Never received a notice with my new lease, information on how much price would go up, or that my lease would soon be expiring (When I was told I would receive notice). My lease expires in less than thirty days. I should have received something months ago. Thanks for adding to a long series of fuck ups that show you're unable to adequately perform your job. To further drive home this point: The house was not made ready before move in and was a mess. There were spots on the carpet and holes in the wall that were not filled in at all. The garage was left in horrific shape and I had to request a cleaning of this. There is also writing all over it's walls. I have pictures and email correspondence that shows this. There was a week long period where my house was constantly 85-90+ degrees because they took forever to get a contractor out to fix things. If it isn't readily apparent already, I would not advise doing business with the APT or the owner Brent Bockholt. **EDIT** January 13th 2014 : At lunch time Brent sent me some emails about this yelp review. I was told this review was unwarranted and that my complaints were (and I quote) "completely unacceptable". Brent also made claims that I was "mistreating and cursing" his contractors and employees. While I did leave a colorful voicemail after this most recent incident, I apologized to Brent for doing so and HAVE NOT otherwise mistreated his employees. I had a phone call with Brent around 2 PM where I was told (By Brent Bockholt) that we would have a "gentlemen's agreement" about "mistreating his employees" or else he would not re-lease this property to me. He also further commented on the Yelp review and tried to refute any other claims made against him. At 4:11 PM I received an document from Brent noting that he would not be releasing me the property. I believe this was a retaliatory attack for me posting this review. I was initially reticent about moving into an APT property due to some negative comments from the previous tenant: I'm really glad I did. The owner, Brent Bockholt, went out of his way before I moved in to help take care of some of my concerns with the property. Leading up to the actual lease signing (and after I moved in) I've worked with Diana Cuero and Jennifer Gilbert, both of whom have been extraordinarily helpful. Service requests have been handled within 1-2 days and they are very easy to communicate with. If you are considering renting with Austin Property Team they get two thumbs up from me. ONE YEAR LATER: Still very pleased with Austin Property Team. I got almost my entire security deposit back after move-out, and the money they kept was a small, justifiable amount. There was a mistake on their part in transferring the utilities out of my name: they sent me a check without any hassle. When working with property managers you have to be friendly and communicate clearly. Read the things you're signing, ask questions if you don't understand them, and life will be good. read more

Austin Property Team is an absolute disaster - DO NOT rent through them. I don't know how past reviews have been positive as someone who has never had a good experience with them in the entire year that I have lived in a property handled by them. I have experienced issue after issue in the property, and when anyone FINALLY gets to your property to fix an issue that you've submitted a maintenance request for, it is either handled with a temporary fix or not done well. The maintenance department is in shambles and will not be there to help within three days - as they say they will. In the year that I have lived in a property of theirs, I have never had a reliable contact in their office that will speak with me, respond to emails, discuss maintenance requests, or simply be there for issues with the house; however, when it's something such as resigning your lease (something they need out of you, as opposed to vice versa), they are all of a sudden responding to emails? There are problems with both the property team and the maintenance team that make the property of theirs that I'm currently living in unlivable. The issues that we have experienced with Austin Property Team started upon moving in and have continued until today. Our back door could be kicked in by an intruder while dead bolted due to the need for the back door to be replaced. We have been complaining about this issue for nine months and only this week has someone from the property team come out to the property to give it a look. The maintenance man has come out twice about it, and each time, puts a new bathroom-style sliding lock on the door. We are still having issues with the door, have spoken with two property managers (finally) regarding the issue, and they've now told us that they will not replace the door and that if the tenants (three young women) feel unsafe, we should purchase and install our own security system - this is UNBELIEVABLE. In addition, our washing machine broke less than three months after moving in due to wear and tear - obviously an issue resulting from previous tenants and not something that occurred during our three months of being there - and the property team made us pay $200 to have it fixed. I could go on and on with stories of our terrible experience with Austin Property Team. I have chosen to move out, while my roommates have decided to renew the lease for one more year (solely due to location and ease of staying in the same place after only one year). I am hopeful that Austin Property Team will improve their efforts to ensure that the property is safe and livable. It is my hope that my roommates will be able to change this review after the upcoming year; however, based on the past year, I recommend Austin Property Team to NO ONE. I appreciate you looking into the situations I described and trying to justify them. I, however, still do not understand why we don't have a permanent, reliable contact at the Austin Property Team office. Throughout our year in this house, I have never been given a contact for anyone who would be consistently dealing with us and our property, and this is strange. You say that an email or text would be faster - I sent emails at the time and don't know who I would have a number to text because - again - I do not have a contact for a property manager who is dealing with us and our property at all times. I do realize that you have several people in the office whose job it is to process maintenance requests, but my knowledge is that Leonard is the only maintenance technician, so I was confused as to why he could "not be reached" by management for two entire days while I was waiting on a maintenance fix. Regarding the back door, I believe you have been given false information regarding the technician's addition of 5 locks on the door, and you may need to come view the situation yourself. Please see the attached picture (http://imgur.com/bfwSig0) - he has added the two lowest sliding locks. While they do some to help the situation, they are not enough to make it sturdy nor safe. This post is also the first I have heard about the owner's willingness to split the cost of the security system, so please have someone from management email my roommates about that if it is the case. My issue with the closet rod was not its falling - it was the excessive time required to get someone out to the house to fix it. Regarding the washing machine issue, I'd advise future tenants who rent from you to take a closer look at the lease before agreeing to a situation similar. In the coming year, I'm sure my roommates would also appreciate being given a permanent contact in the office as to not have to be thrown around from one person to another via phone or email - none of which are familiar with our property or the tenants - in the future. read more

