I did a whole re-roofing with Cosmos Roofing. I quoted several top-rated companies and Cosmos has the most competitive pricing and the price gap is pretty big. Initially I was a bit skeptical reading other previous reviews. However, I didn't find any problems with Alex and the crew. Unlike other big companies, you are directly communicating with Alex the owner. Sometimes it's hard to directly reach him by phone but after leaving a voice message, Alex usually replies within a few hours. I had a great experience by iMessage him and the response is usually pretty quick. The crew is also doing an amazing job. We started the work on Monday and finished Thursday morning. They started every day at 8AM sharp and the clean-up after the job is also pretty thorough. Highly recommended. read more

Terrible quality of work. The original Cosmos Roofing was bought out by one of their workers and it's definitely not the high quality service of the original company. They were very unorganized and they left roofing materials all scattered in the front yard and on the roof, and days would go by without any work done. The workers would leave their lunch trash on the roof and in the yard. And I'm sure that was the cause of an ants problem we discovered on the ceiling. When the work was completely done, a major problem was discovered. Upon doing a couple loads of laundry, we noticed a lot of condensation on the ceiling above the laundry area. After some investigation, we discovered that they roofed over the laundry air vent. Potentially it could have been a fire hazard from lint accumulation in the dryer. A reputable roofing company would have never made a big mistake like this. I reiterate that this is not the original Cosmo Roofing Company that was highly respected and provided quality work. We've had a leak in our foam roof ever since a remodel in 2008. It only appears during very heavy rain and wind thus very hard to isolate. We decided finally to have our roof redone. Alex, from Cosmos, suggested different options we might consider and how to best optimize for fixing the leak and longer term durability of our roof. We decided to go ahead with resurfacing with a more durable silicon based sealant. The Cosmos team, and Alex, were very professional and easy to work with. When they were power-washing the roof on the first day, we asked if they could wash off our patio and front porch as well. They were happy to oblige. The work was completed quickly and the team cleaned up nicely after each day. Of course we will not know about the status of the leak until a heavy storm. My interactions with Alex give me confidence if there still is a problem, it will be addressed quickly and professionally. read more

This is my second experience in a month with Cosmos Roofing. They recently did tar roofs on two homes next to mine. Cosmos is a terrible company for neighbors to deal with. They leave a smoking kettle in driveways overnight and it will fill your and your neighbors' homes with noxious tar fumes. They also blow whatever debris (foam insulation particles, old tar/adhesive, etc.) right off the roof into neighbors yards. When called or asked in person to stop both of these practices they ignore or aggressively argue with you. You and your neighbors will regret hiring this company. Cosmos do better. read more

Our composite roof was over 30 years old and needed replacing (no leaking). Quote was competitive with other bidders and I selected them because Tim who did the quote was very knowledgeable. The quote took a few days to arrive (re-roof 3000 square feed including garage, replace all gutters and add one downspout), but that was expected given that the wet winter pushed a lot of urgent jobs in front of ours. Once the job could be scheduled (about 1 week ahead), It took just about a week to get it all done. The roof looks great (presidential shake) and the inspections were done with no comments. After demolition, Tim did very careful work assessing the condition of the plywood and discussing whether to replace some that was borderline acceptable (so I opted to replace at $1000 additional cost). He also agreed to cut off and replace a section so I could replace an old bathroom fan. Communication during construction was good and the roofing was well supervised by Tim (with one helper), so I have confidence all the flashings are well done and sealed. The cleanup was also very good with no debris left in the bushes around the perimeter. read more

This is an update to my Cosmos Roofing issue. I never meet Alex. This morning Alex came to my home and checked the roof. He immediately said this area of the roof needs to be redone and they will get it on a schedule. Took him less than 5 minutes to realize what occurred and what did not look right once he got on the roof. This gave me confidence that something odd occurred during the retirement transition of Rich and the office move that took place. I learned lot's of people are still involved to stand behind work. Alex is a good communicator. So when Lei Y's review says Alex was straightforward - I agree with Lei Y. Alex is straightforward. I like that. While I experienced communication issues reaching Cosmos and getting my roof attention, I believe that was due to the retirement of the main man, Rich. Together with the company moving to a new office location. I will update this further and let you know when the repair is completed and how it went. So for now, I upgrade my 1 star to 3 stars and will let you know how it goes. read more

