Capvest Realty does not work with their renters. Rich is a bully who uses intimidation to get his…read morerenters to be compliant. Jennifer is rude and criticized my realtor to me. They do not answer the phone so they can have everything in writing. They take FOREVER to respond to emails, and when you send gentle nudges for a response they go off and belittle you for no reason (and fail to answer the question). They do not have an office in Austin so you cannot go directly there to communicate with them. Everything is on their time. Rich threatened to have my two well behaved dogs removed unless we let him enter our home with a 2 hour notice. I took off work (on my second week at a new job and my husbands first day) to accommodate him since it is in our lease. He brought a photographer and his OWN dog to perform a "dog test" on my dogs. He PURPOSEFULLY waited until we were both out of the home to do this. If I hadn't been able to get home, he would have removed my dogs from their crates to do so. Where did it say in our contract that my dogs need to be dog-friendly? Thankfully they are well trained and wonderful with everyone. During this visit he repeatedly informed me that someone could enter my home with Capvest's permission, not inform me of their presence, go into the room my dogs were kept in, remove them from their crates, antagonize them, and if they bit the person or defended themselves, it would be my fault and my dogs would be put down. I don't know why he felt the need to say this MULTIPLE TIMES to my face, but he did with a slew of other underhanded threats. He also let me know multiple times that he donates a lot to animal shelters. I am sure you do bub. I asked him how I could improve our tenant-landlord relationship cause something felt off. He walked around the issue saying we did something wrong but would not clarify. He was constantly bothering us. We had 3 inspections within two months of living there for no real reason. At one point he insinuated that we must do weed or make meth since we didn't like all the inspections. Apparently wanting peace and privacy are unreasonable requests for our landlord. We were perfect tenants, have amazing credit, have a perfect renting history, paid our rent on time, were friendly with our neighbors, kept our home tidy, etc. There was zero reason to be hostile with us. Rich constantly bad-mouthed the owner too. He would say that the guy was "unreasonable" and "mean". "You don't want to deal with that guy, you need to go through me". Our relationship with Rich was so tense that we offered to move out so we could peacefully part ways since it was very clear they did not want us there. He responded with more threats. It got so bad that we ended up contacting the owner of the home directly so we could bypass Rich. After meeting with the owner everything stopped and Rich left us alone. The owners were wonderful, the opposite of how Rich described them. I can only imagine what he told them about us. I believe we suffered because Capvest messed up and allowed us to rent the home without the Homeowners approval. They did not want people with dogs in the home and Capvest let us move in with a Dog Addendum. It felt like Capvest was trying to push us out so they could fix their mistake. We ended up buying a home before our lease was up. We went directly to the homeowner and worked out a deal so that we could move out early and allow them to start anew lease with a new tenant in a better time of the year for them. Because we spoke to the homeowner first, Rich suddenly became a lot more accommodating and parted on better terms. We did get our full deposit back. ---------------------- In response to Rich's comment- I have not lied or misrepresented what happened in any way. Multiple times in a conversation you told me someone could "come into my home unannounced, go into the room where my dogs were crated, remove them from the crate, antagonize them until they bit the person, then have the dogs removed for being aggressive." I perceived this as a threat cause why in any world would a sane person bring this up in conversation when I did not ask. I asked you if I could speak directly to the homeowner so I could resolve whatever we did to make them weary of us and you said "I am your best friend, you don't want to talk to him" and insisted that the homeowner was a "weird dude". You told me that you will "do right by me, but as I can see the landlord is not a good guy to deal with." We had to go around you, who is supposed to be there to help us, so we could make everything right. You INTENTIONALLY waited til Thomas's first day of work so you could bring Ginger, your dog, into my home without my prior knowledge or consent to perform a "Dog Test". You would have had to remove them from their secure locations to do this. What even is a dog test? Rich brings up legal repercussions to legally threaten/intimidate. Below is an excellent example.

