Ours was a poor management experience, and the board severed the relationship within 2-3 years. This is the first company our HOA encountered that dared to ask for extra money at holiday time after delivering a year of mediocre service. On the bright side, they helped organize our financial records better, and seemed to ensure better compliance with state condo laws, but that wasn't enough to justify retaining their property management services in the long term. I was relieved when our HOA switched to a new property management firm. Can't agree more with the other critical reviews I see here. read more

Hard to put it all in to words but this property management company is the worst bunch of lying, lazy and incompetent people I've ever encountered. Expect months of delays in responding to your requests, followed by no action or follow through, cherry on topped by them telling you (the customer) that whatever was needed or requested has been resolved when there has been no action taken to support it, plus you can still see the unresolved issues. After a while of treating you poorly you get to move on to a forced raise that is backed up with threats of more expensive costs if the raise is not approved in full ("don't pay us this increase and we'll make you pay a third party to support your special assessment" even though supporting special assessments was in our contract). Once the strong arming finishes up then be expected to be prompted for holiday bonuses - given the lack of service and treatment of your customers it has to be embarrassing to then ask for a bonus, doesn't it? If your property needs any larger than normal projects, expect to pay another company to handle it - it's a fun way to pay for things at least twice, all at the same time. And if you ask for support getting an interest bearing account, be prepared to have TRF tell you and your association the moneys in an interest bearing account only to find out it isn't, only then to be told it's somehow your fault. It's actually crazy!Lastly, when it comes to sending contractors out to your property don't expect much and when you find yourself being asked to pay for services multiples times, be ready to show the proposal of work (sow) to your property manager more than 5 times before she reads it and then follows up with the contractor which is only because the contractor also is bugging to be paid. It's truly unbelievable how little this company did and how many problems it didn't resolved and seemed to prefer to create. When told of the unhappiness of the customers TRF responds by telling you that you can shop around and that they feel they're a good option. If that's real, all property management companies should close up shop now. It doesn't appear to be true though as TRF set the bottom of the rating scale and the new property management company we have is much more responsive and solution oriented. Good riddance TRF, if this is a company you are considering I would HIGHLY discourage you from proceeding into such a nightmare. TH/KH read more

They are very responsive and are hugely appreciated by the community, Over the years, I have dealt with a lot of community management. TRF is my favorite. They are AWESOME. I had a great experience working with Jack LeComp. He made sure we were taken care of and promptly handled any issues that came up. We had a pleasant rental experience for several years as a group. I appreciated the fair rent and quality of service and the property. It was a great value. While it did take a bit to get the deposit back, likely not Jack's fault, I rate the overall experience and service to be outstanding. Even though the house was sold rather quickly, Jack made the experience fair and easier than other landlords I have dealt with in the past. Dealing with these people is a very unpleasant experience. In the short period of time that they have managed our condo association they have been unresponsive, sloppy and rude. They are very ingratiating until you sign their contract. They then become surly and difficult to deal with. They do not follow up and do not take care of business. Slow to respond to emergent after hours calls (in one instance of active flooding simply sent an email vs. calling). Has to be coached on how to complete simple tasks requested by our condo board. They then "fired the building" due to an "unworkable environment" after only having the account for a few months. Just rather unfortunate at the end of the day. read more

Jack has honestly been the best landlord I have had the pleasure of renting from. He's prompt and attentive in dealing with any issues that arise and I feel the company has always been fair with setting rent and managing raises in rent over time. I rented apartments from two of the properties Jack manages, and if I were staying in Seattle, I would continue to rent from him if at all possible. In Seattle's current rental climate, it's wonderful to know that there are companies who are still fair and manage their property well instead of charging sky high rents without providing any actual service or management. read more

