Purple Rice Sage Tea Latte w/ Pearl
Sophia H.

This boba spot is located in an apartment complex. The whole area seems very modern and new. We came yesterday at around 1:30pm and found parking on the street. The shop is open, clean, and modern. There are two tablets for ordering. I ordered the Purple Rice Sago Tea Latte with 30% sugar, pearl, and black tea. We ordered a total of two drinks and for both, we had the option to choose between black or oolong for the tea base. I liked that we had this option. I guess I skipped over the "Sago" part when I ordered my drink because almost half of it was all toppings. Whoops. After mixing it, it didn't look too bad and I still felt like I had a good amount of drink. I don't usually go for sago but all the toppings provided good textures. Overall, my drink was good.

Got an passion fruit green tea with boba and a mango mountain tea on DoorDash, and I was really impressed with the teas! Really good flavor, the boba was sweet and chewy. The passion fruit green tea was a little sweet even at 50% sweetness, the mango mountain tea was a little bit less sweet than I would have expected even at 100% sugar level. I can't comment on service or ambiance but the drinks are very good, would recommend!

First time here. Prices seem reasonable to me. The tea was good. Decent size menu offering too. I ordered on the kiosk. We got the Lemon Oolong Tea and Hojicha Latte. Both were perfect sweet. You can customize. Orders did take awhile though. Looked like one person was taking orders and making. Some chairs inside to take a seat. Inside the store was clean. Private lot next to store, inside the building. No charge on parking.

My office is literally across the way from the tea shop. I have been there multiple times or our group has ordered online and got it delivered. I will say the quality of service is superb. Each time we have ordered their our items have come correct each time. I called that out because our group order sometimes is about 10 people and no one has ever had any issues with the quality of their drink. The day I went, July 14th, I was only going for myself and got one item. The individual behind the counter when I walked in greeted me said hello and asked if I had any questions. I told them no and that I would use the machine to order my drink. It was ready within 4 minutes looked beautiful and as I left the shop the person on the counter told me to have a great day. Like I said I just love this place and I really wanted to do a review for it considering I've been there multiple times now.

Peach freeze and honey osmanthus oolong milk tea

I was around the area and decided to stop by for my boba fix. There is a tiny parking area in the garage, so I recommend parking on the street in front. I parked in the lot in the back and got a parking notice from the apartment complex even though I was there for less than 30 minutes, so don't park in the lot. I ordered a honey osmanthus oolong milk tea and a peach freeze smoothie. I waited pretty long for my drinks, about 15 minutes. The drinks were okay but nothing special. Overall, the price is pretty steep and the wait was too long for average tea, so I don't think I'll be back.

FLAVOR (3/5): Not a memorable boba spot. I had this branch in New York and despite where I get it it's not a spot I find myself craving. I like that they have sago as a topping. But the drink itself was mid for the price you're paying. INSTAGRAM WORTHY (3/5): The place is pretty small and had a lot of flies roaming around which wasn't the best feeling walking into. Drinks come out layered and they have a cute tiled floor. SERVICE (3/5): Self order on a kiosk but drinks took longer than the average boba spot. TAKEAWAYS: They have board games here for you to play. Only a few tables inside, not a place you would want to sit and chat with friends. Parking on the street is limited, you'd have to park in the garage and walk over.

I can't believe this is the only Chun Yang location in the Bay Area. My favorites are the winter melon drinks, though their tea flavors are amazing in their tea-based drinks. Parking is hit or miss, but doable if you order ahead for pick up. Pricing is typical of other boba places. Chun Yang is very underrated, but I can't complain because it isn't ever too crowded when I need my fix!

Nobody in the store

Unmanned store? Visited on Friday 3/14 8.30pm, no customer and no one there to assist. We ordered via kiosk and waited for our drinks. 5-10 minutes later, one person came and brought us the drinks. What happened if I have questions about my order ? No one to help? Overall the drinks are great. I love my osmanthus tea and boba milk tea.

The store is super hot and uncomfortable. There's a kiosk by the door you place your order at and right by the door is also the counter to make orders. The aesthetics is nice but the music blares very loudly. They have tables and seating available. Sucker came out fast. Was expecting it to come in a boba style cup with sealed lid but it's more like a cold brew type cup with straw.

