This is an updated review from my previous. Again it is very poor communication when it comes to problems in the house. They charged me $100 each time a third party would conduct inspections to check the air filters, make sure there's no pets and the overall condition of the property. When my tenants moved out it looked like they didn't change the filter in the 4 years they were there. There was black mold in the vents. They didn't know there were dogs, but I found out they were breeding pit bulls. The garage smelled like something died in there. The house was infested with roaches. I ended up doing about $10,000 in repairs to be able to sell the house, but the Avanta never told me about any problems. read more

Mr. Kirby Taylor Messed up my roof and entire property bad in 6-years!! I lived there for 20 years this house never looked so bad under Kirby Taylor's care. Unprofessional new air conditioner installation-ended up causing me problems-extra money. Unprofessional new roof, caused lots of wood rot. Mr. Taylor lies, cheats, takes unnecessary money from your account. Everything single thing he fixed on our property is POOR QUALITY WORK! If I could rate zero stars that's I would! DO NOT RENT FROM THIS COMPANY. They are liars and a bunch of scammers! All they want is to steal your money in the end and make you pay more. Kirby Taylor, property manager, is a plain out TERRIBLE person!! If you read all the reviews on yelp CLEARLY HE IS THE PROBLEM. My husband was trying to get clarification on "damages" and the charges and Kirby was being a plain asshole and very unprofessional. The ONLY damages that have happened at the time we were renting from them was TWO blinds being ripped up from my dog however they are charging us $475 for FOUR BLINDS. Charging us $375 to touch up paint throughout the apartment, which I don't understand because the paint is perfectly fine.. and they did a terrible paint job when we had first moved in. It is now June and we still have- roof rats! At least we know what we are dealing with now? The exterminators stopped coming and Kirby Taylor did not notify us that the exterminators were 'finished' even though we still have rats. While trying to find where the rats were getting in, they did a leak check in the plumbing and ended up finding a crack. The plumbers made a mistake and the upstairs unit toilet began to leak into our air vent above our kitchen which caused our Dishwasher and garbage disposal to stop working. They cut a hole in our drywall over our sink area, told us the leak was from the upstairs unit flushing and taped it 'the best they could' and never came back. Kirby said he was under the impression it was fixed. Why is the commutation so bad? Why wouldn't the plumbers say they needed to go back due to the PEE leaking into our kitchen? The plumbers told me they did tell their boss of the issues so I am not sure who to believe but Kirby does not have a good track record. I am past done. We have had countless problems since day 1 of move in and I cannot wait to move. It is too bad there is not more protection on tenants! I cannot just go out and build a house and manage the problems myself, so do your job and help me live in a safe environment! Please! My son is almost a year old now and has been living in rat droppings his entire life. Having to pay over $1300 for a place that is uninhabitable is inhumane. read more

OK... I NEVER leave negative feedback. This is honestly the first one i have ever done. With that said, this THE WORST MANAGEMENT COMPANY I HAVE EVER EVER EVER user or heard of. Towards the end it was bad bad i honestly thought it was joke. I should note at first that we never had a late payment nor any complaints against us. (Besides the fine we received from HOA for uncut grass that was dated a month before we moved in. BTW our property manager tried to make us pay it) If you hear that your property manager will be Kirby.... turn around and run as fast as possible. I have never met anyone as unprofessional or rude as him at a business in general. I NOT ONCE got a call back when i would leave him voicemails or a single reply back to my emails. He does not take his job seriously and he DOES NOT care about his tenants. Our AC unit went out in the middle of the summer and we called Kirby to schedule a repair, it took a WEEK for him to get around to it. This was after countless calls and emails wondering if the appointment had been made with not a single response of course. The inside unit ended up flooding the unit closet and part of the carpet in the living room. About 60 days before moving out when our lease was up Kirby decided to start showing the house early. In the lease we were given 30 days before the house would be shown and havent people in and out at all hours of the day, I reckon Kirby thought 60 sounded better. I would get calls 2 months before we moved out 10 mins before people would just show up. This happen COUNTLESS times. Im all for showing the house but i would like more than a 10 min heads up. I asked most of the realtors if they had talked to our property manager Kirby, every single one of them said they couldn't get a hold of him. After we finally moved out we sent an email to Kirby about where to send the deposit check and who to make it out to, it took him almost 2 months to get the check in the mail (After once again COUNTLESS emails asking about it) and of course it was made out to the wrong person. In the long run, the worst experience i have EVER had with a property management group. I URGE you to reconsider before using this company. read more

