To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

And they are still the worst landlord that I have ever dealt with. Believe all of the bad reviews. I do not know any of the other individuals, but their reviews reflect my own experiences with Walls Property Management. In addition to many other bad experiences with this company, they are currently trying to charge me $372.43 for a maintenance call that took less than 5 minutes--all the technician did was reset a button on the stove fan hood. No damages on my part, and no parts or materials required. In addition, every neighbor that I have met have recounted their own bad experiences with Walls Property Management. If you choose to rent through this company, be prepared to defend your tenants' rights, because they have no compunction with ignoring tenants' concerns, selectively enforcing the lease, and violating tenants' rights.

I moved into my current residence in September 2023 and about a month in, I realized there was a SERIOUS leak coming from the living room window every time it rained. It would pour down the window, onto the sill and then pool at the floor if I did not put towels down. I immediately contacted maintenance for support and even expressed that new windows would be needed in my whole unit! The conditions are below what anyone should be dealing with. Let me tell you, that I have STILL not had the issue completely fixed more than a year later, even though I have called maintenance several times as well as management only to be given the run-around. Even when maintenance workers came out and claimed they fixed the leak, it still was never fully fixed. Fast forward to this year: In October - November 2024 maintenance workers came and ripped out part of my ceiling above my window to try and see where this leak was coming from exactly. While I was happy to see this moving in the right direction, they never patched it back up because they were "waiting for the wood to dry"... well it's December now and the rain is gonna keep coming! Soooo I just have this hole in my ceiling. At the same time, I finally saw some slight progress being made of a windows person coming to take measurements for new windows. But as of the beginning of December 2024, the owner of the building decided to change management groups. So now, I'm still left with no real solution. Now it's like both management groups are trying to kick a ball back and forth on whose responsibility it is to finish the job. I don't care, I just want it done once and for all!!! It is UNACCEPTABLE, UNPROFESSIONAL AND EMBARRASSING FOR WALLS PROPERTY MANAGEMENT GROUP TO EVEN CALL THEMSELVES THIS WHEN THEY DON'T CARE AT ALL ABOUT TENANTS. I know I shouldn't be surprised, but over a year to fix something is crazy. I did everything I was supposed to as a responsible tenant.

(Yard overgrown, fireplace not functional, slick moss on the driveway, etc) Beyond that we are still overall happy with the home. Max, Ivan, and Ashley who act as the property managers could be a little more responsive for RPA on behalf of the "owners" who are the same people that own RPA under another LLC. Emails go unanswered and phone calls unanswered at times. Maintenance vendors are very friendly and fair priced. Would recommend them in the future to prospective tenants. Overall we are happy with the home and hope to stay another lease term.

It took them two whole weeks to send someone out to fix it. They left a hole in the roof on the inside but patched it up on the outside and are claiming that we caused the damage. How? They were too lazy to put a new roof on and/or didn't want to seal the inside of the house's vulnerable spot from water damage caused by the leak. Secondly, about a year into renting, our bedroom window had red mold and was leaking water. We promptly put in a maintenance request, but they didn't come for a whole month. We finally reached out to the landlord, Max himself, to inform him of my allergies and asthma. The mold is not good for anyone with these conditions. They finally came out after weeks of trying to get ahold of anyone. There's so much more I could go on about, but I think this is enough to make my point. I absolutely do not recommend this company to anyone. We are very disappointed and they're very unprofessional. Big thumbs down.

Christina, as others have said, will do all of the following: - Make promises she does not keep; - Treat people badly and then blame others for it; - Be disorganized and non-communicative; - Set meeting times or appointments and not show up for them; - Blame you for things she has failed to do; - Make her book-keeping so complex and confusing that even she doesn't understand it; - Fail at the simplest things that professionals take for granted We broke our contract with Christina, forfeiting money in the process, in order to get away from her deceptive practices and failure to fulfill the basic requirements that any property manager would see as normal. It was worth every penny to get away from her, at last, after 6 months. Be forewarned!

I don't know how much longer my senior dog (15) nor myself can handle the hike to only the 5th floor, but as far as I know, nothing is happening. Consider this building a 6 story walk up! I'll change my tune when it's fixed and there's some guarantee this won't ever happen for this length of time again. As usual the terrible contract with elevator repair company didn't allow them to do anything at all the first day it happened because it was a Sunday. Isn't this an emergency for some? When the elevator is working, I still love the building and the views. Original Review: I have been living here for 3 years and the elevator goes through periods of outages. Don't get me wrong, I love this building! It wouldn't be so bad if the contract with the elevator company wasn't so bad. If it goes out, you're stuck until the next or the following business day (we're the lowest priority). This isn't considered an emergency, yet at least 3 tenants on the 6th floor use a cane, walker or wheelchair. I'm the whiny guy on the 5th floor with a dog. Just getting tired of it! Leasing agents do their absolute best! They try tirelessly to fix the issue themselves. This is an owner issue.

If you opt for a top floor unit, I strongly recommend an air conditioner, speaking as a utilities miser who prides herself on "experiencing the seasons." The rooftop is also great, very peaceful. The entire management team is incredibly on it and kind, problem solving issues as they come up with grace and speed. Rent seems fair and has only been raised on me once, by less than $50, in the time I have lived here. It's a gem in Ballard.

I'd choose Rob and team again in a heartbeat. In January, Rob put together a timeline for renovations and targeted listing for early spring. I had my doubts on whether we could hit such an aggressive timeline, but Rob delivered with authority. There was no way we could have gotten on the market in this timeframe without the extensive network Rob built over the past 25 years, the boundless energy he put into driving the project, and his charisma with the HOA and buyers' agents. Prior to the sale, the condo had been rented for a decade, and it was managed by Rob and team for the first 9 of those years. Rob was consistently on top of things - whenever issues arose, he had solutions ready immediately. I only truly appreciated how easy and smooth Rob made my role when WPM suddenly replaced my property's manager, and the problems started. I won't be making that mistake again - when I have real estate needs, I'll be calling RGRG!

    My mom lived at these townhomes in Lynnwood for 10 years, she developed dementia and we wound up…read morehaving to eliminate her lease in a short and quick time frame. We were told we wouldn't get charged for the month of November considering we got her moved out in October. We cleaned the place as best we could knowing the carpets would need to be replaced among other things. Well, we got charged for the month of November then they decided to over charge for simple things that would have needed to be replaced regardless. Not to mention a person had passed away with water running in the unit next to her and caused water damage to her lower restroom which the previous owning group did not bother to replace when asked so we got charged $800 for that as well. Don't rent with this company.
