If you're considering renting a home managed by SmartEgg Properties, please be very cautious. My experience with them during move-out was extremely difficult and stressful. After six years in the same home, SmartEgg tried to charge me for a long list of "damages" but never provided a single receipt, invoice, or proof of actual repair costs, even though Texas Property Code requires landlords to show real expenses when withholding a security deposit. Instead, they only sent me an unsigned estimate and tried to deduct over two thousand dollars, including charges for paint and flooring that clearly fall under normal wear and tear after so many years. It took weeks of pushing back, stress, and going back and forth before they finally backed off their own charges and agreed to "call it even." But it should never have escalated to that point. The entire process felt like I had to fight just to protect my rights under the law. Before you fall in love with a property, make sure SmartEgg isn't the management company behind it. My experience was that they were unresponsive, unwilling to follow basic deposit laws, and far too quick to blame ordinary wear and tear on the tenant. These people are incredibly dishonest. Stay far away. They will snake their way into keeping your security deposit and then try to rob you of more money by claiming insane and absurd charges like $50 to screw in 3 or 4 light bulbs, and almost $300 for a couple cheap white blinds. I've been in a smart egg property rental for less than a week and am already counting down the days until my lease is up given the utter lack of pre-move in due diligence this company performed. Issues I've already notified this companies management includes: *Scheduling house cleaning DAY OF move in. *scheduling house cleaning and not notifying me the cleaners needed to use the keys to the property they placed in a lockbox for me. So this had to be scheduled 3 days after I had already moved in *Materials their maintenance team left inside the house and garage including cans of paint and wood *backyard gate latch being utterly useless with closing securely which I found out when my dogs just pushed the gate open ‍ *latest issue: AC is not working Type only good this SmartEgg has going for them is the property owners who use them have good homes. sometimes, the only way to get the landlord's attention to a fire in your home is to contact the city code enforcement and to write a yelp review. i've made five requests through email/portal about this plug and the fire it caused. the landlord is too worried about the rEsiDenT bEnEfiT PacKagE that they do not actually provide, but want me to pay $45/month for. what's the RBP? when you move in, you're promised gift cards, renter's insurance, monthly air filters delivered to your door, 24/7 emergency maintenance, a concierge to sign up your bills for you, and an increase on your credit rating. There are other "perks," too. $45 a month, and that is an addendum to the lease itself. *it took me four months of asking to get a copy of the renter's insurance. and i actually had to get MY OWN, because of the concern these people were pulling the wool over my eyes. *there are no gift cards. i know you are not surprised. *the concierge? only did part of the job, and right around thanksgiving, the landlord sent the gas company to turn off my natural gas. issue was, there was never natural gas established in this home at all, as in, no account. why did the landlord send someone out? *emergency maintenance - it's been one month & five reportings from me about this dangerous electrical issue. *air filters - the last delivery THEY have on record is november. it is now february. so i have not been paying the $45 for the scam of a benefit package, since it is not being provided. so the company is saying my rent it late. my *rent* has never once been late. the addendum is not being paid. but they are stacking on $189/month fees for a $45 benefit package they are not providing. hey, did you forget about the FIRE? read more

I lived in a house managed by High Fidelity Properties for 2 1/2 years. Most of the maintenance requests were completed fairly quickly. I only met a High Fidelity employee face-to-face once during the entire 2 1/2 years. I did have a very frustrating time getting the electronic key fob properly activated so that we could enter the community swimming pool. It took over 2 months, and at least 7 emails from me to them before I finally got access to the community pool. This was a total fail by the staff of High Fidelity Properties. After I moved out, It also took a long time to receive the refund of my damage deposit. An email from them said that I should receive it March 30th. When it didn't arrive I called them about April 3rd. Then they said I should receive it by April 13th. I finally received it on April 15th, more than 2 weeks after they initially said that I should receive it. This was more than 30 days after the end of the lease, which violates Texas state law. read more

