    Avoid Settlers Ridge Apartments--Your Sanity (and Car) Will Thank You…read more I lived at Settlers Ridge Apartments for a year, and it was one of the worst rental experiences I've ever had. If you're considering moving here--don't. Save yourself the money, stress, and frustration. Here's why: 1. Zero Security: My car was broken into twice. Both times, management shrugged and said there was "nothing they could do." The security cameras? Non-functional. To make it worse, after the first break-in--while I was out of town--maintenance had reported it over a week earlier, yet no one from the office bothered to notify me. The front gates? They worked for maybe one week the entire year. 2. No Sound Insulation: The walls, floors, and ceilings are paper-thin. You can hear everything--conversations, music, even people singing at 3 a.m. Even minor movements, like sliding a chair, would lead to neighbors banging on the walls. There is no peace or quiet, ever. 3. Constant Pest Problems: Bugs and ants were a constant issue, no matter how clean we kept the place or how often pest control came. It was like having unwanted roommates who never left. 4. Your Security Deposit Will Disappear: We deep-cleaned the apartment before moving out. The only slightly imperfect areas were the oven and a small patch of carpet--both of which had been cleaned, just not to "perfection." Settlers Ridge still deducted nearly $600 from our deposit for these minor things. I'll be posting photos to show how spotless the place was. Bottom line: no matter how hard you try, you won't get your full deposit back. 5. Petty, Inconsistent Management: The leasing office constantly found random reasons to harass us over balcony decorations. The most ridiculous example? Being told to remove a harmless Halloween skeleton after Halloween. Over time, we were asked to remove five or six different items--always separately, so the nagging felt constant and petty. 6. The Only Positive--The Maintenance Team: The maintenance staff were the only bright spot. They were prompt, polite, and efficient every time we needed them. It's a shame the management team doesn't share their professionalism. Bottom line: Settlers Ridge is overpriced, unsafe, loud, poorly maintained, and run by people who care more about nitpicking than tenant well-being. Unless you enjoy endless stress, pest infestations, noise, and deposit scams, do yourself a favor and look elsewhere.

    Pro's: - Good amount of space for a very affordable price!…read more- HUGE, spacious gym. There is even a stairmaster and a Crossfit area. I'll definitely miss this the most. - Great location and 5min to HEB - Large windows in the apartment = great lighting! - Big dog park in the back - Easy-to-use package pickup area - Maintenance is quick and comes in just a couple days - shoutout to Eduardo! - It does seem like they listen to the annual survey feedback and I saw improvements being made Con's: - There is a LOT of noise from the surrounding area. There is a fire station across the street and I would hear sirens 3 times a day, including police chasing cars down Parmer. Not a great place to live if you work remotely. - Inconvenient guest parking policies and towing system: Guests have to park in the back lot (which can be a bit of a walk) outside of business hours. Violators are towed and the fee is $250. One of my guests got towed in less than 5 minutes of being parked. - Only one of the gates has been working for half a year, there don't seem to be attempts to fix the other. - Some of the renovations are nice like the granite countertops, but you can tell the cabinets were done sloppily - the cabinet doors are uneven and unaligned (but doesn't affect the functionality). - The front office will sometimes take a few days to respond to emails. - When I first moved in, there were a lot of crickets. Fortunately I didn't see any the next summer.

    During our time living at the Langdon we had several serious issues with the unit as well as…read moreproperty damage to our owned property. This all began once RPM Living purchased the complex and everything went downhill. To name a few incidences: the maintenance team damaged our brand new dryer when they stepped on it when fixing the ac and despite my best efforts to get resolution with the complex they said that it was ultimately our responsibility to tell their maintenance team not to step on our washer and dryer when fixing the ac unit. This was the 3rd time our ac broke in less than 4 months and had to be replaced which also caused severe water damage to several of our items that were stored in our laundry closet at the time. Again, when I went to the apartment complex about this they basically said to deal with it and that we should have removed the items from the shelves above the washer and dryer below the ac unit faster despite us moving all of the items as soon as we noticed the water leaking. Mind you, this was during the hottest part of summer and our apartment was also getting to absurd temperatures in the high 80's and I was several months pregnant at the time. During all of these issues with the ac, we had mold and mildew start to grow in our air vents and run down our walls below the vents and when I flagged this to the complex they had someone from the maintenance team simply come and paint over the mold and mildew stains on the walls and they didn't even clean out the vents. Again, I was several months pregnant and this could have caused serious illness for both myself and my son. There was just such an absurd level of incompetence that presented itself once RPM living bought the building from the previous owners and thankfully we moved out before our son was born because I would NOT want a child or anyone that may be immunocompromised to be living at this complex due to their negligence alone. Don't get me started on the car break ins in the complex, how frequently the gates are broken causing further security concerns, and the lack of awareness from the front office despite these issues being flagged several times. If the previous owners still ran this place, I would HIGHLY recommend renting here, however I can't tell you more simply than this, if you care about the health and safety of yourself and/or your loved ones, do yourself a favor and do not rent here.

    Update 11/11/19: adding another star!…read more The apartment complex now has security, which a sign is visible in the front of the entrance of the gates. I no longer see strangers in our complex! They have fixed the pool gates. The property now has speed signage for those speed racers. We had an influx of ants a couple of weeks ago. Property management worked closely with Pest Control and Facilities to ensure the ants were gone. They also continued to follow up by email. They now offer events. The crew was up extremely early on a cold morning handing out breakfast burritos - now that's a committed crew - Made my day! I have to say, they have made some amazing progress! Thank you Walnut Park Apartments!
