Thank you so much to Abigail for reaching out to me today and hearing out my concerns yesterday. My conversation with Roy was not the best and I also could have handled it a bit better. I was just so upset that I was not feeling heard or empathized with and you corrected that immediately. I appreciated you letting me vent and get my points across. I think David is an amazing AI tool to be utilized along with a personal approach when needed/necessary. Your industry is not an easy one; I do appreciate that. Thank you again! The absolute worst experience I've ever had with a property management team, and I've worked in real estate for 8 years. AI responses, no ability to get someone on the phone, and over a month of delays for mold that was reported growing around HVAC vents. After the mold was reported, they told me that I as the tenant need to pay for a mold test, and if it came back positive, they would reimburse and issue remediation. Paying for something like this should absolutely never be a tenant responsibility. Anyway, I paid for a mold test, it came back positive, and they "credited" the $400+ to my renter account instead of directly reimbursing me. Then, the owner wanted a SECOND mold test, AFTER the first one came back positive and AFTER a technician was sent out to issue an estimate for repair work. Over a month in and we have been stuck living in a home with a systemic mold issue that is blowing spores through the main living areas and kitchen, making us sick. This is an extremely dangerous practice by SmartEgg Properties, and tenants be forewarned. To add - upon entering the lease, we were signed up for a "resident benefits package" with something called Second Nature, for a $50/month fee. Included in this package was supposedly a $25 gift card, monthly air filter delivery, and rent reporting for the purpose of credit building, among other things. We never a received a SINGLE one of these benefits (meaning we had to pay for air filters out of pocket). We were never reimbursed for a single one of these items that we paid for but never received, they just cancelled it when I told them I would buy my own insurance. read more

If you're considering renting a home managed by SmartEgg Properties, please be very cautious. My experience with them during move-out was extremely difficult and stressful. After six years in the same home, SmartEgg tried to charge me for a long list of "damages" but never provided a single receipt, invoice, or proof of actual repair costs, even though Texas Property Code requires landlords to show real expenses when withholding a security deposit. Instead, they only sent me an unsigned estimate and tried to deduct over two thousand dollars, including charges for paint and flooring that clearly fall under normal wear and tear after so many years. It took weeks of pushing back, stress, and going back and forth before they finally backed off their own charges and agreed to "call it even." But it should never have escalated to that point. The entire process felt like I had to fight just to protect my rights under the law. Before you fall in love with a property, make sure SmartEgg isn't the management company behind it. My experience was that they were unresponsive, unwilling to follow basic deposit laws, and far too quick to blame ordinary wear and tear on the tenant. I would not rent from them again, and I hope this review helps future renters avoid the stress I went through. read more

I've been in a smart egg property rental for less than a week and am already counting down the days until my lease is up given the utter lack of pre-move in due diligence this company performed. Issues I've already notified this companies management includes: *Scheduling house cleaning DAY OF move in. *scheduling house cleaning and not notifying me the cleaners needed to use the keys to the property they placed in a lockbox for me. So this had to be scheduled 3 days after I had already moved in *Materials their maintenance team left inside the house and garage including cans of paint and wood *backyard gate latch being utterly useless with closing securely which I found out when my dogs just pushed the gate open ‍ *latest issue: AC is not working Type only good this SmartEgg has going for them is the property owners who use them have good homes. Avoid renting one of their managed homes, worst experience I've had ever renting. read more

These people are incredibly dishonest. Stay far away. They will snake their way into keeping your security deposit and then try to rob you of more money by claiming insane and absurd charges like $50 to screw in 3 or 4 light bulbs, and almost $300 for a couple cheap white blinds. Even if you try to reason with them in a way that reflects reality or asking for a receipt will get you nowhere. Do NOT rent from these people. read more

Stay away from any smartegg properties, they do not care about kids, air conditioning or making sure that their houses have electricity. .....house almost burned down from faulty wiring and they still won't pay for an inspection for the rest of the house....what's even mor frightening is that I have seen other reviews just as scary...if you care about your family stay away from smart egg... read more

I lived in a house managed by High Fidelity Properties for 2 1/2 years. Most of the maintenance requests were completed fairly quickly. I only met a High Fidelity employee face-to-face once during the entire 2 1/2 years. I did have a very frustrating time getting the electronic key fob properly activated so that we could enter the community swimming pool. It took over 2 months, and at least 7 emails from me to them before I finally got access to the community pool. This was a total fail by the staff of High Fidelity Properties. After I moved out, It also took a long time to receive the refund of my damage deposit. An email from them said that I should receive it March 30th. When it didn't arrive I called them about April 3rd. Then they said I should receive it by April 13th. I finally received it on April 15th, more than 2 weeks after they initially said that I should receive it. This was more than 30 days after the end of the lease, which violates Texas state law. read more

