cons - inept -inefficient -dishonest Although my experience at this apartment was quiet and for the most part, non eventful, I really did not think the unit was worth the price. When I signed, I was shown pictures that included a patio and the listing specified in unit W/D but neither of these were true. With fees, my unit ran about $1580 which is not bad for location and the size. However, it was in the basement floor which meant it was extremely dark and very humid. The baseboard heaters do not run efficiently and it was freezing in winter. The door is not sealed very well so the ants and spiders have been a pain to control. When you sign the lease, you agree to let your unit be shown while you reside in it. I did not catch this when I signed but they begin the process as soon as you submit the notice to vacate. There is no concern for safety. I also submitted an advanced notice (4 months) of an early move out date and they informed me 4 days before that I was expected to pay the prorated amount. (leaving 8/1 instead of 8/25) with the date being notated as early as in March. Not once did they communicate this would be an issue. They have unrealistic expectations regarding clean out processes because they want to do everything they can to not return the deposit because WPM is greedy and poorly run. For example, they expect you to pay for the carpets to be professionally cleaned via a company. I completely agree that tenets should deep clean prior to leaving but the company needs to clean between tenets regardless of how well of a job was done prior. They specifically say store rentals are not satisfactory for this task and provide referrals for you. Most people are struggling right now and asking someone to spend $100+ on something like a professional carpet cleaning, which they should be doing anyways, while tenets are also paying moving fees for another unit, is tone deaf. On top of this, the return of the deposit would not be guaranteed since it is based off whether or not they *think* it looks like it has been cleaned to the standard, it is only intended to set people up to not get their money back. I will give credit to Julian, who manages for Seattle residences. He was willing to accommodate when tours began to be scheduled. He did assist in ensuring I needed to be present for showings and ensured that it met my schedule. Prospective tenets schedule online and what was annoying is I had to forward any scheduled time to Julian that did not match when I was available. I did appreciate he worked with me on this because I find that process to be uncomfortable and unsafe. Overall, save your money and peace. I did not require a lot of maintenance while I was here--my main gripe is the move out process and their greed. My neighbors were all lovely and the neighborhood is quiet and conveniently located. read more

EDIT: WPM did finally resolve this issue, but certainly not promptly. They told me that it was accidentally added to my account--which seems like a pretty significant mistake. And they are still the worst landlord that I have ever dealt with. Believe all of the bad reviews. I do not know any of the other individuals, but their reviews reflect my own experiences with Walls Property Management. In addition to many other bad experiences with this company, they are currently trying to charge me $372.43 for a maintenance call that took less than 5 minutes--all the technician did was reset a button on the stove fan hood. No damages on my part, and no parts or materials required. In addition, every neighbor that I have met have recounted their own bad experiences with Walls Property Management. If you choose to rent through this company, be prepared to defend your tenants' rights, because they have no compunction with ignoring tenants' concerns, selectively enforcing the lease, and violating tenants' rights. read more

Nicholas Miranda showed me the apartment which I was really excited about. I've been searching for a place for months and haven't had a home so I'm desperate. Unfortunately turns out he's an intern who's clearly inept please do not hire him. He never sent me the application and instructions when I asked him to immediately, and also did not tell me that there was another applicant so I canceled all of my showings for the rest of the day to submit the application. Well he also did not tell me that my guarantor had to submit a separate application. So I was basically was screwed out of the apartment as well as $110 for the two applications, and am now back to the drawing board feeling more hopeless than ever. If I would have gotten a real agent I feel this would not have happened. I drove 3 hours round trip for this considering how expensive gas is. $200 lost and all of the other places I could have toured while in town as well. Very mad. Very disappointed. read more

