I moved a lot when I was in Seattle, and it was always such a hassle. When I finally applied via WPI, I couldn't have asked for a better landlord than Don Truong. He was extremely helpful in getting me set up in my first place, and after a year when I needed to move, he was able to find another property that fit perfectly. The transition was seamless, and I stayed at the new place for two years. Whenever I had a problem, he'd quickly get someone to fix it or direct me to a way I could contact someone myself. At 315 N Greenwood, we dealt with mold that required specialists, a deteriorating front porch, fallen trees on the roof, and plumbing issues with sewage leaking from the base of the toilet, all of which were ignored despite repeated requests. Joseph, the property manager, failed to respond to emails about urgent safety concerns. On move-out, we were charged for cleaning and repairs that were clearly pre-existing. From the reviews it sounds like I should be working with Allison, Angela or Nancy. Joseph on the other hand is incredibly slow to respond and when he does he is incredibly short. Based on my recent interactions with him I would recommend avoiding this company. We own several properties in the area and have worked with a different property management company to service them for years. So when the time comes for us to use a company for our own rental needs, my expectations are probably higher than most. Joseph has failed meeting even the most basic expectations. read more

In fact, Steven is such an excellent property manager (who represents both tenants and landlords well) that we would hire him to manage any property of ours in the future. From the beginning of our business relationship with Steven, he has always been very friendly, helpful, and responsive. We started working with Steven during the pandemic when apartment tours were impossible. Steven helped us through any challenge. We were impressed by Steven's initiative and work ethic. Unlike other property managers whom we met remotely in other states, Steven took the time to fully understand our needs and develop a working relationship with us. He was always flexible and available to help us view WPI's apartments remotely by Zoom, even accounting for our odd work hours. It is so rare to meet such a hard working and honest property manager like Steven. Once Steven found the perfect place for us, he was very communicative and helped us through every step of our complicated move. During our lease, Steven always quickly responded to any questions. His response time was the fastest that we've ever experienced in solving apartment repair issues as well as communicating with our landlord for any questions. Shortly after we learned of our next transfer, Steven helped us smoothly transition to a month to month lease. We were able to witness Steven's excellent work for our landlord with his careful apartment inspection and bringing in very polite potential tenants for tours. Throughout our lease, Steven always worked to find the best solution that satisfied both tenant and landlord. Among many things, Steven always notified us well ahead of time of any potential apartment tours and inspections. He was always mindful of our time and extremely helpful in all things, including with the building's move our process. Steven's professional example has shown us that in this post pandemic work world, the leader who is able to adapt and adjust quickly to provide excellent client service will always succeed. Steven is a genuinely caring, good family man. This informs his approach as a property manager. This is so rare and hard to find. Steven's example shows us that doing business the right way (providing excellent client service) always pays off. Working with TC Wu and WPI to find my dream condo was an absolute pleasure. Not only was he attentive to all of my requirements, he also pointed out things I had never even considered. His methodology ensured that no rock was left unturned throughout the entire process from the initial meeting, the home search, the offer proposal, and the final closing. From a buyer's perspective at no point was there any pressure. He and his team were there to provide their expert feedback regarding any questions and concerns I had in regards to specific properties or any general questions regarding the overall market. It was important for me that I find a high rise condo with a great view in downtown seattle within a specific price range. Initially it was very challenging to find a property that satisfied all of these requirements. I have lived at an association managed by WPI for the past 8 years. Their track record so far at responding to emails and phone calls is about 50%. That mean half the time I do not even get a reply from WPI no matter how many times I reach out. In my experience, only one property manager responded within 24 hours (she is no longer with the company unfortunately). Some do not reply at all, and others require several email and telephone reminders before they will reply. If you are fortunate enough to get a property manager who responds at all, the response often takes a week or more. And that's only the initial acknowledgement that they've received your message. Resolution usually takes much much longer, but to be fair this sometimes depends on contractors or the HOA board. read more