sometimes, the only way to get the landlord's attention to a fire in your home is to contact the city code enforcement and to write a yelp review. i've made five requests through email/portal about this plug and the fire it caused. the landlord is too worried about the rEsiDenT bEnEfiT PacKagE that they do not actually provide, but want me to pay $45/month for. what's the RBP? when you move in, you're promised gift cards, renter's insurance, monthly air filters delivered to your door, 24/7 emergency maintenance, a concierge to sign up your bills for you, and an increase on your credit rating. There are other "perks," too. $45 a month, and that is an addendum to the lease itself. *it took me four months of asking to get a copy of the renter's insurance. and i actually had to get MY OWN, because of the concern these people were pulling the wool over my eyes. *there are no gift cards. i know you are not surprised. *the concierge? only did part of the job, and right around thanksgiving, the landlord sent the gas company to turn off my natural gas. issue was, there was never natural gas established in this home at all, as in, no account. why did the landlord send someone out? *emergency maintenance - it's been one month & five reportings from me about this dangerous electrical issue. *air filters - the last delivery THEY have on record is november. it is now february. so i have not been paying the $45 for the scam of a benefit package, since it is not being provided. so the company is saying my rent it late. my *rent* has never once been late. the addendum is not being paid. but they are stacking on $189/month fees for a $45 benefit package they are not providing. hey, did you forget about the FIRE? read more

SmartEgg Properties - Property Management Near Me

I have yet to completely move into my new place, and I already regret signing a lease with this company. I have had several issues since I first picked up the keys. Most emergent is no water. The water has been turned off at the house for months, as far as I can tell, and I am unable to get it working again. I have checked the valves and the meter at the street. Still no water. I have left messages for maintenance to come and address this issue -- I can't move in until it is fixed -- but I have yet to hear back. One would think this is a big deal, but I suppose not??? When I first saw the property, my agent and I noted some issues that needed to be addressed. Angel communicated to my agent that a room would be painted as part of the move in maintenance. It has still not done almost a month later. I'm so, so disappointed in my experience so far and I would get out of my lease if I could. Avoid this management company, if you can. read more

Would give them negative stars if I could. This company is an absolute nightmare. I moved into a condo a few weeks ago and the place was absolutely filthy. No exaggeration -- walls covered in food spills (including the bedroom), tile floor black, dust bunnies, bobby pins, pills, air vents and ceiling fans so dirty/hairy they looked as if they had fur coats, you name it... it was dirty. How is this acceptable for a move-in? ESPECIALLY during COVID-19 where they claim that the entire apartment was sanitized with hospital grade sanitation... Right, sure it was. They will continuously direct you to another individual when you attempt to get a concern addressed, because they don't want to deal with any issue that comes their way. Oh, and they think it's acceptable to have to wait over a week for a general maintenance request and for you to wait for weeks for cleanings, paintings, etc. that should have been completed at move-in. If you see that this company is managing a property you're looking to move to RUN! read more

The company representative said all of the right things, but no follow through. Weeks after signing the agreement and paying the upfront fees, I had only one contact with anyone in the company. I decided to sell my home, not rent it, and requested a refund. After several emails,SmartEgg agreed to refund 50% of the fees, which I thought was fair. However, it took over a month to receive the check, then a second check was issued by mistake. I was told a stop payment was issued on one of the checks, but could deposit the other one....WRONG AGAIN! Both checks were returned unpaid. I have finally gotten the refund, but absolutely will not recommend this company. read more

I used High Fidelity when I needed an emergency move. These folks have really been on top of their game at every twist & turn. If you want to do business with a company, whether you have a rental property or need a rental property, don't think twice. It's difficult to find a company in this field where you feel like you're talking to a human that cares versus an inhuman brick wall when you need something. Outstanding! Thank you, Abigail & High Fidelity team. read more

So frustrating from the day we moved in to the day the lease ended. The house was so dirty and garage filled with trash. There was used wadded up toilet paper, cat litter and just heaps of trash In the garage. It took us 3 days to clean out and clean up the house. No apology from High Fidelity or explanation. Correspondence is always difficult, getting a straight answer is difficult. So many layers of "I need to check with so and so and I'll get back to you" then you don't hear back until you call again and continue to ask for an answer. Getting a maintenance request filled is difficult. It can take days for them to come out, days for the parts, days to get installed. Meanwhile you have no information as to what is going on and only when you call repeatedly and ask will they give you updates. Essentially everything is difficult with this company and it is just not worth the stress and work to deal with them. No one is kind or helpful except Johnathan the maintenance manager and his hands are constantly tied bc he needs the ok from Abigail. It is all 10x worse with the pandemic as the crews they use do not always wear masks. read more

Abigail is very professional and an A+, quality person. I have referred her to friends and will continue to do so in the future.

