Just finished our Kitchen and Guest Bath remodel and are very happy with how it all came out. I loved the fact that the services included everything from design and even help from a designer helping us choose finished materials. Everyone I came across was friendly and helpful through out the experience, and they kept on top of chasing the cabinet maker even after the project was done as a couple of our cabinet doors didn't arrive and we had to chase them to send someone to install them after everything else was done. Definitely saw the project through. We definitely ended up spending more on this project than we thought we would, however, a lot of that was due to going on higher end finishes and replacing rotted out wood in the kitchen as well as a new electrical box that was needed to make everything work right. We had the opportunity to host Thanksgiving in our new kitchen and had a great time. We are very happy with our investment and with Roy's Builders work! read more

Incredible work from all of you! Everyone that was here daily, Daniel, Alberto, Fred, Julio were very respectful and helpful, and doing a great job. First contact with the company (Adina) and ongoing contact with manager (Noy) and the owner (Eli) gave me a lot of confidence in the company and recommend me a great company for pest control and glass installation. Designed (Nicole) helped us achieve our bathroom idea very quickly. Communication was clear and timely. We even had a situation where vendor forgot to send a faucet, but the team here check everything were coming (even 2 weeks before needing to use). Really like the work and support here. :) Superb work on tiles and all the fixtures. No delay. Master bathroom had tiles on all walls, guest only on shower pan and baseboard. Custom vanity and countertops for master bathroom, great work. Not the cheapest, but very high quality work and smooth from beginning to end, no stress. So very fair price. read more

We had a leak in our 2F bathtub which was done by another contractor. I was expecting the worst case scenario where we had to replace the whole bath tub, and that is when Roy's team came in. They were very fair about their quote, and recommended to first only charge the opening of the 1F ceiling to assess the leak. Daniel and the team worked really hard to find and fix the problem, so we ended up not needing to replace the bath tub and minimized the cost. We liked them so much that we plan to do a kitchen cabinet replacement with them soon. read more

We were looking for a reliable, high quality contractor to renovate and optimize our master bathroom and closet area. After interviewing several contractors, we landed with Roy's builders. They were reasonable in price, guaranteed a designated project manager and included a designer to simulate renderings to visually understand our ideal state. Eli, the owner was very passionate and came frequently to visit the renovation status to ensure things remained on track. The team was easy to work with and created a chat group to keep everyone in sync on progress and status of project. Though there were minor glitches and communication hiccups, we worked together as a team to address. Eli and Gil ( our project manager) both also took time to go material shopping with me so I felt reassured and appreciated leveraging their expertise. Roberto, the lead installer was excellent, professional, open to feedback and worked quickly to fix each detail we pointed. He even went out of his way to fix a lighting issue we had in the house. We hired Roy's Builders in October 2023 to swap out our old flooring for new "wood look" flooring, scrape our popcorn ceilings, and paint our interior walls. They helped us move all our belongings into our garage and a rented POD. Since our house was built in the 70's, California building code required our ceilings, walls and floors to be tested for asbestos. Not only was there asbestos in our popcorn ceiling, but the insulation in all the walls was also asbestos positive. We met with Roy's builders a second time and they informed us that according to the building code the ceilings and walls would have to be demolished and the old asbestos insulation removed. This was an opportunity to have electrical, plumbing, kitchen and bathrooms redone all at once, instead of in stages as we had planned. Our modest project to remodel in stages had ballooned beyond our expectations, but we realized this was an opportunity to enjoy an upgrade to our house that was long overdue, and Eli, Gil and Daniel assured us that they would guide and help us throughout the entire process. There were ten stages to the plan: Demolition, cleanup of asbestos, electric and plumbing, drywall install with Patch/mud and paint, bathrooms, kitchen, vents and flooring (floors and bath tiles), doors and windows, and last, final inspection and approval of the work. Gil took us to Pacific Home Décor to choose flooring, kitchen cabinets, bathroom fixtures etc.  