*LONG POST* Walls Property Management is THE WORST. I moved into my current residence in September 2023 and about a month in, I realized there was a SERIOUS leak coming from the living room window every time it rained. It would pour down the window, onto the sill and then pool at the floor if I did not put towels down. I immediately contacted maintenance for support and even expressed that new windows would be needed in my whole unit! The conditions are below what anyone should be dealing with. Let me tell you, that I have STILL not had the issue completely fixed more than a year later, even though I have called maintenance several times as well as management only to be given the run-around. Even when maintenance workers came out and claimed they fixed the leak, it still was never fully fixed. Fast forward to this year: In October - November 2024 maintenance workers came and ripped out part of my ceiling above my window to try and see where this leak was coming from exactly. While I was happy to see this moving in the right direction, they never patched it back up because they were "waiting for the wood to dry"... well it's December now and the rain is gonna keep coming! Soooo I just have this hole in my ceiling. At the same time, I finally saw some slight progress being made of a windows person coming to take measurements for new windows. But as of the beginning of December 2024, the owner of the building decided to change management groups. So now, I'm still left with no real solution. Now it's like both management groups are trying to kick a ball back and forth on whose responsibility it is to finish the job. I don't care, I just want it done once and for all!!! It is UNACCEPTABLE, UNPROFESSIONAL AND EMBARRASSING FOR WALLS PROPERTY MANAGEMENT GROUP TO EVEN CALL THEMSELVES THIS WHEN THEY DON'T CARE AT ALL ABOUT TENANTS. I also want to say I'm a small business owner and I understand the impact a bad review can have, so I never give before offering every opportunity to find a resolution that works for both parties. I have tried over and over again with Walls Property but they hold strong to their awful practices. Walls Property are as close to slumlord status as it can get. Not only do they not care for the building... unwashed windows, spray tags on the building, security cameras broken, stolen mail, 3 years of a broken call box, no updated entry or security methods, allowing tenants to move in to the building who obviously do a lot of drugs, party non-stop with excessively loud music that shakes the walls, while offering zero noise insulation. You can hear every click of a heel and conversation from the tenant above you, so the hyper-party mode allowed is 10 fold the noise. I live in the 211 1st ave location in Pioneer Square. Not only are you dealing with landlords and management that treat the building and the residents as if it was one of the many Homeless support Missions/Shelters that line the streets of the neighborhood, but you're also having to deal with the neighborhood. Stepping over human feces, vomit, shootings, and drug riddled crime. My motorcycle was stolen 3 times, my truck once. Too many broken out windows to count. Now for the apartment nightmares and fro everything I mention here there are many more items that will go unmentioned. The washing machine in my apartment broke. It took Walls over a month for them to replace the machine. The new machine quickly broke. A Walls maintenance person said the machine was unfixable and I was at fault. For no less than the following year I battled this, sending proof i I was not at fault. During that time I was making trips to the laundromat to wash my clothes. I tried a pickup/drop-off to only have my clothes stolen due to a pickup/drop-off services leaving my bags on the sidewalk (not a good idea in Pioneer Square and if the washer unit would have been repaired this would not have been an issue), spending extra money and time to have clean clothes when I should have a washer dryer that I was paying to have in my apartment. After months and months of back and forth a third party maintenance person came and repaired the unit, saying it was the installers fault aka Walls Properties maintenance crew. I was never reimbursed or even given an acknowledgment of Walls Property trying to get me to buy an entire washer and dryer unit for 1500$ to replace the one they claimed I broke. They were trying to force me to buy a new unit! I can't do it anymore so I am moving out. I gave plenty of notice with a vacate date of Feb 28th, I let them know I would be out on the 17th and feel free to show the apartment after that date. Best for them with a clean empty apartment. They are trying to force showings of the apartment before the 17th, saying they will fine me 150$ per attempt if I deny entry. I wrote them again trying to work with them but No. All I got back were threa I have a scared dog that is not good with strangers entering when I'm not home (most are not). I've informed them, they continue to insist on entering before the 17th without me being home or confirming this is ok. I let them know I have valuable possession's and prefer strangers not come into my home until its ready due to high criminal activity these provide opportunity for thieves to case homes and apartments. Walls does not care. They keep pushing forward. The problems with bullying, manipulation, displacement and lack of recognition of responsibilities and actions continues! I recommend anyone to think long and hard about leasing a Walls Property managed rental. Especially at the 211 1st ave location. If you like a bad living environment with horrible landlords, go for it!! They will make sure and treat you that way!! read more