I am aware of squatters in a property that was managed. I was not told of damage that occurred on two occasions. One particular leak has taken years to repair. She also insisted a contract I canceled was somehow still in force after it was canceled. I cannot caution you enough to find someone else. She also tries to tell you you are not allowed to visit your own property, even when no one is in it (which led to squatters). And it took me HOURS AND HOURS to remove all the trash that was left behind after I was charged for turning over the property to the next person. read more

My landlord hired them to manage the place I was renting, I moved out on 7/31/21 and as of 9/27/21 have still not received my deposit back. I have repeatedly called and emailed for more information but they have continually delayed giving me a forthright answer. Texas law states that landlords are obligated to return security deposits within 30 days of a tenant vacating the premises. This is obviously in violation, and I would give Zero stars if I could. read more

I am an out-of-state investor and High Fidelity has been managing my rental property since 2018. Abigail and High Fidelity are a well-oiled machine. While I'm more of a "don't sweat the small stuff" personality, I will concede that you WANT a property manager that sweats the small stuff. Abigail and her team are extremely detail oriented, which you'll pick up the first time you speak with her. Small facts or issues don't fall through the cracks. I've now sent multiple family and friends to Abigail, and they've come back completely blown away. Her prices aren't bottom of the barrel - and that's what you'd expect for someone that gets your place filled fast, keeps tenants happy, and does the dirty work (evicting) that you don't want to yourself. read more

I've lived in a property managed by High Fidelity for 5 years now. Through that time, I've always maintained an open line of communication with the management team, and have been met with respect in return. Rent has skyrocketed through Austin since my move in date in 2014, but HFP has always been understanding of the value of continuing relationships with quality tenants. Their online portal makes paying rent and making maintenance requests a cinch. I have always appreciated the effort they put in to take care of the property, even replacing the windows and a/c to help with energy efficiency. As a tenant, I highly recommended HFP if you are in the market for a rental! read more

I am a lawyer who handles landlord tenant law, I represent both landlords and tenants. Many of my cases involve a landlord who did not use a property manager. We all understand that property managers...manage the property, deal with maintenance and tenant issues, find and vet new tenants...etc.. But what makes High Fidelity Properties unique among property managers is their utilization of systems to ensure that nothing is missed. These systems have been developed and improved after years and years of experience. For example, ask them to show you the "checklist" for making a rental property ready to rent, or for when a tenant is moving out. I can refer my landlord clients to High Fidelity Properties with confidence! I have and will continue to refer any landlord or tenant to High Fidelity Properties. read more

We had a fantastic experience with High Fidelity Properties. We rented from them for about five years and never had a problem. They were always very quick to respond to our maintenance request which made a huge difference in the quality of our experience. Abigail is also a very kind, gracious and reasonable person and gave us sound advice on more than one occasion, even after we were no longer renting from them which was hugely helpful. Highly recommend working with High Fidelity if you can. They are simply the best! read more

High Fidelity Properties is organized, efficient and really does everything to make sure you have an informed and easy experience. I have worked with Abigail as a owner of an investment property and have sent referrals to her that can only sing her praises. With so many laws and regulations it is very important to have an industry expert that can guide you and take the stress away that comes with property management. They helped us find an amazing tenant after only having our house on the market for rent for 1 day. All the paperwork and vetting was handled so I didn't have to do a thing but hand over the keys. I will definitely continue using and referring High Fidelity Properties. read more

AVOID THIS COMPANY AT ALL COSTS! We moved into a condo managed by high fidelity and moved into a place with a broken AC and infested by bugs. The apartment was completely unliveable and they argued with us constantly that there was nothing they could do about it and we would have to go back and forth to get any compensation when there were week-long periods we could not stay in our home. They would gaslight us into saying it's the owner's fault and there was nothing they could do WHEN THEY ARE THE MANAGEMENT COMPANY. Months later mosquitos and flys were coming into our apartment in SWARMS. There were bugs EVERYWHERE and the whole place was infested for over a month. We had hundreds of bites all over our bodies and they failed to fix any issue. The bugs were coming through our plumbing and drains and they told us it was too expensive to fix so we could move out offering us 50 dollars for a hotel room until we find a new apartment. We had nowhere to stay for weeks due to this because no hotel room in Austin is 50 dollars. We had two weeks to find a new apartment put us in a terrible position. AFTER THIS WHOLE NIGHTMARE, our security deposit check took over a month to arrive. We receive the check and it BOUNCES causing us to have bounced check fees in addition to not having our deposit back. They send another check and it bounces AGAIN. No call or anything when we alert them of our SECOND bounced check for over 2800 dollars. This company is horrible and disturbing the way they treat their customers. read more

High Fidelity Properties has been nothing but outstanding! When I moved to Chicago from Austin, there were so many things that needed to be done. The biggest hurdle was, what was I going to do about the house I'd inherited and was living in? I asked my friend Philip (who also has a stellar review written for HFP) and he recommended I reach out to Abigail. She did a walkthrough of my property, asked questions, and was so helpful answering my (many) questions as a first-timer. She was so thorough and helpful, and I couldn't have made this big life change without her. She continues to help me whenever I have a question or a need, and I've never EVER have to worry about my property. Not once. I cannot recommend HFP enough! read more

We worked with High Fidelity Properties, who managed our rental investment and later sold that rental property for us - Full service - arranging repairs, dealing with tenants and HOA, or just providing the basics of timely monthly reports - all good. High Fidelity has the resources and contacts to get a job done with little effort on the owner's part, organizing and following up with Contractors and the Owner to make sure any work needed to prepare a home as a rental/sale is completed on time and as budgeted. Or even providing good advice on investment options - we enjoyed working with them. We were impressed with High Fidelity Properties skillset and concern they have for their clients.
