    I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

One of the biggest things she helped us with was understanding the pros and cons of new construction versus existing homes. She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. She also did a great job balancing both my preferences and my wife's. That's not easy, but she stayed patient and helped us find common ground without ever pushing us. We also spent part of the process renting, and she supported us through that phase too, which we really appreciated. Overall, she's thoughtful, informed, and genuinely cares about helping you find the right fit. Highly recommend.

    Honestly, you have to work pretty hard to get a one-star review from me. There were times when I…read moreconsidered giving the Joplin two or even three stars, but they would not hear of it. Nope, they said. We deserve one star and we're going to earn it! And they have. Congratulations! First I want to give you a little background so you don't think I'm just some former resident with a grudge. We lived at this apartment complex for four years, so I know the place well. You might ask, "Why did you live there so long if it was that bad? Are you an idiot or something?" Good question, hypothetical reader. Thanks for asking. For the first few years, it was called Austin Gardens, and it was under different management. Some of the problems existed back then, too, but our two-bedroom apartment cost $795 a month and the office manager was a wonderful woman named Sandy who ran the property like clockwork. Austin Gardens was a community, and despite its flaws, we enjoyed being part of it. And then the place was sold to new owners. (Cue ominous violin music.) Gold Standard Asset Management. I'm not even kidding. You know there's going to be problems when your new overlords have a name that sounds like it came from an Ayn Rand novel. They immediately increased rent significantly and made living there much much worse. Most of the positive reviews here are from residents who lived in the complex when the property was under old management or new residents who have not yet enjoyed the full hospitality provided by Gold Standard Asset Management. And now... First off, the cockroaches. You've heard about them in other reviews. You might be thinking, "Surely, it can't be that bad." Well, I'm here to tell you it is that bad...and stop calling me Shirley. We are not messy people. We cleaned everything with bleach, we put all our food in sealed plastic bags, we put out roach traps and poison bait and silicon dust. Nothing stopped them. They were in the cupboards, they were in the dishwasher, they were in bathroom, they were in the bedrooms, they were in the refrigerator, they were in unopened bags of bread, they were in the microwave, they were in the toaster, they were in the couch, the were in the bed, they were in the closets, they were in the clothes, they were in the books, they were in the door hinges...IN THE HINGES. They're in the walls of every building. The only way to get rid of them is to tent every structure and kill them inside the walls. The owners and staff know this, but the owners won't pay for the cost of a full extermination, as well as relocating the residents during the process. I cannot stress this enough: if you move into the Joplin... You. Will. Have. Cockroaches. The staff rotates constantly. The owners are cheap, so they hire temp workers for the office and treat them terribly. They never stay longer than a few months. This means that your paperwork will constantly be misplaced and you will be charged random fees and work orders will be lost and packages will disappear. They tried to charge us the wrong rent on three separate occasions. I had to show them our lease every time because they could not find a physical copy on file. When we left, there were numerous lights around the parking lot that were burnt out, making it look like a scene from Silence of the Lambs at night. My wife refused to leave our residence after sundown because she didn't want to get trapped in Buffalo Bill's van. Fences and gates around the property are literally falling down. They shut off the water at least once a week for unknown reasons. The walls are thin and you can hear people in the apartments around you as though they were in the next room. The front gate never works ever. There's mold growing around the window and door frames. All of this built up until we finally decided to move. But the Joplin wasn't done yet. They wanted to make absolutely certain they'd earned that one star. We moved out during the first COVID shutdown. At that time, there were reports of landlords cutting rent in half or allowing late payment without penalties in order to help their residents in those financially difficult times. At the Joplin, they found a little paragraph in our lease that allowed them to charge us for an extra two weeks after we had completely vacated the apartment. Also, as the cherry on top, we moved four months ago, and they have not yet returned our deposit despite four emails, three phone calls, and two office visits. I know rent is cheap at the Joplin, but you can find apartments on North Lamar for similar prices. That's what we did and we're very happy about it. I promise you it's worth it to pay a little more in rent and ride the bus ten minutes longer. Please don't move into this apartment complex. I beg you. I have lived in terrible places in my life, and I can say definitively that this was the worst. I would live in a haunted garbage bin with Harvey Weinstein as a roommate before I moved back here.

    ROACHES!! I've lived here for two years now. I would have left already, except that for the most…read morepart, I love it here! Most of the neighbors are great, the pool is perfect for summers, and you can't beat the price. But I have complained MANY times about the roach problem, and they won't do anything about it. They've "sprayed" and put down powder, and I've deployed many traps and poisons of my own, but it's a building-wide problem (I've talked to other tenants) that needs to be treated more seriously and permanently. It's so bad that I had to throw away my coffee maker, which they infested, and when I move out, my other kitchen appliances will likely get the same treatment. I'm a neat-freak and all of my efforts have made little to no difference. I'm not blaming the maintenance staff for the pests. It's an old building, so naturally I've had other problems, but those have always been solved swiftly, and with an impressive level of care. I had some unexpected emergency expenses come up, but as soon as my savings gets replenished, you can bet I'm out of here. A lot of my neighbors have lived here for years, and I wish I could stay. It's a shame that one treatable problem can ruin an entire complex. *Amendment - I took it down a star further because I'm now even having trouble with maintenance. The leak in the bathroom ceiling is back and it took them MONTHS to "fix" it the first time. When they did they did a shit patch job, got paint on my hand towel and left a mess. And, of course, the roaches are still here. Can't wait till my lease is up!!
