Keeping good tenants happy while still looking out for the property is a hard balance, and she strikes it well. Maintenance has been the same. When things have come up, she's coordinated the work, sent estimates up front, and kept me in the loop from start to finish. She treats the relationship like a partnership, which is rare. If you want someone who stays on top of things, I'd recommend Keyrenter, and Robyn in particular.

Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

As a tenant Steve is extremely passive aggressive to a childish degree and trying to request any maintenance work the few times we did in the two years we rented was always a hassle and an ordeal. He was so unpleasant to talk to I avoided it most of the two years we rented and luckily only had to do so a few times. During the buying process our realtors worked with him and through him the buyer and we had several delays due to him not getting paperwork ready in time and they complained to us several times how unhelpful he was during this process. When the lease was over, I reached out for a scanned copy of the deposit check and he never got back to me. When I followed up over a week later to ask more sternly for the copy I was entitled to, he presumptuously assumed I was asking because of roommate issues and told me to leave him out of it. He was belittling, presumptuous, rude, and unprofessional. And this is on top of his general lack of help with maintenance requests and overall unhelpful attitude with inquiries over the 2 years renting from him. I'm praying he doesn't respond to this review and attempt to gaslight me or justify his poor behavior as he's done with other reviewers here. Do not rent from him if you want to be treated respectfully or professionally.

Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would strongly caution others before engaging with this property management company based on my…read moreexperience. The move-out process raised significant concerns. The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.