I always want to believe that every landlord/property manager cares about their tenants, at least in order to establish good business reputation. Interestingly enough, and according to other tenants under AMG, the property manager here does not appear to value it's tenants at all. I've always been in good standing at any apartment complex in which I've ever lived. For example, my air conditioner did not work properly for 3 1/2 months (this summer). After more emails, phone calls, and visits to property manager than I can recall, I finally sent a repair request through certified mail and called code enforcement, and then it was fixed. All the while I had a miserable sweaty summer in my apartment and several high energy bills due to an inefficient system (one bill was $377 for my unit). I suppose that I can't expect anything to be repaired without my being prepared to sure. That's a shame. My other repairs were met with similar indifference and long wait times. read more

AMG Has been my property manager for years. They actually sold the duplex I was living in, but Kirby found me another unit they manage I could rent and I gladly moved there. Things aren't easy for me as I came out of a nursing home, but I was accepted by AMG and will rent with them for years to come I lf you are elderly I would recommend you contact AMG. Kirby Taylor (AMG) has been my property manage for about 6 years, Kirby has always been mannered and professional with me and my family ,i can not say any thing bad about Kirby are the maintenace team because they are good people Last Nov (2014) i needed to move into a bigger place because of adoption four grandkids i knew that i want to stay with AMG, Kirby was very understanding and he work to found what i needed. Lived in a property managed by AMG for 3 years. It was an old building but it was in a prime location(5 minutes from downtown) We didn't have any major issues during our time there. The AC went out once and someone was on-site the next day. All other issues were minor and I mainly opted to fix/address them myself(replaced disposal, deep cleaned old AC unit, strengthened door&window insulation) Future renters do note; The maintenance workers they use might as you to call them with any issues instead of notifying the property management CO. Do not do this. Always report issues in a written format to your property manager. We had normal wear and tear damage that I passed on to the maintenance worker, who walked around the property taking pictures but we never heard back from them. I had already implemented a temporary solution at this point(heavy rain was causing wall to peel off of the foundation) Kirby was our property manager. He was always quick with getting back to us about any concerns we had. Understand that this is a high volume property agency. When contacting them, be concise and clear and you'll find that requests don't take so long. Texas is a particularly weak state when it comes to renter rights, but if you follow through with proper contact procedures(check out Property Code), then you will find that your issues are resolved satisfactorily. I would live in another AMG property if it ever came down to it again. The rent where I was at went up a good bit after I left...but like I said, the location was prime. read more

This is by far the worst management company in the history of management company's for housing in Austin. Kirby, is incompetent, rude, lazy and assuming. Recently moved into a place under their management and have had nothing but problems. The receptionist is rude and will hang up if you don't "talk nicely" or will simply just ignore your phone calls no matter what the issue is. Kirby is a downright asshole who doesn't care about upholding the legality of the contract nor the management's duties to fulfill those requirements.IF YOU SEE THE NAMES AMG MANAGEMENT OR KIRBY TAYLOR on ANY PROPERTY you are interested in. Completely unprofessional-should have their license revoked. Will not return your calls, the receptionist (Rosa) will hang up on you or transfer you directly to voicemail while you are mid sentence. The manager, Kirby, will tell you he's handling your case, then goes MIA while never returning your voicemail messages....this has gone on months. I have no faith in the company and will never deal with them again. Save yourself the trouble and rent (or hire) elsewhere. Reported them to the BBB. read more

I wrote a pretty negative review about AMG Austin three years ago. To their credit, they rectified almost everyone of the problems I had, provided me a new manager (who has been amazingly responsive and communicative), and have been great to work with since. I'm still not a huge fan of their reports I receive (they are just not in the format I'm used to receiving), but I want to rescind my complaints and tell them I appreciate the good work they are doing. read more

I have never written a negative review before, but feel that I have to because of my abysmal experience with Avanta Management Group. I've been leasing since 2003, and have never had such a poor management company. Because (until a couple months ago) Avanta did not have an online payment option, I mailed my July rent on 6/30. The post office lost the check, and Avanta did not tell me of this until 7/10, when I got a nasty letter in the email telling me that I had to be out by midnight that night. After a number of phone calls, conversations, and a call to my lawyer, it was somewhat resolved. Should I be shocked that Avanta preferred to rack up late fees on my account, rather than call or email me? I moved out (thankfully) on July 31, and as of mid-September am still waiting for them to return my security deposit. I gave them my new address in late June. They say they have mailed it to my old address. Please see the idiocy here. But the post office has not forwarded it (I also set up my new address with USPS over 2 months ago). And now AMG wants to charge me to put a stop payment on the check. Why? They sent it to the wrong address. They are the ones who are disorganized and extremely inefficient. Do not ever rent with Avanta. Save yourselves a major headache and go somewhere else. Please. It is NOT worth it. read more

