So far, I have had them list/show/find tenants 2x, manage communications with the tenant, assist with HOA requests, and fix a few minor repairs. Every month I get a detailed breakdown of any repairs or expenses from my property and email responses have also been very fast!! If you're looking for someone to manage your property, I would not be discouraged by the bad reviews, as they look to be mainly from renters and specific complaints about the property they chose to rent?

I assumed the number that was on the actual website was for this particular rental complex but apparently, it's for the entire property management that's not even located in TN. They own a bunch of properties all over the US! I kindly had to remind her that this was the number I found on the website TWICE because she was copping an attitude when I kept referring to "The Retreat at Finch Branch." She spoke over me and told me to stop where I was at because she had no idea what I was talking about. Then she complained that the way I started the phone conversation (which I literally said "hi, I'm inquiring about rentals at The Retreat at Finch Branch and wanted to ask a few questions since I don't see any pricing listed on the website") was confusing and made it sound like I was calling the wrong number. I have zero back bone and am very kind on the phone so this made me take a step back and think whether or not I should go with this company for renting. She was so nasty towards me that I almost hung up on her but again, zero back bone. She again, started berating me about how I keep saying "the retreat, the retreat" and went off on me for a good minute, ending it with "well now we figured it out." She harshly told me that there's no availability and I asked her if there would be any rentals opening up in the next few months and she told me to go to Evergreen Live and look because there's rentals popping up every day and sarcastically ended the call "good luck with your rental search" and hung up. If this is who is advertising your properties, I really don't want to know who is working on the premises. Anyways, I did look on their website and they had one property listed for this particular area that I was originally inquiring about. Not only was this woman insanely rude, she also lied about the rental not being available. Again, I'm extremely kind when I speak on the phone and have never ever given anyone attitude (including health insurance issues, we all know how that can be). I was shocked by her treatment towards me. Because of how I was spoken to on the phone, I have zero desire to give this company any money.

They handle many small tasks in-house as part of their fee, seem better at gauging reasonable market rates, and the vendors / contractors they have recommended have done excellent work at fair prices. I have confidence that the properties are being well maintained and that tenant issues are handled promptly. I have 2 duplexes = 4 tenants, and had to leave Austin in 2010. Have had 2 other property management companies since; one kept costs low by ignoring long-term maintenance that the tenant didn't report, the other outsourced everything ($114 to put mylar numbers on mailboxes!). With property taxes and insurance skyrocketing, I had started to go cash-negative -- until hiring Tx Property Manager. Now have the cash for preventative care like exterior painting that become more expensive when delayed.

Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.
