We have rats in the dryer due to their being no vent covers in the house (per the person they sent) now they say it's our issue. We went 3 weeks without laundry because the electrical panel was rusted and the breaker caused the whole house to lose power multiple times. It takes weeks to get updated, if you get any at all. Never rent a property with them, you'll be living with leaks, mold and rats . They also sent the most unqualified people to try and fix things.

Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. Honestly the only person in management who is great to work with, aside from the leasing assistant who helped us move into the unit we have. Before renting, it is made known that YES these apartments are old. YES they are overpriced. YES they are deteriorating. But with good care by the tenants, they are a place to live. I went from living in luxury apartments on north side of ATX to this complex, while it is a change, its not as awful a nightmarish experience like most of these reviews. Even in those luxury apartments, not even open for 6 months there were cockroach and ant infestations, maintenanced (lol) by monthly pest control sprays. This one barely had any cockroaches! So, naturally in older apartments there will be visible issues. But Nick Cochring and his maintenance team are easy to contact and quick to address concerns or issues. Just know what you're buying into. Any questions or concerns, Nick Cockring is quick to "fix" and make sure his "team" is on point with maintenance requests. East university location is in a booming area, minutes away from downtown, walking distance from parks and across the street from gas stations, corner stores, and bars/restaurants. Also, surrounded in a good neighborhood. In. Not By. Nick Cockring is honestly a huge part of making the renting experience at EUA a great one, and, again, didn't request I mention his name in this review. I then signed a 12-month lease with a confirmed move-in date of April 11. Just one week before my move, I was informed the property would not be ready--completely disrupting my plans with little notice. They offered an alternative property, which I accepted in writing. I was told I would receive a new lease after their office reopened following a holiday closure. Instead, I was later told another applicant was being considered for the same property and that I would need to wait 48 hours--despite already being approved and having paid my deposit. After this, I was told I would receive a full refund. However, communication was inconsistent and difficult. I had to repeatedly follow up, and while I was told on April 7 that my refund had been processed, as of April 15 I have still not received any funds. Overall, this experience reflects poor communication, lack of organization, and a failure to follow through on commitments. What should have been a straightforward leasing process turned into a frustrating and financially stressful situation. I would strongly encourage others to proceed with caution.

During the buying process our realtors worked with him and through him the buyer and we had several delays due to him not getting paperwork ready in time and they complained to us several times how unhelpful he was during this process. Steve is extremely rude, was extremely difficult to work with, was very belittling, and mansplained to me the role of a property manager when I have myself owned and rented out a house before. He tricked me into thinking that he was the kind of property manager that cares about working with people and their circumstances, which was one of the reasons I chose that house. He was very hard to work with when I had to relocate home to Colorado for a few months for brain surgery (and what I was asking was not a lot, not even to end the lease.) When the lease was over, I reached out for a scanned copy of the deposit check and he never got back to me. When I followed up over a week later to ask more sternly for the copy I was entitled to, he presumptuously assumed I was asking because of roommate issues and told me to leave him out of it. He was belittling, presumptuous, rude, and unprofessional. And this is on top of his general lack of help with maintenance requests and overall unhelpful attitude with inquiries over the 2 years renting from him. I'm praying he doesn't respond to this review and attempt to gaslight me or justify his poor behavior as he's done with other reviewers here. Do not rent from him if you want to be treated respectfully or professionally.
