If I could give Gary 100 stars, I would. We were recommended by our pool construction company, Athlon, due to a messy permit situation over an appraisal needed to finish our outdoor patio. The city was requiring us to get an appraisal on a new post and beam and wanted a la cart costs for the area- something we had never heard of. Gary took it upon himself to stay late, take our calls, asked to be on the email, and was ultimately the one who told the city that the appraisal was unnecessary (due to a 2018 appraisal) and that the space was not an issue and work was under cost. We got our appraisal with Gary done a few weeks ago. My family had a really unique situation in which to two family members owned 50% of the house each and one of the families was going to buy out the other side. Because each side of the family cares a lot about the other, we wanted to make sure that the value of the house was determined as fairly as possible. We found Gary as a completely 3rd party person in our situation. He understood our situation and was very professional. Rather than pulling just a few comps he pulled almost triple the amount that he normally does in order to get his accurate a value as he could. I have never met Gary in person but I had a very smooth transaction with him. One of my residential properties has become a rental and since my two years are almost up, I wanted to lock in my Section 121 exclusion while I can still claim it as a personal residence. So I formed an LLC to essentially sell the property to myself. Since this a is a "related party" transaction, to cover my bases and due diligence, and also with the heightened standard of care, I wanted to get an appraisal. Gary was very quick with his responses and quote. I appreciated his initial professionalism so I went with him. Gary informed me that his appointments are always scheduled two weeks in advance so that's what I did. Unfortunately, I had a last minute business trip out of town but Gary was fine to do the appraisal by himself. The appraisal report was also completed very quickly, within ~3 business days of the walkthrough. The appraised value unfortunately was far lower than I had hoped from my perusals of Zillow and Redfin but hey, if we can all just name our price, we wouldn't need independent appraisers for anything right? We had our house appraised for a refi a couple weeks ago. Gary was polite and friendly from the beginning. He was very flexible to my schedule, which is extremely appreciated being a mommy of two with a full time job AND during the holidays. He was very thorough in his inspection, asking pertinent questions when indicated and taking photos throughout the house and property. He also was receptive and appreciative of the documents I gave him showing our recent remodel and updates to the house (not necessary but always helpful!) as well as old permits I had handy.