Our experience was seemingly optimistic at the very beginning, even though the realtor never showed up to our meeting to show us the first house. They instructed me on how to get into the home myself so we wouldn't have to come back at another time. After looking around the house, we decided we would like to apply, but we were concerned about the size of our dogs. We called the realtor and were immediately assured that the dogs would be approved, before asking about size and breed, and that wouldn't be a concern. Our application took *2 WEEKS* to complete (when we were already on a time crunch). We had to ask for updates every 1-2 days in hopes to clarify why things were taking so long. FINALLY about a week later they told us they were still waiting for rental verifications, when we could have rectified that situation immediately. After that had been taken care of we got an email stating that they expected an approval letter later that evening. After 4 more days we were told that we got denied because of our dogs. I fully believe that we were give false reassurance in the beginning and just told to apply regardless so they could take our $180 in application fees and run with it. After 2 weeks of being told approval will be happening day after day, we got denied, wasting our precious time and money. After this happened, the same realtor and an APT manager told us to go on their site to see if there were any housing options that fit our criteria. Since our application was already approved in their system, they could expedite our approval for any properties under their management. Begrudgingly, we did in hopes that was true. After finding a house *ON THEIR SITE* that we were interested in, they told us it wasn't a property of theirs. They then sent us a very small list of properties that didn't fit any of our needs, but they wouldn't have known that because they had never even asked what we were looking for in the first place. Regardless, the realtor (from the previous house that we applied to) said she could help us with setting up an appointment at the house we found on their website. We set up an appointment. The way she had worded the text confirming the meeting sounded like I would be meeting up with a different realtor. I asked for the other realtor's information to which I received a stream of texts that felt belittling and left me feeling like I was just scolded like a child. Telling me "you two don't talk. WE talk", "how are you not understanding this" and "this is how we make our money", before I even had time to even explain myself in the misunderstanding. Instead of reacting, since I thought this person could really help us out, since now we are on an even smaller timeline due to the fruitless 2 week wait they put us through, I kept the appointment and chose to continue. 30 minutes before the appointment, as I'm heading out, the realtor cancels. This was insanely frustrating as we've had to request time off for these meetings and the realtor has failed to show up to two scheduled meetings. After regathering ourselves, asking for more time at our jobs, the realtor agrees to meeting an hour later. But, under the idea that they "might have to let us in and leave because they have important things to take care of." Luckily the realtor DID make it to the appointment but promptly left and instructed me on how to stow the key when we were finished with the tour. Only afterwards did I get an apology text from the realtor and that they would like to continue to help us with finding a place. I kindly told her we had scheduled other viewings, and that we wouldn't need her services anymore. I never got a response back. We applied for a house with Keyrenter Property, got approved in a day and a half, and already have a deposit down. If I could review at 0 stars I would. Extremely unprofessional. read more

Austin property was a great property manager group. whenever I had a problem with the property they were right on the ball to take care of it or they would call me to let me know that when they would be able to fix it. They we're able to fix my refrigerator even though I was not in town. The property that I rented was clean and well kept before I got there and I returned it the same way that I received it. They were prompt and efficient with the way I rented the place and when I notified them that I was leaving they contacted me about how I wanted to show off the place during the covid era. I gave them my request and it was taken care of and I appreciated that. read more

