Still not easy to deal with, but credit where due, they are managing the apartment better but the place has gone a bit downhill overall with the quality of tenants they're allowing to move in. My rent went up by 20% which they probably don't have control over and the property owner is more to blame, but just as it was the case last year, they were advertising cheaper units on their website than what they offered me as an established tenant. Just as last year when I asked them why the advertised rates on the website for a clean new unit with new appliances and fresh flooring is lower than what they're offering me, they said "Oh we haven't updated the website". I think the better term is "Bait and switch". There is no excuse for not updating the website. The complex is also now using some weird variable rent table based on income but RPM doesn't disclose exactly how it works which means that if you don't want to give RPM and the ownership (who is anonymous though it's easy enough to find out if you research the corporate name) all your financial information (including all assets), you will be paying the full market rate (which is up 20% as mentioned above) as punishment and they did not budge on that price even a single penny. They claim the only way to see if you can get a discount is to follow their Hunger Games routine to prove that you're poor enough for the secret owners to take pity on you and throw you a bone. Is it a government program? According to the manager, "it's not a program! you just give us all your information and we send it to the owners and if you fall within government established poverty levels you get a discount!" "So the owner is doing it out of the goodness of their heart?" Clearly RPM is not allowed to say what's going on and after some back and forth, she was trying to make it sound like I was some sort of simpleton who didn't know anything about the Houston rental market while she who just moved to the city a few years ago knew all. I've been living here 4 years longer than she has been in the industry, but yeah, she knows more about the various neighborhoods and market values here. I stopped listening when she was comparing our 50 year old property with aluminum wiring with the 14 year luxury property across the street but here but I digress. My guess is that the ownership got some sort of government funding for their new construction projects and the stipulation is that they have to offer rental assistance in return. That's speculation on my part but it's better than the "Benevolent Real Estate Mogul" implication RPM is trying to push. I just wish RPM didn't try to insult our intelligence and was upfront about what's going on. While I was looking at other apartments, the other managers I spoke with gave me much more information about what's going on here. While I understand that the lease contains a written notice provision, what I find troubling is the manner in which that provision has been applied under the circumstances of my tenancy. From the beginning of the leasing process, I made it clear that the apartment was needed only for the duration of my son's temporary internship and that there was no intention to renew or extend the lease. In fact, that understanding was the entire reason we entered into a short-term lease despite paying a premium rate. Because our intent was openly communicated before the lease was even signed, it is difficult for me to understand how the purpose of the notice requirement was not already satisfied in substance. What makes this situation feel predatory in nature is the appearance that the company is relying on a technical notice requirement to impose additional financial obligations even though management was aware from the outset that we would be vacating at the end of the lease term. From a resident's perspective, it appears that actual knowledge of our intentions has been disregarded in favor of a procedural requirement that ultimately benefits the property financially. Had Cody or Lesa explained during the leasing process that a resident signing a three-month lease but only staying two would effectively need to submit a notice almost immediately after move-in to avoid additional rent, I would have done so without hesitation. read more

RPM living manages the District of Soco apartments. You can never get a hold of their leadership team to report a problem. They go through on site managers like a kid eating candy. The Elevators on the exit side of the building have not worked for 2 weeks. The tree branches have not been trimmed on the exit side driveway in close to a year. The building floors are rarely cleaned. They have never cleaned the parking garage in the three years I have been here. Also I was told three months ago they would get me a new screen for my window. I am writing another review on the company's actual review page because it seems that when I posted a review on the Google page for 10X Iona Lakes in Fort Myers, Florida, it was filtered out. This was my first experience living in an apartment, and it has been overwhelming and disappointing. I've tried multiple times to be patient and understanding with the office staff because I know work can be stressful. However, it often feels like nothing gets done unless you constantly push for answers. At 10X Iona Lakes, my neighbors and I have experienced rats in our apartments. We have reported this issue to the