Lido Marina Village is a waterside shopping and dining center with high-end retail shops. I…read morerecently came here to check out a pop-up market event in December 2025. [Parking]: There's a designated parking structure for the village. The rate is $10.00 for the first hour, $2.50 each 15 minutes, and $50.00 daily max. Visitors can get a complimentary all day self-parking when spending $250 or more at any of retail merchants within the village - just show receipt(s) totaling $250 or more to the parking attendant. Complimentary 1 hour self-parking with validation with any tenant listed in the Lido Marina Village's directory. [IMPORTANT SPECIAL NOTE]: Herst Coffee Roasters does NOT validate the parking ticket! Only the following dine & drink places validate: Circle Hook, La La Land Kind Cafe (coming soon), Lido Bottle Works, Malibu Farm, Nobu, Skal Pizza, and Zinque. Basically there's no easy "affordable" way to get your ticket validated except for one tip. [PARKING TIP]: I was able to get a free validation at Malibu Farm Lido Home Collection. I simply walked up to the cashier counter and said that I need ticket validation & cashier validated my ticket without asking for any receipts. [Experience]: The village has a nice shoreline view. Check the event page on their website for live music on the Lido Deck performance, floral workshops, etc. [Conclusion]: If I compare this village to other high-end shopping centers in LA/Orange County, then I think retail shop options are pretty mediocre (I like 2ND & PCH a lot better). Good spot to take Instagrammable pictures, but expect doing mostly window shopping than actual shopping at this village.

Lido Marina Village is a delightful waterfront destination that blends chic boutiques, great…read morerestaurants, and beautiful views. The charming atmosphere makes it perfect for a leisurely stroll, shopping, or enjoying a meal by the water. Parking can be tricky, especially on weekends, since the area gets busy. There are metered spots and some paid parking near Nobu if you drive into the smaller side streets, you may get lucky there. Once you're in, there's so much to enjoy: unique shops, coffee spots, beauty salons, and a wide variety of restaurants. Live music is often hosted right outside Nobu and Zinqué, with plenty of seating and a wonderful waterfront backdrop. Overall, it's a must-visit in Newport Beach for both locals and visitors.

This is one of my favorite outdoor malls in the Orange County area for mall walking. As it is…read morelocated near the beach, the weather is always nice and there are plenty of places to sit and rest your feet at this mall with a nice view of the beach. The mall does tend towards high end stores with a small smattering of standard stores but in general, there are a wide variety of stores. Plenty of dining options from high end or quick casual. You can even do your grocery shopping here as there is a Whole Foods market. They occasionally have special events. I happened to be here during the Lunar New Year event so one of the areas was decked out with Year of the Horse decorations. I also always walk by the Koi pond to see how the fishes are doing. Staff has always been friendly and helpful when I visit.

As outdoor mall in the affluent community of Newport Beach, Fashion Island opened in 1967, making…read moreit one of the older malls in the area. It's had it's share of anchors leaving (think Circuit City and Forever 21), but the owner (Irvine Company) continues to pour money into it, to keep it fresh and relevant. As an example, when Forever 21 declared bankruptcy and closed its store in 2019, the building was demolished in 2022 to make way for a new Restoration Hardware gallery store...which we found to be quite nice. Parking is plentiful, (mostly) covered, and free, with a pedestrian bridge on the 3rd floor taking one to the main part of the mall. And it seems to be one of the most dog friendly malls in the area, which is saying a lot. One will see a lot of signs for something called 'The Lot', which is a high end, ultra-luxury, cinema/cafe/restaurant, geared towards the clientele that the area feeds.

Drove circles around the area for an hour with no luck on parking. Signs said lots closed everywhere. All beach lots were full and so I lined up to do valet with 15 minutes left to get checked into our boat. Finally got to the front of the line and they told us to go ahead and start unloading whatever we needed for the day. After all was done, the attendant told me they couldnt park my vehicle unless I could remove my folding bike rack off my hitch. I said I couldn't, since there a security tool required to take it off, which I leave at home. They said since they store vehicles on lifts they wouldn't take it because they don't want to risk damage to vehicles when they lift it. I looked over at the lifts and each car that was stored had a good 10-15 feet from the bumpers to the walls. Seriously? I also saw a bunch of floor parking that was available and asked "why not just park mine on the floor then?!" They still said no as it was policy. If that's the case then that should have been on the sign outside where it was saying they don't take oversized SUVS or FULL/OVERSIZED TRUCKS/VANs. I was pretty pissed off and cussing a storm at them at this point because I didn't want to miss my boat. Not sure if call it luck but I did manage to find a parking lot at a restaurant across the street...for $100 cash only. At least my son and I made it to our boat. SMH
