Melissa was very easy to work with, thoroughly explained everything, no gimmicks or upselling. Had to reserve from out of state and she made everything easy for me and my movers. Prices are higher than other storage companies in the area but the smoothness of their website and account setup made it worth it to go here (another company said I'd have to sign the lease in-person which wasn't possible.) DON'T RENT HERE! Or at any Extra Space Storage for that matter. I've heard so many who got screwed over like I did from other ones. This is apparently a corporate thing that they continually do and they get away with it!! I rented a 10x10 in December at the online price and all was good. Clean grounds (although that has changed recently), great staff, etc. Then in March I received a notice that my rent in April would be DOUBLED. That's right DOUBLED from what I was originally paying. The notice stated my "promotional period had ended". I recalled my conversations with the staff and even went over the contract I had and there was NOTHING said or written about a promotional period. I knew the online price was different from the walk in price, but that's common, and no one used the words that it was a "promotion" or told me that would change after a couple of months??? The contract did state it was month to month and the rent could go up, but DOUBLE??? Ridiculous! I went in and inquired about it at the site and even the staff member was surprised about the hike in price all of a sudden. I am NOT happy and will be looking for another place to store my items and I am letting everyone know NOT to go there and support a DECEIVING, PRICE-GOUGING company. read more

BEWARE OF THIS PLACE! We placed all of our belongings from a move in an interior 10x10 unit at the beginning of September and when we went back two days ago (November 27th), the lock had been tampered with and EVERYTHING was gone. On top of that they had just tried to raise our rent in October from $97 a month to $160 due to "market demand adjustments". We had to call the corporate office to talk it down to $130. The manager has also mentioned that he had even had things stolen from his unit before. The only reason I'm giving this place 1 star is because Danny has been really helpful guiding us through this process and is giving us a refund of our last months rent (which ironically was charged the day before we found our unit empty). If you store things here, either do it at your own risk or splurge on the expensive insurance policy so you can recoup your losses when your stuff gets stolen. read more

We came here in a bind because we were down to the wire to move with no prospects . We came here because the online rate was GREAT! I rented online, which was incredibly easy. When I saw our unit I realized it was entirely to small for our needs, so I went into the office to speak with Hayleigh. She went above and beyond to upgrade me to a bigger size and only pay the difference. She was incredibly helpful and so fun to talk with. She had a great personality and was super understanding and kind. When it came time for our neighbor to look for storage, I IMMEDIATELY recommended this place and how easy it was to rent online. I love that the gates are open until 10 p.m. because we work long hours and don't get home til 6 or 7 pm. Units are clean as well as the lot and the halls. Well lit in the night as well. I also LOVE that Hayleigh checks the dumpsters before locking them just to make sure no little fur babies get trapped inside. This company definitely needs to reward Miss Hayleigh for her representation of the company. Not many people today are personable, professional and understanding but 12/10 to Miss Hayleigh. read more

The selection process online was smooth and went through without glitches. My biggest issue, which I mentioned to the person checking me in, was there is a $29 administrative fee which is not disclosed on your website or even on the confirmation page I received after clicking RESERVE YOUR UNIT. I still have the page that says my reservation is confirmed. Very disappointing when I arrive to use the storage I am hit with a $29 fee. Also no mention that I have to use your special type of lock. Had I known either of those two issues, I would have rented storage from another company. For those reasons, I will never rent from you all again and I will never recommend you to anyone. Maybe that is in the fine print somewhere. Even if it is, you should be up front with your pricing and the fact a special lock is required. The manager told me there is no way around the $29 fee. Your web price should read $164/month (or whatever the price is) PLUS A $29 ADMINISTRATION FEE WHICH IS NOT AVOIDABLE OR REFUNDABLE. ALSO YOU NEED A SPECIAL TYPE OF LOCK THAT YOU MUST ALREADY HAVE OR BUY ONE FROM US FOR $19 PLUS TAX. This should be stated in large print. read more

This facility does not accommodate for much. The location was prime but this is all. They have no trash on site for people to use. There's hardly anyone ever in the office. After your second or third month, the price will shoot up at least three times as much as your original statement. The insurance is ridiculous as well. The gate has been down a numerous times as I've been here. Be aware of this location and all other extra space storage locations. Read all the details before signing up. I will be moving my stuff to Sierra storage right down the street for a fraction of the cost. read more

I find there price increases are far to much and far to afton. They dont understand that there pricing makes people go out and buy a shed. A 10x10 shed is 3 months of rent at this place for a 8x10. we moved to San Jose from another state and needed to put all our furniture in storage until we found a house, maybe a year or so, extra space in modesto on sylvan was $100 less a month than most of the other facilities I quoted and all the placed in San Jose so we thought it would be worth it to have our things a little further away if we had to drive a little a couple times if we needed something. we were informed there was no contract and prices could increase quarterly. nothing we could do about that. that was standard practice across the board. but boy did it! they got us in the door with the Lower price then after our third month increased the rate immediately $100.00!!!! now we're not only Two hours away but paying the same as we would be paying in San Jose. we'll be moving our things. don't be fooled by their low prices. its just to get you in the door. read more

The help is nice enough. However, they won't match rates from other facilities in town. (Not a good sign). and they have insurance rates that are twice the industry standard. This is a good business until they basically steal your money through the "easy pay" that they have you set up at the beginning just so they can waive a simple fee. I rented my unit May 26th, paid $134.00. On the 26th of June my credit card was charged a full months $134.00 rent. When I went back on July 5th to "move out" of my storage unit they told me they would not refund me a pro-rated amount for the time I didn't use in July. So since I'm done using it July 5th, you would think I rightfully deserve a refund for the time I'm not using which is the 5th to the 26th of July, but NO. They are hiding behind the lease agreement to keep the rest of my money that is NOT rightfully theirs. I called the corporate office which is located in 2795 East Cottonwood Parkway, Suite 400. Salt Lake City, Utah 84121 Telephone Number (801) 562-5556. The customer service person said this happens all the time, and people hate this about the leases at Extra Space Storage because it's like if they don't explain the lease well, or you forget to give them a call at least 10 day prior to your billing date they will charge you a FULL months rent for the unit to your credit or bank account and you will get screwed out of your money. EVEN IF YOU NO LONGER NEED THE UNIT THE DAY AFTER THE BILLING DAY. I'm not the first person that this business has done this to and I'm 100% sure I won't be the last. Even if it where to earn my complete customer satisfaction they would not agree to give me my rightfull prorated refund. I mean come on now. Extra Space Storage is just trying to cheat people out of their hard earned money with this clause in the lease. They are just counting on you to forget just so they can say, "Oh well to bad, it was in the lease, now we get to keep your $134.00 and you can either move out early and give us opportunity to screw more people over or keep the unit you no longer need for fun. This is not a company that is on their customers side. If I were you I would go to just about any other storage company in modesto, but stay FAR FAR AWAY FROM THESE RIP OFF ARTISTS. P.S Think about it even when you rent an apartment, and your about to move out they issue pro-rated refunds ALWAYS. I can't believe a simple storage place will not do this. This place is a joke and I will never come here ever agian, nor will I recommend them to any one of my colleagues or associates. NOT GOOD BUSINESS PRACTICES. read more

I've been a happy customer for a couple of months now & recently downsized my storage unit. I called the manager, Melissa, on Friday to explain what I was doing and she answered all of my questions. Although she was off on Saturday, she said she would have Tim help me. When I came in on Saturday, Tim, was already aware of my situation and they had a smaller unit ready for me! I was amazed about how easy the transfer was! Both Melissa & Tim are amazing and they really know how to work with customers and make sure their needs are met.
