On the bright side, they helped organize our financial records better, and seemed to ensure better compliance with state condo laws, but that wasn't enough to justify retaining their property management services in the long term. I was relieved when our HOA switched to a new property management firm. Can't agree more with the other critical reviews I see here.

Hard to put it all in to words but this property management company is the worst bunch of lying,…read morelazy and incompetent people I've ever encountered. Expect months of delays in responding to your requests, followed by no action or follow through, cherry on topped by them telling you (the customer) that whatever was needed or requested has been resolved when there has been no action taken to support it, plus you can still see the unresolved issues. After a while of treating you poorly you get to move on to a forced raise that is backed up with threats of more expensive costs if the raise is not approved in full ("don't pay us this increase and we'll make you pay a third party to support your special assessment" even though supporting special assessments was in our contract). Once the strong arming finishes up then be expected to be prompted for holiday bonuses - given the lack of service and treatment of your customers it has to be embarrassing to then ask for a bonus, doesn't it? If your property needs any larger than normal projects, expect to pay another company to handle it - it's a fun way to pay for things at least twice, all at the same time. And if you ask for support getting an interest bearing account, be prepared to have TRF tell you and your association the moneys in an interest bearing account only to find out it isn't, only then to be told it's somehow your fault. It's actually crazy!Lastly, when it comes to sending contractors out to your property don't expect much and when you find yourself being asked to pay for services multiples times, be ready to show the proposal of work (sow) to your property manager more than 5 times before she reads it and then follows up with the contractor which is only because the contractor also is bugging to be paid. It's truly unbelievable how little this company did and how many problems it didn't resolved and seemed to prefer to create. When told of the unhappiness of the customers TRF responds by telling you that you can shop around and that they feel they're a good option. If that's real, all property management companies should close up shop now. It doesn't appear to be true though as TRF set the bottom of the rating scale and the new property management company we have is much more responsive and solution oriented. Good riddance TRF, if this is a company you are considering I would HIGHLY discourage you from proceeding into such a nightmare. TH/KH

I made viewing approachable and didn't rush me. He took the time to explain everything and the local management of this building really makes a difference. Basil is always available, maintenance requests get fixed in a timely manner, and honestly I love my apartment. He always greets me when I walk by and never makes any requests feel like a burden. He also makes improvements around the building without prompting. You can tell management truly cares about the building and their tenants. They're also a small management company, so they don't price gauge regarding rent like larger corporations. The apartment itself is beautiful and spacious for a studio. New apartments give you minimal windows, so one of my favorite features are the huge windows that fully open to let ventilation in.

The location of the apartments is great, but the building is in ill repair. The building owner lives in Georgia, and is not aware of the issues with the property management. The local advertisments for the property are incorrect. They don't offer 6 month leases, and they will charge for every service you request, if possible. The apartments all require new entry doors. The doors leak cold and hot air, due age and weather damage. The apartments are dark and uninviting! Be aware of what your getting into when applying for residence at this apartment building!!

This is easily the worst apartment complex I have experienced. It's not that the building itself is bad. It's a good location, it has some good views, and while it has some age, it would be fine if kept up. However, the new management has absolutely no clue what they're doing. If you rent here, don't expect to get proper notice on anything. Also, don't expect your rent payments to be handled properly. There's either some really creative bookkeeping going on, or these people just can't add 2 + 2. I have never seen such poor maintenance. Even the simplest things don't get taken care of - an exit sign was hanging by only wires for months before someone finally took the 5 minutes to fix it. And now, they have decided to do a remodel, which has resulted in covering all the apartment windows and noisy construction all day long. But, don't expect management to care about your inconvenience. However, if they need in your apartment, you can be assured that they will do it without proper notice. Enjoy!

The revolving door of front desk workers are rude, lazy and dumb. ("Can you please show me where the business center is?" "I don't know." "You work here..." "Yeah, I don't know.") They've given away our parking spots four times in three months to someone else. Really, how hard is it to document who's parking where? Our balcony door has been broken since we moved in, and it's still not fixed, four months later. There are numerous other issues, but you get the idea.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

As verified by the property owner, the squatters have paid ZERO in rent while causing damage to the home, including flooding the interior of the home, while Maple Leaf Property Management has failed to evict and remove the squatters. This started in January and has continued as of the publication of this website. This page is a review and my personal testimonial with our experience having our neighbors property managed by Maple Leaf Property Management. As of this writing and to the best of my knowledge, Maple Leaf Property Management has not pursued criminal proceedings for the squatters writing a bad check despite it being a Class C felony in Washington State. They have had multiple court dates for the eviction, and have failed to remove the squatters despite their criminal unlawful issuance of a bank check. I am the father of two living with my family on 88th St near Stone in Seattle. The failings of Maple Leaf Property Management have had a profound impact on the peace and quality of life of my family. We have requested that Maple Leaf Property Management take steps to mitigate the impact on our household, but it has fallen on deaf ears. The property with the squatters has a high amount of traffic nightly between midnight and 4 AM. Based on attire, I am fairly certain that prostitution is involved. We also see people coming and going during those hours on scooters and wearing backpacks. I would guess that the distribution of drugs is involved, with the possibility that they are also reconstituting drugs on the property. There are dozens of different people coming and going from the property each week, with the highest activity being between midnight and 4 AM. It feels like we are living under siege in our own home. We have had to modify our schedule to make sure that our children do not come or go after dark, and have someone available to escort them in and out. CONS: Random people screaming on occasion, tent cities are starting to form, so if you own a dog you have to be careful because some of the street people have pit-bulls with no leashes. This isn't the buildings fault at all, it's just one of those things. The maintenance guy's are professional, helpful and really nice. The people who live here aren't very outgoing at all. There are a couple of couples who rock, but for the most part the tenants keep to themselves.

The place isn't perfect but the management is really great, especially for a downtown apartment. I've had experiences with other property management companies in Seattle where you feel like you're dealing with a corporate robot. That isn't the case here. Their staff actually listens to you and are very accommodating. Anyway, if you're looking for a place downtown, consider the Ventana. It is really hard to get a steal on a nice apartment downtown, but they actually have amazingly good rates for a building that's only about a decade old. The main reason I think they have such good monthly rentals is because the building lacks pretty much any amenities (their is a small gym however). However, the price of rent is worth the trade off. Plus, the Seattle Athletic Club is only half a block away and you're a block from the waterfront, so you won't exactly feel like you're living on skid row. I have been looking at other apartments in Belltown to see if I could get a better deal than what I have and I have literally not been able to find a single better deal out there. I would highly recommend renting from Allegra Properties, and especially the Ventana apartments.
