I am writing this review as a property owner/landlord. I hired North Pacific Property Management for 3 years too long & throughout the duration of my contract, I had many reasons to fire them & probably could have grounds to pursue legal action against them if I wanted to. NPP caused me emotional & financial distress, ultimately stalled the sale of my property. I have worked with multiple other management companies & have never had such a terrible experience as what I had to deal with at NPP. Angelo Nelson & Cynthia Freeman 'managed' my property poorly by neglecting basic needs of my property (black mold, allowing pets in the unit when that went against the lease, not timely communicating unpaid rent or needed repairs). Additionally, they messed up lease renewals, consistently lacked clear/transparent communication. Their communication was unprofessional & lacked the basic understanding of state laws. This became clear to me when I tried to sell my property & NPP said I was obligated to offer another year lease & refused to issue the proper notices of Intent to Sell. After 10 months of following their uninformed & unethical practices, I consulted with lawyers & other local agents who all informed me that NPP was not acting in good faith. I do not recommend NPP as they are not trustworthy nor do they have the best interest of their clients. Good riddance. read more

tl;dr: my two housemates and I are tenants working with Debbie Smith as our property manager, and we all agree that she is the best property manager that we've had. We had been searching for over a month to try and find a rental with three bedrooms that was also within our price range and in an area accessible by public transit. We'd been very frustrated that property owners would tell us that we were the first to take a tour and likely to get the lease, only to turn around and tell us that someone had applied without touring. I saw the property that we'd later come to rent and sent Debbie a last minute message, not actually expecting a response as it was a Saturday. To my surprise, she not only responded promptly but was also able to squeeze in a tour the very same day. I had lots of questions for her since the previous place I'd rented at had had lots of seasonal issues that were not apparent at the time that we viewed it. Debbie was very patient and thorough with her responses, and sympathetic to our current rental issues and even gave us some advice on various tenant laws. The rental process itself was thankfully smooth, especially since we were looking for a move-in date as soon as possible. Debbie kept us updated about contract timeline expectations and was graciously flexible in arranging a meeting for the key hand-off. Since then, we've had several problems at the property (through no specific fault of the owner or previous tenants--apparently the previous tenants had been there so long that they simply didn't notice the normal wear and tear adding up) and Debbie has been on top of each and every case that has popped up, from receiving permission from the owner to have fiber internet installed for us to a leak in the kitchen sink. Extra special shout-out to Debbie for helping us resolve our front door issue! Apparently the locking mechanism had been installed backwards so it eventually failed us, leaving us unable to enter or leave through the front door for several days. We filed a work request through the property management site and didn't get a response for several days. This was very inconvenient since we were forced to get in and out through the garage, and there was only one garage fob and two keys between three people to share. We messaged Debbie directly and within the hour, we finally got a call from the technician saying that they'd be able to come over to fix our front door and it was resolved that day. Debbie has been incredibly helpful, prompt, and meticulous as a property manager, and I would absolutely recommend working with her. read more

UPDATE: they have a second account, an apparent attempt to escape all of the negative reviews associated with this account that are consistent with my experience, described below. This, alone, should tell you all you need to know about how scummy this company is. Never had a worse experience with a property management company. Karen Denning was our primary POC, who proved to be particularly incompetent and unprofessional, without a hint of integrity. As one example, it has been my experience that NPP charges significantly inflated maintenance costs to both tenants and homeowners. In particular, I was recently charged $126 for a maintenance person to remove a spoon from the garbage disposal. A brand new garbage disposal is well under $100. My first 3 emails asking for an explanation were ignored, but when I finally received a response (because I separately reached out regarding an improper rent charge, discussed below), I was told it was our fault for not finding the spoon when sticking our hands down into the unit and requesting maintenance to take a look. We were not told what "repair" would be required or even that we would be required to pay in advance -- if we had, we obviously would have just purchased and installed a new disposal. Instead, we got a flippant email from Karen saying we'd be charged after the fact, and an invoice no less than a month later. She even had the audacity to say she thought this was "reasonable." I then learned that they had also ripped the owner off a year earlier by charging over $350 to replace the garbage disposal. Again, you can get a good quality unit at Home Depot for well under $100 (including installation). As another example, despite paying last month's rent (in addition to a deposit nearly as much as one month's rent) prior to move in, we were charged rent for the last month of our lease. We found out that NPP had been keeping this prepaid rent in the same trust as, and intended to treat it as if it were, the deposit. This is explicitly not allowed by the lease agreement. While we were able to get this amount back prior to move out, I have no reason to believe they would have corrected this $3000+ "mistake" if I hadn't specifically pointed it out. We never received so much as an apology, much less an acknowledgement of the company's blatant abuse of the management/tenant power dynamic. It appears from other reviews that issues like this are not uncommon, so beware. Do not trust that they will honor anything in the lease agreement that does not benefit them unless you specifically call it out. There were also significant unprofessional and downright disrespectful communications during the application process, though I have done my best to block those from my memory. In general, don't expect NPP/Karen Denning to respond to your emails on the first (or third attempt) or to provide helpful/relevant info when they do finaly respond, but expect demands for immediate responses to theirs. My experience re communications, sadly, sounds pretty standard based on the accounts of other tenants and homeowners who have had unfortunate experience of working with Karen Denning and NPP. Overall, I would strongly suggest looking elsewhere if NPP is the management company for a home you're looking to rent (even if the home is awesome). It's just not worth it and will cost you much more in terms of money, time, and headache than can be reasonably expected. Be especially aware of Karen Denning. Her lack of integrity and competence is truly staggering. She's also apparently a licensed real estate agent (and will solicit those services via email), so be on the lookout for her if you're in the market to purchase, as well. read more