As anyone knows who has had to move a large family across the country to a whole new state, it's a scary proposition, fraught with worries and a whole stack of unknowns. In our case, we were unable to visit Washington prior to the move and hit the pavement personally, so our search for an appropriate rental was all the more sketchy. Whenever we managed to find that needle in a haystack online that matched our particular needs, the management companies turned out to be like machines --apathetic to our situation, informing us that it was first-come-first-serve for whomever met their stringent, non-negotiable criteria. Frustrating and super scary, considering we had already given notice at our old place and would soon be on the street if we didn't find a home in time. After many dead-ends, unanswered inquiries, and fruitless applications with expensive credit checks, we finally struck gold with WPI. The company's founder, the amazing Shiao-Yen Wu, took such a personal interest in our family and our situation, we didn't quite know what to make of it at first. We soon learned that she and her associates were not just interested in THEIR needs, but first and foremost, in OURS. That kind of personal attention is increasingly rare in our digitized world. Recently, when we noticed some water seeping into our house during a heavy rain, Shiao-Yen didn't just send her amazing fix-it man, but accompanied him to our home herself to see whether any other items might need attention. Very unprofessional property manager .Will hardly talk to park residents! He shows lack of interest in what they have to say ! Many maintenance requests are ignored from different tenants! Maintenance personnel are disrespectful to some residents! This is a senior mobile home park and many residents are afraid to show any dissatisfaction due to threat of retaliation from property manager! Maintenance personnel has no one to check on his work, thus a whole lot is not accomplished! I also resent management saying they can enter my rented space anytime they want! Washington state law (RCW 59.20 ) says management must give reasonable notice! This is titled Respect a tenant's privacy, which this property management does not! This property management company is horrendous. First off, lets talk about how the home we moved in was not cleaned AT ALL when we moved him. Grease stains everywhere in the kitchen, carpets filthy, blinds beyond dusty, black mold everywhere, paint job awful. We offered to paint the entire home and did so and they knocked a woppin $100 off our rent. Woo hoo. Our property manager was IMPOSSIBLE to get a hold of. I had to call and scream at the front desk receptionist (poor girl) multiple times to get connected to her direct line. In addition, our property manager would send workers to the house (exterior paint jobs, gas leak detection device installation, etc.) without ANY notice. Our washer broke a while back and it took a month and half to get a replacement. We attempted to get an animal (that was allowed pending a pet deposit) and we sent SIX emails and made 2 phone calls to our property manager to discuss payment of a pet deposit. That was over a year ago and I still haven't heard back. Now it is move out time. We are expected to personally pay for professional carpet and blind cleaning as well as remove any plants that we have added to the exterior of the home. All in all the company is unprofessional, overwhelmed, and flat out rude to its customers. Don't expect anything but a negative experience. read more

WPI was the property manager for a condo unit I rented in downtown Bellevue. The property manager, Don, was very easy to work with. We had two maintenance issues during our term and Don was able to get it fixed quickly. While there were a couple instances of miscommunication, in the end it all worked out. Our lease at one of the properties they manage ended this year. We hired a professional move out deep cleaning service that includes all appliances cleaning ($272) upon the move out as requested. They took out $695 from our security deposit for cleaning, a door handle screw repair and dings on the walls when none of them was accidental damage but normal wear and tear. Once we demanded to revisit the deductions, real estate agents didn't respond to our emails and we ended up filing a claim at the court. We are waiting for the court date. read more

If I could give this company negative stars, I would. If you get Roger Schiess for your walk through, take lots of pictures. He will charge you for every water stain, if he can. Also expect your move in deposit to be increased, and effectively stolen from you. When you pay your move out utility bills keep all receipts. They like to say you didn't pay them, and it takes the claim of legal action to get the money back. And if you rent in Auburn from them, check for bed bugs. You will be blamed for bringing them with you, even if you have never had an issue before. read more

FIRSTHAND experience dealing with this company attempting to get problems resolved at my daughter's unit at the Ruby. They never responded to repeated attempts my daughter and I both made to resolve a wiring issue in the building, forcing my daughter to live without internet or cable TV access for well over half a year. This, after they had warranted to the prior owner they would correct the issue. Later, they disavowed any knowledge of that until we showed them emails proving they promised to initiate a solution. Even then, they never lifted a hand. I spent probably 40 hours of my own time tracking down and working with the original project manager of the construction company that built the Ruby to get it fixed. He was the only stand-up guy willing to make things right. read more

