Owners, do not let this company near your home. I handed over my home to them in March 2024. They didn't start showing the place until June 2024. I had friends contact them who were interested in leasing the property. Seattle Property never once contacted them. In the meantime, the yard is over growing, my old neighbors are calling me wondering if the place was abandoned. Their excuse: Oppsy-It just fails between the cracks. I have tried to call Matt on several occasions in the 1.5 years of working with them. He never once returned my voice mails. When I emailed Emily with questions about work orders, I would get short curt messages that didn't address my question at all. Just look at how dismissive they are of negative reviews here. I tried to play it cool. Then I started looking into some of the work orders. Apparently the microwave went out and they replaced it. No biggie right? However, the price of the microwave seemed a tad high. So I found the same exact model on Amazon and Home Depot for about half the price. Kind of makes me wonder if they're pocketing the extra money. Then other work orders come in, apparently normal maintenance such as changing out the HVAC filter isn't being done. The tenants aren't cleaning out the lint filters. So when that stuff breaks, who do they charge? What other kind of routine maintenance are they skipping? Are the rain gutters being cleaned out? read more

Overall, our experience at SPM has been great. Only real complaints are the duplicated charges taken from our deposit & the painfully slow email response time. It's common business etiquette to at least acknowledge receiving the e-mail within 24-48hrs and ask for time to process, however we consistently are ignored for weeks on end by the accounting department and Molly. Simple mistake, but the communication could really use an improvement. Edit: so after posting this review, we immediately had our case taken care of. I leased an apartment for 12 months from this company. I added a $3,000 Tesla charger at my expense, and agreed to leave it with the owners after we moved out. We did not damage the home in any way, we took care of it as we would our own. Upon move-out, I deep cleaned the house to the point of being spotless. It was the deepest of cleans. I'm retired and have the time to do so, and I always leave things in better shape. Always. They did give our deposit back, but charged me $650 for cleaning. The person assigned to us, Molly, said she "saw some dirt on the baseboards." This is not factual. Not only did I clean them, but I painted them as well. read more

The staff here is very unorganized. I had to call and contact them so many times just to figure out what was going on with my application. Unfortunately, I will not be doing business with them because of the fact that it seem like all weekend long and all the way until today I've been waiting for answers and I literally have to contact them every single day just to get answers so obviously there's no one here who is taking care to make sure that the incoming tenants are being treated well, so I just wonder how the tenants who already are under them are living, not a great experience. The absolute worst management company. Molly is who we dealt with and signed a contract with her. My great aunt had passed and the house was empty and cleaned professionally. We left behind a vacuum some wooden hangers and a Bible in the closet. It had never been rented and my aunt of 98 yo lives there for 50+ years. She had a cleaning crew come in and charged us 400 to clean and she instructed them to take everything. They stole our belongings which we left for a new tenant. She became defensive from there on. She accepted a couple without notifying us. Security deposit didn't even equal a months rent and the first check bounced. There bookkeeper is clueless and my 90 mother had to correct many of the mistakes and bring them to their attention. Finally a few months later the woman of the couple decided to move out and we got an email saying they were going to remove her from the year lease. What?!? Finally SPM said we were too difficult to deal with and they gave us 30 days and thank goodness. My son originally wrote a correct account of what happened and Matt Molly's husband had it removed. Matt state's he had been monitoring yelp and thought my sons review was me lol. I believe he has many bad reviews removed and has false 5 star reviews. One of my mistakes was not reading the contract carefully. We were in a rush and still upset about the person we loved and lost. At the end of the day I found my tenant on Facebook and messaged him. This company costed me a ton of money (tens of thousands) in lost rents. Repais and turnaround took forever (months with little to zero progress). Slum lord. I thought that they should have done a much better job but they were effectuvely charging full price for sloppy work. Before the lease was even signed, Kristine was willing to work with me to ensure all parties were entering a situation that was best for them. SPM has been managing our property for more than two years now and the overall experience has been very positive so far. The tenants have renewed multiple times and one of the factors must have been good management. They have promptly handled maintenance issues of appliances breaking down and made the right calls for replacing vs repairing them. There have been no issues in rent collection either. Statements (automated) and other documents have always been on time. My only feedback would be to improve communication. There have been a few occasions where I had to follow up in order to get the information I needed. read more

Two year reunion with Seattle's Property Management. The communication has been very cohesive with the entire office staff, they seem to be on the same page. Matt Bronson's office functions with integrity. So far they have been quick to maintain my apartments utilities. I specifically appreciate the fact that they later in my term evaluated my need to combine my rent cost with the water company and utilities cost into one online bill. I am a property owner and enlisted the services of Seattle's Property Management (SPM) to manage my property as a rental as I live out of state. My contract with SPM lasted just over a year and my property manager was Molly. I had an incredibly negative experience with the company, particularly after our contract terminated, and I would not recommend their services to anyone looking for property management services for these reasons: - Issues with registering my property with the city, which is required by law. I discovered at the end of my contract with SPM that the registration process was never completed. Based on communication after the termination of our contract, it is not clear to me whose responsibility it is to register a rental property, but a lack of clear communication resulted in my property having been rented unregistered for over a year unbeknownst to me. One of my primary reasons for hiring a full-service property management company to begin with was assurance that all city requirements would be taken care of. - Delays in SPM returning funds that I was owed despite a clear timeframe set forth in our contract. - Multiple invoicing errors, one of which required me to follow up for months in order to be corrected. - Tenants not complying with all the conditions in the Rental/Lease Agreement, and SPM did not ensure compliance with all conditions. - Not ensuring completion of all the projects that the tenants were responsible for at the end of their lease, then being told I would have to coordinate the completion because "our business had concluded." - Not leaving my property securely locked at the end of our contract with ground floor windows open and visible from the street. - Overall poor, unreliable, and at times unprofessional communication from my property manager and the owner, particularly towards the end of our contract. This is actually a second review of SPM, as the owner claimed defamation in response to my first review and I was issued a Cease and Desist request and a threat of litigation. I wonder how many other reviews detailing negative experiences with this company may have been deleted by clients fearful of being sued for sharing their opinion. For these reasons, I strongly suggest you find a different company to provide property management services. read more

