I recently met with Katie Mandell, a property manager with Maple Leaf, to view a townhome in Seattle. She was responsive and accommodating while scheduling the viewing. When we toured the unit, she was very knowledgeable about the property and its history, and answered all my questions regarding the rental terms and application process. Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future. read more

Horrible experience! ZERO stars. I would never rent with them again. Maple Leaf is the property management equivalent of predatory house flippers. When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. We hired MLPM to rent our house. Per the contract they found a tenant and made occasional visits to check on the property. After six months the tenant stopped paying. I was advised by my property manager, Colleen Gasca, that we should give the tenant time because she had faith in her character based on their prior interactions. Tenant went on to miss 4-5 payments and we had to file eviction paperwork. On move out day a complete stranger was found to be living in our house all along. very stressful and costly experience. We were never compensated or refunded $22,000 in costs, damage and otherwise. MLPM failed in every way- finding a good tenant, checking on our house, and compensating us for the costs of these failures. It's taken me a couple years to finally post this because it's now clear they are never going to resolve this and it makes me frustrated every time I think about it. read more

I was an owner for a few years, and the property was adequately managed. However, the hand-off process has been a nightmare. I emailed to have the key sent to me but received no response for two weeks. I then flew there to pick it up, only to find the key had been removed from the lockbox without informing me. I also called the property manager three times with no answer. As of today, I still have not received my key. read more

Maple Leaf Property Management has to be one of the most unfortunate companies I've had the displeasure of working with as a renter. Reading these reviews I'm glad that they perform well for their landlords but as a tenant we were nickled and dimed every step of the way. We were invoiced months after our lease ended and after a new tenant had already moved in. If it weren't for the fact that we were preparing to purchase our own home we would have not paid and taken the invoice all the way to small claims court. Lastly, their company motto is "We _tend_ to care" which is exactly what they tend to do. I _tend_ to want professional and reasonable exchanges when it comes to money. I should add this is representative of the requirements and dealings of the company. Katie Mandell is the most outstanding property manager I have ever had the pleasure of working with. She took over our property at a time when we were dealing with a downed tree after windstorms, and truly changed our lives for the better. She helped us to get the tree delt with, and another dangerous tree taken down so we wouldn't have this problem again. Our prior manager had been complacent, slow, and unhelpful. Katie is the exact opposite. She is prompt to respond, follows up on issues until they are resolved, and has a genuine care for the lives of her renters. She is always warm, friendly, and gets the job done! Maintaining our gutters and landscaping, ensuring seamless lease renewal, and replacing our fridge the same week that it broke are just a few examples of ways she has helped take care of us. She is absolutely an asset to the Maple Leaf Management team, and we feel so lucky to have her. read more

OWNER REVIEW. Maple Leaf managed my rental property for a few years, and unfortunately I cannot recommend this company to anyone. I had water damage incident in my condo that was *extremely* poorly handled. In addition to this incident, over the years, there have also been consistent large accounting errors and overcharges that have cost me hours of additional work. There were some very large oversights that leave me feeling unable to trust Maple Leaf in managing my property and others'. Just a few key points: -The unit was wet and sitting in fluid for nearly a month following the water damage. The property manager did not clearly communicate the severity of the situation whatsoever, and a water mitigation company was not sent out by maple leaf. -There was trouble getting the tenant out, and it became clear that Maple Leaf was unaware of basic tenant/landlord laws surrounding emergency situations in the state of Washington. -The property manager seemed to have minimal understanding of the process and timeline of dealing with insurance and the necessary steps in an accident like this one. -The property manager lied to me that walkthroughs had been performed, and that the unit was completely empty, only to find out myself that there was a whole room still full of heavy furniture that the tenant had left. I was left to deal with the removal and disposal of the items myself. -Property manager did not change the locks after a temperamental tenant left. The tenant still had full access and could have entered the unit at any time after moving out. I was the one who found a locksmith and got that changed as soon as I discovered this.  -Communicating ineffectively with the tenant, which further complicated the entire situation. Also, not having written documentation (only phone calls) of a lot of critical conversations with the tenant. -I was unable to speak to someone higher up at Maple Leaf. Any time I asked to do so, there was either an excuse given, or simply no call/email back. Given the severity of the situation, and negligence on their part as the property management company throughout this entire incident, this is unacceptable.  These situations, along with many other smaller ones over the years, leave me feeling incredibly confident that I would not recommend that any owner work with Maple Leaf Property Management. read more