office multiple times, but it has not been taken seriously, or at least it doesn't seem that way based on the lack of action. It feels like residents are expected to handle the roaches and other pests themselves because the infestations continue. The rent does not match what you would expect from a "luxury" apartment community. Things in the apartment are constantly breaking, and communication is extremely poor. The office rarely follows up unless you repeatedly contact them. They often don't answer the phone unless you call multiple times, and emailing is almost pointless. They send plenty of promotional emails, but when you email them with concerns, you rarely receive a response. The office staff changes so frequently that it's difficult to know who to contact. Maintenance has also been very disappointing. As I'm writing this review, I still have a maintenance request that was submitted around June 28, and it has yet to be completed, even though the repair is simple. Overall, my experience at 10X Iona Lakes has been frustrating. I expected a safe, well-maintained community with responsive management, but unfortunately, that has not been my experience. read more

My fiance and I were supposed to move in to the falls at bull creek a couple years ago. At the time I was pregnant as well and were under the impression of a great apartment after seeing pictures with the leasing agent prior to signing. After we signed they wouldn't let us see the actual unit for weeks leading up to us moving in. Only days before we were supposed to move we were let into the apartment only to find holes in the walls, stickers and posters stuck, residue still lining the toilets and tubs, and grime everywhere. It looked like no one had touched the apartment in months when we were supposed to move in a couple days. We canceled the lease and moved to 10x (another rpm property). Our experience here was much better (other than the month long waits for maintenance and lack of communication) but we ended up signing for a second time around as well. Now that we've moved out we've waited weeks to hear back about getting our deposit back and it's been crickets. Finally after my husband was on hold for 40 minutes, they say we're not getting our deposit back and owe 700+ back. The woman at the end of the line hung up without explanation of where our deposit went and what the 700 is for?? Now we have no deposit back and owe them when our apartment was left in great condition!!! This is a very delayed update, but I think it's important to follow up. I was finally able to obtain an itemized receipt, and it turned out that the apartment complex was trying to charge me for furniture/trash that someone else had left by the dumpster. I asked the complex why they decided to charge me and was told that they saw my name on a box in the recycling bin and assumed that the rest of the junk was mine. Most likely, the complex just wanted someone to pay for the junk removal, so they placed the charge on my account and hoped I wouldn't ask any questions. Let me start by saying I signed here at a rate of $1465 monthly and we're are paying $2300ish every month with bills and random fees included they can't and won't explain further. I havnt been able to use my bath in 6+ months due to black unidentified specs that they won't fix. I can only use the shower. The fire alarm goes off at least biweekly and I work from home (cannot take my desktop anywhere else to work) so this hinders my ability to work or be at peace. I now have a ant infestation that GOT WORSE when they came and sprayed and now am out $300+ if not WAY more because they all moved into my pantry and invaded every single thing in a 24 hour period. We were with RMP Living at Aspire in Cape Coral. We broke our lease early due to the absolute nonsense of the management company. When we broke our lease, we made a monthly arrangement WITH RPM to pay back our lease termination fee. As our April payment was about to come out, RPM cut ties with Aspire and our account was turned over to collections. We were contacted by the collection agency only to be told, after ALL payments up until April were paid on time, that this will affect our credit and there will be interest added on. I have tried on several occasions to contact someone to find out how this was possible and why our credit will now be affected to be either hung up on, belittled, or transferred into no mans land with never ending ringing. I cannot believe that this is the way a property management company conducts business. I worked for a management company years ago and we would NEVER have treated any of our clients as badly as we have been treated. I will reach out to everyone in RPM's community to warn them of this property management company and their deceit. We will be getting in contact with an attorney. We are grown ass adults that pay our debt and our bills and to be 50 years old and sent to collections is absolutely atrocious!!!!! I would absolutely make sure that when you are going to find a place to rent that you ensure that this company is NOT the property management company that is running your future property. There is NO ONE that will take your calls at RPM as I have tried many times over the almost two years that we lived there. And one last final thing...I will be contacting the local news in Texas where your corporate offices are located as well as the the news