I was looking for a rental home. After touring the property I spoke with a representative who confirmed I was the only one expressing interest, so I proceeded to submit an application and work with the credit/application specialist, Brian Seutz. Brian is not someone I would want to work with again. About an hour after I spoke with the first rep, Brian advised that there were "multiple applications" in for the property. After convincing me to still proceed with the application, he made it clear on multiple occasions that he would proceed with the better qualified applicant. This was stressed after I already spent $100+ on application, credit and pet fees, based on both representatives' recommendation. Ultimately I was rejected due to a "late" rent payment. I asked Brian to review because I had supporting documentation confirming on-time payments, but he responded with "Another applicant has already been approved". This was all in an hour??? I found the whole process to be a scam to make money off application/credit fees. Fortunately, since I met the strict requirements to rent from this company, I was able to proceed with a home purchase. Potential renters looking for long term housing, and that meet this company's rental requirements, should consider purchasing instead. read more

Reasons I was forced to be removed from our lease with the Joseph group to find appropriate housing that provides everything included in the lease: -Catching the Joseph Groups's yard maintenance people spraying our garden with toxic pesticides -Getting sick from ingesting the toxic pesticides that were sprayed on our garden by the Joseph Group's yard maintenance team -Catching the Joseph Group' yard macitence team inappropriately looking through our windows on several occasions -Catching the Joseph Groups yard maintenance team stealing water from our unit (filling up very large / several gallon containers from our hose) We pay for our water utility bill & never consented to them stealing hundreds of gallons of water from us that we had to pay for! -The Joseph Group refusing to paint us parking lines aside from hundreds of issues and requests. -The Joseph Group allowing several macitence vehicles to block our designated parking spots/ steal our parking/ cause damage to our vehicles on several occasions -The neighbor causing damage to our vehicles on several occasions -Being consistently disrespected & threatened by the neighbor -Having to make several noise complaints against a the neighbor -The Joseph Group refusing to fix the leak in neighbor's unit property or in a timely manner forcing us for pay for the leaking water -Mold in the unit not being treated properly due to negligence of the Joseph Group -roommate's service dog loosing his hearing/ developing severe asthma due to the mold in the unit & the medication he's been put on as a result. -The Joseph Group refusing to put us on our own utility meter aside from us getting extremely overcharged due to neighbors behavior/ unit damage. -Telling the Joseph Group that our home was broken into/ our window needed repare only to have them respond very poorly and with no urgency (we had a cutting board blocking the broken window while we waited to get help) -Consistently requesting a new front door and expressing the safety concerns regarding this; being ignored by the Joseph Group -Having the neighbor & plumbers attempt to break & enter my home -Having the Joseph group continuously threatening breaking & entering our unit aside from them knowing the reason we need to schedule an appointment is because we have animals & someone needs to be home if there are strangers in the unit. We have shown that we are more than willing to schedule times and be accommodating however we have only been blown off, disrespected and not communicated to. -Having MY HAIR RUINED by the Joseph Group due to negligence & failure to provide appropriate notice of water shut off. -Constantly being ignored and disrespected by the Joseph Group aside from reaching out/ asking for help with every single situation several times. The main reason we chose to rent this unit is because both myself & my roomate are handicapped and need access to reliable parking. We wanted to ensure that our vehicles would be close, safe & never blocked in/ have any issues with our accessibility. Aside from having designated parking included in our lease with the Joseph Group; they have failed to provide us with the safe, accessible parking we signed up & pay to have. Both my roomate and I have had damage occur to our vehicles on several occasions. We have been blocked in on several occasions- this has started to negatively impact our lives. Again - My vehicle is blocked in by macitence people for the Joseph Group... Due to them blocking me in, I missed my chiropractor appointment that I will still be charged for... I was recently in a car accident & these appointments are critical to my health and recovery. I am literally better off risking parking my vehicle out on the road to ensure I can function in my daily life/ not be blocked in. Unfortunately after today I need to start to look for more appropriate housing that provides everything included in my lease along with having property management who isn't negligent of their tenants. This unit is amazing & I have absolutely loved living here aside from my experiences regarding the Joseph group property management team. My experiences with the Joseph group have honestly been rather traumatic & caused a decent amount of damage to my personal life that I'm going to be dealing with/ remembering for the rest of my life. I've rented from them for over half a year; I have never once met a team member, and am paying surprise fees monthly that they didn't really mention. They certainly try to cover their PR by remotely addressing issues, but ultimately the issues I've brought up are (mostly) ignored and unaddressed (fire hazards, parking issues, etc.) or managed with the cheapest possible third party option. I never felt the need to leave a review on yelp until tonight. I have stayed in my apartment for over 2 years now and my apartment was turned over to this group for property management. Since changing over I have gotten more emails from the manager the last few months than I have in the entirety of living here. Extra fees as previously mentioned from others for a benefit package that I have no use for. Paid extra fee for