His experienced eye helped us choose fixtures and materials that work well, and that we love. They accompanied us to suppliers to choose the windows and doors as well. As needed, they picked up and delivered the materials to our house for installation. Daniel, Gil, and their crew picked up our new oven, new fridge and dishwasher from Best Buy when the kitchen was ready for them. At each construction stage from demo to final inspection, they clearly communicated to us what was needed, whether payments or materials or an city inspector's pass or fail grade. Eli had promised us a demolition to final inspection time of four months, and he brought it in on time. From December 2023 to the final inspection in the second week of April 2024, when we were able to move back in to a new, beautiful home. Daniel, Eli and Gil kept us up to date on every stage of the work, and sent their diligent crew of workers to help us move back in when the work was approved and finished. Even after we moved in and found that our HVAC system had stopped working (at 50 years old!), their crew came over to remove the old heater, re-do and paint the walls of the closet that housed it, so that a new unit could be installed right away. Roy's Builders communicated with us at every stage, took care of picking up and delivering materials from vendors, and kept us up to date throughout the whole process. They have reassured us with a generous two year warranty, and have been responsive to answer any questions we've had. We recently used Roy's Builders for a home addition in Sunnyvale, and we are incredibly happy with the outcome. Initially, we interviewed 3 contractors, and we decided on Roy's because of their fair price, strong reviews on Yelp, and the promise of a good working relationship. They were not rock bottom in terms of pricing and definitely not the most expensive, but in the middle as a very fair and competitive bid. "You get what you pay for" is what others may tell us, and sometimes going with the cheapest bid can bring more trouble. We are so thankful we went with Roys. Our project manager was Elior, and from the very beginning he was responsive, answering our every question and prepping us for the next stage. Many friends had told us that it might be cheaper to go straight to a general contractor (as opposed to hiring a company like Roys, which oversees the whole project), but I am SO thankful that we took this route instead. There are a million things to manage, and so I was grateful that Elior and Roy's took care of it (as opposed to me). Roy's has a commitment to excellence. My husband and I are very meticulous people and one instance that sticks out to me involves tiling. I had purchased some very special handmade tile, and was "particular" about how it was installed. When it was slightly crooked initially, Elior came in and had them remove and re-tile the entire shower. If it were up to me, I probably would have left it and always regretted it. Because Elior asked them re-do it, I look at the shower today with only happy feelings. :) Having a strong project manager handle those issues for us was a huge blessing and weight off our chest. All of the little things are things we appreciated too: Roys handled arranging specialized teams to come out, they arranged for the dumpsters to be dropped off/picked up, they handled communication with the city regarding permits, and addressed our concerns (even if they might have seemed miniscule). The final product is something we are enjoying tremendously. We added approximately 650 sq ft and the natural lighting is something we love. We contracted with Roy's builders to perform a full remodel of our dated 1950's kitchen, along with updating the entire house's electrical. They provided guidance on updating the layout - helping us to open up the kitchen to the connecting dinning room, as well as repositioning the refrigerator to make it more accessible. During the construction, the work was well contained to the kitchen area and the workers were polite and followed all COVID protocols. There were some COVID related delays with our inspection and small breaks over the holidays. Elior and Shai were both responsive when we had questions and provided great progress reports and walkthroughs when we had questions. We had a pretty bad experience with our previous contractor with a demolished and botched bathroom. I got Roy's builders contact from a friend and contacted them immediately. The operator was warm and asked for details and set up the earliest appointment for the following Monday (I called in on Wednesday I think). Elior from Roy's builder showed up asked for my plan and swiftly turned back with a quote. I had to pay higher for the shoddy job done by my previous contractor. His price was still competitive compared to a few others we'd got quotes from. The team consisting of Elior, Shai, and Gustavo were competent swift and focussed on delivery quality with efficiency. We got timely updates from Shai on the status of the project. With both my husband and I in a very busy full time job, Shai project managing helped to keep us on track of when to buy materials and how much. They indulged me in all my details however extra it might have seen (Niches for the toilet roll, brush and the plunger for eg.) Symmetry in the niches and let's talk about the amazing marble install. We worked with Elior to remodel our master suite which included moving some walls, relocating the laundry room, and the master closet. They also did a full master bath remodel. I can't say that everything went smoothly, as things will inevitably come up with any major remodel. Especially on a house, but everything was handled professionally. All the issues were addressed in a timely manner and with full transparency on timing and costs. (Rare!!) I'm extremely happy with the final masterpiece! Elior was very accommodating, and the foreman Jay was professional, sympathetic, and quick to address any concerns that came up. We hired Roy's builder last year to remodel our kitchen. We are happy with the result. One star deducted is explained in the cons below. I think I would recommend them if you have some experience with remodeling and know what you need to do without