My wife and I live in an apartment complex at the top of Queen Anne that TRF manages, and really like living here. Specifically, the rent is very reasonable and we really enjoy the place, from the location to the layout to the responsiveness of our property manager Jack anytime we've had questions or issues. It's made a huge difference in the quality of our lives here in Seattle, especially as compared to our first living situation upon arriving in the city back in 2012. The complex itself has a few minor issues, but that's to be expected pretty much anytime you live in an apartment. And, again, Jack has been extremely fast and communicative and helpful when it came to dealing with any issues within his ability to solve. Yeah, so who in Seattle's renter's market actually posts a positive review of a property manager anymore? Well, this girl, because I just gotta sing out the praises of Jack LeComp. My wife and I moved here 12 years ago, and one of the first apartments we looked at was one of Jack's properties. He was prompt and attentive for our viewing appointment, knowledgeable about the building and its history, and straightforward about the terms of the lease and if we would be a good fit for the building. Little did we know that when we signed that lease we'd be signing on to one of the best agreements we could have made as renters in this city. Over our 11 year tenure, Jack proved to be the most responsive, professional, and (most importantly) most humane property managers we had ever encountered. He treated us as real people inhabiting a real community that was under his personal care, and I can say that after decades of renting in multiple cities, I have never trusted a property manager more to be straight up and fair with me than Jack. So if'n you're in the hunt for an apartment, and you'd like a property manager that won't yank your chain or play those crappy passive-aggressive Seattle games, Jack's your guy. Going on the past 5 years I've lived in Seattle all 3 of my apartments have been managed by Jack LeComp for TRF. He has been friendly, attentive, respectful, and professional every step of the way. If I wasn't moving out of state I would definitely keep living in the properties he manages. In my last residence in the Montanita Apartments on Queen Anne hill Jack was my original landlord. He managed the property for all but the last two months out of the two plus years I lived there, as the apartment owners decided to go with a cheaper company. We had a few water damage incidents and they were handled about as smoothly as the situations could be remedied. In the last couple months of my tenancy at the Montanita Apartments my new landlord from Pacific Crest Real Estate, LLC (PCRE) was one of the most unprofessional and shadiest people I've ever dealt with in a professional capacity. She, no less than 5 times, entered my apartment without providing notice of the legally required amount of time. She also regularly sent invasive and accusatory emails out to the tenants. Within the two months I lived there under the reign of PCRE, I saw at least a third of the residents turn over. What began as a friendly and peaceful living environment became a zoo that was prone to parties at all hours of the night and day of the week. The owners of the Montanita Apartments clearly chose a nickel and dime company to save a few bucks, rather than employing a quality company to watch over their property. Overall, Jack LeComp has been a model landlord and I would recommend him to any of my friends or family who rent in the Puget Sound. read more

I've lived in a property on QA that Jack LeComp is the property manager for and this has been the absolute best property manager EVER and I have rented a lot. In fact, I stayed in this place 5 1/2 years because he's so great and I had no need to move before buying a place and only moved because I did buy! I recently moved into an apartment managed by Jack LeComp and I have only had good experiences. Jack is professional, knowledgeable about renting in the area, and a fantastic manager. After my apartment keys were stolen I called and he immediately went over and had my locks re-keyed, free of charge! His thoughtful, prompt action made that day a lot less stressful. The apartment building I'm in has been well-cared for and is in great condition. I had a minor maintenance issue but he promptly had it taken care of--if I need to call Jack for anything I have never felt ignored. Jack LeComp managed a building I lived in for 4 years. His response time to me as a tenant was always prompt. Unlike other property management companies in the Seattle area, when yearly renewals came around he didn't gouge me with unreasonable rent increases. This is one of the reasons I stayed as long as I did. That along with the fact that the building was well maintained and if there was a repair needed in my unit, he scheduled something right away. If another issue, he handled it promptly. Most of the time I never had to contact Jack as he found other great tenants to be my neighbors and like I said, he kept the building well maintained. He even allowed me to paint my unit with my choice of colors to make it more like a home. I really did make that cute little (150 sq ft) apartment home. Unfortunately, the building decided to go with a new property management company and we lost Jack. I just want to say that Jack is the best and his being gone has been felt in more ways than one. I look forward to having Jack as a manager again someday. read more

Lived in one of the TRF apt buildings for a few years and moved out last May. The building has no sound proofing and you can hear all of your neighbors all of the time, from the front door banging shut to the people upstairs blaring their talk radio, at all hours. I asked for help with the noise from the building manager, Jack locomp, and he told me to call the police. It has been a nightmare. read more