I applied for a unit and did not receive a single update about the status of the application for over a week. We've had a broken washing machine(1 of 2 washing machines for 2 building full of people) for 2 years that they keep saying they will fix. They are disorganized, obviously a poorly run company as proven by the fact that we had at least 4-5 different people communicating with us about the house in the 1 year we lived there. They nickel and dimmed us for every single thing you could (are trying to charge us almost $300 to replace batteries in the smoke detectors). I will be speaking to a lawyer about the ridiculous charges you are trying to take out of our security deposit, and filing a complaint with the city about their business practices. I lived in a Walls building for a year and a half. The property was on the older side and definitely needed some upkeep, but generally the maintenance response wasn't bad. The poor review is to reflect that they are dishonest when it comes to security deposits. The first issue was their failure to return the deposit in time, which required repeated requests well outside the legal requirements. We spent 2 days scrubbing the apartment floor to ceiling and left it immaculate, but were still charged a $240 cleaning fee. When we disputed it, provided photo and video proof, and requested any justification for the cleaning fee they simply ghosted. Very frustrating, unprofessional and dishonest practices. read more

I rented an apartment listed by Walls Property Management in Ballard, Seattle, WA from 2021-2022. Although the location was great, my experience as a tenant under Walls management was not. Despite never making a late payment for the entire duration of my lease nor receiving a complaint of any sort, my experience with Walls could be described as disorganized, dishonest, and ultimately regrettable. Please, strongly consider all your options before conducting business with this company because I know I wish I did. I would advise renting elsewhere under other property management companies due to the following experiences I had with Walls: bad faith conduct throughout the duration of the lease, such as failure to return tenant phone calls and emails in regard to maintenance requests, ongoing construction, property care, and having other tenants sign non-disclosure agreements for issues related to the property while simultaneously ignoring other tenants not handled under an NDA; failure to return a signed move-in checklist, in addition to attempts to unjustifiably collect wear-and-tear charges upon moving out; and baseless predatory conduct several months after moving out, which includes, but is not limited to, attempts to charge prior tenants for upgrades to appliances and the unit in general for the purpose of upwardly pricing the unit in the future for incoming tenants, notwithstanding the lack of any tenant damage-related basis. For those interested, I have provided a detailed account of each conflict I experienced as they are listed above herein this review. In regard to bad faith conduct, Walls did not make any communicative efforts to any of the tenants at the property I lived at, which is located at 2237 NW 62nd St, about the construction project that commenced in 2021 and is likely still ongoing as it was upon our move-out. Notably, the construction project was immediately adjacent to the property we lived at, and the ongoing noise from the project would start at about 7am and continue uninterrupted until about 5:30pm, during which tasks like working from home, relaxing in your unit, or even sitting outside the unit simply unfeasible. At no point in time did Walls communicate ANYTHING about this project to its current residents or its prospective tenants. Instead, Walls actively ignored inquiries from several tenants residing at our property in regard to matters like the severity of the noise from the project during the early hours and late evening hours, the scheduling of the project so that tenants could make adjustments to their schedule accordingly, and ultimately, having newer tenants sign non-disclosure agreements related to the lack of transparency and bad-faith misrepresentations made by Walls to tenants seeking more information about the project next-door. We made well over 10+ calls and emails, which included a call for help on Thanksgiving day, in regard to the unbearable noise from the project next door throughout our time at the property. Walls did not return a single voicemail or email. We contemplated messaging the principals of the company on Linkedin to have our calls and emails returned by the property manager. Additionally, several maintenance requests were made to repair issues in the unit, like our leaking toilet, but went unacknowledged for the entirety of our lease. We never received a signed and returned copy of our move-in checklist despite Walls making attempts several months later to collect for alleged "damages." We had several property managers come and go. Last, Walls briefly attempted to hold us liable for a re-lease agreement that had yet to commence and was only made possible at all due to Walls drafting our initial lease for 13 months, in which Walls failed to comply with the notorization requirement as well as failing to seek a valid waiver from us before doing so. Upon abandoning their attempt to hold us liable for a pending 12-month lease for a vacant unit, Walls promptly received a rental payment for the final month on our lease in addition to acknowledged damages. read more

These people are slum lords. My garage door opener was stolen from my car in the garage and they have not replaced it but continue charging $200 monthly for parking. The trash has also not been collected in over a month and the first hill apartments has a rat infestation. Their maintenance team was renovating a unit in my building and literally threw the oven out the window into the garage. read more