Chun Yang is pretty well-known so I wanted to give it a try when I was in the area! They have a smaller size cup than competitors but it's a lower priced drink. Boba quality is good and the tea taste was relatively strong, but I feel like the oolong is not particularly unique in any sense of taste (e.g., not particularly milky, floral, or sweet). The menu was pretty simple, which is very helpful for indecisive folk like me. You can order on the kiosk or at the counter. We got our orders pretty quickly. There is a bit of seating so you can sit and yap! They actually honor 30% sweetness so it doesn't taste super sweet, although I'm not sure if it was an error on part of the person preparing my drink specifically, since other people had way sweeter drinks compared to me. Overall, this place seems good for decent quality tea paired with other items rather than for drinking purely alone. There's a parking structure nearby, although the spacing can be a little tight and it's a little confusing.

Matcha Latte

With the newest state-of-the-art technology to order milk tea, Chun Yang Tea makes it easy to customize and order your drink from everything you desire. It is clean, efficient, and friendly. There are a few seating areas, probably fit at most for 10 people, but I've seen that this is mostly a buy and go place. There is a parking garage behind this place if you want to stay for a bit; otherwise, street parking for 30 minutes will just do for a simple pickup. The staff was kind and friendly. I ordered a matcha latte at $7.00 for a medium size, which is a bit pricier than other milk tea places in the area. The size was fitting, although I wish the matcha was stronger. It seems at most lukewarm.

Peach freeze
Michelle W.

Got the peach freeze. Usually I'm not a fan of milk with my fruit drinks but it was really good and still very fruity! The jelly was really good too but they gave a bit too much. Service was also super quick. There's a lot of seating inside and there's also games. Good for groups. There's retail parking in the garage as well.

Katherine L.

tried the red bean oolong milk tea here. it was pretty good, the tea could have been stronger/creamier but it was a decent simple drink! drinks came out fast and the interior is cute and cozy. kiosk ordering, friendly barista!

I've checked for a couple days now and don't see brown sugar pearl w/fresh milk on the online ordering menu. Are you out or is there a trick to ordering? Thanks!

Hello Beth , you are able to order brown sugar online now. Thank you for letting us know the issue :)

Do they take cash?

Hello , sorry , we only take credit card payments thank you

How is parking situation?

Hi we have 2 garages for guest parking , also there is street parking as well . It might be tough when there are a lot of people but you should be able to get a spot without a problem . Thank you

Are the fresh milk options made with only milk or are they teas made using fresh milk?

Hello , if it’s the fresh milk series it’s milk only no tea . :)

I love oats in milk teas, but surprisingly many places have cut it out as an add on topping option. The Amber Oolong Milk Tea has medium light oolong flavor but is overall very balance in sweetness and creaminess. I liked it and would order it again. They have jasmine tea, non-milk teas and also other add ons like tea jelly and boba. Their fruit tea options include mango, peach, strawberry and apple. We read reviews ahead of time and saw it was recommended to order online and come and pick up andi felt like this was a MUST DO, if you didn't want to be waiting all morning. I came to pick up my drinks about 25 min after opening and their running count for drinks made that day was already nearing 100. We tried the strawberry avocado smoothie and the mango avocado smoothie and both were great! I would recommend getting the mango if you had to choose between the two. We got 30% sugar (recommended) and I would say that was perfect! We added the oat pearls, and they were good. Different than the typical boba. I may prefer the other kind of boba, but my husband liked the oat boba better. I would love if they had both options to choose between and would love a few more non caffeinated options. Those are my two recommendations for change. We will be back!

It's quite different from a typical boba shop, focusing more on fruit-based and creative specialty drinks, with several unique combinations that you don't see very often. This visit, I ordered the Avocado Snow Ice drink, the signature milk tea, and a durian drink. The avocado drink was probably the biggest surprise of the day. It tasted like real avocado rather than artificial flavoring, with a rich and creamy texture. The grains and seeds at the bottom added an interesting layer of texture, making it feel more like a dessert than a drink. The signature milk tea had a noticeable tea flavor and wasn't overly sweet, making it easy to enjoy. As for the durian drink, it delivered exactly what durian lovers would hope for--strong aroma, rich flavor, and a texture similar to a durian milkshake. The packaging also deserves a mention. The designs are distinctive and eye-catching, giving the brand a unique identity and making the drinks great for photos as well. Prices are a bit higher than your average boba shop, but the quality of ingredients and creativity behind the menu make it feel justified. After trying boba and tea shops for years, it's refreshing to find a place that offers something genuinely different. Not every drink will be everyone's favorite, but the menu is memorable enough to make you want to come back and explore more. Overall, a solid first visit, and I'll definitely be back to try some of their other specialties.