SPM is the worst property management group I've worked with. If you want to pay money to a company that doesn't do its job, this is the company for you. Kristine Lara is unreliable, unresponsive, and uninformed as a property manager. On multiple occasions, she has not replied and straight up not done her job - whether that's forwarding utility bills, returning deposits, or properly offering a lease renewal. I never received a lease renewal so when the time came, I contacted Kristine (she didn't even contact me, I had to do her job) and she started the process. Come to find out, the property was not available for renewal, SPM had told the homeowner I would not be renewing (without my consent) despite the fact that they had never even offered a renewal (which is illegal in Seattle), and I had to scramble to find alternative housing in less than 2 weeks. When I complained to the owner, Matt Bronson, he was extremely rude and dismissive of the situation - he refused to acknowledge that the situation was caused by lack of communication between SPM and the tenant, and within SPM itself. There is a serious disconnect between SPM and its customers, and customers end up paying for that. Past reviews claim SPM is "responsive, stress-free, and dedicated" - my experience with them was anything but that. Renting through SPM was a stressful nightmare due to their incompetence and dismissive attitude. The previous tenants before me even mentioned that the house was beautiful, but Kristine and SPM made the renting experience awful. SPM is a horrible company to work with and their operations literally do not follow Seattle rental agreement (returning security deposits within 21 days, offering lease renewal 60-90 days before lease expiration, providing notice to move out 60-90 days before lease expiration). I have been here for almost 2 years. When I moved in, the property was maintained and though an old building, seemed ok for a while. I now know they only do the lawn when trying to rent. Property is littered with garbage and undergrowth and in the last 3 months we now have roaches. Maint takes weeks or months to get done and Kristine and her husband are rude, quoted "don't give a shit about this property" and do everything to make it hostile to live here. 3 tenants have moved out since I have been here due to the lack of professionalism. When I complained loudly for the enth time, the response I got from Matt was, "you are on MTM, you can move". This is the most unprofessional group I've dealt with in 50 years. DO NOT RENT FROM THIS COMPANY if you are trying to live peacefully. Tennent UNION has been and will continue to be kept informed as currently we have 3 VERY unhappy tenants. Downstairs neighbor has been here 2+months with moldy water in kitchen (mine sat for 5 weeks prior to fixing). Roaches now in the building and contact over 2 weeks with no feedback on solution. She was available to show the property we were interested in on a weekend with short notice, and once we submitted our application worked quickly to get our application reviewed and approved by a broker. Once our application was approved the lease process was quick and online. Bills can be paid and work orders submitted online. Forget ratings and stars for a second. My biggest criteria for a product, restaurant, service, etc is whether i would repurchase or revisit. Would i use Matt and his team again? Most definitely! From day one Matt was friendly, honest, and fair. He promptly answered any questions i had and quickly followed up on my requests. I had the pleasure of being a tenant of a condo near downtown. I have a decent sample size of seven years and can say he treated me as well in year seven as he did the first year. I was able to rent a great 2 bd condo well below market value. It was still below market value when the annual rent increased. Additionally, Matt did a great job of communicating the rent increase or if any maintenance was going to be done to the building. Lastly, Matt and his team were so generous and accommodating when i bought a home before my lease ended. He was quite empathetic to my situation and allowed me to get out of my lease early, provided they could find a tenant before my lease ended. This kind act saved me several months of rent, and reflects the character of Matt and his team. I highly recommend Matt and his Seattle's Property Management team and would give them 100 stars if i could. read more

I rented a home that was managed by Seattle Property Management. I found the experience to be awful. Communication was slow. They often failed to respond or had to be contacted several times before responding. Work orders were not handled timely. I was accused of canceling an appointment when in fact (and I have proof) the vendor cancelled the apt with me because the tech's son was in the hospital. I was fine with that, but then to be accused of ME canceling the appointment when I asked for them to reschedule. When I asked for a work order they responded that they wanted to come into the home for an inspection. I was fine with that and I took the time to clean up and make sure the kids rooms were presentable. She came with the vendor but she did NOT ever knock on the door or enter. When she was getting a fence bid, she insisted she needed to enter the house. I asked that she not enter when I wasn't home and told her that no fence bid company should ever need to enter the house. She continued to insist they would enter if they needed to. She refused to confirm that no one would enter so I had to stay home that day. Of course, no one entered. I was very vocal about my displeasure at the very poor communication and response time. When I asked if I could stay another year they said it was too early to ask the owner. They refused to contact the owner just to ask. When it came closer to the end of my lease I asked again if I could stay for another year as moving is expensive and difficult and finding a rental in the same schools could be hard. This time they told me that owner was probably going to sell and that he would NOT re- rent to me. Funny thing....I found the owner and contacted him myself. He was fine with me staying another year (yes I have all this in writing). However, by then I had found something else, so I was already planning on moving. I was moving out before my lease expired to make sure I found something in the same schools. I told SPM that I was moving out before the end of my lease and they are required to try to re-rent the house for me. They do not have the house listed on their website. They don't have the house listed for rent on Craig's list. Or Zillow. Or the NWMLS. So it sure seems to me like they aren't trying to re-rent the house like the law requires, I would try to rent from another company if you can. If you have to select a rental from them, I suggest you document everything and plan on hounding them to get any responses. Good luck. read more
