    Capvest Realty does not work with their renters. Rich is a bully who uses intimidation to get his…read morerenters to be compliant. Jennifer is rude and criticized my realtor to me. They do not answer the phone so they can have everything in writing. They take FOREVER to respond to emails, and when you send gentle nudges for a response they go off and belittle you for no reason (and fail to answer the question). They do not have an office in Austin so you cannot go directly there to communicate with them. Everything is on their time. Rich threatened to have my two well behaved dogs removed unless we let him enter our home with a 2 hour notice. I took off work (on my second week at a new job and my husbands first day) to accommodate him since it is in our lease. He brought a photographer and his OWN dog to perform a "dog test" on my dogs. He PURPOSEFULLY waited until we were both out of the home to do this. If I hadn't been able to get home, he would have removed my dogs from their crates to do so. Where did it say in our contract that my dogs need to be dog-friendly? Thankfully they are well trained and wonderful with everyone. During this visit he repeatedly informed me that someone could enter my home with Capvest's permission, not inform me of their presence, go into the room my dogs were kept in, remove them from their crates, antagonize them, and if they bit the person or defended themselves, it would be my fault and my dogs would be put down. I don't know why he felt the need to say this MULTIPLE TIMES to my face, but he did with a slew of other underhanded threats. He also let me know multiple times that he donates a lot to animal shelters. I am sure you do bub. I asked him how I could improve our tenant-landlord relationship cause something felt off. He walked around the issue saying we did something wrong but would not clarify. He was constantly bothering us. We had 3 inspections within two months of living there for no real reason. At one point he insinuated that we must do weed or make meth since we didn't like all the inspections. Apparently wanting peace and privacy are unreasonable requests for our landlord. We were perfect tenants, have amazing credit, have a perfect renting history, paid our rent on time, were friendly with our neighbors, kept our home tidy, etc. There was zero reason to be hostile with us. Rich constantly bad-mouthed the owner too. He would say that the guy was "unreasonable" and "mean". "You don't want to deal with that guy, you need to go through me". Our relationship with Rich was so tense that we offered to move out so we could peacefully part ways since it was very clear they did not want us there. He responded with more threats. It got so bad that we ended up contacting the owner of the home directly so we could bypass Rich. After meeting with the owner everything stopped and Rich left us alone. The owners were wonderful, the opposite of how Rich described them. I can only imagine what he told them about us. I believe we suffered because Capvest messed up and allowed us to rent the home without the Homeowners approval. They did not want people with dogs in the home and Capvest let us move in with a Dog Addendum. It felt like Capvest was trying to push us out so they could fix their mistake. We ended up buying a home before our lease was up. We went directly to the homeowner and worked out a deal so that we could move out early and allow them to start anew lease with a new tenant in a better time of the year for them. Because we spoke to the homeowner first, Rich suddenly became a lot more accommodating and parted on better terms. We did get our full deposit back. ---------------------- In response to Rich's comment- I have not lied or misrepresented what happened in any way. Multiple times in a conversation you told me someone could "come into my home unannounced, go into the room where my dogs were crated, remove them from the crate, antagonize them until they bit the person, then have the dogs removed for being aggressive." I perceived this as a threat cause why in any world would a sane person bring this up in conversation when I did not ask. I asked you if I could speak directly to the homeowner so I could resolve whatever we did to make them weary of us and you said "I am your best friend, you don't want to talk to him" and insisted that the homeowner was a "weird dude". You told me that you will "do right by me, but as I can see the landlord is not a good guy to deal with." We had to go around you, who is supposed to be there to help us, so we could make everything right. You INTENTIONALLY waited til Thomas's first day of work so you could bring Ginger, your dog, into my home without my prior knowledge or consent to perform a "Dog Test". You would have had to remove them from their secure locations to do this. What even is a dog test? Rich brings up legal repercussions to legally threaten/intimidate. Below is an excellent example.

    I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.