I shared a house with several roommates and every time we have an maintenance request, Don, our property manager responded right away. Things were always taken care of professionally and promptly. Also, not only he took care of the maintenance of the house, Don even helped us resolving some of the roommate issues. He didn't have to do that, but we definitely appreciated his extra care and efforts. Most importantly, as a tenant, the people at WPI Real Estate made me feel that they CARE about me as a person, not just someone who provides income to the landlord. I rented from WPI for roughly a year and left as soon as possible because it was the worst management company I've ever seen. My property manager, Keri, was incommunicative and incompetent to the point of willful negligence. Getting any of the large numbers of problems fixed took far longer than anything has any right to, and communicating with the agency was an awful experience. Anytime something broke, they were impossible to get ahold of. Several times they tried to charge us, or get us to pay for something that was caused by their negligence or broken equipment. I received bills with basic addition errors on them in an excel spreadsheet. the yard was full of trash and broken debris, glass, and drug paraphernalia that was not cleaned up before we moved in despite being told (in writing) it would be. They will not do anything until you threaten, and follow through with legal action. Do not rent from WPI. If for some reason you already are, only communicate in email or written documents so you have a paper trail of their shady business tactics. read more

If I could give no stars, that would be it. All the reviews here are not rhetoric, they are indeed true. These people will do ANYTHING to abuse, demoralize you and accomplish their own means. Here's the story, I have been a good tenant, for a long time, 5+ years with no problems, rent paid on time, etc. WPI steps in about 2012, the whole building goes to hell on repairs. Excuses such as the property manager saying he did not get the e-mail, text message, voice mail on his cell phone or message left with the reception (when ever they feel like answering their phone in the office). Numerous attempts have been made to get service repairs or deal with one troublesome tenants, they are now gone... Okay the latest slimy things: an apartment unit was flipped after it was gutted and totally over-hauled, it's now renting for the tune of $1250 for a place barely 600 sq. feet. Now, the rest of the older tenants are being threatened, veiled of course, with an absurd rental increase without any repairs done at all.- Sign one lease for an amount that barely equates to the quality or pay a prohibitively expensive amount for month-to-month. They are trying to lock us all in a lease but even with the lease the amount does not reflect the quality of the apartment. What they are really trying to do is push us out so they can flip the building and make the cash they are making with the newly "remodeled" unit even though this building is ancient and has much of its original bathroom, kitchen and living area decor; crumbling, moldy tile that has to literally be soaked in bleach to get rid of it while at the same time you are fumigating yourself out of your home and possibly jeopardizing the health of any pets you might have. The original old tub; color yellow from the 60's. The kitchen counter has burn marks from the previous tenant as well as a few in the bathroom from what looks like a cigarette. The cabinets and doors are so old they are splintering and cracking. - you get the idea. Today, some one gained entry into my apartment without consent or notification, but that was denied by the property manager, the same guy who says he never receives messages and who is never in contact unless it has to do with the rent increases. Yes it is ILLEGAL, but not if you can prove it happened. I work a full-time just like most people, I do not have time to babysit my own home where I should feel safe or set up cameras to bust them! This is so very creepy. They assume you will be a victim and take full advantage of that. As one said, steer very clear of these people, deceitful and manipulative. *I just found out that our property manager is also in the "construction" business. AVOID living in a community that is managed by this company. I purchased a condo a few years ago that had several issues stemming from original 2008 building construction. WPI did nothing to help me fix these issues over the course of my 3 years living in the building. Instead, they were roadblocks and only prolonged resolving the issues. I was without cable/internet connection for the first 7 months of living in the building, without empathy from WPI. The previous owner of my unit shared emails from before the sale indicating that they were aware of these issues years prior. WPI lacks project management skills and common sense. Our building has limited amenities (no door man, no gym), however during 2015 there were several times when WPI dropped the ball on normal building maintenance items. In our common area courtyard, beautiful Japanese maple trees and most plants perished over the summer despite us paying thousands of dollars per year for landscaping. The HVAC in common areas stopped working and they refused to hire a professional to check it out (and admitted it had not been serviced in years). They also claimed yearly accomplishments that weren't true, including "paint touch ups," which were clearly not complete by doing a quick walk-through of the building. And the worst one - my car was broken into in the garage of the building. When the police asked for the garage security camera footage a few days later, the property manager had already let the tape record over itself because she "didn't see anything on the tape." Also be aware that their customer service is NONEXISTENT. Not once have I talked to a property manager over the phone, even if I leave voicemails begging them to call me back. Their response rate to emails is less than 50%. I sold the condo over two months ago and my name has remained on utility bills because the property manager never submitted closeout documentation. I thought I was free of WPI when I moved out, but of course, I'm still dealing with them. read more