One of the worst experiences I've had with an agent. Tina Christensen emailed me saying she had 11am available for a tour. I replied "that works, thanks" -- seemed like a clear confirmation. I showed up on time, but no one was there. Called her, no answer. Only after I left a voicemail did she call back, and instead of apologizing, she talked to me in a harsh, rude tone and said there was "no appointment" because I didn't confirm by text. But she never mentioned anything about needing a text confirmation. All our communication was through email, and she was the one who offered the 11am slot. How is that not an appointment? Not a single word of apology. Just blamed me and acted like I did something wrong. She clearly forgot, but chose to double down and make excuses. Completely unprofessional, with no respect for others at all. Who would trust someone like this to handle anything related to housing? If anything goes wrong, she'll definitely blame the tenant, the landlord, the buyer -- anyone but herself. Avoid at all costs. read more

STAY AWAY. Maple Leaf rented us a property that was not habitable. While the experience caused us significant stress, health concerns, and financial strain, I'll stick to facts that are fully documented. Our property manager was Jen. While there were numerous issues with the property, the largest included: Flooding, Asbestos, and Construction -Flooding from rain seeped into the basement (which was used as a living space and bedroom), soaking the carpet and damaging furniture. -The downstairs was consistently at 75% humidity before and after the flooding, indicating structural issues. (Mold risk is significantly higher above 70%.) -In fixing the damaged carpet, it was discovered there was cutback residue and old tile underneath, both of which likely contained asbestos considering the age of the building. We asked for the flooring to be tested for asbestos and were initially approved, but Maple Leaf later reneged. -Wu Construction were hired to examine the damage and determined a french drain needed to be installed leading to the sump pump (all under the carpeted main living space). Despite multiple objections, Maple Leaf moved forward with installing the french drain (which required ripping up the cutback/mastic and tile and destroying the foundation) without performing the legally required asbestos survey and while renters lived in the space.This disturbance made any potential asbestos friable, again without being tested as legally required. Rats in the Attic and Property -Rat feces were located in the garage. After hearing scuffling above a bedroom, we found rats were also in the attic. The attic entry was simply taped off with brown paper instead of a proper attic entry door, and you could see the rats stepping on the paper (like everything else, we have evidence). -Green City Pest Control was called to inspect. The exterminator said the droppings need to be cleaned up immediately for health concerns. Jen relayed that Maple Leaf would review bids first as "[The owner] may require a third bid because of the high cost." Smoke Detectors and Furnace Air Filter -Smoke detectors were not properly installed in all rooms. -We noticed a smell whenever the air turned on. After examining the air furnace, we discovered that the air filter for the furnace was caked in paint and had fallen inside the furnace itself, which would have easily caught fire. Air was circulating through the house without being filtered (likely spreading any potential contaminants, such as the exposed tile in the furnace room or rat feces in the attic). We were denied a walk through after choosing the property. (Per Jen: "We don't do a walk through with tenants but you have seven days to add any additional info you'd like to be included as the initial move in status.") We voiced our concerns at every step and eventually asked to leave. Maple Leaf eventually relented and allowed us to break the lease without penalties, essentially admitting fault. Throughout this process, our correspondence with Jen was marked by misleading statements and condescension. Maple Leaf never claimed responsibility for the situation they put us in and they have yet to even offer a sincere apology. The home was beautiful and perfectly fit our needs, but due to Maple Leaf's negligence, we were unable to stay and moved out 40 days later. Months after leaving the house, Jen informed us of a $600 charge for damage to blinds in a bedroom window. We stated that these damages weren't from us (backed up with various pictures from our move out) and Jen still threatened us with collections. We paid the fee and after continuing to argue our position, it was later refunded to us, as they knew the charge was fictitious to begin with. As an aside, the initial charge was outside the legal 30 day timeframe. Please see photos for laws and regulations related to the above. Do not trust Maple Leaf. Then rented an unlivable house and fought us constantly when we tried to rectify the situation. read more

Do not under any circumstances rent from these people. We were lied to about the condition of the property, function of appliances, and promised repairs before moving in. The house flooded repeatedly with extreme delays in repairs, rendering sections unlivable for weeks and months while the owner - David Kratsch - sought the cheapest possible contractors to perform shoddy work. Owner and property manager also made efforts to ask tenants for additional money months after move out, even after the small remnants of our security deposit was returned. My husband and I met Jill nearly 10 years ago. We had been renting for a couple of years and were ready to find a house. Bill was working and his company was planning a move downtown, so we wanted to be near easy transit options for his commute. Jill spent hours and days over the next few weeks showing us properties, realizing that to find a house took thought and time and emotion. Then our situation changed, just a year later. Bill was hired by Hulu, but not here in Seattle. He was desired in Santa Monica, California, and it was an offer he/we could not refuse...so we called on Jill. She stepped right up and helped us decide to rent our house out and move to California for the 5 years before Bill's plans to retire. Jill became our property manager, and what a fine job she did for us. She found perfect tenants who stayed here happily for the entire time we were away, with Jill taking excellent care of maintenance and tenant concerns. When we returned to move back into the MLT house, we were thrilled that our home was ready for us in every way. Our friendship has continued to grow with Jill.