This review is for tenants (but also landlords who care about the ethics of the rental company they use). We were tenants and NPP were generally fine during that time, however our entire experience was seriously soured upon moving out. We followed their provided moving out instructions to the letter, which included deleting our bank account details. You can imagine our horror when they took an entire additional month's rent from our accounts towards the end of our lease! Turns out that deleting stuff in their portal doesn't delete things in their back end, meaning they were still able to process a payment from accounts we had explicitly removed. When we contacted them and asked for an immediate refund via direct deposit they said they couldn't and that they'd send out checks. The checks were not sent out on the day they said they would be and were sent to the rental property address we had moved out of rather than the new address which we had provided. This meant that weeks passed before we received them, at which point we realized they'd sent one check made out in both parties' names, even though we always paid rent separately. This made it near impossible for us to deposit said checks without visiting a bank together (which wasn't an option due to relocating out of town and away from our bank branches - which shouldn't have been an additional responsibility placed on us either way). We eventually received separate checks, however over the coming months we had to deal with the same palaver all over again - twice! - while getting the remainder of our deposit back, even when explicitly reminding them that we needed separate checks. We can only assume they were getting sick of me being persistent in recouping the money owed to us, because they offered a direct deposit for the final amount! This was curious, as we'd been told this wasn't an option for the fairly large sum of rent they fraudulently took from us initially. They dragged their feet or generally messed up getting any of our money back - including money they never should have taken - which felt purposeful rather than careless. One might suspect they make getting the remainder of your deposit back a massive chore in the hope that you will give up. Tenants beware. It looks like a scam and feels like a scam, and their weaponized incompetence is near impossible to deal with via email. Zero stars. read more

She's lovely to meet in person--always gracious and personable --and she also thoroughly answered all of my questions. Karen is quick at responding to any questions I have, and she even went the extra mile by finding the floor plans to answer my questions about the heating system. Not sure why my review was taken down. Please see photos & note there appears to be some dishonesty here. I do not recommend this company we had a horrible experience with Marilyn F. Also for clarification the tenants sent photos of the 6 month walk through but Marilyn did not walk the property therefore she did not see areas that were damaged or note the other 4 people who decided to move in with their dogs. Additionally we were terminated because NPP has a clause in their contract that they can terminate it at any time for any reason, so when they don't want to deal with dishonest tenants they fire you. We were left with a mess & we literally paid for this "service" . We did request the tenants move earlier again REQUEST so we could sell the property but there was no requirement. I am an owner and after a difficult tenant move-out I am recommending North Pacific Property Management. The tenants left the place in disarray that required new paint and industrial cleaning. At first the agent and manager were only looking for tenant protection, and were only listening to pro-tenant laws and "their" quote to fix the paint. Due to the timing I had to "give up" a strong position. For future cases it would help NPP know the owner position, timing and goals rather then just handing the keys over. To resolve my situation it did require escalation to the CEO but in the end we found a positive resolution and I would recommend them, and even use them for future management. read more