the to "move-in/prepare my lease" although there have been no upgrades the the unit. Most recently I received an email to remove my bird feeder (which has also been in place on the window for the last 2 years) due to concern of "pests", I guess from the occasional finch birds that comes during daylight hours to the window to eat sunflower seeds? This was to entertain my cat who sits everyday at the window for hours looking for the birds. Just one person's opinion, but "pests" are usually defined as unwanted, and able to cause destruction in some way. I think they should be more concerned about the family of raccoons that I see every night at the dumpster than can give us rabies but whatever. I'm paying to not be bothered by others, especially when I'm only here for a job and work long hours. I'm paying to stay in a community I enjoy and be comfortable where I live. I wish I did my homework on this company before signing another year and will have to deal with it. read more

I really should have paid attention to these reviews before applying here, there is some shady business going on. I toured an apartment the day after it was posted (Saturday). We immediately ran into issues with the mojolock, as it required you to be within a certain vicinity of the building for a self guided tour, but were told as we stood at the front door that we were not in range. We tried using different phones and different browsers, and kept getting the same result. After 15 minutes of trying from all sides of the unit, and calling multiple numbers that went to voicemail as it was a weekend and no one was available, we gave up and headed back to our car. I gave it a last ditch effort once we were driving away and, miraculously, it worked. I should have taken that ordeal as a sign that it was not meant to be and moved on, but I did not, and we toured the unit (to their credit, the number I called did call me back on Monday to say they expanded the range for the lockbox, so they did make an effort to fix the problem). Nothing wrong with the unit itself aside from the fact that it was obviously not cleaned prior to our tour. There were rings of grime left in the bathroom medicine cabinet, food waste in the dishwasher, glitter and paint on the floor of the attic storage, etc. Regardless of these issues, we liked the unit and submitted an application. Our assigned property manager, Nilay Goncu, contacted us once we were approved on Wednesday to confirm our desired move-in date. I replied to her email that evening with my desired move in date, and said I would like to see a draft of the lease. She responds to my email the next day in the late afternoon asking me to confirm again that the date I provided in my last email was, in fact, my desired start date. I once again stated my desired move in date. The next day, I still had not received a draft lease by 1pm. So I sent a follow up email asking a question regarding how we would navigate me signing the lease going into the weekend (this was on a Friday) considering the Joseph group requires the lease be signed within 24 hours, but I still had not even seen a draft and might have questions. I then received an email an hour and a half later from Nilay (2:30pm) saying that if I did not confirm I wanted to move forward with the application by 3:00pm that day, they would cancel my application, and if I agreed but did not sign the lease by 4:30 that day, they would move on to the next applicant. What???? She gives me 30 minutes, in the middle of a workday, to respond to her request which I had already answered twice, so that she can THEN begin to draft the lease (what was she doing for the last two days?) and have it signed within TWO HOURS? This was so beyond unprofessional, I'm truly appalled. I stepped out of my meeting to respond to Nilay's email, and told her that her timeline was completely unrealistic and would not be moving forward with such an insane demand. She then reminded me that she "had been holding the unit for 48 hours while awaiting confirmation of [our] move-in date and final decision." What confirmation? What "final decision?" I told her my desired move in date, TWICE. There was no final decision to be made because I had not received the lease. This company demands I respond to their emails immediately in the middle of a workday, but cannot even answer my questions until it is, apparently, the midnight hour. It seems to me as though my emails were purposefully ignored and questions went unanswered to pressure me into signing a lease without being given time to review it. I guess they want uninformed tenants. I truly feel sorry for whichever applicant is after me, I hope that they see this review and decide not to go forward with the Joseph group; I can't imagine how much worse it would have been as a tenant if this is how bad communication is during the application stage. like actually horrible. my roommates and I signed a lease through a property management group called acp that was bought out by the joseph group. we as tenants had no say and it has greatly impacted our experience with this apt. its hard to get maintenance requests fulfilled. they constantly are doing required surveys that are online and take hours to complete. and we contacted them because we had issues with the landlord just showing up and they lowkey victim blamed us for us being the problem when we are just trying to live in some peace and quiet if there is anywhere else that you can live I greatly advice you to do so. it will likely be better than having to repeatedly try and get in contact with these people. they do not reply to emails and I have spent hours on hold with no help. Disgusted with my experience dealing with this company, and especially the assigned property manager Josiah Allen. Due to his attitude and unwillingness to work with my partner and I after being approved for a Seattle townhouse, we have chosen not to move forward with the lease. When speaking to him on the phone he was rude and condescending, displaying an attitude as if he was doing me a personal favor in allowing me to rent a property from this company. He attempted to pressure me into moving in before the date I required, apparently because a half month's rent is more important to this company than satisfied long-term tenants. Oddly, he made a special point of repeatedly mentioning how often the Joseph Group has been sued, which after dealing with them