This is by far the worst leasing company I have ever rented through. They take multiple days to respond to any request and when they do respond they give you attitude as if you are asking for too much. It's been over a year now since they were supposed to fix our floors and they are not fixed. My property manager Avery Martinis the king of slum lords when it comes to being useful. He took multiple days to respond and then replied saying I was being annoying since I called more than once. The only advice I have is if you are looking for a job and have zero skills and don't want to actually do any work. My partner and I have been renting through Walls Property Managment for several months now and have had nothing but positive experiences. Maintenance request have been dealt with in a timely manner with 100% satisfaction. The WPM team have been nothing but pleasant and prompt to attend to any other issues we have brought to their attention. Some may shy away from renting through a locally owned rental agency but I personally have found the experience to be far more enjoyable than larger rental corporations. We look forward to spending many more years with WPM and have/will reccomended them to friends in the community. read more

I would avoid any properties managed by this company if you can. While our apartment is nice enough, the customer service is terrible. Our in-unit washer and dryer broke in March. We have submitted several maintenance requests, and each time they "order a new part", which has not fixed the issue. The last time someone came out, they said the unit would need to be replaced, but could not give an estimate of a timeline. In the meantime we have not been able to properly wash and dry our clothes - but of course, no temporary solution or credit was offered. We have emailed the property several times to politely inquire about next steps, and they have not bothered to even respond to those messages in weeks. I lived at the 2501 Thorndyke apartments with my roommates for 2 years. We moved out this July. They were quick to replying to the few maintenance requests we had. The apartment itself was not bad, we had a two bedroom, and it suited our needs well up until the pandemic where we all had to start working from home which made things crowded understandably. We were already planning to move out because of this but, the way the responded in the months once the pandemic began; left a lot to be frustrated about. First off, they made a big deal about us having to make sure we pay rent because it was the only way to pay their maintenance workers. I'm not sure why they assumed everyone was going to have issues paying rent when at first, they asked us to fill out a google doc sheet to let them know a head of time if we needed help. You would think from that they would just reach out to the tenants having trouble during this pandemic. I am not exaggerating they sent numerous emails reminding everyone of this. We did not have any issues doing this but then they turn around and tell everyone they can't send anyone to fix maintenance needs unless it's an absolute emergency... and if it was an emergency they would send you a video on how to fix the issue. They also raised rent during a pandemic because we looked into the possibility of staying a few month since we were having the issue of if it was safe to move or not at this time. They told us they could not do a month to month and even still they needed to raise rent again. The best they could do was a 10-month lease. Wow, way to treat your tenant who never paid rent late or caused issues! In fact, the "said help" they were offering to tenants having troubles due to Covid-19 catered more to getting you out of their hair than "actually" helping. This rubbed us the wrong way. It's unfortunate they handled it the way they did but at this point we knew there would be better places out there. Of course, no one expected this pandemic and I understand it's tough to decide what to do but, come on man, it's not like we weren't going to pay and inconvenience them. I'd rather deal with someone with a steady job than a tenant that's flat out of luck and lost their job during this time. It is what it is though. This is just our experience. Luckily, we have moved on. I gave them three stars because before all of this, they were not a bad company. The first year they had a different manager I believe who constantly bombarded our emails with complaints but, once that person was replaced the emails stopped. We named our wifi based on the complaints they would email everyone about. One time they complained about everyone making a mess at the dumpster and they said they would start charging extra if we continued to do this, but then it was discovered that it was racoons making the mess... so we named our Wifi "Trash Panda Invasion". I guess there's pro's and cons to that. I'd rather have an annoying manager than one that is just completely MIA. Don't let this situation we had scare you off though! Keep in mind my complaints are only during this pandemic and how it was handled. I am sure by now they've gotten better. I hope my experience helps people looking into renting with Walls and helps Walls get some feedback. PS. The heated tiles in the restrooms at this complex are AMAZING. read more

