The suspicion was that it was from the chimney and I hired Zack and team to replace the trim around it. When they came, they went above and beyond to pinpoint the exact location it's coming from by going on the roof with a hose and opening up light fixtures from the living room to take pictures inside. They were able to find the exact spot and seal it as well as replacing all the rotten wood we had around the chimney. Finally no more pots and pans for us! We are very grateful for the hard work and the dedication that they put into solving our issue. The pricing was very fair as well. We will hire them again for future projects and I highly recommend Zack and team.

If you are looking for the absolute best price and a contractor who is genuinely easy to talk to, Jay is your guy. He is very agreeable and was always willing to negotiate and perform reworks until I was satisfied with the result. That said, if your project is on the more complicated side like mine was, you should be prepared to take an active role in project management. The timelines did extend significantly beyond the original estimates, and I had to stay on top of the subcontractors to ensure the craftsmanship met my standards. It wasn't a hands-off experience, but because he is such an honest person to deal with and his pricing is so competitive, we got both projects to the finish line. A strong pick for those on a budget who don't mind being involved in the details. After working with many contractors in the Bay Area, I've found that the alternative is usually someone charging much more who promises a turnkey experience but can't guarantee it either. Knowing that tradeoff, I would hire Jay again - and already have.

They are honest, forthcoming, and patient, and their communication was fantastic throughout the entire project as they worked diligently to keep everything on track. Of course, with a full home remodel there are always unforeseen problems. When we hit a major delay due to the HVAC subcontractor, Aaron and Alex worked incredibly hard to resolve the issues and advocate for us. Even though those HVAC problems cost us about six weeks, the overall project still came in right on schedule. Our kitchen designer, Michele, was fantastic and brought our vision to life perfectly, and the bathrooms were designed beautifully as well. The crew--Angel, Asher, Enrique, and Donato--were professional, hard-working, and a pleasure to have in our home. We are thrilled with the results and highly recommend Wise Builders for their full-service approach and excellent problem-solving.

They aren't the cheapest out there, but once you see the work they do, it's almost a bargain. I did my research and wanted to find something in the middle- quality without excess. I found these guys. I grew to trust them quickly and started asking for their opinions about various things along the way to help me decide what to do. As stressful at it is to have people in your house everyday making lots of noise for weeks, I'm actually going to miss these guys. I will definitely hire them in future. We contracted Prime Design & Build to remodel two bathrooms, a laundry room, a staircase, and to…read moreinstall hardwood flooring. Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

They took care of all the permitting with the city, which made what could have been a stressful process completely hassle-free. In addition to building the ADU itself, they upgraded our main electrical panel and completed hardscaping around the unit to give us a clean, low-maintenance outdoor space. Luis and his team spent about 30 minutes understanding my requirements and provided detailed and honest feedback. They explained that since my existing patio is built with Alumawood, enclosing it with a regular wood frame would not be appropriate. The proper options would be either to remove the existing structure and rebuild it from scratch or use a specialized Alumawood sunroom system. Even though iBuilders Design and Build could not take on my project, I truly appreciate Luis and his team for their transparency, professionalism, and willingness to provide honest guidance upfront. Going into this, we were absolutely terrified--especially after hearing so many horror stories about year-long delays on major renovations. Because we had to live in an Airbnb with our two small children during construction, timing was everything. Choosing Eli and his team was the best decision we could have made. They completed this massive project in just four months, beating their initial six-month estimate. More importantly, they turned what could have been an incredibly stressful ordeal into a smooth, streamlined process. Eli walked us through each and every step with detailed weekly updates, keeping us entirely in the loop. We were actually out of town for two of those months, but because of his proactive communication, his team made lightning-fast progress while we were away. We are thrilled with the final result. He would stop by almost every night to ensure that the subs were performing their work and not leaving or damaging any other contractors' work. Sarmad is a problem solver. He sees an issue and thinks through how to solve it, then presents clear options to choose from. Throughout the process, we were not surprised by unanticipated expenses - all changes were clearly explained and we had the option to make changes via clear change orders. EDR uses Buildertrend for all program management and billing, which made payments, change approvals, and scheduling tracking seamless. While this sounds like a basic requirement in 2026, not all contractors use these services which just adds friction to the process.