outlets here in Florida where we lived. I moved into Arcadia Cove apartments in Phoenix in February of 2023. My base rent was 1,290 for a 1 bedroom apartment. That lease was set to expire on February 24 of 2024. On January 24,2024, I received a lease renewal offer of $1,210 per month for 12 months. I signed this offer and everything seemed fine until I received an email from management in April of 2024 stating: "All lease renewals falling between the months of February and March received a technically glitch with a change in our software system. All leases generated or previously signed within this time period were deleted from our system and showing currently up for renewal." It went on to say that I needed to go into the portal to re-sign my lease and that it was not my fault. When I went into the portal the 12 month renewal option now said $1,290 and the fees for trash and the parcel lockers were also increased. I was never notified of any of these prices going up. I reached out to management to tell them of the error and they said it was fixed. After several days it was still the same. I emailed, called, and went into the office several times to inquire about this and when would it be fixed. I was always told that their manager was working on it but it never changed. On May 6th I went to speak to management about it and finally was told that the $1,290 is correct and the originally signed lease renewal was a mistake. Nobody ever explained that to me and instead, in what seems extremely sneaky, they just tried to make me sign a new one. It seems to me that they made a mistake and instead of eating it or owning up to it ever, they said it was a "technical glitch". It feels very deceitful. I submitted a complain to the BBB and the response there was from a Sheila Lopez, stating that I would not be back charged for the difference but now they are doing just that and have added close to $250 to my rent for this month saying I owe it. The girl in the office stated that "you DID sign your lease for the rate you agreed upon, so therefore it was changed because you were NOT paying the rate you agreed to." Except that the rate I agreed to that I was paying was $1,210 NOT $1,290 so I shouldn't have to pay the back charge. I had enjoyed living at Arcadia Cove but I am extremely disappointed by the deceitfulness and dishonesty I have experienced. Additionally, every time I have had to reach out it takes several days to get a response as the girl that works in the office is always out on PTO or sick. It's difficult to get any help with anything here. Now that rent is due I have no choice but to pay the extra $250 or end up paying another $250 for being late. This is a horrible business practice. When I signed on to the Baxter at Westwood, they required valet trash service. It debited my account for a year. The trash guy advised me of complicated process required. They are always getting blamed for stuff. The technician advised me the bag had to be inside the "Baxter issued garbage can. " I absolutely complied with instructions. I did 22 years on active duty. I know what a cluster fxxxx looks like. After two weeks and zero effort to valet dispose of my trash, I realized this was another cluster fxxxx. They never removed my trash even ONE time. Yet my debit card was debited every month. WTF?!!! Must be another "safety " issue according to the business manager "Shelia" When I found the obvious drug paraphernalia outside my patio, it made me think that I was getting set up to be robbed. I would put zero stars if I could. I was sent a grand total of two emails during the month after I moved out about these charges, and I had believed I had paid them in full at that time. One of those emails mentioned that they had tried to call me and left a voicemail, but at that time my voicemail was NOT functional, and they would have known, so they lied about that. Two, almost three months after that, is when they tried to call me. This happened after their own hours so I couldn't return the call I missed, the night before additional move out charges suddenly went to collections, according to the voicemail (now that it's working) they left. This is completely absurd--when I moved out and needed my light bulbs removed, instead of helping, they just left a ladder outside my door. I was instructed to leave it where it was placed and notify the office when I was done, which I did. However, the ladder wasn't picked up and was later stolen. Now, the property manager wants to charge me for the ladder, claiming I'm responsible for it. She even said they'd only charge me the exact amount they paid to replace it and was "more than happy to send the invoice as proof." Who is "more than happy" to do that to someone? Even after discussing where the responsibility really lies, she still insists on charging me for the ladder. To add to this, I found out I'm also being charged for carpet cleaning and painting. I pointed out that normal wear and tear, defined as deterioration that occurs without negligence, carelessness, accident, or abuse by the tenant, should apply. The lease doesn't mention anything about requiring professional carpet cleaning or repainting the walls. Be sure to read your lease carefully--some do include these charges, but my lease agreement doesn't. Since the new management (RPM Living) took over, things have gone downhill. The worst issues are with security