Walks is ABSOLUTELY the worst property management company I've ever had to deal with EVER. They were so awful to the tenants that I contacted the owner of my previous apartment building and got them fired. I would never sign a lease ever again to any property that they manage. Two months before my lease was up they tried scheduling "viewings" of my place Monday-Sunday (7 days a week) to show my apartment to strangers before I was even moved out. I can understand maybe a viewing a week before I moved out but TWO MONTHS BEFORE MY LEASE IS UP?!!! What the heck is wrong with this company. To make matters worse I have two dogs that are sweet and adorable but I had to lock them in crates everyday when I was at work for 8 hours because they would get scared when having 12 different strangers checking out my apartment when I wasn't home. Do yourself a favor and avoid this company at all costs. They are absolute JERKS who don't care about the tenants and only want to squeeze as much money out of the renters as they legally can. read more

Walls Property Management has been wonderful to us- they allowed our two large dogs with reasonable pet rent, they provided an additional parking space for us at one of their other properties for our camper for another reasonable rate, and they have been helpful and responsive to our requests. We moved somewhat suddenly and barely had time to pick out a place (I couldn't even go on tours) and I'm so glad we went with WPM. There were lots of other unknowns with moving during the current crisis but they helped me feel confident that I would love where I lived. read more

I've waited a long time to write this review, having moved out a Walls Property building a year ago (and not wanting any repercussions while waiting for my security deposit back). Simply put, they were awful. They started out well enough, friendly and seemingly on top of things. Alas, it appears this was only a facade, undoubtedly to get us to sign the lease. Once we were in the building, it was an absolute nightmare. Apparently they had only recently taken over the property and were busy transforming the former downstairs storage, garage and property office space into tiny new apartments. They even squeezed in extra bedrooms to any one bedrooms that were vacant at the time (literally just cramming in more apartments wherever they could and charging a fortune for the tiny space. I'm not even sure it was all legal, since part of it, the property office, wasn't zoned for residential living-- they went on to advertise it as "office space" but made it clear in the details that someone could live there). The construction and maintenance crews were extremely rude to us residents, often waking us up around 7 a.m. with some guy in a booming voice yelling "MAINTENANCE!" and then saying they needed to get into the apartment to do wiring or whatever. Fortunately, they ended up going away a couple times after it was revealed we weren't given any prior notice to their arrival. All of this still wasn't okay though, because Walls Property failed to mention any of this would be happening prior to our move in, and the construction noise was extremely loud and disruptive. I was especially distraught over this, because at the time I worked in the evenings and did not get home and into bed until between 2 and 3 a.m. The constant construction and the annoying maintenance guy ensured I didn't get enough sleep for many months. They also damaged our apartment walls and floors in several spots. But moving on. Eventually, the construction terrors did end, and it seemed the building would finally be a decent place to live. We ended up signing a lease renewal, which turned out to be a massive mistake (and not just because they were charging us an arm and a leg due to their greed). Just in time for our second winter there, Walls Property shut off the old boiler for the building (they claimed it broke unexpectedly, but a local inspector informed some of us residents otherwise). They then announced they were going to install electric heaters in all the units, which sucked because that meant we would all have to start paying for heat through our electric bills on top of our rent. We inquired repeatedly when and where the new heaters would be installed, but we never got a response. Finally, we returned home one day from a trip to find that the new heater (just one, not two like we had been promised, since we had two old, now non-functioning heaters in the unit) had been installed right in the middle of the main wall in the living room! Not only was it hideous, but our bookcase that had been there had been shoved aside into the hallway, right in front of our bedroom door, and it had been moved so carelessly that it now wobbled when touched (it was sturdy before). Since the heater had been installed low and we were told we were not allowed to put anything close by it, we had to rearrange our entire living room into a setup we hated. Worst of all, the electric heater was not a real heater meant to heat an entire apartment. It was just a bulky, glorified space heater that only heated the immediate area around it! Literally, we had to stand within two feet of it to actually feel any warmth. We had to crank it up all the way too, which made our electric bill skyrocket. This made the entire winter absolutely miserable, and honestly, we probably could have sued for insufficient heating during the cold months. And throughout all this? The property manager never responded. I should mention that the property manager changed frequently while we lived there, and we were never quite sure who to talk to. It seems this was done on purpose by Walls Property so they could have the excuse of not being responsive with their residents. But one thing they did respond to-- when I asked when/if the old heaters, now just gathering dust and taking up space in the already small apartment, would be removed. They told me a couple times they would be removed "soon." Well, our lease ended over 6 months after the horrible electric excuse for a heater was installed, and they never did remove the old heaters. Basically, it's selfish, cheap folks like those at Walls Property Management that are ruining the Seattle market for renters. If you want property management that is anywhere close to decent, do not rent from them. read more

