The location of the apartments is great, but the building is in ill repair. The building owner lives in Georgia, and is not aware of the issues with the property management. The local advertisments for the property are incorrect. They don't offer 6 month leases, and they will charge for every service you request, if possible. The apartments all require new entry doors. The doors leak cold and hot air, due age and weather damage. The apartments are dark and uninviting! Be aware of what your getting into when applying for residence at this apartment building!!

I made viewing approachable and didn't rush me. He took the time to explain everything and the local management of this building really makes a difference. Basil is always available, maintenance requests get fixed in a timely manner, and honestly I love my apartment. He always greets me when I walk by and never makes any requests feel like a burden. He also makes improvements around the building without prompting. You can tell management truly cares about the building and their tenants. They're also a small management company, so they don't price gauge regarding rent like larger corporations. The apartment itself is beautiful and spacious for a studio. New apartments give you minimal windows, so one of my favorite features are the huge windows that fully open to let ventilation in.

This is easily the worst apartment complex I have experienced. It's not that the building itself is bad. It's a good location, it has some good views, and while it has some age, it would be fine if kept up. However, the new management has absolutely no clue what they're doing. If you rent here, don't expect to get proper notice on anything. Also, don't expect your rent payments to be handled properly. There's either some really creative bookkeeping going on, or these people just can't add 2 + 2. I have never seen such poor maintenance. Even the simplest things don't get taken care of - an exit sign was hanging by only wires for months before someone finally took the 5 minutes to fix it. And now, they have decided to do a remodel, which has resulted in covering all the apartment windows and noisy construction all day long. But, don't expect management to care about your inconvenience. However, if they need in your apartment, you can be assured that they will do it without proper notice. Enjoy!

The revolving door of front desk workers are rude, lazy and dumb. ("Can you please show me where the business center is?" "I don't know." "You work here..." "Yeah, I don't know.") They've given away our parking spots four times in three months to someone else. Really, how hard is it to document who's parking where? Our balcony door has been broken since we moved in, and it's still not fixed, four months later. There are numerous other issues, but you get the idea.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

CONS: Random people screaming on occasion, tent cities are starting to form, so if you own a dog you have to be careful because some of the street people have pit-bulls with no leashes. This isn't the buildings fault at all, it's just one of those things. The maintenance guy's are professional, helpful and really nice. The people who live here aren't very outgoing at all. There are a couple of couples who rock, but for the most part the tenants keep to themselves.

The place isn't perfect but the management is really great, especially for a downtown apartment. I've had experiences with other property management companies in Seattle where you feel like you're dealing with a corporate robot. That isn't the case here. Their staff actually listens to you and are very accommodating. Anyway, if you're looking for a place downtown, consider the Ventana. It is really hard to get a steal on a nice apartment downtown, but they actually have amazingly good rates for a building that's only about a decade old. The main reason I think they have such good monthly rentals is because the building lacks pretty much any amenities (their is a small gym however). However, the price of rent is worth the trade off. Plus, the Seattle Athletic Club is only half a block away and you're a block from the waterfront, so you won't exactly feel like you're living on skid row. I have been looking at other apartments in Belltown to see if I could get a better deal than what I have and I have literally not been able to find a single better deal out there. I would highly recommend renting from Allegra Properties, and especially the Ventana apartments.

Before choosing AvenueOne, I had conversations with 3-4 other companies and asked similar questions to calibrate my expectations and have a comparative view of options. AvenueOne emerged as the winner for me, and specifically, Julie was influential in my decision. She is a great person to work with, reasonable, timely in her communications, and quite experienced in this field. Secondly, Monique was responsible for handling tenant screening and lease management, etc. Brianna is the person actually handling day-to-day operations as my property manager. She is a gem, if you can believe it. She is really understanding and hardworking. Anytime I had something on my mind, dropping a message or email, she was there for me. Lastly, I also had online conversations (via email) with Kathy for portal-related and payment-related questions. Overall, I am highly satisfied with the AvenueOne experience over the last two years. Here are some points I want to highlight about AvenueOne: Responsiveness: The company's response times to maintenance requests and inquiries are generally quite satisfactory. They make an effort to address concerns within a reasonable timeframe, which is appreciated on my end. And this is not only for me as a landlord but also from the tenant's point of view; I can see the same level of responsiveness. Communication Quality: The folks at AvenueOne maintain decent communication with both tenants and landlords through regular updates and reminders. For instance, I receive updates about quarterly audits at the house, along with a detailed report with pictures showing potential issues. Overall, I was mostly happy with the quality of communication. Maintenance and Repairs: For cases where a tenant raises a ticket, AvenueOne has been on top of those tickets and confirms with the tenant. I was also notified about raised issues, and for urgent matters, they immediately jumped on the solution. For others, generally, I was pulled in and asked for approval. I've had mostly positive experiences with the company's maintenance and repair team. I also had a case where the tenant was a bit unreasonable, but to be fair, Brianna, my property manager, did a great job reflecting my opinion and setting reasonable expectations with the tenant, effectively balancing the needs of the tenants with the long-term financial health of the landlord. Property Upkeep: My understanding is that the properties managed by this company are usually well-maintained. They send periodic audit reports about the health of the property, with varying levels of urgency, e.g., things to keep in mind for future maintenance vs. more urgent fixes needed. Each item in the audit report is generally accompanied by pictures. Rent Collection: The rent collection process is generally convenient, mostly automated for the landlord. Each month, you also get a report on the breakdown of costs, if any. Tenant Screening: The company's tenant screening process appears to be decent, which helps maintain a sense of security and community among residents. Their attention to this aspect is appreciated. Lease Management: So far, I have only had the experience of lease renewal and not termination or move-outs yet. But overall, it was thoroughly documented, and it was an easy process, all done via DocuSign. Online Portal or App: The company's online portal and mobile app are convenient tools that simplify various processes. I appreciate the portal a lot. Value for Money: Considering the services provided, the management fees charged by the company are reasonable. Overall Satisfaction: Overall, I've had a great experience with AvenueOne. The company is run by great people, all doing their best to reflect the landlord's best interest while being sensitive to tenant needs as well.