I have not rented with this company. But I attempted to. That experience alone prompted me to warn others about them. Working with a locator, I was sent an email about one of their properties. It was in a perfect location and had all of the amenities I was looking for. After seeing the property, I fell in love. I filled out the TAR application and reviewed the fees stipulated, which seemed reasonable. After submitting the application, the locator sent me a second set of paperwork that was specifically for Austin Property Team. On this APT paperwork were additional and egregious fees, including an additional $75 administrative fee (which goes directly into their pockets) plus a $175 pet deposit per pet (was $100 total in the initial application) and a monthly pet fee of 2% of the gross monthly rent - again, per pet. None of these charges were clear up front. This is price gouging and simply an attempt to take advantage of renters in a saturated market. After calling APT directly, they agreed to lower some the fees slightly. They said they'd send back amended paperwork, but never did. It took several days and several messages for anyone to get back to me. And when they did, the message was very curt. My subsequent reply was never returned. It should not be this much trouble simply to submit an application for a rental agreement. I can't imagine how they act once they have your money. Needless to say withdrew my application. My locator was smart and never submitted my deposit, which I imagine would have been very hard to recoup had APT gotten its hands on it. My advice would be to STAY AWAY. We have very fair rent, and anytime there has been a request they've had someone on it immediately. They have a good online portal for tenants as well, which makes thing easy. As a home-owner, Brent and team are great to work with. They make managing a rental as easy as watching the monthly deposits come into my bank account! I employed Austin Property Team to 1) source and retain a renter for 13 months, and 2) to help with the sale of my property. Overall, Brent is very up front with services offered and appropriately sets expectations while going above and beyond to guide through real estate dealings as an expert. I will describe each service separately: 1) Property Management: Brent and team do a great job of taking care of everything needed to manage my rental. I reside no the west coast and could not be available for showings and general marketing to source a tenant. They took care of this for an upfront percentage of the first month's rent once the tenant was sourced and a smaller monthly service charge for general property management. Maintenance call fees start at $70 for the first hour and $35 per hour after. It can be frustrating to spend $100 for a simple replacement like a shower head, but I think self-sourced handy-men cost around the same amount in Austin...so as someone who lives in another city there is not much I can do. 2) Selling the property: Brent did great here. The property was on the market for about 15 days before an offer came through 10-15% higher than a comparable unit which had sold a month prior. I got a discount on commission as I was a pre-existing client which was a nice bonus. All I had to do was sign paperwork; Brent did the rest! To conclude: I highly recommend Austin Property Team for their property management services if you are not local to Austin or are willing to pay to avoid the headache of being a landlord. I've been in my condo (managed by Austin Property Team) for over a year now. I've had a few maintenance requests that perhaps didn't turn out as well as I'd hoped (the guy didn't seem to know what he was doing), but overall I would say that I've enjoyed the team. I had an issue with my "roommate", where she went off the deep end and threatened me (I lived there with my 6-year-old son and allowed her to stay with us for a bit). The Austin Property Team, Diana, was very helpful and provided me with the information I needed to kick her out! I was very thankful for Diana's help. :) I've been renting for many years now and with the exception of a personal landlord the APT company is one of the best management companies I've had to work with. read more

Be prepared to spend days on end having to deep clean your house upon move-in (with a # of things broken as well) as they leave the property ABSOLUTELY DISGUSTING. I'm talking day of move-in old hardened food and dirt on the kitchen counters, floors that come up black ALL OVER with my swiffer, a front yard that looks like homeless people live here (note: I relocated from out of state so I didn't see the font yard; the pictures they posted were years old), inches upon inches of dirt and much all over the windows and screens (all of which don't even work; they are falling off and have inch wide gaps all along them), cracks all over the walls and touch up paint that doesn't match in lines that go from floor to ceiling and are insanely noticable all over the house, back yard filled with trash and old dog poop bags, large down branches, etc. And not to mention they made me wait for 3 HOURS in my driveway of my new house after they had 100% of the move-in requirements before they'd give me the 4 digit code to move in. This was after a 24 hour drive from PA but they became unresponsive for hours while I sat there with my dog just to get a code to get in. I WOULD THINK TWICE BEFORE RENTING FROM THEM. They clearly have ZERO respect for their houses or the tenants who rent from them. read more

This company recently took over management of a house I had been renting for the last ten years. I wasn't sure what to expect once they took over but I have to say I have been so impressed and incredibly relieved by their conduct. Having been in the same unit for more than ten years, there were a number of repairs needed on the house that I had been putting off discussing with the previous owner. 5 months ago my husband and I discovered we were expecting a baby and needed those repairs to be taken care of promptly. We had a number of things that we needed addressed including leaky plumbing, a waterlogged cabinet where the plumbing had been leaking, drainage issues in our driveway, and multiple tears in the old linoleum flooring. We sent requests to ask the new property management team to address these concerns and we were so thankful that each and every request was dealt with almost immediately. They use a variety of contract workers to do basic repairs. Every interaction I have had with any of their employees and contract workers has been completely professional and always resulted in my issue being fixed. I had a small clean apt is the lovely neighborhood of Brentwood, just down the road from Thunderbird coffee. My neighbors were really great too, but the management for this place is not good. They don't seem to want to invest in maintaining this place and are probably waiting till a condominium buys them out. My fridge broke 3 times in the 3 years I lived there and each time they just replaced it with an equally old and shitty one. They don't communicate well with tenants and charge an outrageous $55 a month of "utilities" for a TINY one room apt with almost no kitchen. I was willing too look past all this until last year when the knob on my shower fell off. I thought it was an easy fix and ended up with my not having a bathroom or water for a month. The workers that they had come in to "fix" it left a black soot that covered every inch of my apt and even left a wad of gum stuck to the wall... I called their main office everyday and they never got their act together, so much horrible shit happen, but this review is already long enough.