They are responsive to everything from complaints to needing something fixed. The only downside to the 1419 NE 61 St property is old baseboard heaters and no air movement in rooms. We have mold issues in a few corners and it is a constant battle. Price for a 3 bedroom is just about $3k. read more

My husband and I have been living in an apartment managed by Walls Property Management for the past two years, and our experience has been great! We have especially appreciated their prompt communication and fast response to maintenance requests. Move-in process was easy. Their online portal makes communication and rent payment easy-- we have automated our rent payment to withdraw from our account every month so we never have to remember to pay. There was minimal rent increase between our first lease and the next (less than $100). Our apartment is beautiful (we think!) with brand new bathroom and kitchen fixtures, real hard wood floors, and heated bathroom floor tiles (which our cat loves!) but still affordable. Overall an A+ experience! read more

Before I start with the bad stuff, here is the nice stuff: I am giving them 2 stars because the property was nice and because for the first 2 maintenance requests they were quite fast and efficacious. That's basically all the good points. Melissa and Avery have been terrible managers. After the first 2 maintenance requests they have refused to help us with any other despite the fact that the requests are related to normal use of the apartment. Walls promised me one month free but because I am not renovating my lease and my roommates are, I am not getting my 1 month free (my roommates are). This should be illegal. Despite the fact that it is a new lease all together, they can't be bothered to care to uphold what they agreed upon for the old lease. Melissa never answers the phone number and sometimes she does not even return the calls. One time my roommate called her and instead of trying to solve the issue, she gave us attitude and did not care. Avery was on vacation for sometime (and that's ok) but he took so long to pick up on all the stuff that was pending from when he was not available. It was only until I called him that he started doing stuff (4 days after he had returned). They took so long to answer our emails than the person that was going to be replacing me as a roommate does not really want to continue the process. Now I have to work double to find someone else because they can't be bothered to answer in time or to even care. I really do not recommend you rent with them unless that is your only option. Walls Property Management was a life saver for me in finding an apartment! I moved to Seattle from NYC in February, and started looking for apartments here in January. Finding an apartment with them was easy and pain-free! And the selection was extremely good, as compared to the other apartments I saw in person from other sources (other management companies, craigslist, etc.). Melissa Byron was the property manager that helped me out and showed me several properties and she was the best! Very friendly, helpful and accommodating. Coincidentally, the apartment I wound up moving into was one she had shown me on a video tour a few weeks prior to seeing it in person. And I had seen about 15-20 in 4-5 days on my apartment hunting spree. Finally, Walls' website and apartment listings was easy to use to book times, etc. No complaints here! read more

DO NOT rent here! where do I start! they will raise your rent every year by 200.00!! Scott Morgan the property manager has NO INTEGRITY! will Lie to your face! He actually lied to me, said he had a list for parking, found out someone got parking before us.. I questioned Scott he makes a word document last minute! Little does he know we are friends with that person!!! Up until recently she wasn't even going to get a car(was going to go car2go) wife has dinner with friend she says he told her he gives favorites and gave her parking!!! There is way to many options in Ballard you don't need to go were you are not protected! TRUST me there are way to many issues to list! we are professionals and hold ourselves to high standards But Walls Property Management does not! this place is a revolving door! save yourself the time and look else were! read more

My family and I moved to Seattle from Northern Virginia in January 2018 for my job. As you can imagine, finding a place to rent within a month on the other side of the country can be pretty daunting. I found the Lawton Apartments in Magnolia on Craigs List, and while I kept looking for houses or bigger options for my family of 4 + small dog, there was something that kept bringing me back to the cute apartment that was listed. As I wasn't going to be in Seattle until our move, the property manager gave me a tour via facetime. We had some minor credit issues and they were willing to work with us on them. Our move in was pretty seamless, the only thing was that the apartment hadn't been cleaned before we moved in. To make up for that though, they gave us an Amazon Gift Card. We loved the building and the apartment, it was a great place for us to land and get settled in Seattle. The only reason we moved was that we were able to buy a house. I highly recommend anyone looking for a rental in Seattle to look at the properties Walls has listed. read more