I was recommended to Cosmos by a friend and I'm sure glad I was. I needed a full re-roof before I could get solar panels. Alex and his team were very professional yet personal at the same time. Alex gave me many options and explained what would be best for my situation and never once tried to upsell me on anything I didn't need. The pricing was very reasonable and so were the extra options that I chose to add (gutters & gutter covers). During the install my wife and I decided at the last minute that we wanted to add some skylights. Alex's team were very accommodating and were able to add in all of the skylights that we wanted. The team led by Larry did an amazing job in closing up a large opening over our front entrance with a huge skylight. It looks like it came with the original house. Cosmos was recommended to us by our neighbors. We hired them to replace our roof and they did an excellent job. Alex and his crew first inspected the roof, determined that it couldn't be patched, and provided us with a cost estimate, choices of roofing material and colors, and a very detailed description of what they were going to do. I found the price to be reasonable. I selected the roofing material and signed the contract, and waited for Alex to get back to me on scheduling. Scheduling was delayed for a few reasons that involved the weather, Cosmos' availability, and our needing to get the house fumigated first. I consulted with Alex about the fumigation, and he told me that it would be better to get that done first, so this caused more delay. The contract does specify a time frame, after which the price may increase to account for the increase in cost of materials. I had no problem with this, as long as the increase was reasonable. They delay was not caused by Cosmos. In September, we finally got the house fumigated, and schedule Cosmos to do the work. The roof was completely replaced inside of four days. Alex and crew did an excellent job and completely cleaned up afterwards. The inspection went well. They even put a skylight in the garage. We've had heavy rains, no problems. Excellent work. We had our wood shake roof replaced by Cosmos with composition shingles during December 2020. Alex did an excellent and thorough job of explaining the options and the pros and cons of each option. We chose Presidential Shake Solaris Country Gray and we couldn't be happier with the end result! It looks great and has quite a bit of texture so that it doesn't have the very flat look of a lot of composite roofs. The job was estimated to take 4 days, and ended up taking 5 days because as they removed the old roof, they uncovered termite damage which necessitated replacing parts of some rafters and eaves. Cosmos took care of all the carpentry work in a very professional manner. The extra work extended the job over a weekend on which rain was expected so the Cosmos crew sealed up our roof with plastic, and even though the storm was fairly strong, there was NO damage at all to our house as a result of the delay. The roof has a 20-year, transferable warranty so that if we sell before the 2040, the new owners will benefit from the warranty. Because of the additional carpentry work that wasn't anticipated, the job ended up costing about $1000 above the estimate. Because of the need to recalculate the final invoice, and possibly because of the holidays at the end of December, there was a 2+ week delay in receiving the final invoice. I called more than once to inquire about the invoice and final payment amount. Once the holidays were over, my final phone call produced the invoice within a few hours. That was the only time that I thought the communications with Cosmos were difficult. read more

Their roofing crew were friendly but sloppy - staples that missed the rafters and plenty of nails and staples that went through exposed eaves (this should not happen). From Cosmos' other jobs, it looks like some crews work with better quality. Great service! We talked to Alex for the complete re-roof service, he is a nice person, very kind and responsive. Cosmos price is very competitive with the same coverage and quality. All the workers are very professional, all jobs were done in 4 days including two city inspections, both passed without any issue. They helped cleaned all the debris from the work. They also think ahead about our pool solar pipes, they removed the old broken solar panel and helped wrapped the pipes so we don't need re-do that part in the future when we add the solar panel back. Roll back the clock to 2002. Cosmos replaced our shake roof with a Presidential TL (top of the line) composition roof. Big roof, and they did it really fast -- 2 days. They replaced all the gutters and downspouts, added a solar roof fan, added vents -- the whole thing. I was mostly happy with the roof -- lifetime roof, 8 year warranty, but the shingles didn't quite line up and for all that money I wanted something nicer looking. I wasn't pleased that the workmen used a corner of my yard as a toilet. Over the years the roof has not aged well: The solar roof fan is non-functional -- solar panel was installed in the wrong place and the fan never worked. One of my gutters is falling off; there's no flashing on it so water runs between the house and the gutter. Three other gutters have permanent standing water, including one that has the drain sticking up 3/8" in the gutter bottom. The vents have improperly trimmed shingles around them. I knew there were problems so I started calling them last year -- first with warranty request calls, and then later using a more nebulous "hi! I'd love to talk to you about my roof!" I never was able to reach a person, so over the course of about a year I left about six messages. I NEVER got a call back, ever. And now the warranty has expired. I'm getting estimates now and it's going to be over $1k to repair stuff that should have been covered by their warranty in the first place that was mostly caused by their doing a fast and sloppy job. We just had a new roof from Alex, Mar 2019. My experience was no short of perfect in any respect whether its initial quote, job details, material and warranties, communication, work done, inspections, etc. To begin with, we took quotes from many companies in South bay area ranging from family owned to big ones, well established to new comers and have learnt a lot through the process. Cosmos is well established family owned business which we decided to go with. Reasons being, they are in this business for long where companies rollover after some years so that they don't have to honor the warranties on messy roofs after 5-10 years. So, being in business for over 17-20 years shows the pride, perfection and honor they must have for their work and their commitment to stand behind their work. Second, their quote was well in the range for the same quality of work/materials as compared to other extremely high quotes and Alex is a reasonable guy to talk to. He never felt short of answering any questions that I had and finalizing the final materials and the cost. As far the work is concerned, it started at the schedule date and completed well in time. Begin rainy weeks, we were prepared for the delays but it all went well. Workers always came at 8 in the morning, no interference, no loud music, no mess up on the driveway or street, no neighbor complaints. We also had a sun tunnel installed which was done well and I learnt there was some extra work that went in which was not anticipated earlier by Alex and he took it on him. So, no surprises in the final bill too in such a big project. The entire experience was great but one thing I felt was that there was miscommunication between Alex and his workers sometimes, which did not effect our work as I used to talk to him everyday and any gaps learnt were taken care. So, I would recommend to be in touch with Alex so that you and he both know the progress and are on same page. Overall, I am highly satisfied with the new roof and their business. Another thing which speaks highly of them, Alex never asked for money before/during the work. He did mention in contract that he would want some initial deposit and remaining at job completion but he started the work without any deposit and only asked for full payment after inspection. This highly shows their business values, capital to do your work as I have heard horror stories from friends being tortured by companies for advance payments/partial payments every other day to make progress on the project. I met his dad too during the work, which also came many times to oversee the work. They are good people and it felt like I worked with the family rather than some salesmen, manager, owner. In brief, that's kind of the lengthiest review that I would have ever written but they deserve it. I had the smoothest experience with Alex and would definitely vouch for them. read more