She's professional, highly responsive, helpful and easy to get along with but most of all, she is a compassionate human who treats me like a valued person and not just another tenant. Angelo Nelson of North Pacific Properties repeatedly assured me, my son, and daughter-in-law of a stringent screening process, and he referred me to the website which has high standards for screening tenants. I stated that I wanted renters with stable finances and a financial cushion. I also specified no smoking. I inadvertently discovered that renters had moved into my house with a $1,000 deposit and no rent paid. I contacted Angelo and Mr. Fant and told them that I wanted to cancel the contract and to let the applicants know that the house is no longer available. Angelo wrote: We background checked their employer and residency, they both came back no negative from there landlords, They had no criminal back ground both were clean. There credit score one was above 700 and one was slightly lower but by not much and no negatives or adverse credit. Their income was mistakenly calculated by me, but they still qualify combined total $5000 / 3500 total $8,500.... 3 x 2650 = $7,950.00. Facts: Angelo's fees for less than three months of renting my house were $1885.75. His primary job was to screen applicants to NPP standards. Both renters worked over 20 miles from my house and could not work remotely. Renter 1: In his mid-30s 1. Credit score NA, Years worked: Less than 1, Hourly wage: $18/hr. YTD gross earnings were under $15,000 as of late November. 2. Current address (on the application): Seattle since Jan 2017. Address on his 2019 driver's license: a city in Pierce County which was also his mother's address from a web search. 3. Applicant did not provide any vehicles, emergency contact, bank account information, or credit card information 4. Renter 1 left a journal from an inpatient treatment program for a meth addiction at the house. He wrote the completion date of the treatment program which was six months prior to moving into my house. Renter 2: In his late twenties 1. Credit score: 641. Over $18,000 in debt. Hourly wage: $19/hr 2. Current address (on the application): Seattle since Jan 2017. Addresses on Experian credit report: A city in King Co south of Seattle and Tacoma. 3. Years worked: Less than 1, Vehicle: 2007 Kia. 4. Applicant did not provide any bank account information, credit card information or reference 5. Are you a smoker? "Yes I smoke cigs away outside" Within three months, there was a combustion event of volatile chemicals that covered the kitchen, including inside the cabinets and much of the house as well as the air ducts with a greasy black residue. The insides of the cabinets and dishwasher were covered in a white fire extinguisher residue. Renters did other damage as well. Yet, when these renters moved out Angelo wrote: "Guys just finished the house. It is all cleaned." He gave the tenants their deposit back. I got the deposit by going to court: " The Court is persuaded that the tenants caused the damage to the property." I did not recover the full cost of repairing my house because the contract states that NPP is not liable for the tenants' performance. I had to paint the kitchen completely including inside the cabinets. The paint on the cabinets above the stove had to be sanded down to the wood before repainting. The ceiling and walls outside the kitchen had to be repainted. The rugs and curtains had to be cleaned. A film of black residue had to be cleaned off everything in the house. The ducts had a coat of black residue but they could not be cleaned by standard methods. etc, etc. And I couldn't re-rent my house in that condition. "While the court is persuaded that the tenants caused the damage to the property (especially in the kitchen area) not resulting from ordinary use, PI did not prove that the questionable vetting process was the proximate cause of the damage caused by the tenants." Interestingly, Angelo set the deposit at $450 less than a month's rent as specified on the website. Most of the information on this review including income and credit information was submitted to the court by NPP. This suggests that Angelo Nelson's "stringent screening process" and misrepresentations of rental applicants to me was just fine with Joshua Fant who was informed from the start of the problems with the renters' qualifications and activities. I should mention since it came up in Joshua's response: Several neighbors emailed me about the collection of cars that was always at the house. Not only that, but someone living at the house parked a commercial box truck in front of a neighbor's house down the street. Angelo insisted there were two guys living at the house who worked long hours. I told Angelo that I wanted to put in a security camera, and that certainly, two guys who worked long hours away from home would appreciate this. Days later, I got a text that the guys would be moving out at the end of the month. Needless to say, I don't recommend Angelo Nelson or North Pacific Properties. I agree with Stacy M that there appears to be some dishonesty here. And this is only the half of it! read more

North Pacific Property Management is NOT easy to work with. I recommend you go elsewhere before ever leasing or renting from NPPM! NPPM never fixed things in a timely manner. Even dangerous problems like shorted out electrical switches were ignored. There were so many times maintenance requests were ignored we realised it was a waist of time to even ask. Every year when a new lease was presented there were fewer amenities for us and more for NPPM. One year they raised the rent three times. They had to retract the third time because it wasn't legal! In a short period, rent was increased by hundreds of dollars, right after the COVID emergency ended. We have never been late or missed a lease payment yet NPPM never held up their end. Recently we realized for our sanity, we needed to move and we are glad we did. read more

