to apply. The same night, she emailed us the application forms. And we provided all the information she needed about us. Labor Day passed and Tuesday afternoon while at work, we were told last minute that we had to drop off cash and fill out more forms at their designated place for credit check. We liked the house (and the appliances deal), so we wanted to get things done fast and sign the lease ASAP. I took 2 hours off work so that I could drop off cash and fill out all the additional required docs on the same day to the place she told us about. We passed their credit check and were offered by the property company to doc-sign the lease right away. We didn't realize Angela lied to us about the appliances offer until the property company gave us details in the lease contract. We double checked with the company and was told they never made such an offer to install the mentioned appliances for tenants. Of course, we have declined the contract. Because of Angela's falsified information, we disclosed our important personal information to her and the company. Also, because of her falsified information, we lost our time, energy, and $70 nonrefundable credit check fees. It may not sound like a big of a deal, but to us it's like a hoax.