Alex, the owner, is a honest, frank and straightforward person. He is very responsive to our requests. For example, we wanted specific lava rocks to match the color of our exteriors. I had Cosmos replace my roof 6 years ago. It is a flat roof on an Eichler. They replaced the roof with a thermal cap sheet that does make it considerably cooler. Since then there have been progressively louder and louder roof noises. It is not expansion and contractions. I have lived in Eichlers for over 40 years and I know that noise. This noise is from animals on the roof. Cats are the worst but even squirrels are bad. It sounds similar to walking on paper over a rug but loud enough that it sound like a rippling firecracker and wakes me up in the middle of the night. I called 5 times last spring asking to have someone come and check it. Three messages and two with a person. The last person I talked to gave me a really snippy reply about how busy they were and someone would contact me in September. In October, after 3 calls, Alex finally came out and said he couldn't see any problems. I know he thinks I'm crazy so I actually recorded the noises. No reply. About 4 weeks ago I noticed a leak outdoors coming from the overhang. I contacted Alex and he said he would have his guys out in a couple of days. Still haven't seen anyone or had any communication from Cosmos roofing. Cosmos gave a 20 year guarantee on my roof which would be great but it appears to be worthless. I'm afraid I need to start saving for a new roof but it won't be with Cosmos! read more

Cosmos is a family firm and was very responsive to any questions along the way. We were impressed they included a listing of all the nearby homes they have worked on in their quote! The crew were polite, arrived on time every day, and cleaned the area every afternoon for the 5 days of work. They also repaired a few small areas at no cost. I had Alex and his team come out to do our roof about 11 years ago. First a little bit about that experience. I was trying to surprise my wife with a new roof while she was out of town and therefore the job needed to be done in 3 days. Cosmos' bid was reasonable, they answered all my questions and came out and completed the job within the tight timeline. My neighbor was a retired contractor and was impressed by the efficiency as well as the quality of the job. As I know nothing about roofing, having that 3rd party validation was huge for me. Since then I have recommended Cosmos to anyone that has a need for work on their roof. Fast forward to today. Some the venting behind the gutters was falling down. I tried to repair it myself but was unsuccessful. I was curious if it was covered under my warranty and called Cosmos. Alex happened to be in the area and stopped by. I was surprised to learn that he remembered me as well as the job done by Jesus and his team. While he was clear that the venting had nothing to do with his team's work (and therefore not under warranty), he took time out of his day to climb up and repair the venting. Update: I continued to email/call Cosmos and finally connected with Alex. He said they'd been swamped with calls, and apologized for not responding quickly. Cosmos Roofing installed a beautiful room on my previous home in San Mateo. Alex was very patient with the thousands of questions and indecisiveness that I had as a new home owner. During the meeting for an estimate, he did not pressure me into making a decision as my other roofing estimators did. Ultimately, I chose Cosmo because of the much longer warranty that they offered than the competition. The work was done quickly, efficiently, and well by his staff. A year later, I had a leak in my chimney that I called Alex about. His guys came out, explained that it was not the roof, but in fact the chimney. Even though they didn't need to, they patched the small little crack in the mortar/flashing joint while they were up there - free of charge. I ended up selling the house in San Mateo and moved to Fremont. The roof report came up with questionable things and I called Alex with Cosmos again to come give me an estimate about the potential repairs I would need. He came to the house and we went up on the roof together. Even though he could have made some money off the work, he told me that the issues were so minor that I could DIY it myself to save money.