even briefly I now completely understand. Finally, I requested a call from his supervisor to discuss the matter further, and hopefully come to a resolution, but never received any further communication. Absolutely horrible experience. Extremely unprofessional. Mishandled funds and did not manage repairs in a timely way. The team consistently required us to email over and over to get a reply . Team never followed up with issues like rodents, sending a guy out once and not having him return to check traps. Water leak issue took months and months to address, living without a usable kitchen and home in the process of repair, dragging out. Had to call landlord and contractors to follow up since they didn't bother. Then they would take 3 emails to even reply to us. Every step was at a painfully slow pace. Did not seem to care about our well being whatsoever, made our lives much more difficult than if they had actually done their job effectively. Our landlord agrees and we even had to close out our deposit with them since the team "accidentally returned our money" to her. Then J group kept a few hundred dollars and made us ask for it separately and dragged out payment for many more months. Pretending to mail and then loose a check and not providing a tracking number even when promised. Just horrible. The opposite of doing what a company should do. Not only was this the worst company I've ever dealt with while renting but it has continued to be a problem even after ending our lease. While renting, the only true good people were the maintenance group as they got back to us and came in promptly every time. However if trying to deal with anyone else with any issue for the property, the managers lack professionalism and should not be put in those positions if they can not handle simple tasks. When we first moved in it took them FOUR months before they could properly send information for us to pay our water bill as it had to stay in the owners name and not the renters per the city. Instead of giving us the information like we were told they would to pay each month, they would just send us turn off notices generated from the Joseph group themselves, still no account number or anything attached so we could pay the water bill, mind you I had been calling and emailing with "our property manager" the entire time and he couldn't get back to me about the case. Now since finally moving out they are refusing to send invoices and making false claims of "damage" caused by us however the "damage" claimed was present and showed in our move in photos/documents that has since caused them to keep over half of our deposit. We sent them move in pictures with the damages and normal wear and tear they will use your deposit to fix damages that were there prior to move in. We will take legal action if this is not resolved and we do not recommend anyone working with this company plus every month having to pay them an additional fee for them not to respond. It seems to me that the Joseph Group property management has the junior varsity running the day-to-day interactions with the residents. I live in a unit owned by an individual (as opposed to a corporation) and I have submitted a couple of maintenance requests which were cancelled. One of the cancellations cost me in excess of $900 due to a toilet tank leaking by. They canceled the maintenance request because I didn't respond to them wanting me to troubleshoot for them. Another one was to have an exterior light bulb replaced at my front door. I know that my rental agree says that I shall replace light bulbs, however, the bulb that needs replacing is a compact florescent bulb that I can't seem to find: the rental unit is easily over 20 years old and the light bulb is not carried at the usual places (ie: Home Depot). The maintenance team canceled my request before even offering help to find a replacement. Now, with the sun setting so early in the wintertime, I have a darkened front door that could potentially cause someone to stumble and injure themself. I have attempted communications with the members of The Joseph Group team and they NEVER answer their phone (it ALWAYS goes to voice mail), and they sometimes take DAYS to respond to an email, if they respond at all...it seems their Gen Z office crew just ghost me (as if they never received my emails at all). I have rented before in other places and never have I experienced such an invasive company that "needs" to enter my home annually to do a video call to "check" on the condition of the unit. Officially they say that they just want to make sure that they get any maintenance needs handled, however, the dangerous ruts in the back patio haven't ever been addressed. I'm very disillusioned with the service that they provide. My recommendation is that: -If you're a potential renter and you find out that The Joseph Group is managing your unit, don't rent it (unless you like a people that act like slum lords). -If you own a property and need someone to manage your property, don't use The Joseph Group. --------------- UPDATE --------------- The cost of the canceled repair request is now at $1930. The Joseph Gang would be a more appropriate name. Before moving in, I dismissed the negative reviews of the predecessor company as disgruntled irresponsible tenants. I found out the hard way and paid, in more ways than one, for my arrogance. I see that there are a good many positive reviews, but please note that the one-star (negative reviews) have the most thumbs up. That should say something. When we moved in, there were various items in the bathroom, plungers, toilet brushes, a filthy bathroom rug and a shower caddy (with some type of disgusting black substance on it) in the apartment. We presumed that these were a part of the unit. We were charged at the end for leaving them behind and Andy ignored my message pointing this fact out to him. Had they been as picky with the previous occupant as they were with us, or at least consistent in their treatment, this would not have been an issue. Upon moving in, there was a large carpet remnant in the hall - good for preserving a high traffic area. The bottom was marked with the unit number and instructions to not remove the carpet piece. Never for a moment could we imagine that we'd be accused of leaving putting it there and, worse, getting charged for its removal. Upon our leaving, the garage door opener and garage keys were left on the