I have the expectation that this agreement will come to fruition, in which case I will be pleased and feel as though we were treated fairly. Kirby Taylor is by far the worst human being to deal with. Do not use him for your properties, if you do, you are hiring a narcissistic chauvinist who could care less about his tenants needs or treat you with any ounce of decency, even if you were a well paying customer, never late on rent for 3 yrs. And shame on you if you use him to represent and take care of your property. Owners need to look into who is working with their tenants, don't just brush your hands of any responsibility. First and most important, he has a handyman that inappropriately made advances at me several times, he also changed the locks on my door without them needing it, I was scared to death and had my son come over as much as possible. When I told him this, he completely ignored me and sent the guy back out to my house every time. He knows that you're stuck in a lease and takes advantage of that every chance he can. When my condo was first listed on realtor.com it was listed for $1200, kirby snatched it from the owners and tacked on $300, I was desperately trying to get in the area so my daughter could go to Round Rock High School and he knew that. He rudely hurried me in the signing process and said, "are you going to sign this or not? I have other people who are better qualified that can take it now." From then on I paid way over the market value for the place. I argued and argued with him about it. Sent him pictures of larger condos that were $100 -$150 cheaper than mine, he didn't care. He definitely wasn't doing $300 a month in service to the place! Every year I brought it up, every year he was a jerk. Because of his greediness, he eventually ran off my next door neighbors and other renters from charging my smaller condo so much, other properties began to raise their rent. Every time I had an issue, he wanted me to pay for everything or he had some excuse. He tried to scam his way out of repairing the dryer and we went without a dryer for 2 months until i figured out it was a part of the house and he had to repair it. I was given a broken garage opener from the start, I asked him for almost 3 yrs to replace it, he refused. There were many issues he ignored with this older property. Upon moving in, he made me put down 1st, last months and a security deposit, the only house on the market that required this, when I finally moved out in September, he said he didn't have me put down last months rent. And again, he was such a jerk...I was 100% sure I did because that was a lot of money. He made me pay last months rent along with all my other moving expenses I had to come up with for my new home. He told me he had no record of it. Luckily, after digging and 4 months later, I found the receipt. Hopefully I will see that money. When i moved into the condo, the carpet was frayed everywhere and of cheap quality. I mentioned this several times. It was gross! I have not seen 1 cent of my $1500 deposit, I moved out in September. He said I had to pay for new carpet for the condo and other expenses and that I actually owed $175. This is the shadiest guy I've ever had to deal with, scary. Furthermore, he cannot speak to you without belittling you in his condescending tone and argue with everything you bring up, no matter how polite you are. I am curious to how he deals with men, because he ran all over me, what was I to do? I moved out of that condo because of Kirby, and Kirby alone. To have that stress out of my life is the best. My new property managers treat me with dignity and respect. For anyone out there, research your property manager before moving in somewhere! I seriously feel bad for whomever moved in that condo or for anyone who is stuck dealing with him. I wanted so badly to warn them... hopefully this will help someone from scams, headaches, and unprofessionalism in every way. read more

I applied for a rental through AMG and have had by far worst experience ever. I put a deposit down on a home and ended up finding something more suitable for my needs , Kirby Taylor refused to answer my calls and or text. Finally when he did text me back he told me he mailed my check last week, its been two weeks and I still haven't received it. When i asked what the problem was, why my check wasn't here? He told me its the post offices problem. I asked what address he sent it to he wouldn't tell me anything, simply the one you provided. I was clearly asking for the address so I could be sure he sent it to the correct one. And I still haven't got a single reply. Worst experience with rental properties ever. read more

In years of renting, worst management group I've ever worked with. Our rent check got lost in the mail and they didn't even bother to tell us, just tacked an eviction notice on our door (out by midnight on the day they put it up, I might add). We needed a property manager to show case our place and we didn't get any results. There was maybe 2-3 showings for three properities over a 2 month period, but we did not get any traffic. It is unfortunate that I have to use Yelp to write a negative review, but if my review can help other individuals, couples, and families then this review will not be in vain. For the last year my husband and I have placed several maintenance requests with Kirby and despite them being completed they were done in a very untimely manner. In fact, one of our requests about our back fence is currently incomplete. A year ago my husband and I requested that our backyard needed to be replaced. In response Kirby sends several men to our home to take down the old weathered fence without any notice. It has been one year and our fence hasn't been replaced. Whenever I have inquired about our backyard fence, Kirby replied with the following statement "can you please explain how it is unsafe? The leaning portion of the fence was removed, are you wanting a second fence installed? What would be the purpose if so?" Additionally, the maintenance man that Kirby sends is hit or miss and doesn't respond to calls/texts in a timely manner and has forgotten to close the gate to our backyard on several occasions. I addressed Kirby a few times with the concerns my husband and I have including honest, firm, and respectful feedback on his professionalism and customer service, to which he replied, " Thank you for the pictures. Lets make sure you guys are keeping the lawn mowed." AMG Austin is probably the worst property management company I have had to deal with. My husband has been at this property for approximately four years and now AMG will be losing a loyal tenant. If any of my friends plan to move to Austin I'll be sure to not recommend Kirby or AMG Austin to anyone. read more