He was very patient with us as we had a list of homes we wanted to see. This review is for Becca Fraiman, so irresponsible and not working in interest of her clients, and asked me to pay her by the hour to get back rest of my keys and even lost my keys. I hired her to rent my property. When we first launched the ad, she kept saying my property cannot be rented out at this price, and she removed a lot of other fees that I requested, and refused to rent at that price for me. But I insisted in that price, and I was right, I could rent out for that price. Then once it was rented out, I asked the tenants to pay move in fees. She said I cannot charge that cuz my ad didn't mention that. I was not a property manager and had no idea I need to say the move in fee in the ad and she didn't even ask me about it at the beginning. She's the only one who knows what contents need to be in the ad. Later what's worse is that she asked to charge me by the hour for even just having me pick up the key from her office, because she mistakenly gave all the keys to my new tenants but in fact I mentioned to her many times that she should give me back the keys after it's rented out. And she even lost the rest of the keys. I said it's her responsibility to give me back my keys but she refused that is her responsibilities. I said she can't just throw away my keys. She even said "you don't need it any more." I think it's really ridiculous and rude, not responsible for clients. read more

Avoid North Pacific Properties and Eric Sadlak at all costs. We worked with Eric Sadlak for one year. The experience was a nightmare. Eric was interested in minimizing his work at the cost of our property and our tenant's suffering. One example is that it took Eric MULTIPLE days to respond to a water leak our tenant reported, by which time she had already had to hire a plumber and resolve the issue herself. I've had various interactions with the team at NPP since recently moving into an apartment the company manages in Queen Anne, Seattle. Every interaction has been pleasant, and the two specific staff I've communicated with (Anne Marie and Joshua) have been incredibly nice and helpful. I feel confident that if I experience any issues or have any questions in the future, they would gladly help. The online payment and maintenance request system they use is great, too, making both tasks extremely easy and efficient. It started out a lil rocky when my roommate and I got the keys and discovered the unit was dirty despite being 'professionally cleaned.' There were dust bunny piles where furniture was staged when we toured and various stains on the carpet. The carpet stains were in places I would put furniture, so I was more worried about that coming up on move out. The real kicker was pulling out the fridge first night to clean the coils and discovering rat poop. Ew! Whatever, we cleaned it ourselves with vacuum and steam mop and moved on. We did a deep clean on move out because we didn't want to get charged a cleaning fee as the lease did not set aside a mandatory cleaning charge. (My old apartments all clearly stated a cleaning fee was a set mandatory non refundable portion of deposit). We left this unit cleaner and with nicer lightbulbs than how we got it. The biggest issue I have is that on moving out we were charged a $125 fee out of our deposit for light bulb replacement. I had to replace multiple lightbulbs when I initially moved in and made sure all of our bulbs were working when moving out. Most of the bulbs I replaced I upgraded to LEDs, so they should not be burnt out in less than a year. I think it's absolutely ridiculous to charge $125 for a $5 or less lightbulb. The prop. manager needs $125 to swap in a light bulb In five minutes preparing the unit for tours??! Hell, at that cost I'd have willingly driven back to my old unit and replaced the damn bulb myself. I've never had anything this pettily irritating from any of my last apartments. read more

I have been a customer of NPP - on the landlord side - for over a decade now. This dates back from when the owner was also the agent trying to build this company from the ground up! Yes, they have had their shares of ups and downs with many employee turnovers specially in the beginning. But I can say they always try to improve and that is what has been keeping me around. Most importantly, I have always gotten the impression that they try to stay an advocate for both the landlords and the tenants. My most recent agent over the past few years have been Justin. Prior to that I had Darla who was awesome but had to take on more administrative work and hence transferred my property to Justin. At first I had my reservations and asked Darla to continue to oversee things which she did for awhile. But after a year, Justin was so professional with taking care of things and communications that I was able to put complete trust in him doing a great job without requiring supervision. In fact, I can honestly say he has been one of the most responsive and proactive agents I have had at NPP!! I almost hesitate to say this because I don't want him to get too busy with requests ;) Having been with NPP for so many years, I hope they have learned from their previous mistakes to try to hire the best of the best and keep them happy which would ultimately keep both their landlords and their tenants happy. I worked with Eric Sadlak this summer to get my 1bd/1ba Magnolia condo rented and managed. He has been fantastic--utterly professional, responsive, and respectful--throughout the entire process. Washer and dryer in my unit is broken and they did not fix it 6 months and on counting. Office managers are Unresponsive/rude. Drug use in the stairwell and Fire alarm going off in the middle of the night is a daily norm. I am not mentioning some major staff for my own safety, please stay away from this place. read more