kitchen counter in plain sight. However, it's our word versus theirs and they picked up a quick couple hundred dollars by asserting that they were not returned. In hindsight, I should have taken pictures. We moved out just before month-end but wanted to make sure that the owner wouldn't miss his rent payment, which I know we'd be charged in one way or another - and I didn't have a problem with that. However, the payment portal was closed, my messages and e-mails weren't answered so I wasn't able to pay until several days into the new month. So much for the commitment of the Joseph Gang to look out for the interests of the owners. Leading up to and following the move out, phone messages and e-mails went unanswered. However, one Sunday when I appealed to Andy to consider working with us on the fees, he didn't have any problem with an immediate and condescending rebuff. I was uncertain as to how long we would need to stay but barely 10 months into the 12-month lease term Andy badgered to have us renew months ahead of the lease term end and they also charged an administrative fee for the lease renewal. Having been burned by previous landlords for disconnecting utilities upon leaving and having had reconnect fees taken from my deposit, I left the utilities on. Damned if you do, damned if you don't. I didn't see a problem because they had ensured I had all utilities in my name before giving me keys. They didn't seem to apply that standard to subsequent occupants as I got gas bills for months after vacating. Unfortunately, they operate in markets with very limited housing options so there may not be much choice. Use them only as a last resort and if you do exercise a level of diligence and documentation that's beyond imagination. Andy may be tall in stature but ethically, he's a pygmy. read more

Owner beware. They have a great marketing team who are very responsive and say that the property managers would be responsive. This is not the case at all. Once I got my property manager, the initial call was set up quickly but then after that silence. I had trouble reaching the property manager because anytime I called the signature line phone number I could not reach the property manager. She didn't have a work cell phone number that she would give out publicly . When I did email and call and leave a voicemail with the receptionist, I didn't get a call back and one week I was told that she had gone on vacation for 10 days. This was during a period of vacancy where the property needed to have new flooring done. There was not even out of office reply that was set up to notify Owners that Dennica would be gone for 10 days. I did everything on my own and the price quotes that they have for their contractors is four times as much as if you hired a licensed contractor plumber painter on the on their own. For just painting I was quoted 18,000 even though the properties only 1300 ft. One thing that really annoyed me was that Dennica did not coordinate with the new property manager I hired, and she decided to put the keys out of the lock box and hide it somewhere where we couldn't find it. She did not communicate when the lockbox would be removed or handover keys and just hid it without talking to anybody. She is very unprofessional, and does not do a very good job. One saving grace is that the partner did not charge me . If you are on the Bremerton side of the sound, I recommend you go with another company. read more

So I'm giving one star because I've lived in the house I live in for 2 years when I moved in I was injured and the driveway I made it abundantly clear that I was injured in the driveway they are denying any responsibility for the injury in the driveway they told me it's the city's problem I injured myself in the backyard and both of these injuries resulted in surgery on both of my ankles but I injured myself in the backyard because the ground is really soft they proceeded to tell me that the grass is overgrown which it's not among other things like there was some damage I already done in some of the bathrooms and along the baseboards they painted over black mold and said when I reported it that I needed to scrub the wall they have smacked me with multiple different fees like I had a zero balance everything is paid on time and now I have a $38 charge for God knows what I don't even know The light bulb in the kitchen has a ballast that went out and they're telling me it's my responsibility to change the light bulb even though it's the ballast electrician already said it was the ballast that I was responsible for changing all the light bulbs unless I needed the ladder I'm only five four so and because of my injury that resulted in surgery on January 3rd I can't climb a ladder to change some light bulbs she proceeded to tell me the housing manager that it was my responsibility and I didn't have to climb a ladder to change the lights on the outside which isn't true those lights on the outsider 6 ft tall so there's that they told me that the bunny problem and the mole problem is on me because it's preventative maintenance for the yard which if they were rodents I could understand but bunnies and moles are not rodents and the list just goes on if I didn't have to give them any kind of a start I would not they're being threatening saying that I'm going to be responsible for all the damage there was already damaged done before I moved in so yeah the list just goes on I give them a zero if I could. We just had a worst experience with Joseph group as a renter. They do not take off the showings and listing even after the property is rented out. That means they keep on getting application fees even though the applying party can't get the actually get the renting property. I worked with Miller Laine and Ian Joseph for property management. In our first year of them managing our property, they returned just 50% of the rent. In other words, out of $1000 rent, only $500 reached my bank account. After deep-diving, I found multiple property improvement bills that didn't make sense. This is because I have stayed in that property (2008 build, newer home) for 2 yeras prior to this and the maintanence cost was nowhere close to what Ian Joseph and Miller laine property claimed. Since then, we have switched property managers and the claims have magically disappered. I suggest you find someone else who is more competent at property management to work with. AVOID! read more