guidance. This was my first remodeling project, and it was not easy. Pros: - The contractors were very detailed and did a great job installing kitchen cabinets/appliances/ floor - Jay was very helpful and good to work with. He helped with many things along the way - Friendly team - Fair pricing - The team was very quick to follow up when I mentioned one of the drawers is not working well a few months after the project. Cons: - Designer was not very on time. Need to follow up many times to get a design update - Our project had heavy delay (more than double the planned time) due to: 1. cabinet measurements were completely off because the dry wall space was not considered. Roy's insisted this is the cabinet company's fault, which I agree they have most of the responsibilities, but if Roy's team can send one person to verify all the numbers, we wouldn't have to re-order cabinets, and cut drawers and doors after 2-3month waiting on the cabinets, which resulted in another 2 month waiting. I would say being a mediator between cabinet company and contracting Company is not my intent when hiring a full service contracting company 2. Roy's has room to improve the project management experience for customers. Maybe they were too busy during covid time or our project become secondary after the whole cabinet issue. I had to research on my own for everything and of course it caused delays. This point is to illustrate that I only recommend them if you have prior experience and know what to order and what to do at each step. 3. No license for sub contract & it shows. i mean wear to begin, geez this could take forever. Toilet leaks, floors wobbly, they spray paint plugs, lights in bathroom work occasionally, cabinets all fuc*ed up, didn't replace all pipes, welding for pipes sloppy, they use m copper pipes (cheap ones) no option to use better ones, for the price jeez, should at least give option. Etc, etc. Took too long; supposed to be done in october 2021, but still isn't done, we just had to end it. Oh, so we ask about the license for sub contractors & they just say they are using another general contractor, 5 star, I believe in Los angeles, but they would not confirm this. 5 star wont contact me back. Later on one of employees admitted that is BS. They just didn't hire licensed guys to do electrical, plumbing, flooring. So I'd stay away if I were you. read more

We went with Roy's based on the awesome reviews on Houzz and Yelp. Our experience has been really awful and has no alignment with the reviews. We had our initial consultations with Idan who was very responsive till we signed into the architectural contract. Idan seemed to disappear after the contract and I had to follow up many times and still nothing moved. No progress on our plans over 4 months after the contract. We trusted Idan's on going with him for the architectural plan since he would work closely with the architect to ensure that the plans were optimized based on construction cost. Some timelines 8/3/2020: Architectural contract signed. Plan to measure on 8/8. 8/12: I reach out to Idan. Measurement scheduled and happened on 8/14. 9/4: I reach out to enquire about progress. 9/6: Get one plan option. Doesn't consider what we had communicated to Idan. I responded to Idan with a list of changes. I also reminded him that he had said that he will come back with 3-4 options but presented us with only one. He said that he will work with the architect and get back to us soon. 9/13: Reached out to Idan again. We have a Zoom call with the architect on 9/16. 9/30: Emailed Idan and Roy about my frustration with my stalled project. 10/1: I get 3 options from the architect. Our feedback is not incorporated, has things which we had explicitly ruled out with Idan and on the Zoom call. 10/1: Idan calls me, says that the contract says 4 months. I said that we haven't even started getting sensible plans. We need to agree on a layout, the architect needs to prepare engineering plans and then we need to get it approved by the city. Among other things Idan said that he hasn't made any money from the project and will not till we get into a construction contract. Frustrated, I say it's not working out and we need to start the process to cancel the contract and he said he will talk to Roy and get back to me. 10/12: I email Roy and Idan again. 10/12: Roy calls me. Agrees that this has been a mess because the architect they work with is busy. This is the first time I found out that an architect is external - I had assumed that the architect was in their company when Idan said that he would work closely with the architect. Roy said that he was going to get things back in shape by organizing a meeting and I wouldn't have to keep on following up any more. 10/22: Idan calls, sets up appointment for 10/26 with Roy and a new architect, since they are having issues with the current architect. 10/26: Idan calls to say they need to move it to 10/28. 10/28: Idan calls to say that the architect has got Covid. 11/22: I write to Roy recommending he should refund me what I had paid so that I can get an external architect to do my plan and come back to him for a quote on the construction, which was completely in his control. 12/2: I write to Roy that I have had enough and I want my money back and the architectural contract rescinded. 12/6: I write a review with 1 star rating 12/8: Get a call from Roy admitting they messed up and promising refund. 12/10: I get an echeck for the refund 12/13: Updating the review to 2 star. Now I can go searching again. This has pushed our project back by at least 6 months. read more
