I have been extremely disappointed with the management of our HOA and the lack of responsiveness to ongoing issues within the Woodland Hills neighborhood. Over the past several years, there has been a noticeable increase in excessive street parking, including vehicles parked near corners, blind spots, and other areas that create safety concerns for residents and motorists. In some cases, vehicles extend beyond driveways and obstruct traffic flow, creating potential access issues for emergency vehicles. There has also been an increase in damaged, abandoned, and inoperable vehicles remaining on neighborhood streets for extended periods. Despite reporting concerns through the proper channels, little seems to be done to address these issues or maintain consistent community standards. Speeding throughout the neighborhood has also become a growing problem. Residential streets should be safe for children, pedestrians, pets, and residents, yet this issue appears to receive little attention. What has been most frustrating is the HOA management company's attitude when concerns are raised. In my experience, the company is dismissive of homeowner concerns and does not handle criticism well. Rather than acknowledging issues and working toward solutions, they often appear more interested in deflecting responsibility. Unfortunately, my interactions with several employees have reflected the same culture. Customer service has been unprofessional, unhelpful, and at times outright dismissive. Homeowners deserve to be treated with respect, especially when raising legitimate concerns about the safety and appearance of their neighborhood. Enforcement also appears inconsistent. The company seems quick to issue fines when convenient, yet many obvious violations go unaddressed. I have personally observed situations that should have resulted in enforcement action under the same standards applied to others, yet no action was taken. This inconsistency raises serious questions about fairness and accountability. As a homeowner paying HOA dues, I find myself asking what value this management company actually provides. Goodwin & Company is the management company for our HOA. We are selling our unit and the title company requested a resale certificate and letter showing our account is in good standing from Goodwin. They are charging $495 for these items. I did some research and the resale certificate cost per state law is $375. They are charging the additional $120 for the letter of good standing. This seems like nothing more than gouging us to get around complying with state law. There is no way to justify a $120 charge for a letter of good standing. To add insult to injury, when I paid the invoice on line, they are charging an additional $19.80 "conveneience" fee. I understand there should be a charge for services provided, but these charges feel egregious. In our years living in this condo, the services and management from Goodwin has been inconsistent, and in some cases, terrble. Easily one of the worst HOA and property management companies I have ever dealt with. Their staff is dismissive, they ignore requests or deflect responses to questions about requests and actual issues for months and months in the hopes that the requests will go away. This company is a PERFECT example of why HOAs should just be completely abolished. My HOA governance clearly states that fences and walls along the border of our property is the responsibility of the HOA. The fences have been eroding away and falling literally off the property. This affects more than 20 homes, and the issue has been raised by multiple property owners for years with little to no movement on correcting the issue. I bought a condo in Forest Creek, and you can never get a hold of anybody at Goodwin, and the HOA president and chairs do absolutely nothing here. When I first bought, the grass was well maintained, and the property looked very nice; now it looks like it hasn't been watered in 9 months. Our condo association in Georgetown began using their services in April of 2025. First issue is with their payment and community portal. It's called Town Square. It is clumsy. The worst part of the software is the message center does not work. If you want to communicate with Goodwin, you have to type a request and select a specific topic. IE: maintenance request. Second, we are on our second assigned property manager in 6 months. This one, according to our board president, is "more responsive ". Same spiel we got on his predecessor. Our association only has 50 units. The rank and file homeowner is made to feel Goodwin is doing us a solid because we are small complex. New property management rep's excuse for not being prepared prior at recent COA meeting, "I have 13 other properties to oversee." Well...my $219 monthly assessment could care less. Take it up with your Goodwin boss if you're stretched too thin. Have submitted at least 20 complaints on Town Square and most get closed without resolution. I have ask that my complaints be reviewed at a high level in Goodwin and Company but it never happens. Worst HOA company I have to deal with which is making me regret buying house with this shit HOA. I was fined for $25 for trash can outside for few days because I was out of town. I'm okay paying the fine but they added additional certified mail fee fine of $25 more, don't know what it is about, no communication around it, and they are saying that it is hard cost to community. New to Austin, I leased a house that was "managed" by this company. As I decided to purchase another house after becoming familiar with the area, I gave notice that I was not planning to renew. I moved out as stated and according to the terms. The new tenant literally moved in the day my lease ended, leaving no time for professional cleaning to be done, yet they deducted $500 from my deposit for "cleaning." This was an older house that had had no improvements to freshen it up, but I nevertheless left the house impeccably clean. Every surface had been scrubbed. The property manager was clearly lying about hiring any professional crew, and as the house was left clean and undamaged, this should have come out of the pocket of the landlord as part of their normal maintenance expenses. (I've been a landlord myself.) It was obvious they simply pocketed the $500 and did nothing. But while the cleaning issue