I have yet to completely move into my new place, and I already regret signing a lease with this company. I have had several issues since I first picked up the keys. Most emergent is no water. The water has been turned off at the house for months, as far as I can tell, and I am unable to get it working again. I have checked the valves and the meter at the street. Still no water. I have left messages for maintenance to come and address this issue -- I can't move in until it is fixed -- but I have yet to hear back. One would think this is a big deal, but I suppose not??? When I first saw the property, my agent and I noted some issues that needed to be addressed. Angel communicated to my agent that a room would be painted as part of the move in maintenance. The company representative said all of the right things, but no follow through. Weeks after signing the agreement and paying the upfront fees, I had only one contact with anyone in the company. I decided to sell my home, not rent it, and requested a refund. After several emails,SmartEgg agreed to refund 50% of the fees, which I thought was fair. However, it took over a month to receive the check, then a second check was issued by mistake. I was told a stop payment was issued on one of the checks, but could deposit the other one....WRONG AGAIN! Both checks were returned unpaid. Would give them negative stars if I could. This company is an absolute nightmare. I moved into a condo a few weeks ago and the place was absolutely filthy. No exaggeration -- walls covered in food spills (including the bedroom), tile floor black, dust bunnies, bobby pins, pills, air vents and ceiling fans so dirty/hairy they looked as if they had fur coats, you name it... it was dirty. How is this acceptable for a move-in? ESPECIALLY during COVID-19 where they claim that the entire apartment was sanitized with hospital grade sanitation... Right, sure it was. They will continuously direct you to another individual when you attempt to get a concern addressed, because they don't want to deal with any issue that comes their way. So frustrating from the day we moved in to the day the lease ended. The house was so dirty and garage filled with trash. There was used wadded up toilet paper, cat litter and just heaps of trash In the garage. It took us 3 days to clean out and clean up the house. No apology from High Fidelity or explanation. Correspondence is always difficult, getting a straight answer is difficult. So many layers of "I need to check with so and so and I'll get back to you" then you don't hear back until you call again and continue to ask for an answer. Getting a maintenance request filled is difficult. It can take days for them to come out, days for the parts, days to get installed. Meanwhile you have no information as to what is going on and only when you call repeatedly and ask will they give you updates. Essentially everything is difficult with this company and it is just not worth the stress and work to deal with them. No one is kind or helpful except Johnathan the maintenance manager and his hands are constantly tied bc he needs the ok from Abigail. It is all 10x worse with the pandemic as the crews they use do not always wear masks. read more

I am aware of squatters in a property that was managed. I was not told of damage that occurred on two occasions. One particular leak has taken years to repair. She also insisted a contract I canceled was somehow still in force after it was canceled. I cannot caution you enough to find someone else. She also tries to tell you you are not allowed to visit your own property, even when no one is in it (which led to squatters). And it took me HOURS AND HOURS to remove all the trash that was left behind after I was charged for turning over the property to the next person. read more

My landlord hired them to manage the place I was renting, I moved out on 7/31/21 and as of 9/27/21 have still not received my deposit back. I have repeatedly called and emailed for more information but they have continually delayed giving me a forthright answer. Texas law states that landlords are obligated to return security deposits within 30 days of a tenant vacating the premises. AVOID THIS COMPANY AT ALL COSTS! We moved into a condo managed by high fidelity and moved into a place with a broken AC and infested by bugs. The apartment was completely unliveable and they argued with us constantly that there was nothing they could do about it and we would have to go back and forth to get any compensation when there were week-long periods we could not stay in our home. They would gaslight us into saying it's the owner's fault and there was nothing they could do WHEN THEY ARE THE MANAGEMENT COMPANY. Months later mosquitos and flys were coming into our apartment in SWARMS. There were bugs EVERYWHERE and the whole place was infested for over a month. We had hundreds of bites all over our bodies and they failed to fix any issue. The bugs were coming through our plumbing and drains and they told us it was too expensive to fix so we could move out offering us 50 dollars for a hotel room until we find a new apartment. We had nowhere to stay for weeks due to this because no hotel room in Austin is 50 dollars. We had two weeks to find a new apartment put us in a terrible position. AFTER THIS WHOLE NIGHTMARE, our security deposit check took over a month to arrive. We receive the check and it BOUNCES causing us to have bounced check fees in addition to not having our deposit back. They send another check and it bounces AGAIN. No call or anything when we alert them of our SECOND bounced check for over 2800 dollars. This company is horrible and disturbing the way they treat their customers. read more