Mold, mold, mold. I rented a two bedroom apartment in MINOR TOWER and had to end my lease early due to mold. I lived in the basement unit and there was constant construction going on. there was mold on everything i owned. i had a dehumidifier going at all hours of the day, and this did not help. to give you an idea of how much water was soaked up, had to empty the dehumidifier out every 8 hours. GROSS mattress had mold, shoes, suitcases, pictures, walls had black mold under them. do you think they reimbused me for anything? no. just gave me my measly deposit back. thanks walls property management. not to mention my roommate was sick for months. should have sued these guys. read more

I work long days and 7 days a week and she has been working with me and my schedule and friends schedule to help us view the apartments on very short notice. she answers all my questions any time of day with all the information i need and more! I have never had a worse landlord, and cannot recall ever working with a company so bad at communication and at simply doing what they're supposed to do. About one year ago, my son and I got stuck in our bathroom in the middle of the night because the maintenance person incorrectly "fixed" the doorknob. I had to figure out how to smash through the door with a screaming four year old sitting on the toilet. I live in the basement, and apparently nobody can hear us screaming, so there was no chance of getting help. I ripped my hand up, using a wrench to make a crack in the wood so I could kick through. Traumatizing. My property manager was basically just like,"oh, we're sorry to hear that". A few months ago I found mold in the closet and on the floorboards. It had grown all over my possessions by the time I noticed it, including underneath my box spring and mattress. They did send maintenance, and that person was helpful and told me that the mold was coming in through holes in the wall. I wrote my property manager and told them there was mold on the bricks outside, just on the other side of the wall of my closet. They ignored my multiple emails for almost three weeks, then finally called to say that they had been busy and would have someone come look at the mold. That never happened. I asked to be reimbursed my costs for the damage, which was around $700 due to cleaning and loss/replacement of items like bed, and they refused. Oh, also my son and I had been constantly sick for about a year, and I figured out it was from the mold. I asked to be given some months of free rent to make up for uninhabitable living environment and they told all they would offer me was allowing me to move without penalties. I looked up the laws and what I was asking for was the bare minimum of what I could choose to sue for. I was repeatedly ignored and lied to. One person told me they were letting Madison's, my property manager, supervisor know about the situation, then Madison told me that THAT person was my supervisor (this person was my very fist property manager here, there have been A LOT, and I have not been able to keep track, especially because they don't always announce the turn over). But, what??? I have all of this in email. With COVID-19, I have had to put my legal pursuits on pause, but I will not be quiet about any of this. After the lock-down took place they sent me an email threatening to come in and throw away all of my stuff that I have in storage (apparently they didn't believe me that the storage unit was assigned to me, but I have email evidence), and some stuff I had to temporarily store in the laundry room because of the mold damage. I cleaned up the stuff in the laundry room, and told them that I would definitely sue them if they removed my belongings, and they have not removed my possessions. While I was tidying up the laundry room, I found a leak in a pipe and water damage on the wall that also surrounds my bedroom closet (hmm, right where all of the mold was/likely still is). I have videos of this leak, as well as pictures of the damage and the damage done to my own possessions. I told my property manager about the leak and have yet to receive a response. This was several weeks ago. Fortunately the leak is small and not constant, clearly connected to someone's faucet. But there is definitely damage, which they are apparently not going to take care of. They claim to be a small business that cares about their tenants, but it is a lie. The owner boasts about owning "$300 mm" worth of properties right in his profile on their website. The building I live in has not received any updates or more than absolutely necessary repairs in the nearly five years I have lived here. Once the washing machine was broken for about a year before they fixed it. It is still moldy. Yet they raise the rent every year claiming it is for building updates. They actually put it in writing, but it has NEVER happened. For Covid aid, they have offered work hours (like painting, repairing, and cleaning in multiple buildings) in exchange for rent credits, which is just dangerous if you ask me. They also sent a very misleading email titled, "we're crediting all credit card transactions for a full April rent payment April 6, 7, 8" which was actually just an email about them waiving the credit card fee if you paid your rent with credit instead of debit. The only reason that I still live here is because I am a single mom and haven't been able to afford moving costs. read more