    I rented from Avenue One (AO for length) for two years and I cannot recommend them to renters who…read moreare looking for consistency or dependability in their landlord. The first clue was in month four after we reached out to our property manager about cutting the 6x6(ish) front yard. We requested AO to amend the first draft of their proposed lease agreement to exclude the yard as a tenant responsibility - they agreed and the lease we signed included no tenant responsibility for the front yard. When they finally hired someone, the third-party company blew a rock that shattered our glass door. Given the glass covered the entire door, it was an extreme safety and security hazard. We shared with AO that someone could easily kick it in and that it could also easily break w/ daily use. They came out quickly to assess and scheduled a third party shortly after. We then made time out of our professional schedules 5 times to get evaluations which AO insisted upon even after given guidance to replace by 2 separate contractors. It took us emailing the owners of AO directly to have them schedule one final evaluation, which ultimately suggested replacement anyway. It took TWO MONTHS to replace our front door, and only after requesting and negotiating were we offered compensation. The front lawn was not mowed again for the last 18+ months of our lease. This was a pattern. AO hired third parties that weren't consistent in communication or performance. Other maintenance requests were put off and ignored. In the case of a separate upstairs bathroom issue, the hired team broke an item in a bedroom and left $20 to help replace it. We received a new property manager after the door incident, and while certainly better than the first, the communication felt clumsy, incorrect, and in need of prompting rather than being proactive. I expect more from a company that chooses to rent to people, as it should be predictable and dependable in exchange for the monthly rent - and we were tenants that paid rent on time, every time. We gave 50+ days of notice before vacating. A new employee from AO who showed properties sent an email at 1pm on Friday to begin the process to list our apartment but mentioned no timeline. Less than 4 hours later, we received a curt email alerting us that an ad "was live" and that they had "3 people waiting to see when they can tour" on Monday afternoon (less than 24 business hrs). After calling and sharing our circumstances, they emailed it was within their rights to show our home w/o consent with 24 hrs notice. My roommate negotiated a few days to return from travel and to secure our valuables. Our caution only came as a result of several encounters where the AO team and their third-party contractors broke things in our house. The request we received to show our home and the striking urgency that AO created is a pattern that shows they do not respect tenants. Pressuring us to respond to them showing the apartment over a month before our lease ends with 4 hours in between emails is not reasonable. It is particularly unreasonable given we had provided our notice to vacate over 2 full weeks before that email exchange (nearly 2 full months before our two-year lease ended). This urgency to move rapidly had never once been AO's approach to maintenance for any concern we had. When the agent ultimately showed our home, they sprayed heavily scented perfumes (they admitted to this later) in our purposefully unscented home, resulting in significant allergies that caused a night of headaches. When it came to the walkthrough, we had to basically beg to be there. The timing of the walkthrough was shifted on the night before the appointment. In an email before the walkthrough, they mentioned extra charges if our unit wasn't in the same condition it was upon move-in. However, we confronted them with language from the Seattle Renters Handbook that if cleaning fees are charged as a fee before move-in, you cannot be charged for cleaning after moving out. They requested we sweep the rooftop deck that was rotting and decaying - yet another ignored maintenance request that they received months before they knew we planned to move out. We did get the full deposit back, but I have to chalk that up to our clean nature and our unrelenting focus on over-communicating and keeping written records. This level of vigilance felt exhausting, but something we had to keep up with AO because they never seemed to have our best interests in mind. Ultimately, I could not in good conscience recommend this company to any renter. AO showed time and time again what they thought of us by providing absolutely minimal service and little respect to us as renters. If you do rent from them, start keeping written records and don't hesitate to contact the Seattle Tenants Union for guidance. The only striking positive was the initial real estate agent, Barb Bender, who was incredible. She showed care, created clarity, and sold us on AO.
