Do they have cause to keep my deposit? No. In the lease, it specifically says that deposit may only be kept if the apartment is not left in the condition, it was before my tenancy. It was in fact left in that condition and I have before move-in and move out pictures showing this. They also claim that the deposit can be withheld for unpaid utilities. That's fine, but the funny thing is I never got any billing after I moved out for these utilities until months later, otherwise there'd be no need for them to do that. Now their integrity is shot and is clearly greed as they likely smile about it in their response emails to me. They're counting on me (and you) not pressing forward with the retaining of security deposits. Prove them wrong. You may avoid this by not renting from them. I do not recommend Bonavista Management, if you choose them. Be content with them keeping your deposit.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

The owners, who also manage the property, are a family, and we found communicating with them about things such as repairs, renewal, and general inquiries expedient and effective. We witnessed the owners around the property throughout the year doing maintenance such as painting, insulating pipes before freezes, cleaning shared spaces, and even decorating. Our unit was well insulated, with nice and modern appliances (they replaced our fridge and stove while we lived there). We had common issues (slow drains, loose wall mounts, light bulbs expiring), and all were addressed within a reasonable amount of time. The location has a lot going for it. The building is a short walk from Greenlake, bus lines 45 and 20 for access to Link, and the E line (bus) on Aurora for rapid access to downtown. We found it quite convenient to use public transit for most places we wanted to go, including SEATAC, University of Washington, Capitol Hill, SoDo for sports games, Seattle Center, International district, and more. The intersection of Greenlake and 80th is a bit noisy, especially if your unit faces the intersection, but these are also the units with a view of Greenlake and the Seattle skyline from the patio. How long have you been in your current role?...how's your credit?" !! Whoa! Wait a minute. I said, "uh, sorry, this is not me submitting an application" (over the phone no less). Is this some Seattle thing? I was put off, to say the least.

Those 3 years happened to be…read more2019-2022, and during the height of the pandemic my roommate and I fell upon some financial struggles. The property manager, Alberto, worked with us for as long as he could. The rent was late multiple times during that period and we fell behind, but Alberto was always kind to me which I really appreciated. He needed to do his job obviously, and advocate for his clients (the owners) but he did so in a way that was professional yet compassionate. He was also helpful when my roommate moved in with their partner and I needed help finding a new roommate, and recommended some roommate finder apps he had used in the past, which I did end up finding someone from. We eventually moved out, and I got most of my deposit back, but was charged $600 for the owners new paint job which I will say the owners did a very sloppy job of in the first place (large globs of dripping paint in most corners and white paint splatter drops on laminate wood floors near baseboards, and very splotchy paint in the secondary bedroom, and darkened/blackened paint above baseboard heaters) so I didn't appreciate being charged for a new paint job for the owners, at least not that expensive of one. I guess they felt they needed that money more than I did. I didn't damage their walls beyond regular wear and tear. But I did get the rest of my $3600 deposit back so I was ok and it helped offset my moving expenses. It was one of my favorite units to rent. This review and the positive 4 stars are for Alberto because he was wonderful to work with and is overall just a really nice guy. I would recommend him to others and rent a unit managed by him again. I also want to add that when I moved into a new apartment the following year, I had to put Alberto as my rental history reference and I did so a bit reluctantly because I was worried that the many months of late rent during the pandemic would make him give me a bad review. To my surprise, he told my current manager that though we struggled at times, it was not my fault, that I was a great tenant, and he would rent to me again. I really appreciated that honest yet compassionate statement and believe that is a testament to Alberto's character.

    Update (December 2025): After sharing my experience in an…read moreearlier review posted in August 2025, I received cease-and-desist letters requesting removal of my online reviews and a Better Business Bureau complaint, citing a non-disparagement clause in the property management agreement. I later learned that honest consumer reviews based on personal experience are protected under the federal Consumer Review Fairness Act (15 U.S.C. § 45b). I notified Yelp and Google of the legal threats related to my reviews and filed complaints with the Federal Trade Commission and the Washington Department of Licensing, and updated the Washington Attorney General's Office and Better Business Bureau with copies of the letters. The review below reflects my personal experience as a property owner: I hired Umano Property Management to manage my former primary residence in Edmonds, WA. While some early interactions were smooth, I experienced several unresolved issues during the later stages of our working relationship. Pet rent was initially withheld with explanations that did not align with the Property Management Agreement. I later learned I had been enrolled in a pet protection program without my prior knowledge, which explained the withheld pet rent. I later learned that six months of pet rent had been waived without my prior knowledge or approval, as well. While I raised concerns about rental concessions being made without my knowledge and approval, this remains unresolved. I also encountered accounting discrepancies, including billing overcharges and inconsistencies in the tenant's final balance. Despite multiple requests for clarification, these issues remained unresolved. The tenant's lease ended on February 28, 2025, with unpaid rent still outstanding, and I have not received status updates of this unpaid balance. There were also vendor oversight issues. In one instance, cleaning was left unfinished shortly before a scheduled move-in. In another, a carpet cleaning did not fully resolve a pet odor before the property was listed for sale, and my realtors ultimately addressed the issue due to timing constraints. Additionally, while using the owner portal, I was able to view a utility bill associated with another owner's property. When I asked about it, it was explained to me I had accessed the portal during a backend system process and that it would be visible to any owner during this window. They confirmed the bill did not belong to my property and that I had not been charged for it. This raised concerns for me about how documents are handled or displayed in the system. I am sharing my experience so other property owners can make informed decisions.

I had friends contact them who were interested in leasing the property. Seattle Property never once contacted them. In the meantime, the yard is over growing, my old neighbors are calling me wondering if the place was abandoned. Their excuse: Oppsy-It just fails between the cracks. I have tried to call Matt on several occasions in the 1.5 years of working with them. He never once returned my voice mails. When I emailed Emily with questions about work orders, I would get short curt messages that didn't address my question at all. Just look at how dismissive they are of negative reviews here. I tried to play it cool. Then I started looking into some of the work orders. Apparently the microwave went out and they replaced it. No biggie right? However, the price of the microwave seemed a tad high. So I found the same exact model on Amazon and Home Depot for about half the price. Kind of makes me wonder if they're pocketing the extra money. Then other work orders come in, apparently normal maintenance such as changing out the HVAC filter isn't being done. The tenants aren't cleaning out the lint filters. So when that stuff breaks, who do they charge? What other kind of routine maintenance are they skipping? Are the rain gutters being cleaned out?

Max, Ivan, and Ashley who act as the property managers could be a little more responsive for RPA on behalf of the "owners" who are the same people that own RPA under another LLC. Emails go unanswered and phone calls unanswered at times. Maintenance vendors are very friendly and fair priced. Would recommend them in the future to prospective tenants. Overall we are happy with the home and hope to stay another lease term.

It took them two whole weeks to send someone out to fix it. They left a hole in the roof on the inside but patched it up on the outside and are claiming that we caused the damage. How? They were too lazy to put a new roof on and/or didn't want to seal the inside of the house's vulnerable spot from water damage caused by the leak. Secondly, about a year into renting, our bedroom window had red mold and was leaking water. We promptly put in a maintenance request, but they didn't come for a whole month. We finally reached out to the landlord, Max himself, to inform him of my allergies and asthma. The mold is not good for anyone with these conditions. They finally came out after weeks of trying to get ahold of anyone. There's so much more I could go on about, but I think this is enough to make my point. I absolutely do not recommend this company to anyone. We are very disappointed and they're very unprofessional. Big thumbs down.