I had managed my and my brother's rental properties for years on my own. I had the bad luck of leasing my property to a bad tenant earlier this year. My job was super demanding at that time and I just wanted to sign a lease quick, so I got sloppy with the tenant background check. Long story short, Chris has been doing an awesome job managing my property, and I even convinced my brother to let Chris manage his rental property too. It is great to know that NPP has agents that are skilled with handling multiple real estate transactions. In particular, we have had the pleasure of working with Chris Toppen on our account. Just in the past year, he has done the following for us: - took over management of our rental property (from a departing colleague) and maintained the same high level of service regarding tenant relations and owner expectations. - worked exclusively as our sales agent to sell our rental property to the then current tenants. - became our buying agent and assisted with identifying prime location(s) for investment growth. Once we were satisfied, he helped us close on the property via a 1031 exchange. - prepared and rented out the new unit immediately after close. Chris works hard to make sure both tenants and owners are treated with respect and does a great job bridging the gaps in this market. He makes himself available whenever we need him. very unprofessional real estate company. They stole my last prepaid month rent was part my deposit to move in. THEY stated had unpaid rent which I never missed a payment. I provided them documents and payments proof. I given them every payment and no balance at the end of the lease when I moved out. I am going to take them to court from scamming and fraud. I hate these people. I would never recommend anyone to rent from them. It had been a lot of unprofess behavior and lies from Toni the property manager. Work orders were never completed. By law any prepaid rent cannot be taken out without tenant knowledge. They actually stole my money. I will be taking them to court. BEWARE DO NOT RENT FROM THESE PEOPLE. I finished renting a property with NPPM about 6 months ago and I still have not received my security deposit back. It's been weekly calls to check in and they keep pushing it off. I've compared with other NPPM tenants and they have also had this same issue. If you are going to rent from this company add in an extra month worth of rent to the total rental price. read more

I was a tenant at the same property for 5 years and worked with Jenna Shimokaji for the entire duration. She was responsive and would get handymen out to the property in a very timely manner to address any maintenance issues that we had. Jenna was really easy to work with and honestly we never really saw her much (not in a bad way) because any issues were quickly handled through the portal and we did our house inspections via an app. Whenever we did have an issue, she was easily reachable via email and sometimes text for more urgent maintenance scheduling matters. From the moment he showed us our townhouse rental to answering our questions during the application process to maintenance requests, he has been efficient, thorough, and genuinely nice. He even responded on Thanksgiving evening when we had an urgent maintenance issue. Our home was very clean and everything in it in excellent condition when we moved in. I had this company for my property management for an year, and wow what a pathetic service they provided. They took almost 4 months to get my house rented and never really kept me updated on anything. I always had to keep asking for updates on stuff. The worst was in they end where they handed the house back from the tenants in a very bad shape. They did not address multiple issues that i brought up. Would strongly suggest not to go with them. It would actually be better to handle the house on your own rather than go through them. read more

I was a renter through NPP 5 years ago, and now that I paid off the collection from the sleazy practices they pulled I feel free to give my perspective. When we initially rented the house it was noted the lawn needed fixing, the back deck had no railing and was not to code, and the furnace was improperly installed. None of this was fixed by the owner, vague promises were made. NPP did not paint the house before we moved in and we told them the blemishes were fine. Fast forward 2 years of putting up with the dead yard, deck that we couldn't have people out on, a furnace that rattled the bedroom wall, and going through a separation with my wife we opted out of renewing anything further with the owner and NPP. With the vacancy, NPP decided that the entire house needed repainting and hung the bill on my wife, whom refused to pay it. NPP proceeded to file it as debt and sent it to court where my wife no showed. my wife and i kind of reconciled and I found out about the debt and approached them and was told we trashed the walls and it was our fault, and claimed they repainted the house before we moved in (blatant lies) After arguing for 6 months they started charging me interest through the collection agency and I finally agreed to pay because there was no choice after the court no show. The agents are utterly and totally untruthful, I dealt with 3 at this one house and always felt slimy afterwards. So they rent out houses not to code, not to spec, blame you as the renter for everything and will file a lawsuit against you in a heartbeat. read more