was annoying, it was truly galling when I started receiving demand notices from this property company for rent payments when (1) my lease was legally over (2) another tenant was living there (3) we had already concluded any business or contract between us. They sent demand letters for three months, though I contacted them several times to remind them that the lease had expired and I had moved out with proper notice. They agreed every time I called that they were in the wrong, but continued to send me monthly demands for rent. Then they sent a letter stating they were going to sue me for unpaid rent for every month to the present. This was insane, as, again, I had paid 100% of the payments required by my lease, given proper notice, moved out, had (most) of my security deposit returned, and they had another tenant living there subsequently. I had even called them three or four times to inform them of their mistake, and each time they had admitted they were wrong to send the letters, each time blaming it on a "new employee." When I received the threat to sue, I called again, and asked the property manager to explain himself. He told me I had no right to use an upset tone of voice while talking to him. This was truly the most incompetent and unethical company I have ever dealt with. I should have just let them take me to court. They probably would have had to pay sanctions. read more

I wish I could give them a zero. Worst property management company I have seen. Goodwin and Company was the HOA management company for my neighborhood up until September of this year. Back in March, I filled out an HOA request for a basketball goal in my front yard and after review, Goodwin requested that I move the request for the basketball goal to the backyard. I didn't have final decision and was working through different options with my wife and then realized hadn't provided a response after I found out in September that they are no longer representing our HOA. The new HOA management company advised that I would need to have Goodwin refund the $150 fee and then I would have to reapply with the new management company. Goodwin is playing dumb and saying they don't have access to this because they don't represent us anymore, but I was never informed that this was closed or that I had any certain amount of time to respond to their revision request. They are now refusing to refund my application fee because it has been "too long" but cannot provide anywhere that there is any guideline for response time. They also charged us for September HOA dues when they new company was already in place so I'm hoping to get a refund for that as well. I feel that they are taking advantage of the situation because they no longer represent our neighborhood. Additionally, Goodwin happens to manage my HOA at my rental property in Temple, Texas. Last year they fined me (over $1,000) for "past HOA dues" in late fees. When I contacted them, they said they had been sending out the HOA dues invoices to my rental property, not my address on file in Austin where I live. I asked my tenant and they said they had not received any of these invoices. All the while, Goodwin was sending me emails about other business and events going on in the neighborhood so they could have contacted me that way as well if I had missed any payments. I feel that Goodwin is using shady business tactics when it is in their favor to take advantage of homeowners and would like this investigated. read more

They say that they can be contacted via Town Square but they have never responded to the requests I have made on that app. They also have not returned phone calls. Several days before the below freezing temperatures of January '24, the message on Town Square (which was set up for communication with Goodwin and Co.) stated that the HOA was "wrapping landscape and pipes." So I waited until the day of the freeze for them to wrap my outdoor faucet and protect the the community landscaping in front of my patio. They did neither. I would give them a 0 star rating if I could. Basically, this company is letting our HOA Board mismanage funds. They hired a person for $2400 a month ascaretaker of property. All this person did was blow leaves and mow non existent grass. He did some sloppy word and paint jobs. Goodwin was letting the HOA Board hire a roof company for roof repair for $370k when the roof was repaired only 7 years earlier. I was in the Board and was kicked out because I would approve the repair without 2 more quotes. Stay away from this company. It's a heaven for corrupt HOAs. June 29, 2021 More updates. A resident sued our HOA and got $5000 as the result of a lawsuit. It turns out that the President was living at the address of the person who sued. I have asked Goodwin but they refuse to tell me if any conflict of interest was breached. Furthermore, our HOA has hired another 'caretaker'. He is getting paid $2500 to $5000 a month for miscellaneous tasks around the community. I asked Goodwin to explain. They tell me that I need to open a request by certified mail to find out what this guy is getting paid for. Again, no bids were requested for things that need to be fixed but a 'caretaker' hired. One board member owns 5 properties with his partner. I asked Goodwin how they maintain transparency by making sure that board members don't channel funds to their units. Goodwin tells me that it's the board job to direct funds where they wish and that Goodwin doesn't tell the board what to do or where to spend. So if you have a community like ours where most owners are away and have renters that don't speak English, the board can stay how long they wish, have a girlfriend sue the board for their own unit, hire a company for roof repair, fight the older insurance with HOA money to pay that roofing company (that roofing job is still not approved by the blessings of God) and have miscellaneous caretakers given thousands per month with the property in still dirt poor shape. When I made this complaint to Jordan Hernandez, he told me to "govern myself accordingly" while also making blanket statements that alluded to legal action if I didn't step in line. Believe me, I did, when Jamie Simpson tried to join our community and "homeowners only" Facebook group - which clearly required her to enter in answers for three questions - including her address, which she fabricated.