deposits and unexpected fees. Don't just take my word for it--check the Better Business Bureau (https://www.bbb.org/us/tx/austin/profile/property-management/rpm-living-0825-90103865) where pattern of complaint include "difficulties receiving security deposits after their lease ended" and "billing concerns including fees added to bills and fees consumers allege they were not aware of during move out." 10x Trellis Apartments in Savannah, Ga. Management company, RPM LIVING. I have lived in this apartment complex for seven years and have watched it deteriorate significantly under the management of RPM Living. Maintenance is abysmal. The amenities are virtually nonexistent. They tore down the kids' play area, making it far from kid-friendly. Drug usage is rampant, the grounds are a mess, and parking is a nightmare. Maintenance staff have taken to deliberately placing garbage--pallets, pool chairs, propane cans--in parking spaces, to block us from parking. We can't even get out because cars are forced to double park, and maintenance workers use the lot to smoke and hang out instead of doing their jobs and use the parking spaces that they are blocking for their own cars. The car care center has been turned into a junkyard. Despite residents moving the garbage from parking spaces so that we can park, maintenance continues to pile more there so that we can't move it. The amenities that are advertised simply aren't available. They just got their permit for the pool, but everything else is lacking. Packages are frequently stolen, and car thefts and break-ins are common. Even the police advise against coming here. They say aside from theft, they have to come here the most for disturbances. The office staff does little to address these issues, with the exception of Vincent, who is exceptional and deserves to be the property manager. I strongly advise against spending your money here. There are far better places to live. I am definitely leaving as soon as my lease is up which will be November 2024. RUN! In addition and may be repetition: Maintenance painted a parking space yellow (that has NEVER BEEN PAINTED BEFORE RPM LIVING TOOK OVER NOVEMBER 2021. They painted it in 2022-2023...and now they put things down everyday to block the other. A maintenance man in a blue SUV to be exact. I have gotten nails in tires repeatedly because of the trash that they leave on the grounds, so have other residents. The things that can potentially cause damage to our cars and is hazardous. If we move it to clear the spaces, they put more to cause us not to be able to move it. They are already taking up several garages to where residents cannot rent them and they continue to trash this area. They fix on their own cars back here and it's horrible. I've lived here for 7 years and this area was never like this before RPM, we could actually clean our cars. Maintenance NEVER used this space as this, so does RPM feel the need to trash the grounds?! Slumlord is the best description. Stay away from these properties. It took less than 30 days at The Langon at Walnut Park for me to regret ever doing business with them. Worst apartments I've been in. Property crime constantly reported but they're negligent in even providing basic security like a functioning gate. They lie and say they hire private security but I've never seen anyone day or night. When I reported my property theft and provided suspect video, they didn't say anything but responded to bad online reviews with the normal empty lying boilerplate. Other places I've lived sent out messages to everyone when there was crime asking them to report if they saw anything. These people just don't care. read more

After calling the home office of RPM as requested by Shiela-and leaving a message for her-I have yet to hear from her. Pat for the course with place! Don't rent from any of their properties!!! Horrible, awful customer service! I am paying their salaries-along with all of the other disgruntled tenants. If it weren't for us they would not have jobs. RPM living just recently took over the property that I am a resident of and it's been a horrible start already. They charged my account twice for rent and are now forcing us to pay strictly online with no alternative payments accepted. We have tried calling various numbers with no one literally answering their phone and even when they did answer they had no answers for us and didn't have a clue on how to resolve the situation. There was a dead cat outside my door and these clowns told me that wasn't an emergency and I had to wait until the next day to have maintenance take care of it. A few residents called this in to the emergency maintenance number and got the same exact response. The whole building stank like literal death! read more

In regards to my review 4 days ago and the response from Sheila L. stating the issue had been resolved...it HAS NOT and I'm actively being ignored at this point. I do not appreciate the response acting like "all is well" and the problem is solved. Everything was worked out... technology can be a pain. Glad the management let's people split payments. Office people have been friendly- although with the sleek laptops and no electric cords showing it may look like hardly anyone works in the office. My lease is up later- right now my rent on an older unit is more than the rent on a newer unit.. we will see what happens when lease is up. read more