In 2014 I bought an investment property in Round Rock, TX through Marshall Reddick Real Estate (using the 1031 exchange process). The property has been doing great and accumulating lots of equity over the years, but I wasn't quite satisfied with the other property management company I was using at the time. A few years ago I switched over to using Marshall Reddick for property management, and they have been extremely proactive in maintaining all aspects of my property, from tenant coordination to maintenance/repairs and everything in between. I still check my statements and invoices, but my confidence in the team's ability to manage my property means I don't need to go over every line-item and check for mistakes, which is something I've had to do with property managers in the past. Everyone on the team has been super responsive with email communication which is very important to me as a landlord. Whenever there is a maintenance or tenant-related decision to be made, someone from the management team presents me with clear-cut options in a timely manner. I rarely have to do my own research because someone from the team already has, and this means I don't have to spend time looking into something that's outside my wheelhouse. I can totally rely on them to get the job handled. Aside from the Round Rock property, I also have a property in Phoenix that I purchased through Marshall Reddick in 2011 and I'm happy to say that both properties are still doing excellent! The amount of equity that they have appreciated is astounding all on its own, and the monthly cash flow I'm receiving is a great addition to my passive income. Speaking of passive income, I've also been participating in private lending through Marshall Reddick, earning interest on a handful of loans that I've been the noteholder on. I guess I really have Marshall Reddick Real Estate to thank for a large part of my passive income portfolio, so big thanks to everyone there who has helped me grow into a real investor!

While HOAs can…read moregenerally be challenging, it's valuable to have an established company that has the experience and resources to serve communities responsibly. I would not necessarily question Goodwin's honesty, but I do have concerns that their business practices prioritize revenue generation over proactive, hands-on community management and the quality of service residents expect. My negative feedback is on: 1. What I believe to be Goodwin's predatory fine structure including, at times, for onsite management at certain communities, late assessments and violations. 2. Goodwin's level of service. Internally, it's this good ol boy system of feeding our friends and having a good time. That life comes from clients who trust Goodwin with their community. In my own community we have problems with consistency of landscape maintenance and pool maintenance. The common areas are overgrown for extended periods but they send us notices threatening fines immediately following multiple days of rain. The pool maintenance really needs to improve. The trash is left for weeks-months and smells like somebody died at the pools. The pool itself is cloudy and frequently covered in leaves with items strewn about the pool deck. This does not match the level of service our community pays for. Both are very simple with a little bit of oversight. When they do drives, they would do good to check on the common areas and not just fine owners for minor issues.

Over the past several years, there has been a noticeable increase in excessive street parking, including vehicles parked near corners, blind spots, and other areas that create safety concerns for residents and motorists. In some cases, vehicles extend beyond driveways and obstruct traffic flow, creating potential access issues for emergency vehicles. There has also been an increase in damaged, abandoned, and inoperable vehicles remaining on neighborhood streets for extended periods. Despite reporting concerns through the proper channels, little seems to be done to address these issues or maintain consistent community standards. Speeding throughout the neighborhood has also become a growing problem. Residential streets should be safe for children, pedestrians, pets, and residents, yet this issue appears to receive little attention. What has been most frustrating is the HOA management company's attitude when concerns are raised. In my experience, the company is dismissive of homeowner concerns and does not handle criticism well. Rather than acknowledging issues and working toward solutions, they often appear more interested in deflecting responsibility. Unfortunately, my interactions with several employees have reflected the same culture. Customer service has been unprofessional, unhelpful, and at times outright dismissive. Homeowners deserve to be treated with respect, especially when raising legitimate concerns about the safety and appearance of their neighborhood. Enforcement also appears inconsistent. The company seems quick to issue fines when convenient, yet many obvious violations go unaddressed. I have personally observed situations that should have resulted in enforcement action under the same standards applied to others, yet no action was taken. This inconsistency raises serious questions about fairness and accountability. As a homeowner paying HOA dues, I find myself asking what value this management company actually provides. They are about as good as the current White House administration. Based on my experience, this company has fallen well short of those expectations.

I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home.
